Welcome to REMODEL TAMPA BAY,<br />

the brand new look and name for the<br />

publication by the <strong>Tampa</strong> <strong>Bay</strong> Area<br />

Chapter of NARI – the National Association of<br />

the <strong>Remodel</strong>ing Industry. New name, same great<br />

content as ever! The <strong>Spring</strong>/<strong>Summer</strong> edition<br />

represents the best of the industry’s contractors,<br />

professionals, and suppliers in our area.<br />

NARI has been an industry name since 1935<br />

nationally and locally since 1983. One of the<br />

primary goals of this organization is to ensure<br />

the safety and well-being of the general public<br />

by providing a streamlined way of connecting<br />

homeowners with licensed individuals for their<br />

remodeling needs. In addition to undergoing<br />

a rigorous background check, each company/<br />

member of the National Association of the<br />

<strong>Remodel</strong>ing Industry is pledged to observe<br />

high standards of honesty, integrity and<br />

responsibility in the conduct of business.<br />

Finally, all of NARI’s members adhere to a<br />

code of ethics (as seen on this page), assuring<br />

you as a homeowner of a professional job at<br />

a competitive price. NARI gives homeowners<br />

the peace of mind knowing that they have<br />

National Association of the<br />

<strong>Remodel</strong>ing Industry<br />

(NARI) Certified Professionals<br />

The National Association of the <strong>Remodel</strong>ing Industry (NARI) is the<br />

only independent national association dedicated solely to the<br />

remodeling industry. NARI’s focus is on professional conduct,<br />

continuing education and training, and fair and ethical treatment within<br />

the industry.<br />

NARI certification of professional remodeling contractors serves as<br />

the association’s recognition of remodeling professionals who have<br />

met stringent criteria for experience and pledged a commitment to high<br />

standards of practice and NARI’s Code of Ethics.<br />

Among the factors to consider when selecting a remodeling<br />

contractor, in addition to NARI certification, is your assessment of and<br />

satisfaction with the remodeling contractor’s workmanship, reputation<br />

and integrity, durability of materials used, and equipment. Before hiring<br />

any remodeling or home improvement contractor, visit and inspect<br />

similar projects that he or she has completed, and establish that you will<br />

be able to communicate well with each other to ensure your complete<br />

satisfaction with the final product.<br />

NARI Certification<br />

mean to you?<br />

Deciding to remodel your home is a big decision. Outside of<br />

buying your home, it may be the single biggest investment<br />

you make. You need to know that the remodeling contractor<br />

you choose is a full-time, dedicated remodeling professional. NARI’s<br />

certification program offers this assurance through its extensive<br />

screening, training and testing process. In addition, NARI certification<br />

programs require on-going education and training to maintain<br />

certification status.<br />

Only full-time, professional remodeling contractors are eligible for<br />

certification by NARI. You can be assured that any time you hire a NARI<br />

certified remodeling contractor, you are hiring an individual who has<br />

made a strong commitment to the professionalism of the remodeling<br />

industry and to his or her business. And because remodelers are not<br />

eligible for certification until they have been actively involved in the<br />

remodeling industry for at least five years, you know that the NARI<br />

certified remodeling professional you hire for your home improvement<br />

project has had many years to develop the experience and skills that<br />

can only be gained through extensive hands-on practice.<br />

HOMEOWNERS CONTINUE TO INVEST IN EXTENDING THE HOME OUTSIDE<br />

The most used rooms in the house have moved outdoors!<br />

Americans love to cook, socialize and eat outdoors, so it<br />

was only a matter of time before kitchens and living rooms<br />

moved outside.<br />

The backyard is the site of a trend across the country that is growing<br />

at a dramatic rate. More and more homeowners are creating outdoor<br />

living spaces.<br />

In the May <strong>2015</strong> issue of Money, the magazine printed results from a<br />

reader poll in which 38 percent of homeowners replied Outdoor Space<br />

when asked “What home improvement would you most like to make<br />

this year?” This was well ahead of Kitchens at 28 percent, Bathrooms<br />

at 25 percent and Add a Room at 10 percent.<br />

Residents in regions of the United States that enjoy milder weather<br />

were the first to embrace the outdoor living concept. Another driver<br />

is that, instead of traveling to resorts, homeowners are creating a<br />

more lasting resort atmosphere in their own backyards — everything<br />

from cooking, lounging and playing areas. People are now actively<br />

expanding their homes outdoors for more enjoyment and comfort.<br />

It’s clear people have embraced the concept of making their home<br />

a haven. As a result, manufacturers have developed plenty of choices.<br />

Outdoor Kitchen Area<br />

While the general focus of an outdoor room includes cooking and eating<br />

areas pulled together by a fireplace and a common floor, some outdoor<br />

rooms are similar to indoor eat-in kitchens. Today, outdoor kitchens can<br />

encompass expansive counter space and full food preparation areas with<br />

amenities such as sinks and plumbing. No longer do you find a lonely<br />

barbecue grill outside. Many homeowners take the concept further by<br />

installing built-in natural gas grills with multiple burners and full indoor<br />

kitchen-grade cooktops – even brick pizza ovens. It’s also possible to add<br />

a warming oven, dishwasher, refrigerator and specialty beverage cooler<br />

to round out the space. Some homeowners choose to incorporate a bar<br />

area with stools or a long dining table with oversized and comfortable<br />

chairs. Adding a fountainh, trellis and lighting to the area can complete the<br />

whole new ambiance, providing the perfect spot for outdoor entertaining.<br />

The Hearth, Patio and Barbecue Association (HPBA) reports<br />

that outdoor room specific trends include climate control, ultimate<br />

convenience and clean design lines. To provide more relaxation time,<br />

people are seeking products that combine utility and convenience.<br />

HPBA describes smartphone linked grills and cool misting fans that<br />

can also dispense mosquito repellent and aromatherapy. Smokeless<br />

natural gas fire pits and heated tables are available to provide yearround<br />

outdoor dining.<br />

Living Room or Lounge Area<br />

Manufacturers are creating products that help provide year-round<br />

comfort. The latest outdoor furniture goes for aesthetics, offering<br />

alluring designs and textures in durable, weather-resistant and stainresistant<br />

fabrics. Heated floors and patio heaters warm chilly weather<br />

and cooling misters ease summer heat. Fireplaces or fire pits add<br />

ambiance in any season.<br />

People are definitely drawn to a fire pit or fireplace. It’s an amenity<br />

for outdoor living rooms that all ages can enjoy. Kids love it; adults love<br />

it. The atmosphere created with a fire feature can be comforting and<br />

romantic, or fun-filled with marshmallow roasting and storytelling.<br />

Linear natural gas fireplaces are currently trending. Thinner overall,<br />

new natural gas fireplaces feature high-heat tolerant glass and no-trim<br />

options. They come in sophisticated, contemporary styles made to<br />

withstand the elements. Natural gas fireplaces and fire pits are easy to<br />

light, simple to enjoy and easy to maintain.<br />

Resort-style Pool and Spa Area<br />

While Florida boasts some of the mildest weather in the country,<br />

homeowners often look for pool and spa heating to lengthen<br />

the swimming season. With more swim time, the pool and spa<br />

area gets extended use. A variety of paving and decking, lounge<br />

furniture in contemporary and weather-resistant material, shading<br />

with umbrellas, canopies, and custom-built structures and creative<br />

lighting can be incorporated into a pool and spa area design with<br />

lasting interest.<br />

An outdoor living space can be designed for every segment of<br />

the residential market, from starter homes up to executive mansions.<br />

Money invested in making hard improvements to the backyard, such as<br />

installing a permanent grill island and a natural gas fireplace or fire pit,<br />

usually add to the appraised value of the homes. The outdoor space<br />

also dramatically enhances curb appeal when it comes time to sell.<br />

Outdoor rooms are often created over a period of years to<br />

accommodate large wish lists and limited budgets. People tend to<br />

prioritize projects that will provide the most use immediately – whether<br />

that is a fireplace feature with seating or a grill and dining area. After the<br />

living areas are complete, finish with landscaping.<br />

If sitting comfortably with friends or family in the backyard with the<br />

crackle of a fire or dinner sizzling on the grill seems like pure pleasure,<br />

The yellowing cabinets were<br />

falling apart. An outdated<br />

fan hung from the low<br />

ceilings and the very poor lighting<br />

did little for the space. Entertaining<br />

was one of the key requirements<br />

for our clients’ new space. They<br />

wanted a welcoming place to<br />

prepare meals while chatting with<br />

guests. Our homeowners wanted<br />

functionality, symmetry and a<br />

“wow” factor. They are thrilled<br />

with the gourmet kitchen we<br />

designed and created for them.<br />

We were challenged by the<br />

load bearing walls between the<br />

dining room, family room and the<br />

kitchen. Because the home had<br />

been remodeled several times over<br />

the years there were ceiling joist<br />

and roof trusses blending together<br />

in a few different directions. The<br />

as-built drawings held no insights<br />

to the true layout, but after a bit<br />

of engineering and design work<br />

we were able come up with a cost<br />

effective solution. To open things up<br />

we added a 6” steel beam across<br />

the length of the kitchen and “WOW!” what a transformation. The dining<br />

room and family room, adjacent to the kitchen, were no longer separated by<br />

these load bearing walls that were hiding a beautiful window and a spacious<br />

inviting room. This allows for easier use of the kitchen and full access of<br />

all their new stainless steel appliances. Additionally, instead of our clients<br />

having several different levels of flooring, we were able to level the flooring<br />

to ease the flow of traffic throughout the kitchen and living area, as well<br />

as create a cohesively uniformed, visually appealing look throughout the<br />

entire home.<br />

The steel beam is a 6” masterpiece. It allowed us to bring the ceiling<br />

up to its highest possible level, without a complete reconstruction of<br />

the roofing system. Additionally, the use of Icenine in the flat section<br />

of the roof was the best solution to keep the house cool despite the<br />

constant Florida sun. In combination, these items saved the homeowner<br />

a tremendous amount of money, while still maintaining the integrity of<br />

the roof structure.<br />

This new enlarged kitchen features custom solid wood maple<br />

cabinets (no prefabricated boxes) finished with crown and a frieze to<br />

the ceiling. All drawers are 5/8” dovetail with full extension slow close<br />

glides. Extra storage space was provided with the bump out over the<br />

refrigerator. The wood three-tier spice rack rollout and the double trash<br />

pullout are added space savers. All new energy efficient stainless steel<br />

appliances adorn the kitchen including a hidden microwave on the<br />

opposite side of the island. A solid unfinished Sapele countertop was<br />

purchased online. It was then cut, molded and stained onsite. We were<br />

able to facilitate the custom cabinet trim so that it would hide the new<br />

6” steel beam. The matching garbage disposal counter-top air switch<br />

adds convenience and is very discrete.<br />

The rich cherry color of the<br />

hardwood flooring, which was<br />

installed with a horizontal pattern,<br />

gives the room rhythm. The<br />

cabinets with their classy white<br />

color compliment the floor for<br />

symmetry in the room.<br />

The use of LED lighting, both<br />

internally in the custom glass door<br />

cabinets, as well as externally<br />

underneath the cabinets, gave<br />

the kitchen a bright feel and also<br />

provided our clients with more<br />

than enough lighting for all of<br />

their kitchen needs.<br />

A new energy efficient low-e<br />

impact window was installed to<br />

the side sitting area adding style<br />

and functionality. The casement<br />

style allows the home owner to<br />

open the window with ease and<br />

let in fresh air.<br />

This gourmet kitchen with<br />

exquisitely crafted cabinetry has<br />

allowed the homeowners’ ideas<br />

to come to life. It greatly opened<br />

up the flow of the home both<br />

visually and functionally.<br />

Clear sealant for a natural look or subdued rustic hues have long been<br />

the colors of choice for decks. This year, expect to see a plethora<br />

of fresh colors popping up on decks. While changing the color of<br />

a wooden deck from a darker hue to something brighter may be<br />

problematic, composite decking manufacturers have branched out into<br />

a variety of brighter colors, including whites and light grays. You’ll even<br />

see pops of color like greens and blues in designs and inserts set into<br />

decking planks.<br />

You can also add color to your deck through plantings. Think outside<br />

the planter box - and traditional floral plantings - to mix things up with<br />

decorative grasses and leafy foliage that will splash color around your<br />

Wooden planks, wooden railings, stairs and even furniture - long gone<br />

are the days when decks were single-material constructions. Today’s<br />

decks are a study in mixed media, incorporating traditional materials<br />

HAD NEVER BEEN UPDATED SINCE<br />

BEING BUILT IN THE EARLY 80’S. THE<br />

WALLPAPER, CARPET, CABINETRY,<br />

LIGHTING, DOORS, TRIM WORK,<br />

BATHROOMS AND KITCHEN WERE NOT<br />

ONLY DATED BUT WELL WORN.<br />

They wanted a modern theme with a touch of elegance, finished<br />

with unique doors and simple trim. They also wanted to open up<br />

the kitchen and increase closet utilization throughout the condo<br />

since closet space is at a premium in condos. Finally, they wanted to<br />

make the master bath private from the bedroom and create a large<br />

walk-in shower in master bath.<br />

Transformation out from the 80’s<br />

The King Contracting crew got right to work, removing a “Luma-<br />

Dome” ceiling and partial walls in kitchen area to open it up. Walls<br />

were removed in the master bath to allow for a larger shower and to<br />

re-frame one wall to allow a pocket door to be installed, giving the<br />

master bedroom privacy from the bath. Headers above closets were<br />

removed to allow for 8’ closet by-pass doors, gaining over 25 cubic feet<br />

of storage in each guest bedroom closet.<br />

Black Walnut cabinetry from Design Kraft was used both in the<br />

kitchen and laundry area since they are visible simultaneously. The<br />

doors are full-overlay flush panels to help achieve the modern look.<br />

The kitchen was finished out with beautiful Italian granite with a<br />

stone, metal and glass mix for the backsplash. The same materials<br />

were utilized in the laundry area for continuity.<br />

mortgages make the homeownership dream<br />

possible through Habitat for Humanity’s program.<br />

Since 1985, Habitat for Humanity of Pinellas County has been<br />

building homes that change lives. Habitat Pinellas is a locallyrun<br />

affiliate of Habitat for Humanity International, a nonprofit<br />

organization that builds affordable homes for limited-income families<br />

and individuals who otherwise could not afford to own a home.<br />

Financially-burdened families living in overcrowded and substandard<br />

conditions contribute to instability in our community and weaken<br />

our economy. And their health and educational success is impacted.<br />

Habitat’s affordable homeownership program provides the opportunity<br />

for working families or individuals who qualify to achieve the dream of<br />

homeownership and helps put them on a path to a brighter future.<br />

How does the Habitat program work?<br />

Perhaps Habitat for Humanity’s biggest myth is that it “gives away”<br />

homes. Not so. Habitat’s homeowner candidates work very hard<br />

for their homes and must have a reasonable credit history and<br />

consistent income to qualify. As program partners, homeowner<br />

candidates must fulfill several requirements before they ever receive<br />

the key to their home. In addition to its homeowner partners, Habitat<br />

brings community volunteers, corporate donors, civic organizations<br />

and faith groups together as partners to help build its affordable<br />

homes throughout Pinellas County. Required to invest 250-350<br />

“sweat equity” hours, Habitat’s homeowner candidates work on the<br />

build sites alongside community volunteers. Once the homes are<br />

completed and sweat equity and class program requirements are<br />

met, the homes are sold to the homeowner candidates at no profit<br />

and with zero-interest mortgages.<br />

Volunteers are the heartbeat of Habitat<br />

for Humanity.<br />

Volunteer labor helps us keep the cost of building homes low. We<br />

are grateful for our amazing base of Habitat Pinellas volunteers who<br />

number 5,000 strong each year to help us build and rehab an average<br />

of 30 Habitat homes annually. However, donor support from the<br />

Pinellas County community is just as vital to our mission. Like all Habitat<br />

for Humanity affiliates, we raise all of our funds locally, receiving no<br />

financial support from Habitat for Humanity International in Americus,<br />

GA.<br />

How the Habitat Pinellas ReStore fits in.<br />

Through sales of new and gently-used donated building materials<br />

and home improvement items like furniture and appliances, the<br />

ReStore provides Habitat with self-generated revenue that benefits<br />

the nonprofit’s building program. In addition to providing funding that<br />

helps keep Habitat building, the ReStore makes a unique contribution<br />

to Pinellas County’s recycling program by keeping nearly 500 tons out<br />

of the landfills annually.<br />

1st Place - Interior Element Over $30K<br />

The customer purchased his town house 15 years ago and never expected<br />

to stay. But as they aged, and with a couple of knee surgeries, the customer<br />

found it medically necessary to add an elevator. There was no room on the<br />

exterior. However, we did find our one and only place possible to make it<br />

happen. A beautiful upward staircase seemed to have just enough room to<br />

squeeze in an elevator. The master bedroom was on the third floor.<br />

There were many obstacles to overcome:<br />

• The electrical panel was in the front of the house 200 feet away.<br />

• The house floors were all polished marble.<br />

• Find a way to cut an opening in the center of the house and hope<br />

for no unseeable’s.<br />

• Keep dust at a minimum since the customer was asthmatic.<br />

• Make it look like it was always there.<br />

Our clients inherited a 1982 condo on<br />

the Beaches of the Gulf Coast that<br />

needed a little rejuvenating. The<br />

kitchen was small and dark, while the traffic<br />

flow around the kitchen was non-functional.<br />

The hall bathroom cabinetry was extremely<br />

dated and had inadequate lighting. The<br />

flooring throughout the condo was in need<br />

of replacement. The Master bathroom had<br />

low ceilings and the layout made for an<br />

unusable space. Additionally, the walls in<br />

the bedrooms were dark and uninviting.<br />

The Kitchen<br />

The existing kitchen was extremely small and<br />

crowded, which limited the functionality of the<br />

space. The client wanted to modify this to allow<br />

for traffic flow through the area, have more<br />

storage space, and create more area to work in<br />

the kitchen as well as allow a view of the water<br />

while using the kitchen.<br />

Residential Interior $75K - $150K<br />

We were able to successfully change the flow<br />

of traffic for our customer by removing the soffit<br />

and expanding the kitchen into the living room.<br />

This allowed us to add an island for increased<br />

counter area. This new enlarged kitchen features<br />

custom painted solid wood cabinets that provide<br />

the customer with plenty of storage. We installed<br />

crown molding throughout the kitchen cabinetry<br />

for a spectacular finished look. All drawers are<br />

and slow close doors. Additional functionality<br />

with space saving features included the pantry<br />

with four drawer rollouts, the wood three-tier<br />

spice rack rollout and the double trash pullout.<br />

The stainless steel garbage disposal counter-top<br />

air-switch adds convenience and is very discrete.<br />

We added bead board panels to finish the back<br />

of the island and flow into the living area. Also,<br />

hand-painted sconce lights were installed above<br />

the island. Paired with the gorgeous mosaic<br />

backsplash, this masterpiece of a kitchen is<br />

completely cohesive visually and functionally.<br />

The Living Area<br />

We removed the soffit (hiding the A/C duct)<br />

from the kitchen area and redirected the soffit<br />

through the 2nd bedroom to open the water<br />

view from the kitchen to the living room.<br />

The Master Bathroom<br />

Our client needed a master bathroom that was<br />

functional for their everyday needs. One of the<br />

biggest concerns was increasing the size of the<br />

bathroom. We were able to access the toilet<br />

drain and the shower drain from the unit below<br />

to accommodate the new design of the master<br />

bathroom for a four foot walk-in shower. We<br />

brought the spa experience into the home with<br />

this large walk-in shower. Housed with beautiful<br />

frameless glass, this spa shower contains a<br />

rain shower tower with multiple jets, giving our<br />

clients a luxurious bathing experience.<br />

Our clients still needed storage but also wanted<br />

function and style. In removing the existing<br />

smaller closet area, we were able to significantly<br />

increase the size of the overall bathroom, while<br />

still providing a sufficient amount of storage for<br />

the clients with the completely custom cabinetry,<br />

which includes a built-in countertop cabinet next<br />

to the beautiful twin vanity sinks. This provided<br />

the most efficient use of the bathroom while<br />

increasing functionality as well.<br />

LED lighting was placed throughout the<br />

bathroom, in addition to the beautiful sconce<br />

lights placed on each side of the mirrors, adding<br />

a beautiful illuminating ambiance throughout.<br />

The Hall Bath<br />

The hall bath stands out with its new custom<br />

all-wood solid maple painted vanity cabinet and<br />

granite countertop. This bathroom has easy<br />

access from both guest bedrooms.<br />

We added a vanity light, and changed the wall<br />

color to an inviting, light blue color. This gave the<br />

bathroom the uplifting, beach-like feel that our<br />

clients so desperately wanted in their home.<br />

key. Most homes built in the urban areas<br />

of <strong>Tampa</strong> <strong>Bay</strong> were built between 1920 and 1960.<br />

These homes have small closets and limited storage.<br />

Check out some DIY projects on pinterest and see how you<br />

can easily declutter and organize the spaces you have with a<br />

little minimal work and big impacts.<br />

• Continuous flooring in all of your living spaces help give an<br />

impression that the spaces are larger, more open and create a<br />

nice flow.<br />

• Replace old windows with new energy efficient double paned<br />

windows that meet hurricane standards. This will cut down on<br />

your electric and insurance bill now and give your great selling<br />

points down the road. Plus, new windows just look better.<br />

• A fresh coat of paint can go a really long way! You will want to<br />

paint baseboards, entry doors, and neutralize crazy fun colors.<br />

Appealing to the masses is much easier than finding the one<br />

From personal experience, if<br />

you are ready for something new<br />

and are considering remodeling,<br />

none of the homes you find<br />

will meet your needs. Most<br />

homes you find will need to be<br />

remodeled. You may find a home<br />

that has already been remodeled<br />

which means you are buying<br />

someone else’s equity and the spaces are probably not exactly how<br />

you would have done them.<br />

The remodel path starts creating spaces that are custom to you<br />

and your home needs. It is not likely that you will find another house<br />

that meets those custom needs. Either way you will end up with a<br />

project on your hands. Your NARI contractor will be your best friend<br />

as you go through your choices. Make sure you are consulting with<br />

the professionals to help you make the best decision for you and<br />

your lifestyle.<br />

Build New<br />

Maybe the right home for you is not out there and you want to build<br />

new. Where will you build? Do you have the time for new construction?<br />

What will it costs? And most importantly, where will you live while it is<br />

being built? New home construction might take 9 months to 2 years<br />

depending on many factors. The process will also be demanding on<br />

the home owner’s time. TIP: Make sure you have the time and patience<br />

to build a new home, especially a custom home. Consider the fact<br />

that land options in the best areas are very limited if any at all. When<br />

choosing a specific area with limited land options, the alternative is<br />

to purchase of an existing home, do a tear down and then build new<br />

construction.<br />

Buying of a home for most of us is the biggest purchase decision<br />

we make in our lives. Take time to make the decisions that best fit your<br />

family and lifestyle and consult with trusted professionals to help make<br />

your decision process a little easier.<br />
