Dear Residents<br />

As the days are getting longer and in<br />

general a bit warmer, we realise that<br />

we are past the middle of <strong>2018</strong> already.<br />

With the midyear school holidays a thing<br />

of the past and everyone back to their<br />

normal routines, I felt it’s a good time<br />

to provide a short overview of where we<br />

are as an Estate.<br />

Our number one concern as an HOA<br />

remains speeding! We have embarked<br />

on an awareness campaign using the<br />

SMS communication system and will<br />

be sending constant reminders to all<br />

residents and contractors of this critical<br />

aspect. The speed limit throughout<br />

the Estate is 30 km/h. We receive<br />

daily complaints from residents who<br />

experience and/or observe excessive<br />

speeding by residents, guests, security<br />

personnel and contractors. Thank you<br />

to each and everyone who informs us<br />

and sends through pictures – we can<br />

unfortunately at this stage not link<br />

vehicles to resident addresses but hope<br />

to do so during the soon to be launched<br />

re-registration and enrolment process.<br />

As an HOA we make a specific plea to<br />

those with sportscars and superbikes<br />

to please be cautious we know your<br />

machines are impressive but trying to<br />

set land-speed records in the Estate is<br />

extremely dangerous - please keep to<br />

30 km/h within the gates of the Estate.<br />

Parents, please communicate the<br />

importance of safe road usage to<br />

your children, nannies, au pairs and<br />

caretakers. We have experienced<br />

several incidents recently where<br />

youngsters sit in the middle of the<br />

roads (on traffic circles) or stroll in<br />

groups in the roads with their backs to<br />

oncoming traffic, generally not paying<br />

any attention to the traffic around<br />

them. We acknowledge the lack of<br />

walkways along Royal Albatross – the<br />

prices obtained by the developer some<br />

time back are being updated so that<br />

the construction of these walkways<br />

can commence without delay. This<br />

will see a walkway extending from<br />

Reddford House to the clubhouse<br />

along the game reserve side of Royal<br />

Albatross. Over time the planted trees<br />

will grow to provide a shaded canopy<br />

for pedestrians using the walkway.<br />

I WANT TO BUILD A HOUSE.<br />

WHERE DO I START?<br />

1. CAN I AFFORD TO BUILD ?<br />

Most people can’t build a new home<br />

without a home loan, and yet people start<br />

the process of buying a stand and drawing<br />

up plans without any idea what they can<br />

afford and whether they will be granted a<br />

loan or not. A great deal of unnecessary<br />

expenses and anxiety can be avoided if<br />

prospective homeowners get a loan prequalification<br />

from their banks or through<br />

bond originators such as BetterBond. This<br />

will confirm you budget and your financial<br />

credibility to builders and realtors.<br />

2. WHERE/ HOW DO I GET A<br />

BUILDING CONTRACTOR?<br />

Word of mouth is of course always the best<br />

referral. Once you have met with two or<br />

three builders, it is wise to view some of their<br />

previous work and even some of the current<br />

projects. It is very important to only use a<br />

builder who is registered with professional,<br />

well-known organisations. In South Africa,<br />

there are two primary building associations,<br />

The Master Builder’s Association of South<br />

Africa (MBSA) and National Home Builders<br />

Registration Council (NHBRC). By law, all<br />

home builders have to be registered with<br />

the NHBRC and have to comply with their<br />

building quality standards.<br />

In order to protect your investment and the<br />

overall aesthetics of The Hills, the HOA<br />

maintains a list of contractors who previously<br />

did not comply with the building guidelines<br />

- this can be made available to avoid building<br />

3. DO I NEED PLANS BEFORE I CAN MEET<br />

WITH BUILDERS?<br />

The long-standing theory of “design first and<br />

then get quotes from contractors” is giving way<br />

to a much more efficient and effective idea of<br />

“it’s a team effort”. In the long run, it takes the<br />

collaboration of three key participants to realise<br />

the client’s dream home in the most economical<br />

and time-efficient manner. The future homeowner<br />

provides a well-defined direction based on needs,<br />

wants, priorities and fancies for their dream home<br />

along with the framework of time and budget. The<br />

architect will then be able to draw up an “informed<br />

design” based on the stand, function, aesthetics<br />

and the client’s primary desires. Architects are<br />

there to interpret a client’s “dream home” into a<br />

design that is both functional and aesthetically<br />

pleasing, but don’t necessarily monitor expected<br />

construction costs. An experienced contractor<br />

will then bring to the party the know-how of the<br />

construction process (alternatives, budget and<br />

schedule) and will be able to provide an ongoing<br />

cost analysis, suggest changes and will therefore<br />

be able to help keep the evolving plans within<br />

investment considerations.<br />

4. WHAT’S <strong>THE</strong> VIBE<br />

“Good communication is the bridge between<br />

confusion & clarity” - Nat Turner<br />

Clear communication is the golden rule of any<br />

good relationship. In the case of building your<br />

new home, communication doesn’t only start<br />

after the contract is signed. Rather, it begins the<br />

very first time you meet with the builder. Fairly<br />

hard and costly decisions need to be made and<br />

details finalised during the construction process<br />

and usually within a strict timeline. Building your<br />

new home is a very personal and often ‘emotional’<br />

process, it is therefore essential that there is open<br />

communication between the contractor and the<br />

client from start to finish. If you have uncertainties<br />

or concerns, make sure to choose a contractor who<br />

will be willing to help you through this process.<br />

A helpful contractor is open to ideas but will also<br />

contribute with his own recommendations.<br />

GARDENING<br />

The advantages of planting<br />

indigenous plants in the gardens are<br />

the following:<br />

The region’s wildlife is adapted to the indigenous<br />

flora.<br />

Nests are built in thorn trees, butterfly larvae<br />

utilise specific indigenous host plants, predators<br />

and pests on indigenous plants have established a<br />

balance over thousands of years, and pollinators are<br />

specially adapted to serve the indigenous flora.<br />

Exotic plants are often spectacular in appearance,<br />

but remain generally sterile for wildlife. Beautiful<br />

exotic trees, such as the silver birch, may provide<br />

form and texture to the garden, but birds seldom<br />

nest in them.<br />

The attached list of plants, trees and shrubs is a list<br />

of trees and shrubs that occur in the wildlife area in<br />

The Hills. All the trees are indigenous and some of<br />

the trees are endemic to the Bronberg area. If these<br />

plants are planted in the gardens, the wildlife will<br />

naturally move from the eco area to the gardens to<br />

nest and feed.<br />

Indigenous plants are adapted to the region’s<br />

climatic conditions and many are, for example,<br />

stimulated to flower and fruit in our hot summers<br />

and become dormant during the winter. The<br />

climatic adaptation has led to the growth of our<br />

large floral diversity.<br />

Indigenous plants generally require far less<br />

maintenance than imported varieties, which may<br />

constantly require treatment with pesticides and<br />

fungicides.<br />

Many exotic plants like roses, require constant care,<br />

demanding spray programmes and annual pruning.<br />

Residents are reminded of the list of<br />

trees and plants that are allowed to be<br />

planted in gardens within The Hills.<br />

The HOA retain the right to request<br />

the removal of any plants planted in<br />

private gardens that do not meet these<br />

guidelines. This includes roses planted<br />

in the ground and not in planting<br />

containers.<br />

be so much more. Even<br />

if it is narrow, it is a<br />

Paint: Paint the step risers a striking colour,<br />

or better yet, paint each step riser a different<br />

colour. Ombré steps are trending at the<br />

moment.<br />

Tiles: Mosaic and other decorative tiles<br />

are ideal on step risers. They can give your<br />

home a European feel and complement your<br />

staircase.<br />

Walk-through gallery: Use your stairway as<br />

a walk-through gallery where you showcase<br />

things that tell a story about you i.e. a<br />

souvenirs, vintage or music instrument<br />

collectables.


Bookshelves: A very clever and beautiful way to<br />

utilise unused space on your stairway walls are by<br />

adding shelves for your collection of books. They<br />

will be easy accessible, yet out of the way.<br />

HOME DÉCOR<br />

Landing<br />

Bold, statement art: Use this space to showcase<br />

a striking piece, or pieces of art. Like a big,<br />

bold painting or several smaller pieces of art,<br />

sculptures or decorative wall art.<br />

Quiet nook: If you have the space for it, the<br />

staircase landing is a good place to create a nook<br />

with a chair, small couch etc. with some reading<br />

material and complementary décor.<br />

Chandelier: Striking lighting can not only create<br />

Herbs are so versatile. Chances are if you<br />

shop at Checkers you have stacks of seeds<br />

waiting to be planted. With planting season<br />

starting in August, we think it could be a<br />

good idea to get started on your herb garden<br />

this month. It could be a fun family activity<br />

for you and the kids.<br />

As winter is finally turning into spring, we at<br />

Studious Aesthetics are working harder than ever<br />

to assist the Estate Management, homeowners<br />

and their architects in making The Hills the<br />

benchmark for future residential developments.<br />

good, relevant architecture that<br />

is in the best interest of yourself<br />

and the Estate. To successfully<br />

achieve this, we rely largely on<br />

the homeowner, the architect<br />

and the building contractor to<br />

work together.<br />

Therefore, please make sure you understand the<br />

following processes and guidelines:<br />

1. Deviations from approved plans.<br />

Every plan submitted to the aesthetics committee<br />

is meticulously evaluated by the Aesthetics<br />

Committee. A checklist (Form B) is used by our team<br />

of professional architects to check that the house<br />

complies with the latest architectural guidelines of<br />

the Estate. Once the plan is approved, no changes<br />

may be made on site without the prior approval of<br />

the Aesthetics Committee.<br />

It is of utmost importance that you as a homeowner<br />

instruct the building contractor that no deviation<br />

from the approved plan is allowed. Illegal changes<br />

made to the structure without approval will lead<br />

to penalty levies and a delay in obtaining the final<br />

completion certificate. Plans would now have to be<br />

updated and resubmitted to our office for evaluation.<br />

There is no guarantee that retrospective amendments<br />

will be approved so the risk remains with the owner<br />

for any unapproved amendments.<br />

“What is the correct process to follow if I would like<br />

to change or amend my house during construction?”<br />

Firstly, you need to instruct your architect to launch<br />

an Amendment/Alteration Application on your<br />

behalf to our office. This is a one week process<br />

(Friday to Friday), and the architect will have to<br />

provide the following:<br />

• One set working drawings showing the proposed<br />

alteration, including updated 3D renderings where<br />

the proposed changes/amendments affect any façade<br />

of the structure.<br />

• A completed Form F (available on our website)<br />

listing the changes for which you seek approval.<br />

• Proof of payment of the evaluation fee (R1500)<br />

If the proposed change alters the total area of<br />

the house, plans would have to go to the local<br />

Municipality for approval as well. If the changes are<br />

merely aesthetic, then the approval of the Aesthetics<br />

Committee is the only requirement. The decision of<br />

the Aesthetics Committee is final.<br />

2. Service/sewer ducts:<br />

In the Hills, all sewer/service ducts must be designed<br />

to be internal and may not protrude past the exterior of the external walls.<br />

These ducts must be bricked-in with non-decorative access panels at the<br />

junctions only.<br />
