CHAPTER <strong>12</strong><br />
<strong>Design</strong> <strong>St<strong>and</strong>ards</strong> <strong>and</strong> <strong>Guidelines</strong><br />
A. Introduction<br />
This chapter provides st<strong>and</strong>ards <strong>and</strong> guidelines for designing new mixed use, residential, commercial<br />
<strong>and</strong> industrial development in the Specific Plan area. Property owners, developers, architects, building<br />
designers <strong>and</strong> contractors should use these st<strong>and</strong>ards <strong>and</strong> guidelines in the early design stages of their<br />
projects. <strong>The</strong>se st<strong>and</strong>ards <strong>and</strong> guidelines are intended to support the Specific Plan objectives <strong>and</strong> to:<br />
• Provide basic design parameters for all development in the Specific Plan area.<br />
• Provide guidance as to the quality <strong>and</strong> character of individual projects.<br />
• Offer flexibility to accommodate innovative <strong>and</strong> unique designs.<br />
• Promote design creativity <strong>and</strong> variation while ensuring consistency in building scale,<br />
proportion <strong>and</strong> pedestrian orientation.<br />
• Create an environment that contributes to a livable <strong>and</strong> vibrant North City.<br />
A goal of this Specific Plan is to encourage sustainable, energy-efficient developments. <strong>The</strong> st<strong>and</strong>ards<br />
<strong>and</strong> guidelines in this chapter incorporate applicable principles <strong>and</strong> recommendations established by<br />
the Sustainable Sites Initiative, 1 which establishes st<strong>and</strong>ards for site development that will ultimately be<br />
integrated into the Leadership in Energy <strong>and</strong> Environmental <strong>Design</strong> (LEED) rating system. In<br />
addition, new residential development should follow the City’s Voluntary Green Building Program for<br />
Residential Construction (Ordinance Number 657).<br />
<strong>The</strong> Specific Plan design st<strong>and</strong>ards <strong>and</strong> guidelines are in addition to those contained in the City of<br />
Cathedral City <strong>Design</strong> <strong>Guidelines</strong>. Refer to <strong>Chapter</strong>s 8-11 of this Plan for specific development<br />
st<strong>and</strong>ards pertaining to the various zoning districts.<br />
<strong>The</strong> design st<strong>and</strong>ards <strong>and</strong> guidelines are organized as follows:<br />
• <strong>Design</strong> <strong>St<strong>and</strong>ards</strong> <strong>and</strong> <strong>Guidelines</strong> for Mixed Use, Commercial <strong>and</strong> Industrial Uses<br />
• <strong>Design</strong> <strong>St<strong>and</strong>ards</strong> <strong>and</strong> <strong>Guidelines</strong> for Residential Uses<br />
• General L<strong>and</strong>scape <strong>Design</strong> <strong>St<strong>and</strong>ards</strong> <strong>and</strong> <strong>Guidelines</strong><br />
