Assessment Reminder<br />
Assessments are due on the first of each month and are past due if<br />
not paid by the last business day of the month. A late fee of $25 will<br />
be posted to accounts not paid by the last business day of the month.<br />
Accounts 60 days past due will lose clubhouse and/or Canyon Nine<br />
privileges. Accounts 90 days past due will be sent to collections.<br />
Email Authorization<br />
If you would prefer to receive electronic mailings in lieu of hard<br />
copies for Association documents, please email soa@mysomersett.<br />
com with your name and address. In the email body, include the<br />
following: “I authorize Somersett Owners Association to send me all<br />
communications electronically in lieu of hard copies.”<br />
Rental Rules & Regulations Reminder<br />
Are you renting your home in Somersett? In order for your tenant to<br />
receive access to the Club at Town Center and the Canyon Nine,<br />
both the owner and renter must fill out an Assignment of Rights form<br />
and bring in both a copy of the current lease and appropriate proof of<br />
residency for occupants. For any questions on homeowner or renter<br />
paperwork, please contact Stephanie Viau at soaadmin@mysomersett.<br />

To report a non-compliance, please email or call Sean Stapleton at<br />

Please note that while we do investigate and document each<br />
complaint received, we cannot disclose the status of anyone’s account.<br />
Should a homeowner not respond to or correct a violation, he or she<br />
will be summoned to a hearing at which time they could be suspended<br />
from the Club and assessed fines. Once fines reach $500, a lien could<br />
be placed on the property. At this time the Association has a policy not<br />
to enter a property, unless it is bank owned, and then only to repair front<br />
yard landscaping.<br />
Did you know?<br />
The AGC guideline for landscaping states, “The AGC may grant<br />
extensions to the following completion requirements for cause, if<br />
a variance request is submitted by the owner for consideration and<br />
approval. Side and rear yard landscaping shall be installed within<br />
180 days of issuance of a certificate of occupancy. On Custom Lots,<br />
the front yard and parkway strip must be installed within 90 days of<br />
certificate of occupancy.” Please be aware that your rear and side yard<br />
landscaping need to be submitted for AGC review and approval before<br />
installation of the landscaping, and that landscaping must be installed<br />
within 180 days of the purchase your home. Please follow the guidelines<br />
in order to avoid possible violations and suspension of Club privileges.<br />

holiday decorations<br />
Holiday decorations may be installed up to 10 days<br />
before a holiday and must be taken down within<br />
10 days after the holiday, with the exception of the<br />
December holidays. December decorations may be installed<br />
at Thanksgiving and must be removed by January 31.<br />
