1.0 Project Location, Purpose & Need<br />
1.1 Project Location and Vicinity<br />
The entrance drive to the proposed <strong>Kentucky</strong> <strong>West</strong> Estates is located approximately<br />
1.26 miles south of 400 South in St. Charles, <strong>Idaho</strong>. The property borders the west<br />
side of US Highway 89 with approximately 406 feet of frontage along the highway.<br />
1.2 Existing Parcel Configuration, Ownership and Total Project Area<br />
The proposed development consists of a total of 11 contiguous lots as listed in Table<br />
1.1 and has a total area of approximately 222.02 acres.<br />
The 11 parcels are currently within the existing Recreation District (REC). This<br />
zoning district allows for the creation of a planned unit development (PUD) with an<br />
approved conditional use permit (CUP). This project proposes to reconfigure the<br />
existing 11 parcels into a suitable and desirable PUD. See Section 2.0 for discussion<br />
of the proposed land uses.<br />
1.3 Purpose of the Project<br />
The purpose of the project is to provide a planned unit development (PUD)<br />
combining unique residential living opportunities in conjunction with an operating<br />
stable and premier race horse training facility.<br />
