Meeting the Code. 

Code for Sustainable Homes 

Launched in late 2006, the Code for 

Sustainable Homes (CSH) aims to drive 

forward a step change in building 

practices in England. 

Independently accredited and 

government-endorsed, the Code is a 

landmark in defining what actually 

constitutes a ‘green’ home. 

New homes are awarded points 

based on performance in nine 

categories including Energy and 

CO 2 

emissions, which has the 

highest points value and 

accounts for 35% of the overall 

total. 

These points are totalled up and 

translated into credits, which are 

then used to give the property a 

star rating of between 1 and 6 

stars. 

To achieve Code Level 3 a 

minimum of 57 points is 

required. This rises to 68 for 

Level 4. 

Performance is assessed using 

SAP (Standard Assessment 

Procedure) calculations to 

predict a Dwelling Emission 

Rate (DER) and a Target 

Emission Rate (TER).

These calculations are used to 

measure a percentage 

reduction in carbon emissions 

compared with Building 

Regulations Part L1 (2006). 

Private house builders must now 

demonstrate compliance with 

Part L 2010, which represents a 

25% saving over 2006 levels, 

whilst public sector properties 

must achieve a 25% saving over 

Part L 2010 or 44% over 

Part L 2006. 

From 2013 Public sector 

housing must meet Code 6, 

which represents a 100% 

reduction in carbon emissions 

based on 2006 levels. 

All house builders will be 

required to comply with Level 6 

of the Code and deliver Zero 

Carbon homes by 2016. 

Specification of heating and hot 

water systems plays a 

significant part in determining 

Code Levels. Boilers alone can 

make a difference of up to 2.7% 

on a SAP assessment (Part L 

2010), whilst the use of 

innovative new technologies, 

such as a Baxi multifit GasSaver

Through our award-winning Baxi

most energy efficient heating 

and hot water systems available,

combi, which both come with 

the cutting edge THINK 

combustion management

micro-CHP 

Baxi micro-CHP (Combined 

Heat and Power) solutions 

simultaneously generate heat 

and electricity providing an 

effective and innovative way of 

meeting Code Level 3. The Baxi 

Ecogen can satisfy up to two 

thirds of a typical household’s 

electrical requirements with 

the householder receiving 

a tariff for every kWh of 

electricity generated under the 

Government’s Feed-in Tariff (FiT) 

scheme. For larger projects, 

such as apartments and multitenanted 

accommodation, 

the DACHS mini-CHP unit 

produces 12.5kW thermal 

output and 5.5kW of electricity, 

offering substantial carbon and 

economic savings. 

Multifit GasSaver 

Designed for use with Baxi or 

Potterton ‘A’ rated combi 

boilers, the Baxi Multifit 

GasSaver (SAP Appendix Q 

listed) saves energy and water, 

increasing SAP ratings. 

Independent tests by TUV and 

TNO prove that this simple, but 

very clever device, can deliver 

domestic hot water savings of 

up to 7% and reduce the gas 

used to heat hot water by 

up to 37% compared to a 

SEDBUK (2005) Band A 

combination boiler. 

Solar PV 

The Baxi Solargen solar PV 

system captures free energy 

from the sun and turns it into 

clean, zero carbon 

electricity. Kits containing 

everything required for quick, 

simple installation, are available 

for both flat and pitched roof 

applications in four different 

outputs: 1.32kWp, 1.76kWp, 

2.64kWp and 3.96kWp. 

Solargen kits are all MCS 

certified and qualify for the 

governments Feed-in-Tariff 

Scheme when fitted by an MCS 

registered installer. 

Biomass 

Baxi Biomass provides 

carbon neutral heating and hot 

water through the burning of 

wood pellets or logs. Ideal for 

developments in rural areas with 

no mains gas supply, Biomass 

delivers considerable energy 

savings compared with other 

rural fuels such as coal, electric, 

oil and LPG. 

Ground Source Heat Pumps 

Using energy from beneath the 

Earth’s surface, Baxi Geoflo 

ground source heat pumps are 

ideally suited to underfloor 

heating systems. The Baxi 

Geoflo generates up to four 

times the energy it uses - 

offering substantial fuel and 

carbon savings.

Multifit HeatSaver 

Designed to work in conjunction 

with a Baxi or Potterton ‘A’ rated 

combi boiler fitted with a Baxi 

Multifit GasSaver, the Baxi 

Multifit HeatSaver delivers the 

same performance as a system 

boiler and 200 litre unvented 

cylinder, but uses 25% less gas.

Case Study. 

Bellway Homes 

Solar installation. 

Baxi recently helped Bellway Homes 

comply with a late amendment to planning 

permission for a site of 286 apartments in 

Fenney Stratford, Buckinghamshire. 

Background 

To achieve planning permission 

the developer was required to 

ensure that 10 per cent of the 

energy demand came from a 

renewable source. 

This was a major issue, 

because the calculations, 

necessary to prove the 10 per 

cent energy reduction, had to 

be accepted by Milton Keynes 

Council before work could 

start on site. The piling rigs 

had already been booked for 

the preliminary works. If they 

had to be cancelled, the whole 

project would have been set 

back by three to six months. 

Solution 

To meet this challenge an 

integrated team was formed 

with representatives from 

each discipline, including 

Bellway Homes, Baxi 

specification and renewables 

teams, Baxi NewDesign 

department, architects, 

structural engineers and the 

plumbing and heating 

contractors, M&N Heating. 

Based on the knowledge 

and experience of all team 

members it was quickly 

agreed that the original 

design should be amended to 

include an energy saving solar 

powered hot water system. 

This included each apartment 

being fitted with a Baxi Solarflo 

flat plate solar collector panel 

and a Heatrae Sadia Megaflo 

twin coil water storage cylinder 

with its own solar controller. 

Together, these advanced 

technologies have the 

capability to provide up to 

100 per cent of a household’s 

hot water requirement in the 

summer, and 50-60 per cent 

annually, saving up to half a 

tonne of carbon dioxide. 

Supplementary heating and hot 

water is provided by a slim line 

Potterton Promax SL heat only 

Boiler. With a SEDBUK efficiency 

rating of 91.3% this slim line 

unit is one of the most efficient 

heat only boilers available.
