MAILBOX TAMPERING<br />

When a mailbox is put into use for the purposes of sending<br />

and receiving mail, it becomes federal property.<br />

Mailbox tampering is considered any act that interferes with<br />

another person’s letter box or other receptacle.<br />

This can include:<br />

• destruction of the mailbox itself<br />

• theft of mailbox contents<br />

• the placement of items in a mail receptacle by persons<br />

other than postal employees<br />

• any action intended to obstruct or damage mail<br />

or mailbox property<br />

In short, anyone, other than mail recipients and postal<br />

employees, should NOT touch a mailbox or its contents.<br />

RECREATION CARDS<br />

<strong>Bear</strong> <strong>Creek</strong> <strong>Plantation</strong> residents will now be able to apply<br />

for a recreation card online at www.bcpcai.com through the<br />

community website. Our new application can be found, once<br />

logged in, under eforms. We will still accept applications<br />

which are emailed, mailed or faxed; they can be found on the<br />

website under documents.<br />

BE SURE ADDRESS IS CLEAR FROM THE STREET<br />

County officials want to remind residents of the Ordinance 5.3 requiring that<br />

addresses or building numbers be legible and visible from the street. The<br />

section states the numbers must be in Arabic numerals at least four inches in<br />

height and clearly visible. The number should be placed on, above or at the<br />

side of the main entrance so the number is clearly visible from the public right<br />

away. Whenever a home entrance is more than 50 feet from a public right away,<br />

a number should also be placed at the end of a driveway or property entrance.<br />

WATCH FOR KIDS WHILE DRIVING<br />

The roads are once again crawling with school busses, teenage drivers<br />

and kids in the crosswalk, so please slow down when going through the<br />

neighborhood. Now that kids will be back on their way to school, it’s time<br />

to double and triple check those intersections, just when you think it’s all<br />

systems go, a late for school student will magically appear out of nowhere<br />

and dart across the street when you least anticipate it. Thank you!<br />

BUDGET AND HOMEOWNER INPUT<br />

Your all-volunteer Board of Directors is here to serve you. Meetings are held<br />

monthly at the clubhouse on Greenhouse, always on the third Tuesday at<br />

7:00 PM Please plan to attend in person and/or provide your input via email<br />

to MGMT@KPMmanagement.com or call 281-685-3090.<br />

Your input can be a driving force in the annual budget decisions, primarily helping<br />

the Board understand what the neighborhood would like to see in regards to<br />

future capital improvement projects. You can also influence all sorts of future<br />

decision making processes, simply by providing input at or before meetings.<br />

Finally, if you are truly interested in dedicating some of your time to our<br />

community, consider serving on the Board of Directors in the future. Let the<br />

management company know you are interested and if there is an interim<br />

opportunity, the Board might be able to elect you directly or you could get your<br />

name on the ballot for the annual meeting in February. See a need for a special<br />

committee or volunteer-driven project? Don’t hesitate to bring it up and help<br />

recruit additional help.<br />

PARKING CARS IN THE STREET<br />

We realize it is sometimes necessary to park your cars in the street. The<br />

neighborhood bylaws prohibit the parking of inoperable vehicles in the<br />

street and operable vehicles are expected to be regularly used/moved when<br />

parked there. We ask that you do your best to be aware of your neighbors’<br />

driveways when parking streetside, so you do not block their ability to safely<br />

get in and out. Also, please try not to park directly across from a driveway, as<br />

this is a common cause of accidents. While we all should take extra caution<br />

when backing out, we are creatures of habit and we tend to get into a routine<br />

and in a hurry, so we might not notice that there is a new obstacle waiting<br />

for us across the street. That scene has played out on a number of occasions<br />

already. Thanks in advance for continuing to look out for each other.<br />

RECEIVE A DEED RESTRICTION VIOLATION LETTER?<br />

KPM Management is the company hired by our neighborhood association to<br />

manage many aspects of our deed-restricted community. They provide many<br />

accounting, administrative and consulting services that help to increase<br />

safety and maximize our property values, while working with the all-volunteer<br />

Board of Directors to keep our annual dues at a minimum. As a result, they<br />

are expected to patrol the neighborhood throughout the month, on varying<br />

days to look for deed restriction violations. In general, we ask them to<br />

generate the first “reminder” letter automatically when they see a violation<br />

or whenever they confirm one, which came from a neighbor complaint. If you<br />

have a unique situation, which might result in the need to temporarily violate<br />

the deed restrictions, please give them a call at 281-685-3090 and let them<br />

know the situation and the expected time frame, so we can avoid the issuance<br />

of any unnecessary letters. Keep in mind, occasionally mistakes are made and<br />

the wrong address receives a letter - the best thing to do in this and all other<br />

situations is to contact the management company to make them aware of the<br />

mistake and/or to let them know that you have either corrected the situation or<br />

need a temporary exemption from the covenant.<br />
