JOINERY<br />

Choosing between timber and aluminium<br />

is not that easy. Wood will require more<br />

maintenance but may be chosen because of<br />

its appearance. Aluminium now comes in a<br />

large range of profiles and may be cheaper<br />

<strong>to</strong> install and less maintenance in the long<br />

run. There are also ways of combining both<br />

wood and aluminium in<strong>to</strong> one fitting. Again,<br />

your selection will depend on the style of<br />

<strong>home</strong> you’re <strong>building</strong>. The old ranch sliders<br />

have evolved in<strong>to</strong> many different designs<br />

– stacking on <strong>to</strong>p of each other <strong>to</strong> open<br />

rooms right up, surface sliders, bi-folds and<br />

cavity sliders <strong>to</strong> virtually disappear. You can<br />

also specify commercial grade joinery that<br />

adds <strong>to</strong> the visual weight and strength so<br />

that doors and windows can be bigger.<br />

● Think about adding in modern louvres <strong>to</strong><br />

aid in airflow in summer, especially in<br />

northern climes.<br />

● Windows come in a staggering range of<br />

options now – investigate widely and think<br />

hard about how and where they are <strong>to</strong> be<br />

used. Consult your designer and supplier<br />

for advice on what will be best.<br />

● Are the windows and sliders the correct<br />

size and design on delivery?<br />

● Have they been fitted with sufficient<br />

waterproofing?<br />

● Have you considered double glazing for<br />

heat retention in winter? (well worth the<br />

extra cost).<br />

● Consider tinted glass for protection of<br />

carpet and furniture fabric from sun fading.<br />

● Identify the type of handles you want on<br />

your doors and windows.<br />

● Sliders have options on configurations<br />

– surface sliders, ranch sliders, stackers or<br />

cavity sliders – choose the one most<br />

suitable for your job.<br />

PLUMBING<br />

Discuss your requirements with your designer and your plumber early in the project.<br />

<strong>Your</strong> plumber can advise you on things like how <strong>to</strong> manage water pressure <strong>to</strong> give you<br />

a satisfac<strong>to</strong>ry shower but not damage your appliances; the best way of dealing with the<br />

locations of assorted items like taps and basins and reducing the lag time between turning<br />

on the hot tap and getting hot water.<br />

● Are the hot water pipes <strong>to</strong>o far away from the hot water source?<br />

● To ensure your kitchen tap gets hot water quickly, do you need an undersink hot<br />

water cylinder?<br />

● Are the correct filters in place and what impacts will this have on your water<br />

pressure?<br />

● Have you worked with your plumber <strong>to</strong> ensure you will have adequate water<br />

pressure – discuss with your plumber, designer and bathroomware supplier<br />

<strong>to</strong>gether if you can – water pressure is a major source of confusion on installation<br />

so get everyone’s input.<br />

● Are the gas pipes all installed in the correct position?<br />

● Do you have sufficient outdoor taps for hoses wherever you may need them?<br />

● Is the bathroom plumbing correctly positioned?<br />

● Have you worked with your plumber <strong>to</strong> ensure the pipes will not be heard?<br />

● Discuss water saving devices with your plumber before installation.<br />

● Solar water heating installation and water conservation systems should be considered<br />

here and discussed with your plumber.<br />

EXTERIOR CLADDING<br />

New technologies and materials are changing the face of how our <strong>home</strong>s look and there are<br />

a huge number of alternatives out there. Traditional weatherboard has s<strong>to</strong>od the test of time<br />

and now there are new products that mimic the look but increase the durability. Concrete<br />

block, whether plastered or left natural, brick (also potentially plastered or ‘bagged’), plywood,<br />

panels, glass, even fibreglass have all been used. Waterproofing is a huge concern, but<br />

<strong>building</strong> procedures used in the past for certain products that created problems have largely<br />

been addressed and <strong>home</strong>s being built now use specific techniques <strong>to</strong> avoid these issues.<br />

● Options for external cladding will play a major role in<br />

how your <strong>home</strong> looks, so investigate widely for<br />

cladding you like that fits with the style of <strong>home</strong><br />

you’re <strong>building</strong>.<br />

● Is the cladding handled and installed as per<br />

manufacturer’s instructions and there are no<br />

damaged panels used?<br />

● Are the flashings done correctly and properly<br />

waterproofed?<br />

● Are the joins in panels even and level and regular?<br />

● If using flat panels, is there sufficient protection from<br />

the rain <strong>to</strong> ensure weatherproofing?<br />

● Are battens used <strong>to</strong> aid in drainage for water that<br />

gets behind the cladding?<br />

● Is the cladding finished properly and the job<br />

looks neat?<br />
