PRESIDENT’S PERSPECTIVE

As we celebrate the wins from the past year

and honor the many accomplishments of our

peers, I’d like to take this opportunity to reflect

on just a few small examples of the Power of R

in our country, our state and our great city.

In December, Congressional leaders passed a tax extenders

package. It includes many provisions supported by NAR that offer

critical support for consumers, homeowners, commercial property

investors and small businesses. In particular, Congress approved

the decision to extend tax relief for mortgage debt forgiveness,

protecting underwater homeowners from incurring a large tax

bill on phantom income in connection with a workout or shortsale.

This tax relief has proven to strengthen communities and the

economy at-large, and the tax extender offers an additional two

years of protection.

The Power of R was also evident when IAR helped to kill a bill that

would have required all homeowners looking to sell their home

to first get a video inspection of their sewer system by a licensed

plumber. This would have placed a financial burden on homeowners

looking to sell, at a time when consumers were struggling to lift out

of the recession.

As you watch the presidential debates and prepare for the election

year, it is important to remember the key issues that impact

our industry. The mortgage interest deduction protects typical

homeowners from about a 25,000 dollar reduction in housing equity,

and if repealed, home prices, particularly in high cost areas, could

decline 11 percent, which is why we oppose any changes that would

limit or undermine current law.

We also watch carefully any threats to the 1031 like-kind exchange.

Recently, NAR published a study that suggests 40 percent of

commercial transactions took place with the 1031 exchange, and

63 percent of REALTORS ® have participated in a like-kind exchange

transaction between 2011 and 2015. 1031 like-kind exchanges are an

important vehicle for disposing of and acquiring properties, while

supporting financial growth, job creation and the economy.

Remember: “If we don’t hang together, then we shall certainly hang

separately” (Benjamin Franklin). Together, we can accomplish so much!

I am continually awed by the leadership REALTORS ® demonstrate

every day in our communities. Since we announced our partnership

with the Boys and Girls Clubs of America, we have been so impressed

by the outpouring of support and calls to volunteer.

Our award-winning YPN is an excellent example, having dedicated

their Give Back Day to volunteering at the Union League Boys and

Girls Club. One of last year’s Hall of Fame inductees, Larry Klairmont,

donated 50,000 dollars at a charity auction. And these are just a few

examples of the many ways that REALTORS ® have rolled up their

sleeves to help.

We believe that this partnership with the BGCA is particularly relevant

for REALTORS ® , as for many Chicago children, the BGCA is a second

home — a safe and enriching place for our children after school and on

the weekends. The children there need our support — both monetary

and personal. So whether you write a check, or dedicate time to

volunteering, mentoring, tutoring or coaching, you can be assured that

you are making an impact.

We’ll be organizing volunteer days for staff and members in the

coming months. I hope you’ll join us.

I also want to take a moment to draw your attention to an important

issue: the cloud tax. We announced in late January that we attained

a positive Private Letter Ruling from the City of Chicago that exempts

REALTOR ® data from assessments. This is thanks in large part to

coordinated efforts between C.A.R., IAR, MRED and our fellow local

REALTOR ® associations. We identified our exposure early on, and

as a result of these coalition efforts, were able to prove that the

business model utilized to provide MLS data to REALTORS ® fit within

existing exemptions.

This victory will result in net savings of over 250,000 dollars for our

members, as well as hundreds of hours of staff time in messaging

and billing, and it sets a benchmark for other Associations nationwide

who may find themselves in similar situations. This is a major win

for our industry, for REALTORS ® and for their proprietary data, and

it is indicative of the importance of coordination and collaboration

between MRED and REALTOR ® Associations.

C.A.R. Foundation

Donates to the

As part of our ongoing, year-long support of the Boys and Girls

Clubs of America, the C.A.R. Foundation donated an additional

10,000 dollars to two local clubs. This gift went towards the

sponsorship of two events: the Boys & Girls Clubs of Chicago’s

Youth of the Year Competition and Dinner on March 8, and the

Union League Boys & Girls Clubs’ Youth of the Year Dinner on

February 25. This donation is in addition to C.A.R.’s initial gift of

10,000 dollars, presented to the BGCA in August at the NAR

Leadership Summit.

Additionally, we are in the final stages of planning two summer

events to help our members engage with the BGCA through

volunteering. Look for further details to be released in the

coming months!

YPN’s Give Back Day

On December 8 th , YPN hosted a ‘Give Back’ Day at the Union League

Boys and Girls Club, as part of C.A.R.’s year-long partnership with

the Boys and Girls Clubs of America. Sixty kids between the ages

of 11 and 16 enjoyed pizza, chips, drinks and games, while YPNers

answered questions about pursuing a career in real estate. Check

5 Market Trends For 2016

Millennials, baby boomers, new construction and a lack of inventory headlined the discussion at the

2016 Market Outlook event in early January. Jonathan Smoke, chief economist for REALTOR.com ® ,

recommends that you keep the following trends in mind.

1. REAL ESTATE IS COOL, AGAIN

Real estate fundamentals have shifted solidly towards a stronger and healthier

market. Chicago is an affordable large market (median list in November $ 236k

compared to $ 230k for US). Only Philadelphia has a substantially lower median

price out of the largest 10 markets in the US.

Inventory had been growing as the market worked through final foreclosure

hangover but it appears that the market began a tightening phase this fall with

the major counties (Cook, DuPage, Lake, and Will) now seeing lower inventory

than last year.

2. CHICAGO, WE HAVE AN INVENTORY PROBLEM

Demand continues to exceed supply. Inventory in the Chicago market is now

moving 11 days faster than the US overall (median days on market is 73 vs. 84 days

respectively). On the demand side, listings in this market get approximately 22%

more views than the US overall.

In 2016, we expect single-family home sales in the Chicago-Naperville-Elgin,

IL-IN-WI Metropolitan Statistical Area to decline compared to 2015 as a result of

tighter inventories. Median single-family home prices are expected to increase

more than in 2015 and well above average due to the tighter supply.

That sort of mixed growth outlook is a result of the market transitioning from

having an elevated level of foreclosure sales and distress to having less distress

and more healthy sales but with tightening supply. This happened for the US

in aggregate in 2014 when home sales declined but price growth accelerated.

Like other judicial states, Illinois is behind the US in terms of working through the

foreclosure overhang.

3. NEW CONSTRUCTION IS BACK &

RENTS ARE ON THE RISE

New construction is on the rise, but demand is outpacing the inventory yet again. Also,

new construction leans heavily towards the rental market, as rents continue to climb.

4. MILLENNIALS MATTER

Demographically, the Chicago market is younger than the US average, and has

a higher share of Millennials. Their numbers plus the affordability factor and

improving economy have resulted in more Millennials buying homes (41% vs 35%

nationally based on purchase mortgage market).

Inventory becomes an issue as Millennials want to buy, but there isn’t enough to

meet that demand. Hence, rising rental rates and a boom in new construction on

luxury apartments.

5. DON’T FORGET THE BABY BOOMERS

Just as Millennials will drive demand, Baby Boomers are equally important to

the 2016 market as they look to downsize or find the home for their next chapter.

However, as Baby Boomers list, there may be a disconnect between where

Millennials want to buy, and where Baby Boomers are selling.

Get Face to Face

More Often

Have you ever had a prospect feel like they knew you, before they

even met you?

“So people call in, they request the value of their home. I send them

a quick, little video. They get to feel like they know me. When I

actually go out and talk to them, they like me and trust me more

because of the video. I’ve taken 6 or 7 listings just because I’m

utilizing video. It has really, really made a big difference in my life.”

This story from a BombBomb client helps convey the big difference

a simple video can make.

Real estate has always been, and will continue to be, a relationshipfirst

business. To build relationships, increase connections and win

opportunities, brokers are sending videos in emails to new leads,

active buyers and sellers, past clients, team members, lenders and

other people in their networks.

But why should you consider adding simple, personal videos into

your communication mix, and how do you begin to integrate video

into your email marketing?

Overcoming Facelessness

Let’s face it — every day, you’re entrusting some of your most

important and valuable messages to forms of communication

devoid of clarity and personality: emails, text messages, app

messaging and social media. Unless you’re a good writer or you

have a nice set of emoticons, you’re probably not as clear in writing

as you are in person or on the phone. And, so much of our daily

messaging looks exactly the same: plain, black text on a plain,

white screen.

Digital communication is convenient, but it’s faceless. It lacks the

human element and fails to differentiate you. In relying on these

channels, you’ve allowed your single best sales asset — you! — to

be removed from much of your messaging.

By adding video to your emails, you’re putting the messenger back

into the message. You’re allowing yourself to be there in person

when you can’t actually be there in person. You’re scaling yourself

to get face to face with more people more often — and isn’t face

to face what it’s always been about?

Video keeps your communication more human. Video in email makes

those human touches more convenient. You record and send on your

time; your recipient opens and plays on his or her time.

Relationships, Not Marketing

When you hear “video,” you probably think home and

neighborhood tours, green screens and drones. Instead, try

thinking about a smiling face at a desk or in a car. The former is

marketing through video. The latter? Relationships through video.

Though we’ve seen success with 20 million dollar listings

being marketed through video email, brokers tell us that the

video emails generating the most replies and engagement are

the simple ones, like a handheld iPhone video. Your point of

comparison or frame of reference for this type of video shouldn’t

be a television commercial, movie trailer or homepage video.

Instead, compare this video to the alternative – another faceless,

typed-out message.

Brokers win more opportunities every day by mixing in video

emails using simple webcam, smartphone or tablet videos. Think

of it like a voicemail, but with your face. They’re conversational and

informal. Like your real estate business, they’re relationship-first.

Why Use Video Email?

Nearly any message you want to communicate can be

sent as a video email.

Video is especially valuable when you want to convey

subtlety, nuance, gratitude, sincerity, enthusiasm or

anything else that comes through in our expressions and

body language. It’s also valuable when you’re trying to share

a detailed or complicated message in layperson’s terms –

you’re often better off speaking, versus writing.

Here are five opportunities for you to use video email every day:

1. Introduce yourself to a new lead.

2. Reach back out to a responsive or non-responsive lead.

3. Follow up after a phone call or appointment.

4. Stay in touch with a past client.

5. Say thank you!

Again, you can use video to communicate anything. It’s simply

a medium — a container for your message.

Before You Type Out That

Response…

Before you type out another message, ask yourself: might this

be better communicated eye-to-eye, face-to-face? In so many

cases, the answer is going to be yes. But time or distance is likely

preventing you from connecting in person. Video email is the next

best thing.

There are two things to keep in mind. For highly-targeted videos,

even down to one-to-one, you’ll probably want to mark the video

“private” in the hosting service. And, the playback experience

happens out in another channel, away from your contact

information and call to action.

2. The Mobile Method

This one’s straightforward. Record a video with your smartphone

or tablet, then click “share” or similar. Choose your email app as

the share method, then send it out.

When you hear “video,” you probably think home and neighborhood

tours, green screens and drones. Instead, try thinking about a smiling

face at a desk or in a car. The former is marketing through video. The

latter? Relationships through video.

And sending video in email is easier than you think. With an

internet connection, email account, webcam and smartphone,

you already own what you need to get started. Give it a try. They’ll

be glad to see you, and you’ll be keeping relationships first in the

digital age.

How to Send Video Email

This is the D.I.Y. approach. Record your video, then upload

it into YouTube, Vimeo, or another video hosting service.

There are a lot of different perceptions of what culture is.

To some, it’s a statement, to some it’s having hoverboards in

the office to get from meeting to meeting. Who’s right? What exactly

is culture?

A

: Culture is definitely about “the way we do things here,”

which means it includes both the words we use (like

cultural statements) and the behaviors of our staff (including

hoverboards). But no one piece of that totally defines your culture,

and, to be honest, surface-level things like hoverboards or beer

DIGITAL

Digital organizations grow faster and accomplish more by

focusing on the user, both internally and externally. Millennials

are the first generation to have only known a digital workplace,

and they are used to being able to leverage that power on an

individual basis. They are confused when digital tools are used

for the wrong purposes or not abandoned when they no longer

meet a need in the best way.

CLEAR

Clear is about an increased and more intelligent flow of

information and knowledge that supports innovation and

problem solving inside organizations. Clear in the Millennial

era is about leveraging strategic transparency in systems to

enable better decision making. Clear organizations make smarter

decisions that generate better results.

FLUID

Fluid is about expanding and distributing power in a dynamic

and flexible way. Fluid in the Millennial era is about systems

that enable an integrated process of thinking, acting, and

learning at all levels of the organization. Today’s complex and

rapidly shifting landscape requires organizations to pivot and

move in new directions more frequently, particularly on the

“front lines” where value is created and exchanged.

FAST

Fast is about taking action at the precise moment when action

is needed. Fast in the Millennial era is about systems that can

learn and adapt while still maintaining the efficiency and

productivity of the previous era. Fast organizations leap ahead

of the competition by releasing control in a way that does not

increase risk.

is about the words, behaviors, thoughts and tangible things that

clarify and reinforce what is valued inside an organization, because

that’s what drives behavior.

What is the difference between core values and culture?

Core values are distilled statements that attempt to make

clear what is valued internally, so they are usually a central

part of defining an organization’s culture. In fact, I see a lot of

organizations wanting to kind of “check that box” when they start

doing culture work. That’s fine, but you have to beware, because

determining those core values often has you distilling them to

the point of not being that helpful. I have to think that EVERYONE

values things like respect, integrity and excellence, so why do we

spend three months working on a values statement and end up

with those kind of generic values? And on top of that, remember

that Enron had some of those same values hanging up in their

lobby—but that obviously wasn’t what was really valued there,

so it’s complicated.

The bottom line is: wherever you work, you’ll learn what kinds of

approaches, behaviors and areas of focus are valued by the people

in power, and that will drive your behavior. That’s what culture is.

How can you measure the success of a company culture?

What is the goal?

I’m not sure that culture has a goal, but remember this:

every organization has a culture, whether it’s intentional

or not. The question is, does your culture actually contribute to the

success of the organization? Strong cultures align what is valued

with what drives success.

Zappos, for example, has a decentralized culture. Their call center

employees have a lot of latitude and can make their own decisions

on things like giving free shipping or account upgrades. But they

don’t choose to be decentralized because it’s cool—they do it

because it works for them. They are 100% focused on providing

amazing customer service. That’s core to their entire business

model. So they create a culture that allows people who are closest

to the customer to make their own decisions, because that’s how

you make the customer happy. Your culture will be successful

when it drives the behaviors that make the organization successful.

Residential real estate is a very entrepreneurial business,

in the sense that each individual agent is running their own

business. Then, there are also teams that are like small brokerages

within brokerages. What are your thoughts on those teams having

larger brokerage’s?

A

: All culture happens in small

groups, and it’s normal for

subgroups inside an organization to have

cultures that are different from each other.

There is a limit to how far that can stray

from the overall company culture, but the

limit is mostly defined by the impact it

has on performance. There may be some

groups or departments within Zappos

that are more centralized than others, and

that’s fine—as long as the centralization

doesn’t interfere with the focus on providing

amazing customer service.

The chief economist for

REALTOR.com ® reported that

nationally, in 2015, 32% of home sales

in the country were all millennials; in

Chicago, that statistic was 41%. We also

have the largest millennial population

in the country. All that being said, how

should brokerages and teams align their

culture to appeal to millennial clients and

millennial agents?

A

: Alignment is the key here. The

Millennial generation is shining a

light on a new direction that society has

been moving towards for some time now.

The more we align with this direction, the

more successful we will be, and that’s

true whether we’re a bunch of Millennials

running an organization, or a bunch of

Boomers and Xers. Brokerages need to

be focusing on strengthening the four

capacities we identify in our book, When

Millennials Take Over: digital, clear, fluid and

fast. Digital is not only about technology,

but also about focusing more intently

on users, both externally (customers)

and internally (employees). Clear means

making things visible internally in order to

get better decisions out of everyone. Fluid

requires adding flexibility to hierarchy so

the people with the right information can

make decisions, and fast is about learning

to build trust and give up control in order to

leap-ahead.

Many brokers work remotely. How

do you still build a culture, when

your brokers are always on the go and not

necessarily in the office?

A

: Remember, building culture is

about reinforcing what is valued

and making sure what is valued is driving

your success. For remote workers, there

needs to be a focus on communication

and sharing information. This may require

a more heavy reliance on technology, but

the point is to ensure the right people have

the right information available to make the

decisions that move everyone forward.

When you consistently make sure that

happens, you’re building your culture.

have to say about

technology, digital

communications and

time management.

CR: Where are you investing your time and

seeing the most return on that investment?

GP: Staying in touch with my past buyers and renters on a regular

basis. Follow up is the key and maintaining my sphere is where I get

the best leads for future home buyers.

TP: Maintaining contact with past clients, people in my data base

and general sphere of inuence.

JN: I have always been a solid believer that to be successful in real

estate, you hae to try eerything! y sphere of inuence is my

greatest asset, but my website, print ads, old fashion signage, open

houses, e-blasts and social media — I use them all; we never know

what mode of communication will attract attention and help

a property be seen and sold.

JC: I find myself spending most of our time learning how to best

tell our story online, whether that means getting consistent reviews

or letting others outside of our oce know what we do and why we

do it. What we have found is our clients respond extremely well to

this non-direct marketing and it has helped us build up our referral

business.


CR: What are you using for a Contact

Management system?

JN: Hard work. Real estate is very competitive, but there is always

room for new talent.

GP: Top Producer.

TP: In-house CRM program.

JN: My own website, JoanneSellsChicago.com.

JC: We recently converted over to the ZAP platform that Realogy

created in conjunction with Zip Realty. The CRM ties directly into

our lead management system so there is no need for double entry.

The big key with ZAP is that it uses analytics to review your clients’

activities online, creating a ZAP Score. Based on this score, we know

which lead needs our attention now. It basically makes us more

ecient on our lead follow ups and conersions.

CR: In regards to social media, what has

been your strategy? What has worked/hasn’t

worked? How frequently do you post?

GP: I post regularly but more natural posts about what I'm doing

and my interests. I don't sell on my personal page but more so show

off the best part of my ob. I show a great iew if I come across one

or I interview a buyer that I close on why they chose to buy. Make it

natural and you don't have to sell what you do. Natural posts about

the best parts of my job get the message across without pushing it

too hard in peoples’ faces.

CR: Do you do anything “old school” that still

gets results?

GP: Pick up the phone and call. Fight the urge to text and email –

that’s easy, and as a result, gets the worst result. Respond within

one minute of a leads requests and have good communication.

It’s not a dicult formula, but not eery agent does this.

TP: ext and emails are fine for uick exchanges, but there is

no substitute for quality, face to face dialogue to maintain solid

business and social contacts.

JN: Im still emotionally stuck to my ip phone. o one can beliee

it. I have an iPhone, as well, for email, but when it comes to talking,

I cannot seem to gie up my ip phone.

JC: So we are mixing a bit of new school with old school in order to

get results. We use SmartZip to get a better sense of who is most

likely to sell over the next 6-12 months within our farm area. We

then follow up "old school" with this list of potential sellers, sending

them yers and knocking on doors. It makes us more ecient and

proides us with more confidence. Imagine knowing that eery

fourth home you knock on will sell their home in the next six to

twelve months. If that doesn't motivate you to knock on some

doors, nothing will.

TP: Less is more!

JN: I don't use a lot of social media as my target market isn't as

connected, but when I do, it's generally through my relationships

with luxury magazines, such as Haute Living and Unique Homes.

CR: What’s your current favorite technology

or gadget?

GP: Nothing too crazy. My Samsung Galaxy has a powerful camera

and I'm able to post great videos and pictures directly from it.

CR: What books have changed the way you

do business or have impacted your life?

GP: Two great ones: Never Eat Alone, And Other Secrets to Success,

One Relationship at a Time, by Keith Ferrazzi and Tahl Raz, and

How to Win Friends & Influence People, by Dale Carnegie.

TP: TRUMP - The Way to the Top: The Best Business Advice I Ever

Received, by Donald Trump. Surprisingly simple, but lasting

thoughts that will stick with you, like Dont confuse efforts with

results."

TP: Recently named the single most inuential technology

developed in the past 10 years,” the iPhone is my "instant assistant."

JN: My favorite gadget (for real estate) is the Bosch Laser Measurer.

Of course, I love my iPhone, but having an automatic measuring

device on showings is extremely helpful.

CR: What’s your best tip for those looking

to break into real estate or become a top

producer?

GP: Find a company that has great training and mentorship. With

the right oversight and assistance, anyone can succeed.

JN: Getting To Yes: Negotiating Agreement Without Giving In, by

Roger Fisher and William Ury, and The Art & Science of Negotiation:

How to Resolve Conflicts and Get the Best Out of Bargaining, by

oward Raiffa. I read both of these books during law school, but I

think they are extremely relevant in real estate. The most valuable

concept is recognizing there are two sides to every transaction.

The key to success in this business is to value each side, create an

environment for compromise, and listen to all the important aspects

to the transaction to make it a win/win. Negotiation strategy is key.

JC: Outliers, by Malcolm Gladwell. For me, this book put things into

perspective as to how to position yourself for success.

TP: Develop a business plan. This will allow you to identify your

niche and stay focused on your goals.

Cloud Tax Win for REALTORS ® !

Thanks to the coordinated efforts of C.A.R., our fellow local REALTOR ®

Associations, IAR and MRED, we proved the business model utilized to

provide MLS data to REALTORS ® fit within existing exemptions. The City of

Chicago has issued a positive Private Letter Ruling exempting REALTORS ®

from having to pay the cloud tax for MLS data.
