Condition of the Arbor Hall Dance Floor
In May 2004, the Boards were contacted by the owners of Arbor Hall about the condition of the coating on the dance floor. While there
were no massive breaks in the coating, there WERE numerous small penetrations through to the wood. In the event of a leak or a spill, the
breaks could let water through to the wood and could lead to warping which would require major repairs. After consulting with Tony Rimkus,
our wood finishing expert, the Boards agreed that the low-risk solution was to refinish the whole floor. “Spot refinishing” the bad spots
in the floor was not advisable; it would have led to some areas being stickier than others. Having experienced the minor tackiness in the first
few months when we first started using the new floor, the Boards realized that there would probably be a similar tackiness after the refinishing
was complete.
The contractor who originally installed and finished the floor was scheduled to do the work starting on November 15 th , with one week to
sand, clean, first finish coat, dry, sand, clean, second finish coat, and dry the wood floor. This is exactly what was done, as the owners,
Board observers, and Tony Rimkus can verify. The finish then had eight days to cure before the Swing ‘n’ Sway dance was held on November
27 th , 2004. During those first dances, there were no complaints voiced to the Boards about the quality of the dancing surface.
The stickiness that was recently experienced in some areas of the floor was the result of routine cleaning (with soap and water) and incomplete
rinsing of the floor after events. After the especially difficult conditions experienced on March 26 th , the owners of Arbor Hall specially
cleaned the floor with mineral spirits (something they do about once a month anyway). After that cleaning, Tony Rimkus checked the floor
the day before the next dance and “spot-cleaned” a couple of small missed places. Since that cleaning, and with careful wet mopping and
rinsing, the floor condition has been uniformly good for the last two dances (April 2 nd and 9 th ) held there. Since it is still relatively new and
unscratched, it will take a while before it gets “worn in” and back to “excellent” condition.
Tony Rimkus is working with the owners and the maintenance personnel at Arbor Hall to instruct them in the PROPER procedures to be
used in wet mopping the floor. If any of you experience sticky conditions on the floor, please notify a member of the Club boards that night;
they will notify Tony about the condition, and he will ensure that it is corrected before the next dance. We are doing our best to provide you
with the best dancing conditions, but we appreciate your help in identifying and correcting problems. By the way, you can also help by
brushing the bottoms of your shoes over a trash can or at home. (Submitted by Bill Dean)
