Land Lease AgreementSCHEDULE I: SITE DESCRIPTIONPART A. DESCRIPTION OF THE DEMISED PREMISESKaliakoir Hitech Park, Gazipur power plant complex site will be on a piece of land of 8 (eight) acres. Landwill be provided in "as is" condition for the Facility. Required land development including leveling, filling tothe final elevation, soil compaction will be performed by the Company.PART B. DESCRIPTION OF THE ACCESS ROADThe access road will be constructed (if required) by the Company to connect the Demised Premises withthe nearest public road. The Access Road will need to be elevated above the highest flood level.
Land Lease AgreementSCHEDULE II: RENT PAYMENT TERMS1. The rent payable for the Demised Premises (the “Rent”) shall be Taka four million (Tk. 40,00,000)per Contract Year for the first five (5) Contract Years commencing on the Possession Date. At theend of each fifth Contract Year thereafter, the Rent payable for the next five (5) Contract Yearsshall be automatically increased by an amount equal to twenty percent (20%) of the Rent payablein each of the immediately preceding five (5) Contract Years. The increased Rent amount shallbe applicable (without any further increase until the expiry of another five (5) Contract Yearsthereafter) for the next five (5) Contract Years.2. The Rent for each Contract Year shall be payable by the Company in two equal semiannualinstallments, one on the 1 st Day of the relevant Contract Year and the other on the 1 st Day of theseventh (7 th ) month of each Contract Year; provided always that the first payment of Rent shall bemade by the Company only seven (7) Days after the Possession Date.3. In case of default in paying any installment or installments, the Company shall pay interest at theBank Rate plus four percent (4%) per annum until full realization.
