Experience Summary
Mr. Romeo has over 16 years of experience in the real
estate due diligence industry. He has performed and
managed over 5,000 environmental site assessments for
residential, commercial and industrial properties throughout
the continental United States and internationally. Mr.
Romeo’s international experience includes evaluation of
multi site industrial, commercial and hospitality property
portfolios throughout Central America and the Caribbean
for a domestic investment bank.
Mr. Romeo was instrumental in Partners’ acquisition of
LandAmerica Assessment Corporation and Continental
Surveying. The LandAmerica acquisition was instrumental
to Partner becoming the industry leader in Environmental
and Engineering due diligence services. The acquisition of
Continental Surveying enabled Partner to offer ALTA
Survey Coordination services nationwide.
Currently Mr. Romeo serves as the Director of Operations
for Partner’s eastern region. Mr. Romeo was named as one
of Real Estate Forum Magazines Forty under 40 in 2012.
Mr. Romeo is familiar with the due diligence requirements
of a varied number of reporting standards, including: the
ASTM E1527-05 standard, EPA’s All Appropriate Inquiry
(AAI), HUD MAP, HUD LEAN, Fannie Mae DUS,
Freddie Mac, and New Jersey’s Property Transfer Law
known as Industrial Site Recovery Act (formerly
Environmental Cleanup Responsibility Act). Mr. Romeos’
due diligence resume includes experience at all levels
including advising lenders, real estate investors, and other
client types through the following product types: Phase I
Environmental Site Assessments, Environmental
Transaction Screens, Phase II Subsurface Investigations,
Remedial Cost Estimates, Remediation Design, Property
Condition Assessments, Probable Maximum Loss
Assessments, and Preliminary Endangerment Assessments.
Mr. Romeo has extensive experience managing numerous
due diligence disciplines for nationwide and local clients

In addition to due diligence assessments, Mr. Romeo has
also performed and managed compliance audits, Phase II
site investigations, underground storage tank management
and closure activities, remedial investigations, and cleanups
under various regulatory programs. The clients serviced
for these projects included industrial and commercial

clients, financial institutions, real estate developers,
individual investors, municipal agencies, and non-profit
organizations. Furthermore, Mr. Romeo has prepared and
successfully implemented soil and groundwater remedial
investigation, and remedial action work plans for the
cleanup of facilities including large bulk petroleum and
industrial facilities, gasoline service stations, dry cleaner
facilities, and vacant and/or undeveloped properties.
Management responsibilities included consulting clients,
negotiating with regulatory agencies, and using innovative
remedial technologies for cost effective mitigation of
project sites.
Previously, Mr. Romeo was a Client Manager at a national
due diligence firm, where he managed over $25,000,000
worth of due diligence projects over his five year tenure.
Mr. Romeo has recently implemented a program for
the evaluation of current and potential erosion control
issues at foreclosed properties.

Project Experience Includes:
Column Financial/Credit Suisse - Client Point Contact
for nationwide multi-site services. Managed Phase I
and II Environmental Site Assessments, asbestos
surveys, asbestos abatement design, and asbestos
abatement monitoring. Performed in house QA/QC on
all reports issued to the client. Conducted
environmental studies to support pooled collateral
property undergoing securitization.
Regions Bank – Served as Client Point Contact for
performance of Phase I-II environmental site
assessments, asbestos surveys, lead-based paint
surveys as well as all due diligence reporting through
Regions Small Business Administration (SBA) lending
program. Managed all phases of report management
and client interaction with Regions Bank’s
Environmental Risk Management group located in
Birmingham, Alabama.
Mr. Romeo was key in the development of Partner’s
HUD/FHA Practice and served as the groups’ director
into 2010. During that time he worked closely with
lenders to achieve financing through the HUD MAP
and LEAN Programs.
