Although sales were adversely affected by the wildfiresof May and June, the overall results were the best the Parkhas seen in many years. In analyzing the “CMA” (ComparativeMarket Analysis) overall sales for Munds Park for 20<strong>14</strong> versus2013, the Park had a 52.6% increase over the prior year in totalvolume. 20<strong>14</strong> sales totaled $15,743,450 in total sales for zone7340, Munds Park versus the previous year of $10,322,349.Eighty-five transactions closed in the spring season in 20<strong>14</strong> versusfifty-nine in 2013Interestingly, the sales volume statistics also reflected that thehigh sale in 20<strong>14</strong> thus far was a new build sale of a 2700 squarefoot home off Krolak Way which sold for $520,000. Last year’shigh was also off Krolak way and was $469,500. The low sale wasa lot for $56,500 this year versus one last year for $40,000.Average sale price increased from $174,975 last year to $185,217in 20<strong>14</strong>…. A 5.8% increase.Pending Sales, Pending Taking Back-ups and Active withContingency have hit a year-long high of thirty transactions in thehopper as of this article’s writing. More importantly, they totalmore than $6,206,300 in listing volume which is a huge numberfor one month. The only components showing a decrease this yearto last year is percentage of list price being attained. Last yeartotal properties were selling for .94% of asking price and this yearthat percentage has fallen to .92%. This may be a factor of ownersover-pricing their properties earlier in the season and having toreduce their asking price in order to elicit an offer.It is encouraging to see the market rebound so quickly from theawful June performance. Based on the current trends it is highlylikely that a strong sales performance could continue through thethird quarter poising this year to end on a very successful note!
