Greetings!<br />
The theme of the fourth quarter newsletter is<br />
Technology, so in the interest of being a team player<br />
I thought I would contribute at least a bit to the theme.<br />
Toward that end, let me begin with two quotes:<br />
“Technology is nothing.<br />
What’s important is that you have<br />
a faith in people, that they’re<br />
basically good and smart, and if<br />
you give them tools, they’ll do<br />
wonderful things with them.”<br />

device, each of us is tasked in some way with recruiting,<br />
developing, being responsive to, collaborating with and<br />
getting along with people from all walks of life, all day<br />
long. We’re only successful to the point that we interface<br />
well with other people.<br />
So, one more quote to help me make my point:<br />

I love technology. I think we all agree that it has made<br />
us better at everything we do and offers us limitless ways<br />
to rethink and expand the experiential nature of what<br />
office is and does for our users.<br />
The point I attempt to make here is to enthusiastically<br />
encourage the embrace of technology, but at the same<br />
time, remind that it’s only valuable to the extent that it<br />
makes us better at our core mission and doesn’t become<br />
the mission itself at the expense of the people it should<br />
be designed to serve.<br />
I really like these quotes because the two most iconic<br />
technology personalities who have ever walked the planet<br />
de-emphasize technology to the point that they define<br />
it as “just a tool” and highlight instead the importance<br />
of “people.”<br />
And as property management professionals, vendors,<br />
contractors and consultants working in the built environment,<br />
we are necessarily all about all manner of people,<br />
all day long. No matter how much we love new apps, the<br />
latest energy management software or the newest Apple<br />
Emotional Intelligence<br />
I should mention that because this is the fourth<br />
quarter newsletter, it’s the last article I have the privilege<br />
of offering for your consideration as my year of serving<br />
as your President ends.<br />
It’s been fun to opine on the quarterly theme as well as<br />
one-off topics while I basically ignored writing about the<br />
happenings of <strong>Houston</strong> <strong>BOMA</strong>. Tammy and the amazing<br />
<strong>BOMA</strong> staff are so much better at that than I could ever<br />
be, so for me at least, it’s been interesting to use my space<br />
technology<br />

to attempt to till new ground, spur a thought process<br />
and to try to avoid being repetitive.<br />
In quarter one, we covered embracing change, in<br />
quarter two, it was various ways for members to contribute<br />
to <strong>BOMA</strong>, and in quarter three, responsibility as it<br />
relates to generational influences in the workplace. Many<br />
of you were generous in your response to these missives<br />
and I appreciate that.<br />
So, for my last article, I’ve been thinking about logic<br />
and common sense, the way the two intersect and relate<br />
to people management, and why our quality of life seems<br />
to decrease when either one is in short supply in us or in<br />
those around us.<br />
According to Daniel Goleman, an American psychologist<br />
who helped to popularize emotional intelligence,<br />
there are five primary elements involved:<br />
• Self-awareness.<br />
• Self-regulation.<br />
• Motivation.<br />
• Empathy.<br />
• Social skills.<br />
To me, because it’s so hard to change behavior, we can<br />
focus on just the first two bullets to make it easier and<br />
create an equation like:<br />
A few underlying premises:<br />
• Logic and common sense aren’t the same thing<br />
• Common sense only works to the extent it is<br />
applied with logic<br />
• Emotional Intelligence is the linkage of logic<br />
and common sense<br />
So why would I be thinking about this? Many times<br />
a day (and this is probably true for all of us) I encounter<br />
a situation where someone around me behaves in a<br />
way that runs counter to a common sense or logical<br />
approach, and as a result, erodes my quality of life. It<br />
could be the guy in traffic behind me who speeds up<br />
when I turn on my blinker to signal my lane change<br />
or the lady at the restaurant who cuts my breakfast<br />
sandwich in unequal halves (I know, it still tastes the<br />
same, but…) or the guy in the lobby talking on his<br />
phone in speaker mode so I have to hear both sides<br />
of his uninspired conversation.<br />
I just think if we’re ever going to end this madness,<br />
that we must be willing to talk openly about the need to<br />
elevate our emotional IQs when it comes to managing,<br />
developing and interacting with people.<br />

Really, that’s about it, right? I mean, with just a little<br />
awareness along with even, mild impulse control, the guy<br />
behind me in traffic will let me slide over so I don’t have<br />
to floor it while simultaneously telling him he’s number<br />
one, my favorite breakfast chef will cut my sandwich<br />
down the middle so both halves fit better in the little salsa<br />
cup I have to dip them in, and the guy in the lobby on his<br />
phone will realize he can use his headphones instead of<br />
his speaker and talk with his inside voice to spare me and<br />
others his after-work plans.<br />
I’m sure we could all think of a few examples where<br />
higher emotional IQ would be nice in our work and<br />
<strong>BOMA</strong> committee and meeting environments as well.<br />
Thanks again everybody for being such awesome<br />
<strong>BOMA</strong> members in <strong>2018</strong>. Overall membership, attendance<br />
at member events and committee involvement were<br />
off the charts this year which speaks loudly to the value<br />
you place on “your” organization.<br />
Finally, I want to extend a very public thank you to<br />
Tammy and the stellar <strong>Houston</strong> <strong>BOMA</strong> staff. Our local<br />
<strong>BOMA</strong> sets a high bar for all others and that is in no small<br />
part attributable to the <strong>BOMA</strong> staff commitment to serve<br />
our membership with across the board excellence.<br />

Technology Takeover Wrap Up<br />

In response to improving in-building cellular coverage,<br />

The Future of <strong>Houston</strong> <strong>BOMA</strong>’s TOBY Program<br />
To better serve our members, <strong>Houston</strong> <strong>BOMA</strong> is adjusting the schedule for our TOBY Program<br />
from being offered annually to occurring every three years. As such, the program will take a hiatus<br />
for the 2019 and 2020 TOBY cycles, and <strong>Houston</strong>’s next TOBY Program will be held in 2021, with<br />
applications opening in 2020. By limiting the TOBY Program to every three years, buildings will<br />
have more time to plan and prepare for competing in this prestigious awards competition.<br />
If any building desires entry into the International TOBY competition prior to 2021, <strong>Houston</strong><br />
<strong>BOMA</strong> will make the necessary provisions of entering the building for TOBY consideration, just<br />
let us know! Interested TOBY entrants can fill out an application on our website, and <strong>BOMA</strong><br />
staff and local TOBY judges will help guide buildings through the competition. Although there<br />
will not be a local awards ceremony held by <strong>Houston</strong> <strong>BOMA</strong> during the hiatus, members can still<br />
move on to compete in regional and International competition as normal. We will continue to host<br />
workshops each year to assist any member interested in entering the TOBY Awards Competition.<br />

For commercial real estate professionals,<br />

“Onvation is the app that powers your restroom. No longer do you<br />
spend time and resources walking into a restroom that doesn’t require<br />
service,” says Jason Mock, CBRE. “With their powerful platform, powered<br />
by IBM, smart sensors now tell you which exact dispensers need replenishing<br />
and when. To make the data more powerful, it keeps track of restroom<br />
use so that you respond to higher volume restrooms first. This allows you<br />
to properly allocate resources which saves time and money and increases<br />
tenant satisfaction.”<br />
Disaster Preparedness and Management<br />
“I have had the privilege of working with Curtis Massey,<br />
developer of Massey Disaster Planning, ever since the<br />
program was a hard copy binder as far back as the late<br />
90’s. Now that there is an ‘app for that,’ I’m thrilled. My<br />
team and I have access to the Massey app on our mobile<br />
devices, as well as our desktops. Instant access to critical<br />
building information is just a few clicks away. Now that<br />
the City of <strong>Houston</strong> Fire and Police departments have<br />
access to buildings that are on-line, we feel more secure<br />
that should an emergency event occur in downtown<br />
<strong>Houston</strong>, first responders will have the information they<br />

Industrial property manager Kathy Carter, Stream, likes using<br />
Site Audit Pro to make managing site audits and inspections easy.<br />
Kathy says, “The app is customizable for each client, buildingor<br />
tenant-specific, and can be used for property inspections,<br />
move-ins and move-outs. The app allows you to take photos,<br />
make comments and appoint several service providers to handle<br />
to different issues onsite.”<br />
Electronic Access<br />
“KastlePresence allows us to utilize Bluetooth technology that<br />
enables the user a hands-free building access option. When a<br />
tenant has added the Bluetooth option to their badge profile and<br />

Futurama<br />

I had a small epiphany the<br />
other morning at home, cozy<br />
in my favorite chair, browsing<br />
through news on my social<br />
media accounts. While I was<br />
busy catching up with overnight<br />
world events, I had my Roomba<br />
busy vacuuming, my Braava was mopping my kitchen<br />
floor, I told Alexa to adjust the lights and play some<br />
70’s rock, all while I waited on Instacart to deliver my<br />
groceries. It was at that moment I had the realization<br />
that life had been taken over by technology, and I<br />
asked myself, what is wrong with this picture? Have<br />
the machines finally taken over?<br />
Don’t get me wrong, I wasn’t so concerned that I<br />
leaped out of the chair and started doing housework.<br />
…our lives had indeed<br />
slowly and stealthily been<br />
taken over by the machines.<br />
Conversely, I thought that it would be fantastic if<br />
someone invented a device that would effortlessly<br />
clean bathtubs and toilets as well. And why hasn’t that<br />
happened already?<br />
Nevertheless, the moment did wake me up to the<br />
fact that our lives had indeed slowly and stealthily been<br />
taken over by the machines. New developments arrive almost ninja-like, and are<br />
readily embraced as the newest and best thing to make our lives better than ever.<br />
So too is the case with commercial real estate. I was fascinated to explore a lot of<br />
advanced technology and innovation coming to a building near you at the <strong>BOMA</strong><br />
Annual Conference and Expo in San Antonio:<br />
IoT. Internet of Things technology within building operations is changing forever<br />
the way energy, water, heating, ventilation, maintenance and security are supplied<br />
and utilized. Smart lighting, temperature, metering, and sensor systems improve<br />
operational performance and lower costs. Remote monitoring creates efficiencies<br />
and allows for failure avoidance through early detection of problems. The number<br />
of software programs that make property management “faster and easier”<br />
is staggering.<br />
Wellness. Such a buzzword these days, and the popularity of corporate wellness<br />
programs was evident in the number of exhibitors promoting nutrition and<br />
fitness programs and services to the CRE marketplace. Corporations want their<br />
employees to be healthy and happy and the CRE environment is key to providing<br />
the avenues to satisfy those needs.<br />
Robots. There a robots for everything from security patrols to floor cleaning.<br />
Impressive were the demonstrations of these machines that literally eliminate<br />
many “human” jobs and the costs that come with them. You may see a robot<br />
toppled over, but you’ll never catch one sleeping on the job. You can catch the<br />
security robots in action at our very own Brookfield Properties.<br />
Transportation. Advances in technologies for efficient, and artsy, bicycle<br />
storage were on display with bike maintenance stations being the stars of the<br />
show. Commuter and transportation solutions such as solutions for integrating<br />
rideshare into your traffic patterns were also available.<br />

Food. An odd item for a technology piece, but the availability and variety of food choices is more<br />
important than ever to entice and satisfy tenants. The deli of the past is no longer attractive to today’s<br />
foodies, and there are more options than ever to outsource the delivery of food and beverage to your<br />
tenants. There were at least five different vendors providing tenant food options for CRE.<br />
The Smell Experience. Once considered only something hotels did, CRE is quickly adopting the<br />
experience of scent to create a sense of well-being in office buildings. Like hotels have been doing for<br />
some time, being greeted with a pleasant fragrance when entering a property can create a positive<br />
experience for tenants and visitors. Exhibitors were on hand that would allow you to develop your<br />
building or company’s own signature brand scent.<br />
Parcel Handling. Our new online retail habits are creating quite challenge for CRE managers<br />
on how to safely handle the increasing quantity of packages entering our buildings every day. There<br />
were several vendors on hand with new and efficient locker solutions designed to take the pain out<br />
of package delivery issues.<br />
It’s an exciting time to witness the advances available to the commercial real estate world these<br />
days. And as technology evolves, tenant’s technology needs will continue to change faster than we<br />
can reinvent ourselves and our shared spaces. So, as we march bravely forward into the future that<br />
is ours, here’s praying that the electricity that drives it all never fails. n<br />

There are exciting things happening in Greenway Plaza. Lifetime Fitness is adding<br />
all-new state-of-the-art facilities, the Hub got a facelift and acclaimed tenants, and the<br />
gorgeous new outdoor space is filled with people every day. But here at the <strong>Houston</strong><br />
<strong>BOMA</strong> office, we’ve been most excited about our new neighbor, Fusion Eats. After eating<br />
at the establishment’s food truck namesake, Fusion Taco, we were hooked and anxiously<br />
awaited the restaurant’s grand opening. Does the new brick and mortar location of the<br />
beloved taco truck measure up to the rest of Greenway Plaza’s new features? Read on to<br />
find out.<br />
Atmosphere: O O O O O<br />
The space is perfect for almost anything. Small tables accommodate many weekday<br />
lunch patrons, while bigger tables – and wi-fi – are great for hosting mid-afternoon<br />
meetings, and the bar is the perfect place to wait for afternoon traffic to die down.<br />
The unique light fixtures and pops of color make it feel modern and inviting, while<br />
floor-to-ceiling windows add plenty of natural light.<br />
Drink: O O O O O<br />
The cocktail menu is impressive for a space that mostly serves the weekday lunch<br />
crowd. A wide selection of tequila, beer, wine and even whiskey makes it worth visiting<br />
after office hours. For lunch, try the real cane sugar craft sodas for a treat.<br />
Food: O O O O<br />
Fusion Eats specializes in – you guessed it! – fusion cuisine, with Pan-Asian and South<br />
American influences. Our favorites include the Chicken Tikka Masala (served on naan<br />
bread), Tex-Mex Angus Steak, Grilled “Thai” Chicken and Tempura Local Shrimp tacos.<br />
We only wish they’d double up on corn tortillas, which are too thin to hold some of the<br />
heavier ingredients together. The best part about the menu is that it can accommodate<br />
just about anyone, with tons of vegetarian options, such as the cheesy, delicious<br />
Queso Melt tacos (available in sweet corn or cremini mushroom versions), and<br />
flavorful, generous salads. You can even request your taco in a lettuce wrap or bowl<br />
to make it gluten-free and low-carb.<br />
Service: O O O O<br />
The staff is always smiling and ready to help, but service is slow at times and lunch<br />
lines get long. Results vary with to-go orders: sometimes they’re ready right away, other<br />
times it’s a longer wait. We love the staff’s friendliness, but if you’re in a hurry, you may<br />
want to avoid peak lunch times. n<br />
