This house, built around 1900, has the commanding character of a manorial<br />

mansion. It is situated in the middle of a peaceful, private park with more than<br />

The influences of the property market in Prague<br />

Prague belongs to the top five regions of Europe, with the highest income.<br />

FERI, an internationally reputated consultancy, has selected Prague as<br />

one of the top 5 cities in Europe with the highest economic future<br />

development.<br />

The price levels and apartment rents in Prague are still below international<br />

standards.<br />

The city of Prague has a high additional income from the 8 mn tourists per<br />

year and the lowest unemployment rate of 2.5 % in the EU.<br />

High economic growth rates have enabled successive assimilation of the<br />

Czech Republic to Western European living standards, therefore Western<br />

European property and rental prices are expected in the future.<br />

In Western Europe, there is only a limited supply of properties with good<br />

future earnings potential in the market. Property prices and therefore rents,<br />

e.g. in London, Paris, Zurich, Moscow and Barcelona have reached a very<br />

high level in relation to net salaries.<br />

Good political stability, legal security, and a high level of economic growth<br />

all support investment.<br />

As a result of the country’s accession to the EU in 2004, investment in<br />

property has a significant degree of safety.<br />

EU citizens can now buy Czech property. All non-EU citizens can buy Czech<br />

property by setting up a company in the Republic (even with 100% foreign<br />

investment).<br />

Strong economic growth of Eastern European countries benefit from the<br />

lack of any international portfolio weighting by international investors.<br />

Foreign investment covers only 2% of the properties purchased in the<br />

Czech Republic, up until now.<br />
