Any other retail business or service establishment which the council finds to beconsistent with the purpose <strong>of</strong> this chapter and which will not impair the present orpotential use <strong>of</strong> adjacent properties;J. Existing residential units shall remain as conforming uses in the C-1 district andwill be allowed accessory uses, buildings and mobile homes,, as deemed appropriateby the city council. Site plans will be required for all construction or physicalalterations in the C-1 district. (Ord. 84-1 §8-2, 1984)<strong>18</strong>.14.030 Accessory uses. Accessory uses permitted in the C-1 district are theaccessory uses and buildings customarily appurtenant to a permitted use. (Ord. 84-1§8-3, 1984)<strong>18</strong>.14.040 Conditional uses. Conditional uses permitted in the C-1 district are asfollows:A. Public and quasi-public uses appropriate in the light commercial district;B. Bakeries, creameries, retail laundries, cleaning and dyeing establishments;C. Nightclubs, bowling alleys, dancehalls and roller skating rinks;D. Used car sales within an enclosed building;E. Automobile service stations;F. Sidewalk cafes;G. Printing and publishing or lithographic shops;H. Public utility substation;I. 1. Allow construction <strong>of</strong> secondary rental units as part <strong>of</strong> new commercial andindustrial developments and as part <strong>of</strong> existing residential units after city review perthe following criteria:a. Limit amount <strong>of</strong> residential square footage per commercial/industrial squarefootage to no more than fifty percent <strong>of</strong> the total commercial/ industrial square<strong>18</strong>-38
