<strong>West</strong> <strong>Maddingley</strong> Development Plan –Part 1• The 2ha site to be rezoned is only a small part of the broader NAC that willinclude a school and other community facilities.• The Development Plan showing the NAC was approved by Council on 20 July2011.• The need and viability for this NAC was established via specialist marketanalysis done as part of the Development Plan process.• The approved Development Plan specifies that “the NAC is expected toaccommodate in the order of 5,000 square metres of retail floor space and islikely to include a supermarket (approximately 3,200 square metres andassociated speciality shops”.• These designations in the approved Development Plan ensure that the <strong>West</strong><strong>Maddingley</strong> NAC will provide for local convenience retailing and communityneeds only. Main Street Bacchus Marsh remains as the Major <strong>Activity</strong> Centrefor Bacchus Marsh and the Shire.<strong>West</strong> <strong>Maddingley</strong> Development Plan –Part 1• The NAC location, size and elements were publically exhibited as part of theDevelopment Plan process in 2011. The Development Plan was put onexhibition for 8 weeks and a community forum was also held.• Provision has been made for the proposed NAC to be to co‐located with othercommunity infrastructure – ie, the school, maternal child health, etc.• A primary school site and room for other community facilities wasincorporated in the approved Development Plan.• Council and Devine are currently working with the Department of Educationand Early Childhood Development (DEECD) on the planning for these spaces.


Future Council consideration of the NAC• The rezoning itself does not allow development of the site.• Planning permits must be obtained to enable development of future retailfacilities on the site, pursuant to the Business 1 Zone.• Council will be responsible for considering and approving future planningpermits for the site.• The proposed development of the NAC must be generally in accordance withthe approved <strong>West</strong> <strong>Maddingley</strong> Development Plan, as approved by Council.• Planning permit applications for development of the land will follow at a laterdate.
