The samework done on an exclusive listing will usually result in win/win situation for everyone concerned.In the case <strong>of</strong> open listing, sales occur more by good luckthan good management.Many vendors report that after unsuccessfulexperiences with open listings they find out by trial and errorthat they are better <strong>of</strong>f with an exclusive agency with apr<strong>of</strong>essional, active agent.It's only natural that agents will be more energetic on behalf<strong>of</strong> their own exclusive listings.Exclusive agency means that a vendor knows there is someonewho is accountable.How do you hold lots <strong>of</strong> different agents responsible for whatis happening?Who is ultimately responsible for the property being leftsecure or everyday instructions about pets or curtains letalone why the property isn't selling?The important thing is to choose the right agent in the firstplace.Make sure you compare all the services an agent has to <strong>of</strong>ferand ask for the submission in writing. The agent who <strong>of</strong>fersto put the highest price on your property is not necessarilythe one with the expertise to achieve the best price. One Summer AtNornalup –A Nature DiaryBy Diane BeckinghamA selection <strong>of</strong> sightings from our forest and river“backyard”.OSPREY – seen carrying a fish, torpedo-like, up theFrankland River to its usual roost.BUFF BANDED RAIL – road killed, sadly, afteremerging from its reedy drain on Riverside Drive.BANDICOOT – nosing its way across path nearriverQUOKKA – appearing before sunset near its usualtunnel network in the reeds and sedges.SCORPION – small black one, unearthed from deepunder a rock.FROG – brown with black markings, keeping moistunder leaves.TAWNY FROGMOUTH – scaring me at 10 pmwith hoarse calls as it came to the light for moths.OWLET-NIGHTJAR – calling at sunset from itsusual hollow in a marri tree, then answered byanother on opposite side <strong>of</strong> the river.STRAW-NECKED IBIS – 30 roosting in highbranches <strong>of</strong> a marri tree, silhouetted against the sky.I hope they were full <strong>of</strong> locusts!KINGS SKINKS – the younger ones are striking inblack and gold. The older ones are bold and come tothe back door for tomato and strawberry tops.TRIANGULAR SPIDER – coloured like a mosaic. Iobserved it through a magnifying glass. It’s onlyfound in South West eucalypts.FIRETAIL FINCHES – the adult birds fly aroundwith long strings <strong>of</strong> grass in some nesting ritual.BRUSHTAILED POSSUMS – a friend reportssightings from Macpherson Drive. (Also Mardosand Brushtailed Phascogale sightings this past year).WHITE BREASTED ROBINS – retreating to themoister creeks in a dry month. But coming to thebirdbath on the hottest days.WESTERN ROSELLA – a feral cat had eaten allbut the feathers – at Sappers Bridge.BROWN GOSHAWK – a resident here,skimming the treetops right on dusk and making allthe birds go silent. Twilight bowls seasonstarts under lightsThe twilight bowls season started at the <strong>Walpole</strong> Country Clubon Friday night with the wet weather keeping numbers down,but plenty <strong>of</strong> promising signs for a good season ahead.Players said there is something about the atmosphere <strong>of</strong> anevening game which is quite special. Giants fighting fit forcoming seasonWith the <strong>2007</strong> season about to start, Denmark <strong>Walpole</strong>Football Club’s training has been in full swing for eightweeks with good numbers being seen on the track.Several new players have been recruited and a few pastplayers have been encouraged to come back, so the clubhopes for some improved performances on the field.The first game <strong>of</strong> the season is on Saturday, <strong>April</strong> 21st atDenmark, starting at 2.15 pm.
