AMTRUST BUSINESSOWNERS POLICY
UNDERWRITING / PRICING GUIDE
Welcome to the AmTrust Businessowners product. Our goal is to provide excellent coverage,
at fair prices, with ease of use. Thank you for considering our product.

QUOTATIONS, UNDERWRITING ACCEPTABILITY AND BINDING
Eligible risks may be quoted by Agents Online at:
www.amtrustgroup.com
Both Property [building and/or business personal property] and Commercial General Liability
covering that property must be provided under the AmTrust BOP Policy.
Omission is not authorization, so please refer any risk that is not clearly shown as eligible to
avoid any awkward situations.
Upon binding new business appointed Agents will receive a policy number and a pdf policy will
be emailed to the Agent within 24 hours. A hard copy policy will be mailed to the agent within
5 business days and any invoices for payments will be mailed directly to the Insured. Agents
that first bind policies, not those that first quote, are considered the Agent of Record, any
multiple bindings will be resolved as such barring any Record of Agent letters. Renewal
quotes and policies will be issued directly to Insured’s with notification to the Agent.
ELIGIBILITY TYPES
The following types of businesses are generally eligible for coverage:
Apartments, Residential Condominiums and Townhouses
Convenience Food Stores
Grocery Stores and Supermarkets
Motels
Offices
Restaurants – Currently only Fast Food and Limited Service
Mercantile/Retail
Self Storage
Service and Processing Store
Wholesalers
Lessors Risk (LRO) eligible occupancies excluding all Motels or Restaurant Risk Types

Contractors are currently NOT Eligible. Refer to the Acceptability Criteria Section for specific class
information.
POLICY TERM
Policies will be written for a term of one year
All policies, regardless of term, will be renewed on an annual basis using rates and forms filed
and in effect at the inception of the renewal term
PREMIUM BILLING
All policies will be issued on a Direct Bill basis
There are a number of payment frequency options available
ANNUAL RATES
All rates and premiums in the BOP automated system are annual rates
CANCELLATIONS
Return premium will be based on a pro rata basis
If any portion of the policy is adjustable, a final premium determination by audit will be made
TRANSFER OF RIGHTS/POLICIES
Our policies are not transferable
New owners must make application and be underwritten for their own insurance
The policy must be canceled effective the date the business is sold
TOTAL INSURED VALUE (TIV)
The total insured value for any one location includes building, business personal property,
business income and extra expense

For Business Income and Extra Expense determination use 50% of the business
personal property limit or $500,000 whichever is less
MINIMUM PREMIUM
o If no BPP is insured, use $100,000
The minimum premium charge is $500 per policy including any Expansion Endorsements

DEDUCTIBLES
The base property deductible is $500 per location, with options of $250, $1,000, $2,500
Deductible applies to all Building and Business Personal Property Coverages, both mandatory
and optional
There is not any deductible applicable to loss under;
Business Income
Extra Expense
Civil Authority
Fire Department Service Charge
Fire Extinguisher Systems Recharge Expense
LOSS HISTORY
A currently valued loss history may be required for some risks, otherwise agents should
obtained one on every risk for their client files
POLICY COMPLIANCE
The company at our discretion has the implied authority to verify the correctness of information
that is used in the underwriting and pricing of all exposures by whatever means we deem
appropriate.
The company in its sole opinion will make a determination and cause to change any policy
section to bring it into compliance with our filed rates, forms or state provisions.
NON-PAYMENT OF PREMIUM
First cancellation:

A reinstatement request will usually be honored if sufficient payment is received prior to
the effective date of the cancellation.
Lapse in Coverage:

The UW must approve first cancellation reinstatement requests, which are received
after the effective date of cancellation.
A “Statement of No Losses” must be completed and signed by the insured.
Subsequent Cancellations
o
All subsequent cancellations are final.
NON-RENEWALS
Any non-renewal will be done in accordance with all applicable state statutes or emergency
orders.

Traditional BOP coverages may be designed by selecting the Businessowners Property
and Business Liability coverage via form BP 00 30 01 06. (see form highlights attached)
Any of the traditional BOP ancillary coverages or increases in form amounts may be
selected and added to this form allowing for a insured’s specific needs. These will be
subject to normal underwriting guidelines.
A selection of one of our proprietary enhancement endorsement forms provides a prepackaged
set of coverages designed to accommodate many insured’s with broad
coverages at an excellent rate. (See below for enhancement information)

BUILDING CONSTRUCTION CLASS DEFINITIONS
Frame, Brick Veneer – ISO 1: Buildings where the exterior walls are wood or other
combustible material, including construction where combustible materials are combined with
other materials (such as, brick veneer, stone veneer, wood-iron clad, stucco on wood).
Joisted Masonry – ISO 2: Buildings where the exterior walls are constructed of masonry
materials such as adobe, brick, concrete, gypsum block, hollow concrete blocks, stone, file or
similar materials, and where the floors and roof are combustible.
Non-Combustible – ISO 3: Buildings where the exterior walls, floors and roof are constructed
of and supported by metal, asbestos, gypsum or other non-combustible material.
Masonry Non-Combustible – ISO 4: Buildings where the exterior walls are constructed of
masonry materials such as adobe, brick, concrete, gypsum block, hollow concrete block,
stone, file or similar materials, with floors and roof of metal or other non-combustible materials.
Fire Resistive – ISO 5 or 6: Buildings where the exterior walls and the floors and roof are
constructed of masonry or fire-resistive materials.

APPLICATIONS
An application must be completed and maintained in each policy file for Agent records. An
electronically transmitted application can be maintained in lieu of a paper copy. Applications may be
required for risks referred to Underwriters.
RATING INFORMATION
All rates and premiums are for an annual period. In order to rate a policy, it is necessary to have the
following information on hand:

PHOTOGRAPHS
Minimum of two photographs are required for each risk written. These photographs must be
maintained in the company underwriting file.
OPTIONAL LIQUOR LIABILITY
The following occupancies are eligible for optional Liquor Liability Coverage

Restaurants – Currently only Fast Food and Limited serve
Motels
No Liquor Liability Coverage will be provided if insured had liquor license violation within last three
years.
MISCELLANEOUS
Buildings more than 30 years old are not eligible unless the roof, plumbing, heating, air
conditioning and electrical wiring have been updated within the past 20 years.
Motels more than 20 years old are not eligible unless the roof, plumbing, heating, air conditioning
and electrical wiring have been updated within the past 15 years.
Income from the rental of any goods or equipment must not exceed ten percent (10%) of the gross
receipts of the insured. This limitation applies to all classes except where otherwise indicated in
the Retail Risk Classification Pages.
Income from the Service and/or Installation, either on or off-premises may not exceed twenty-five
percent (25%) of the gross receipts of the insured. This limitation applies to all classes except
where otherwise indicated in the Retail Risk Classification Pages.
A Central Station burglar alarm is required for stores of the following types: Computer, Electronic (TV,
Radio, Phone, ETC), Music Instrument, Sporting Goods and Video/DVD or other target theft
occupancies.

BOP ELIGIBILITY GUIDELINES
GENERAL ELIGIBILITY
ISO Public Protection Classes – 1-7 are eligible and classes 8-10 must be submitted for approval
Years in Business – Risks must have been in business for more than 1 year and any risks in
business less than 3 years must be submitted for approval
Coastal Locations – Risks with any locations within 75 miles of the Eastern or Gulf of Mexico
seaboards are NOT eligible
Losses – Risks with more than 3 losses, any weather loss over $25,000, or any non-weather loss
over $10,000 in the past 3 years must be submitted
Number of locations – more than 4 locations must be submitted
Building Values - those exceeding $500,000 and NOT within 10% of an industry accepted ITV
calculation must be submitted
LESSORS RISK (LRO)
Lessors Risks are eligible as long as the occupants meet our eligibility guidelines summarized
below; however Restaurants and Motels are ineligible for LRO
APARTMENTS, RESIDENTIAL CONDOMINIUMS and TOWNHOUSES
Square Footage – No square footage limitation (35,000 for storage buildings)
Annual Gross Revenue – $6,000,000 maximum per location
Total Insured Value (TIV) – $6,000,000 for the total of buildings and personal property per location
Building Age – Greater than 30 years without updates to the heating, roof, electrical and plumbing
systems are ineligible
Construction – Frame require automatic sprinkler systems, otherwise all other ISO construction
types
Height – No more than 4 stories, and Frame no more than 3 stories
Units – No more than 20 units per building
Buildings – No more than 6 buildings per location
Eligible Occupancies – also include as acceptable in this guide: offices, wholesalers,
mercantile/retail, processing and service occupancies (less than 35,000 square feet) and
contractors (less than 7,500 square feet or less than 15% of building total area)
Ineligible:
‣ Buildings more than 10% vacant
‣ Family dwellings of less than 4 units or any boarding
‣ In Illinois no Retail or Service Occupancies are ineligible
‣ Locations with boat docks or piers
‣ Locations with more than 1 swimming pool or that have diving boards, slides, uncontrolled
access or lack any life safety requirements
‣ Locations without a resident manager
‣ Restaurants occupancies make the entire building ineligible
‣ Sauna, steam-room or playgrounds

CONVENIENCE FOOD STORES
Square Footage – 6,000 maximum (35,000 for storage buildings)
Annual Gross Revenue – $15,000,000 maximum per location
Total Insured Value (TIV) – $5,000,000 for the total of buildings and personal property per location
Building Age – Greater than 30 years without updates to the heating, roof, electrical and plumbing
systems are ineligible
Construction – All ISO construction types
Height – More than 2 stories are ineligible
Minimum square footage – 3,000 when the sale of gasoline is provided
Ineligible:
‣ Automobile service or repair operations; gasoline sales over 75% of total sales, above ground
fuel tanks, or with pumps without well marked easily accessible shut-off switches; car wash
operations,
‣ Beer and wine sales over 25% of total sales or ANY liquor sales
‣ Check cashing
‣ Playgrounds
‣ Propane or kerosene tank filling
‣ Seasonal operations or those open 24 hours
Ineligible Related to Restaurants:
‣ Capacity over 50 seats
‣ Cooking appliances that emit smoke or grease-laden vapors that are NOT covered by an
automatic extinguishing system meeting UL300 criteria of NFPA Standard #96, or that are
NOT inspected under a current maintenance contract at least every quarter
‣ Open broiling or solid fuel cooking with wood, charcoal or mesquite
CONTRACTORS
We are NOT currently a market for Contractors
GROCERY STORES/SUPERMARKETS
Square Footage – 50,000 maximum (35,000 for storage buildings)
Annual Gross Revenue – $15,000,000 maximum per location
Total Insured Value (TIV) – $15,000,000 total of buildings and personal property per location
Building Age – Greater than 30 years without updates to the heating, roof, electrical and plumbing
systems are ineligible
Construction – All ISO construction types

locations with guard dogs, gun dealers, junk dealer or salvage yards, liquor stores, massage,
detective or investigative services, nail salons, not-for-profit entities, pawn shops, tanning or
tobacco stores
‣ Risks without Central station burglar alarm if selling computers, electronics, musical
instrument, sporting goods or videos and DVDs
‣ Sales over 5% of resale or used merchandise
‣ Seasonal or 24 hour operations
MOTELS
Square Footage – No square footage limitation – 6 stories maximum (35,000 for storage buildings)
Annual Gross Revenue – $15,000,000 maximum per location
Total Insured Value (TIV) – $15,000,000 total of buildings and personal property per location
Building Age – Greater than 20 years without updates to the heating, roof, electrical and plumbing
systems are ineligible
Construction – All frame construction types require full automatic sprinkler systems, and any
construction type over 2 stories requires full automatic sprinkler systems
Height – More than 6 stories are ineligible
Ineligible:
‣ Average occupancy less than 55% and minimum room rates below $69 must be submitted to
Underwriting
‣ Bars or Taverns

‣ Extended-stay motels where a majority of the occupants stay longer than 1 week
