PRESIDENT’S PERSPECTIVE<br />
As we celebrate the wins from the past year<br />
and honor the many accomplishments of our<br />
peers, I’d like to take this opportunity to reflect<br />
on just a few small examples of the Power of R<br />
in our country, our state and our great city.<br />
In December, Congressional leaders passed a tax extenders<br />
package. It includes many provisions supported by NAR that offer<br />
critical support for consumers, homeowners, commercial property<br />
investors and small businesses. In particular, Congress approved<br />
the decision to extend tax relief for mortgage debt forgiveness,<br />
protecting underwater homeowners from incurring a large tax<br />
bill on phantom income in connection with a workout or shortsale.<br />
This tax relief has proven to strengthen communities and the<br />
economy at-large, and the tax extender offers an additional two<br />
years of protection.<br />
The Power of R was also evident when IAR helped to kill a bill that<br />
would have required all homeowners looking to sell their home<br />
to first get a video inspection of their sewer system by a licensed<br />
plumber. This would have placed a financial burden on homeowners<br />
looking to sell, at a time when consumers were struggling to lift out<br />
of the recession.<br />

As you watch the presidential debates and prepare for the election<br />
year, it is important to remember the key issues that impact<br />
our industry. The mortgage interest deduction protects typical<br />
homeowners from about a 25,000 dollar reduction in housing equity,<br />
and if repealed, home prices, particularly in high cost areas, could<br />
decline 11 percent, which is why we oppose any changes that would<br />
limit or undermine current law.<br />
We also watch carefully any threats to the 1031 like-kind exchange.<br />
Recently, NAR published a study that suggests 40 percent of<br />
commercial transactions took place with the 1031 exchange, and<br />
63 percent of REALTORS ® have participated in a like-kind exchange<br />
transaction between 2011 and 2015. 1031 like-kind exchanges are an<br />
important vehicle for disposing of and acquiring properties, while<br />
supporting financial growth, job creation and the economy.<br />
Remember: “If we don’t hang together, then we shall certainly hang<br />
separately” (Benjamin Franklin). Together, we can accomplish so much!<br />

to our industry. Let’s keep the momentum going<br />
throughout <strong>2016</strong>!<br />
I am continually awed by the leadership REALTORS ® demonstrate<br />
every day in our communities. Since we announced our partnership<br />
with the Boys and Girls Clubs of America, we have been so impressed<br />
by the outpouring of support and calls to volunteer.<br />
Our award-winning YPN is an excellent example, having dedicated<br />
their Give Back Day to volunteering at the Union League Boys and<br />
Girls Club. One of last year’s Hall of Fame inductees, Larry Klairmont,<br />
donated 50,000 dollars at a charity auction. And these are just a few<br />
examples of the many ways that REALTORS ® have rolled up their<br />
sleeves to help.<br />
We believe that this partnership with the BGCA is particularly relevant<br />
for REALTORS ® , as for many Chicago children, the BGCA is a second<br />
home — a safe and enriching place for our children after school and on<br />
the weekends. The children there need our support — both monetary<br />
and personal. So whether you write a check, or dedicate time to<br />
volunteering, mentoring, tutoring or coaching, you can be assured that<br />
you are making an impact.<br />
We’ll be organizing volunteer days for staff and members in the<br />
coming months. I hope you’ll join us.<br />
I also want to take a moment to draw your attention to an important<br />
issue: the cloud tax. We announced in late January that we attained<br />
a positive Private Letter Ruling from the City of Chicago that exempts<br />
REALTOR ® data from assessments. This is thanks in large part to<br />
coordinated efforts between C.A.R., IAR, MRED and our fellow local<br />
REALTOR ® associations. We identified our exposure early on, and<br />
as a result of these coalition efforts, were able to prove that the<br />
business model utilized to provide MLS data to REALTORS ® fit within<br />
existing exemptions.<br />
This victory will result in net savings of over 250,000 dollars for our<br />
members, as well as hundreds of hours of staff time in messaging<br />
and billing, and it sets a benchmark for other Associations nationwide<br />
who may find themselves in similar situations. This is a major win<br />
for our industry, for REALTORS ® and for their proprietary data, and<br />
it is indicative of the importance of coordination and collaboration<br />
between MRED and REALTOR ® Associations.<br />

Donates to the<br />
As part of our ongoing, year-long support of the Boys and Girls<br />
Clubs of America, the C.A.R. Foundation donated an additional<br />
10,000 dollars to two local clubs. This gift went towards the<br />
sponsorship of two events: the Boys & Girls Clubs of Chicago’s<br />
Youth of the Year Competition and Dinner on March 8, and the<br />
Union League Boys & Girls Clubs’ Youth of the Year Dinner on<br />
February 25. This donation is in addition to C.A.R.’s initial gift of<br />
10,000 dollars, presented to the BGCA in August at the NAR<br />
Leadership Summit.<br />
Additionally, we are in the final stages of planning two summer<br />
events to help our members engage with the BGCA through<br />
volunteering. Look for further details to be released in the<br />
coming months!<br />
YPN’s Give Back Day<br />
On December 8 th , YPN hosted a ‘Give Back’ Day at the Union League<br />
Boys and Girls Club, as part of C.A.R.’s year-long partnership with<br />
the Boys and Girls Clubs of America. Sixty kids between the ages<br />
of 11 and 16 enjoyed pizza, chips, drinks and games, while YPNers<br />
answered questions about pursuing a career in real estate. Check<br />

5 Market Trends For <strong>2016</strong><br />
Millennials, baby boomers, new construction and a lack of inventory headlined the discussion at the<br />
<strong>2016</strong> Market Outlook event in early January. Jonathan Smoke, chief economist for REALTOR.com ® ,<br />
recommends that you keep the following trends in mind.<br />
1. REAL ESTATE IS COOL, AGAIN<br />
Real estate fundamentals have shifted solidly towards a stronger and healthier<br />
market. Chicago is an affordable large market (median list in November $ 236k<br />
compared to $ 230k for US). Only Philadelphia has a substantially lower median<br />
price out of the largest 10 markets in the US.<br />
Inventory had been growing as the market worked through final foreclosure<br />
hangover but it appears that the market began a tightening phase this fall with<br />
the major counties (Cook, DuPage, Lake, and Will) now seeing lower inventory<br />
than last year.<br />
2. CHICAGO, WE HAVE AN INVENTORY PROBLEM<br />
Demand continues to exceed supply. Inventory in the Chicago market is now<br />
moving 11 days faster than the US overall (median days on market is 73 vs. 84 days<br />
respectively). On the demand side, listings in this market get approximately 22%<br />
more views than the US overall.<br />
In <strong>2016</strong>, we expect single-family home sales in the Chicago-Naperville-Elgin,<br />
IL-IN-WI Metropolitan Statistical Area to decline compared to 2015 as a result of<br />
tighter inventories. Median single-family home prices are expected to increase<br />
more than in 2015 and well above average due to the tighter supply.<br />
That sort of mixed growth outlook is a result of the market transitioning from<br />
having an elevated level of foreclosure sales and distress to having less distress<br />
and more healthy sales but with tightening supply. This happened for the US<br />
in aggregate in 2014 when home sales declined but price growth accelerated.<br />
Like other judicial states, Illinois is behind the US in terms of working through the<br />
foreclosure overhang.<br />
3. NEW CONSTRUCTION IS BACK &<br />
RENTS ARE ON THE RISE<br />
New construction is on the rise, but demand is outpacing the inventory yet again. Also,<br />
new construction leans heavily towards the rental market, as rents continue to climb.<br />
4. MILLENNIALS MATTER<br />
Demographically, the Chicago market is younger than the US average, and has<br />
a higher share of Millennials. Their numbers plus the affordability factor and<br />
improving economy have resulted in more Millennials buying homes (41% vs 35%<br />
nationally based on purchase mortgage market).<br />
Inventory becomes an issue as Millennials want to buy, but there isn’t enough to<br />
meet that demand. Hence, rising rental rates and a boom in new construction on<br />
luxury apartments.<br />
5. DON’T FORGET THE BABY BOOMERS<br />
Just as Millennials will drive demand, Baby Boomers are equally important to<br />
the <strong>2016</strong> market as they look to downsize or find the home for their next chapter.<br />
However, as Baby Boomers list, there may be a disconnect between where<br />
Millennials want to buy, and where Baby Boomers are selling.<br />

Have you ever had a prospect feel like they knew you, before they<br />
even met you?<br />
“So people call in, they request the value of their home. I send them<br />
a quick, little video. They get to feel like they know me. When I<br />
actually go out and talk to them, they like me and trust me more<br />
because of the video. I’ve taken 6 or 7 listings just because I’m<br />
utilizing video. It has really, really made a big difference in my life.”<br />

a simple video can make.<br />
Real estate has always been, and will continue to be, a relationshipfirst<br />
business. To build relationships, increase connections and win<br />
opportunities, brokers are sending videos in emails to new leads,<br />
active buyers and sellers, past clients, team members, lenders and<br />
other people in their networks.<br />
But why should you consider adding simple, personal videos into<br />
your communication mix, and how do you begin to integrate video<br />
into your email marketing?<br />
Overcoming Facelessness<br />
Let’s face it — every day, you’re entrusting some of your most<br />
important and valuable messages to forms of communication<br />
devoid of clarity and personality: emails, text messages, app<br />
messaging and social media. Unless you’re a good writer or you<br />
have a nice set of emoticons, you’re probably not as clear in writing<br />
as you are in person or on the phone. And, so much of our daily<br />
messaging looks exactly the same: plain, black text on a plain,<br />
white screen.<br />
Digital communication is convenient, but it’s faceless. It lacks the<br />
human element and fails to differentiate you. In relying on these<br />
channels, you’ve allowed your single best sales asset — you! — to<br />
be removed from much of your messaging.<br />
By adding video to your emails, you’re putting the messenger back<br />
into the message. You’re allowing yourself to be there in person<br />
when you can’t actually be there in person. You’re scaling yourself<br />
to get face to face with more people more often — and isn’t face<br />
to face what it’s always been about?<br />
Video keeps your communication more human. Video in email makes<br />
those human touches more convenient. You record and send on your<br />
time; your recipient opens and plays on his or her time.<br />
Relationships, Not Marketing<br />
When you hear “video,” you probably think home and<br />
neighborhood tours, green screens and drones. Instead, try<br />
thinking about a smiling face at a desk or in a car. The former is<br />
marketing through video. The latter? Relationships through video.<br />
Though we’ve seen success with 20 million dollar listings<br />
being marketed through video email, brokers tell us that the<br />
video emails generating the most replies and engagement are<br />
the simple ones, like a handheld iPhone video. Your point of<br />
comparison or frame of reference for this type of video shouldn’t<br />
be a television commercial, movie trailer or homepage video.<br />
Instead, compare this video to the alternative – another faceless,<br />
typed-out message.<br />
Brokers win more opportunities every day by mixing in video<br />
emails using simple webcam, smartphone or tablet videos. Think<br />
of it like a voicemail, but with your face. They’re conversational and<br />
informal. Like your real estate business, they’re relationship-first.<br />
Why Use Video Email?<br />
Nearly any message you want to communicate can be<br />
sent as a video email.<br />
Video is especially valuable when you want to convey<br />
subtlety, nuance, gratitude, sincerity, enthusiasm or<br />
anything else that comes through in our expressions and<br />
body language. It’s also valuable when you’re trying to share<br />
a detailed or complicated message in layperson’s terms –<br />
you’re often better off speaking, versus writing.<br />
Here are five opportunities for you to use video email every day:<br />
1. Introduce yourself to a new lead.<br />
2. Reach back out to a responsive or non-responsive lead.<br />
3. Follow up after a phone call or appointment.<br />
4. Stay in touch with a past client.<br />
5. Say thank you!<br />

Before You Type Out That<br />
Response…<br />
Before you type out another message, ask yourself: might this<br />
be better communicated eye-to-eye, face-to-face? In so many<br />
cases, the answer is going to be yes. But time or distance is likely<br />
preventing you from connecting in person. Video email is the next<br />
best thing.<br />
There are two things to keep in mind. For highly-targeted videos,<br />
even down to one-to-one, you’ll probably want to mark the video<br />
“private” in the hosting service. And, the playback experience<br />
happens out in another channel, away from your contact<br />
information and call to action.<br />
2. The Mobile Method<br />
This one’s straightforward. Record a video with your smartphone<br />
or tablet, then click “share” or similar. Choose your email app as<br />
the share method, then send it out.<br />

or a more robust email marketing platform,<br />

To some, it’s a statement, to some it’s having hoverboards in<br />
the office to get from meeting to meeting. Who’s right? What exactly<br />
is culture?<br />
A<br />
: Culture is definitely about “the way we do things here,”<br />
which means it includes both the words we use (like<br />
cultural statements) and the behaviors of our staff (including<br />
hoverboards). But no one piece of that totally defines your culture,<br />
and, to be honest, surface-level things like hoverboards or beer<br />

FLUID<br />
Fluid is about expanding and distributing power in a dynamic<br />
and flexible way. Fluid in the Millennial era is about systems<br />
that enable an integrated process of thinking, acting, and<br />
learning at all levels of the organization. Today’s complex and<br />
rapidly shifting landscape requires organizations to pivot and<br />
move in new directions more frequently, particularly on the<br />
“front lines” where value is created and exchanged.<br />
FAST<br />
Fast is about taking action at the precise moment when action<br />
is needed. Fast in the Millennial era is about systems that can<br />
learn and adapt while still maintaining the efficiency and<br />
productivity of the previous era. Fast organizations leap ahead<br />
of the competition by releasing control in a way that does not<br />
increase risk.<br />

is about the words, behaviors, thoughts and tangible things that<br />
clarify and reinforce what is valued inside an organization, because<br />
that’s what drives behavior.<br />

What is the difference between core values and culture?<br />
Core values are distilled statements that attempt to make<br />
clear what is valued internally, so they are usually a central<br />
part of defining an organization’s culture. In fact, I see a lot of<br />
organizations wanting to kind of “check that box” when they start<br />
doing culture work. That’s fine, but you have to beware, because<br />
determining those core values often has you distilling them to<br />
the point of not being that helpful. I have to think that EVERYONE<br />
values things like respect, integrity and excellence, so why do we<br />
spend three months working on a values statement and end up<br />
with those kind of generic values? And on top of that, remember<br />
that Enron had some of those same values hanging up in their<br />
lobby—but that obviously wasn’t what was really valued there,<br />
so it’s complicated.<br />
The bottom line is: wherever you work, you’ll learn what kinds of<br />
approaches, behaviors and areas of focus are valued by the people<br />
in power, and that will drive your behavior. That’s what culture is.<br />

How can you measure the success of a company culture?<br />
What is the goal?<br />
I’m not sure that culture has a goal, but remember this:<br />
every organization has a culture, whether it’s intentional<br />
or not. The question is, does your culture actually contribute to the<br />
success of the organization? Strong cultures align what is valued<br />
with what drives success.<br />
Zappos, for example, has a decentralized culture. Their call center<br />
employees have a lot of latitude and can make their own decisions<br />
on things like giving free shipping or account upgrades. But they<br />
don’t choose to be decentralized because it’s cool—they do it<br />
because it works for them. They are 100% focused on providing<br />
amazing customer service. That’s core to their entire business<br />
model. So they create a culture that allows people who are closest<br />
to the customer to make their own decisions, because that’s how<br />
you make the customer happy. Your culture will be successful<br />
when it drives the behaviors that make the organization successful.<br />

Residential real estate is a very entrepreneurial business,<br />
in the sense that each individual agent is running their own<br />
business. Then, there are also teams that are like small brokerages<br />
within brokerages. What are your thoughts on those teams having<br />

a defined culture, separate from even their<br />
larger brokerage’s?<br />
A<br />
: All culture happens in small<br />
groups, and it’s normal for<br />
subgroups inside an organization to have<br />
cultures that are different from each other.<br />
There is a limit to how far that can stray<br />
from the overall company culture, but the<br />
limit is mostly defined by the impact it<br />
has on performance. There may be some<br />
groups or departments within Zappos<br />
that are more centralized than others, and<br />
that’s fine—as long as the centralization<br />
doesn’t interfere with the focus on providing<br />
amazing customer service.<br />

:<br />
The chief economist for<br />
REALTOR.com ® reported that<br />
nationally, in 2015, 32% of home sales<br />
in the country were all millennials; in<br />
Chicago, that statistic was 41%. We also<br />
have the largest millennial population<br />
in the country. All that being said, how<br />
should brokerages and teams align their<br />
culture to appeal to millennial clients and<br />
millennial agents?<br />
A<br />
: Alignment is the key here. The<br />
Millennial generation is shining a<br />
light on a new direction that society has<br />
been moving towards for some time now.<br />
The more we align with this direction, the<br />
more successful we will be, and that’s<br />
true whether we’re a bunch of Millennials<br />
running an organization, or a bunch of<br />
Boomers and Xers. Brokerages need to<br />
be focusing on strengthening the four<br />
capacities we identify in our book, When<br />
Millennials Take Over: digital, clear, fluid and<br />
fast. Digital is not only about technology,<br />
but also about focusing more intently<br />
on users, both externally (customers)<br />
and internally (employees). Clear means<br />
making things visible internally in order to<br />
get better decisions out of everyone. Fluid<br />
requires adding flexibility to hierarchy so<br />
the people with the right information can<br />
make decisions, and fast is about learning<br />
to build trust and give up control in order to<br />
leap-ahead.<br />

:<br />
Many brokers work remotely. How<br />
do you still build a culture, when<br />
your brokers are always on the go and not<br />
necessarily in the office?<br />
A<br />
: Remember, building culture is<br />
about reinforcing what is valued<br />
and making sure what is valued is driving<br />
your success. For remote workers, there<br />
needs to be a focus on communication<br />
and sharing information. This may require<br />
a more heavy reliance on technology, but<br />
the point is to ensure the right people have<br />
the right information available to make the<br />
decisions that move everyone forward.<br />

<strong>CR</strong>: Where are you investing your time and<br />
seeing the most return on that investment?<br />
GP: Staying in touch with my past buyers and renters on a regular<br />
basis. Follow up is the key and maintaining my sphere is where I get<br />
the best leads for future home buyers.<br />
TP: Maintaining contact with past clients, people in my data base<br />
and general sphere of inuence.<br />
JN: I have always been a solid believer that to be successful in real<br />
estate, you hae to try eerything! y sphere of inuence is my<br />
greatest asset, but my website, print ads, old fashion signage, open<br />
houses, e-blasts and social media — I use them all; we never know<br />
what mode of communication will attract attention and help<br />
a property be seen and sold.<br />
JC: I find myself spending most of our time learning how to best<br />
tell our story online, whether that means getting consistent reviews<br />
or letting others outside of our oce know what we do and why we<br />
do it. What we have found is our clients respond extremely well to<br />
this non-direct marketing and it has helped us build up our referral<br />
business.<br />

<strong>CR</strong>: What are you using for a Contact<br />
Management system?<br />
JN: Hard work. Real estate is very competitive, but there is always<br />
room for new talent.<br />
GP: Top Producer.<br />
TP: In-house <strong>CR</strong>M program.<br />
JN: My own website, JoanneSellsChicago.com.<br />
JC: We recently converted over to the ZAP platform that Realogy<br />
created in conjunction with Zip Realty. The <strong>CR</strong>M ties directly into<br />
our lead management system so there is no need for double entry.<br />
The big key with ZAP is that it uses analytics to review your clients’<br />
activities online, creating a ZAP Score. Based on this score, we know<br />
which lead needs our attention now. It basically makes us more<br />
ecient on our lead follow ups and conersions.<br />
<strong>CR</strong>: In regards to social media, what has<br />
been your strategy? What has worked/hasn’t<br />
worked? How frequently do you post?<br />
GP: I post regularly but more natural posts about what I'm doing<br />
and my interests. I don't sell on my personal page but more so show<br />
off the best part of my ob. I show a great iew if I come across one<br />
or I interview a buyer that I close on why they chose to buy. Make it<br />
natural and you don't have to sell what you do. Natural posts about<br />
the best parts of my job get the message across without pushing it<br />
too hard in peoples’ faces.<br />
<strong>CR</strong>: Do you do anything “old school” that still<br />
gets results?<br />
GP: Pick up the phone and call. Fight the urge to text and email –<br />
that’s easy, and as a result, gets the worst result. Respond within<br />
one minute of a leads requests and have good communication.<br />
It’s not a dicult formula, but not eery agent does this.<br />
TP: ext and emails are fine for uick exchanges, but there is<br />
no substitute for quality, face to face dialogue to maintain solid<br />
business and social contacts.<br />
JN: Im still emotionally stuck to my ip phone. o one can beliee<br />
it. I have an iPhone, as well, for email, but when it comes to talking,<br />
I cannot seem to gie up my ip phone.<br />
JC: So we are mixing a bit of new school with old school in order to<br />
get results. We use SmartZip to get a better sense of who is most<br />
likely to sell over the next 6-12 months within our farm area. We<br />
then follow up "old school" with this list of potential sellers, sending<br />
them yers and knocking on doors. It makes us more ecient and<br />
proides us with more confidence. Imagine knowing that eery<br />
fourth home you knock on will sell their home in the next six to<br />
twelve months. If that doesn't motivate you to knock on some<br />
doors, nothing will.<br />
TP: Less is more!<br />
JN: I don't use a lot of social media as my target market isn't as<br />
connected, but when I do, it's generally through my relationships<br />
with luxury magazines, such as Haute Living and Unique Homes.<br />
<strong>CR</strong>: What’s your current favorite technology<br />
or gadget?<br />
GP: Nothing too crazy. My Samsung Galaxy has a powerful camera<br />
and I'm able to post great videos and pictures directly from it.<br />
<strong>CR</strong>: What books have changed the way you<br />
do business or have impacted your life?<br />
GP: Two great ones: Never Eat Alone, And Other Secrets to Success,<br />
One Relationship at a Time, by Keith Ferrazzi and Tahl Raz, and<br />
How to Win Friends & Influence People, by Dale Carnegie.<br />
TP: TRUMP - The Way to the Top: The Best Business Advice I Ever<br />
Received, by Donald Trump. Surprisingly simple, but lasting<br />
thoughts that will stick with you, like Dont confuse efforts with<br />
results."<br />
TP: Recently named the single most inuential technology<br />
developed in the past 10 years,” the iPhone is my "instant assistant."<br />
JN: My favorite gadget (for real estate) is the Bosch Laser Measurer.<br />
Of course, I love my iPhone, but having an automatic measuring<br />
device on showings is extremely helpful.<br />
<strong>CR</strong>: What’s your best tip for those looking<br />
to break into real estate or become a top<br />
producer?<br />
GP: Find a company that has great training and mentorship. With<br />
the right oversight and assistance, anyone can succeed.<br />
JN: Getting To Yes: Negotiating Agreement Without Giving In, by<br />
Roger Fisher and William Ury, and The Art & Science of Negotiation:<br />
How to Resolve Conflicts and Get the Best Out of Bargaining, by<br />
oward Raiffa. I read both of these books during law school, but I<br />
think they are extremely relevant in real estate. The most valuable<br />
concept is recognizing there are two sides to every transaction.<br />
The key to success in this business is to value each side, create an<br />
environment for compromise, and listen to all the important aspects<br />
to the transaction to make it a win/win. Negotiation strategy is key.<br />
JC: Outliers, by Malcolm Gladwell. For me, this book put things into<br />
perspective as to how to position yourself for success.<br />
TP: Develop a business plan. This will allow you to identify your<br />
niche and stay focused on your goals.<br />
