MoPac & 290 – Between Best Buyand Sam’s512-891-7200Board Drafts WildfireRisk Mitigation PolicyIn 2004, the Texas Forest Service (TFS) worked with the Associationto provide a set of recommendations to mitigate the risk ofwildfires in our neighborhood. Several of these recommendationsare intended to reduce the amount of dead brush, vegetation, andcanopy fuels in the Common Areas. These fuels have graduallyaccumulated over the years, reaching density levels that are associatedwith high-energy, intense wildfires. Along with these fuels,our neighborhood features topography (e.g., steep slopes) andclimate (e.g., severe drought) – three key variables that combine todetermine the extent of wildfire risk for a given area.If followed, the TFS’s recommendations to reduce fuels will notprevent wildfires. However, implementing the recommendationswill decrease wildfire risk overall and reduce the potential ofwildfires to damage property assets within the Association. Giventhese important benefits, the Board of Directors is currentlyconsidering a draft policy for wildfire risk mitigation. The policyprovides members of the Association with a means to reducethe fuel load in Common Areas without negatively affecting theaesthetics and ecological functions of these areas. The policyspecifies strict adherence to the TFS recommendations. It alsoincludes a procedure for working with homeowners to identifyrisk areas, and remove dead brush, vegetation, and canopy fuels.Although a contractor could be hired for removal of brush, theAssociation plans to perform this work without cost by using arotating volunteer committee (i.e., homeowners working together)to remove brush in the Common Areas. Several homeowners havevolunteered already for the committee, but more are needed. Illegal Parking ProblemsResponding to neighborhoodcomplaints about a large boatparked on their street, theBoard of Directors was able toresolve the issue with the renterof the home after numerousfailed attempts to reach theowner. As a result, a discussionensued among Board membersabout how to deal with futurechallenges of this sort. Towingenforcement came up as a possibilityand, in doing research on it,one of the companies the Boardtalked to “jumped the gun” andplanted towing signs in inappropriateplaces. After the neighborsasked for the sign removal, theBoard decided it would not followthat avenue unless boat orRV parking becomes a problemin the neighborhood. V O L U M E I I , N U M B E R 3Tips: Water ConservationAustin is 7.33 inches below its normal rainfall so far this year and withlake levels down, the drought in Central Texas drags on. It’s clearthat water conservation is becoming increasingly important. We canall help by implementing some simple steps to conserve our watersupplies (and also lower your water bill). Following are a few tips fromthe City of Austin:1. Turn off the water when youbrush your teeth and save 4gallons a minute.That’s 200gallons a week for a family offour.2. Turn off the water when yousoap up, shampoo and conditionyour hair to save morethan 50 gallons a week.3. Aerate your lawn. Punch holesin your lawn about 6 inchesapart so water will reach theroots rather than run off thesurface.4. Wash vegetables and fruitsin a bowl or basin using avegetable brush; don’t let thewater run.5. Place a bucket in the showerto catch excess water for useon houseplants.6. Fix leaky faucets. A steadyfaucet drip can waste 20 gallonsof water per day.7. Make sure your irrigation systemisn’t watering walkwaysand driveways.8. Use a commercial car washthat recycles water.9. Scrape food from platesinstead of rinsing. Newer dishwashersand detergents getdishes just as clean withoutthe need to pre-rinse.10. When washing dishes byhand, use a sink full of soapywater—don’t let the waterrun.11. If you see malfunctioningirrigation systems, report thewater waste to 974.2199.12.
