Deed Restriction Reminders<br />

TREES: Dead trees and/or missing trees are a violation of your deed<br />

restrictions. If tree stakes are not attached to the tree or if the ties are<br />

an inch or two into the tree - they need to be removed. Thank you for<br />

helping to keep our community a beautiful place to live!<br />

FISHING IN THE LAKES: Not permitted at any time. Please refrain from<br />

this activity.<br />

BASKETBALL GOALS IN STREET: While basketball goals are permitted in<br />

your driveway while being used, they are not allowed in the streets. Please<br />

refrain from blocking the ingress/egress of traffic or emergency vehicles.<br />

TRASH CANS: Please be sure to keep all garbage in a proper receptacle<br />

with a securable lid to prevent pets and/or wind from creating a mess in our<br />

community. Trash cans must also be kept sanitary and out of public/street<br />

view in-between trash pickup days. Residents are permitted to set their<br />

trashcan(s) out after 6 PM the evening before their respective trash pickup<br />

days, but they must be out of public/street view the same day of pickup. The<br />

Association would also like to remind residents not to litter. Please join our<br />

efforts in keeping <strong>Stone</strong> <strong>Gate</strong>, Canyon Lakes West and Miramesa a beautiful<br />

place to live by disposing of your trash in the proper waste receptacles.<br />

AMENITIES: <strong>Stone</strong> <strong>Gate</strong>, Canyon Lakes West and Miramesa share<br />

amenities. All residents are welcome to utilize all amenities. The finger<br />

reader is for Canyon Lakes West and Miramesa amenities ONLY. <strong>Stone</strong><br />

<strong>Gate</strong> will continue to have access card readers. As a reminder, all guests<br />

MUST BE ACCOMPANIED by a RESIDENT (18 or older) to use the facilities.<br />

Notice Of Fine Policy<br />

The Board of Directors of the S-G Owners Association (herein referred<br />

to as “Association”) has been granted the responsibility to conduct,<br />

manage and control the affairs and business of the Association and to<br />

adopt reasonable rules and regulations governing among other things,<br />

the use of Association property and/or the Lots/Units. The Board is also<br />

responsible for enforcing the Declarations of the Covenants, Conditions<br />

and Restrictions (hereinafter referred to as “Declaration”).<br />

The Board of Directors adopted a fine policy on July 17, 2017. The fine<br />

policy now allows for the Association to impose fines for deed restriction<br />

violations of up to $100 per day.<br />

The following packet includes a copy of the fine policy for your specific<br />

association. The following steps will be performed using the approximate<br />

time frames below:<br />

Notice Of Collection Policy<br />

The Board of Directors of the S-G Owners Association (herein referred<br />

to as “Association”) has been granted the responsibility to conduct,<br />

manage and control the affairs and business of the Association and to<br />

adopt reasonable rules and regulations governing among other things,<br />

the use of Association property and/or the Lots/Units. The Board is also<br />

responsible for enforcing the Declarations of the Covenants, Conditions<br />

and Restrictions (hereinafter referred to as “Declaration”).<br />

The Board of Directors has revised the assessment collection policy as<br />

adopted on November 8, 2017. The revision of the policy now allows for<br />

the Association to report owners that are delinquent to the credit bureau.<br />

This following packet includes changes to the collection policy for your<br />

specific association. The Board of Directors and Associa PMG Houston<br />

are working toward standardizing collections in order to create a more<br />

professional and proficient collections department. This will ensure<br />

the homeowners and Board members are provided the best possible<br />

customer service experience we can provide for your association.<br />

Included in the packet, you will find practices and procedures in order<br />

to collect delinquent assessments. The packet also includes and defines<br />

delinquencies and late charges, payment information and general<br />

provisions provided for your association. The following steps will be<br />

performed using the approximate time frames below:<br />

After all steps have been completed, if the homeowner remains<br />

delinquent, the account shall be turned over to the association’s<br />

attorney for collection. Once an account is at attorney status, the<br />

homeowner must work with the attorney’s office in order to bring their<br />

account current. Standardizing the collection process and defining the<br />

stipulations and procedures will benefit the association by collecting<br />
