Construction project Green Building<br />

The office building in the office market <strong>Düsseldorf</strong>-<br />

Kennedydamm was used by Axa insurance company<br />

until December 2011. In September 2011 <strong>WGF</strong> <strong>AG</strong> acquired<br />

the property located at <strong>44</strong> <strong>Rolandstrasse</strong>. The existing<br />

building will be fully redeveloped and refurbished. After<br />

completion of the construction works, the gross and floor<br />

area will be enlarged at 14.500 sqm. Handover of the ren-<br />

tal space to the future office tenants is scheduled for 2013.<br />

The project developer<br />

<strong>WGF</strong> <strong>AG</strong> is specialised in real estate development and<br />

refurbishments. <strong>WGF</strong> <strong>AG</strong> develops concepts for the<br />

sustainable use of buildings, carries out all the planning<br />

and later sells the property to investors. Founded in 2003,<br />

the <strong>Düsseldorf</strong> based company holds and develops real<br />

estate all over Germany.<br />

2011 2013<br />

The new building will be certified according to the LEED-<br />

Standards of the U.S. Green Building Council. The<br />

standards relate to the sustainability of the location<br />

concept, water and energy usage, building materials and<br />

indoor environmental quality. The aim is to achieve the<br />

LEED Gold standard for FORTYFOUR, making it one of<br />

the first properties to achieve this certification in<br />

<strong>Düsseldorf</strong>.<br />

Letting projections Business Case<br />

The Kennedydamm office district is one of the most<br />

attractive office locations in <strong>Düsseldorf</strong>. Companies will<br />

find its proximity to the airport, exhibition centre and city<br />

centre attractive. Top rents for office in <strong>Düsseldorf</strong> are set<br />

between €20 and €22 per sqm. Companies such as L'Oréal,<br />

IKB Deutsche Industriebank and Deloitte & Touche occupy<br />

office space in this destrict. <strong>Rolandstrasse</strong> is easy to reach<br />

by public tranport. The office floors are air-conditioned and<br />

are especially attractive due to a generous ceiling height of<br />

The deciding factors for a profitable project development<br />

are: quality of property site and location, sustainable<br />

utilization concept, purchase at an attractive price<br />

as well as quality of tenants and rental agreements.<br />

<strong>WGF</strong> <strong>AG</strong> purchased the existing building significantly<br />

below the current market value and will realise all<br />

planning and construction work with its subsidiary<br />

Ilse Bau und Planung GmbH. Letting projections are very<br />

positive due to the high demand for sustainable office<br />

space and the highly competitive rental rate for the<br />

Kennedydamm office district. The high standard of the<br />

building will meet the future requirements of the most<br />

discerning occupiers and also of the potential purchaser<br />

of the property.<br />

In <strong>Düsseldorf</strong> office and commercial buildings with a<br />

value of 594 Mio. Euro were sold in 2010. The average<br />

replicator for new construction properties was roughly<br />

17 times the annual net rent. The percentage of Green<br />

Buildings increased to almost 15 % in Germany. Therefore<br />

the project development Fortyfour meets the high demands<br />

of the end investors.<br />
