Technology and Emotional Intelligence are our Friends
President’s
Message
Jack Gregoire,
CPM
Parkway
Properties, Inc.
Greetings!
The theme of the fourth quarter newsletter is
Technology, so in the interest of being a team player
I thought I would contribute at least a bit to the theme.
Toward that end, let me begin with two quotes:
“Technology is nothing.
What’s important is that you have
a faith in people, that they’re
basically good and smart, and if
you give them tools, they’ll do
wonderful things with them.”
— Steve Jobs
“Technology is just a tool.
In terms of getting the kids
working together and motivating
them, the teacher is the
most important.”
— Bill Gates
device, each of us is tasked in some way with recruiting,
developing, being responsive to, collaborating with and
getting along with people from all walks of life, all day
long. We’re only successful to the point that we interface
well with other people.
So, one more quote to help me make my point:
“Technology is a
useful servant but a
dangerous master.”
— Christian Lous Lange
I love technology. I think we all agree that it has made
us better at everything we do and offers us limitless ways
to rethink and expand the experiential nature of what
office is and does for our users.
The point I attempt to make here is to enthusiastically
encourage the embrace of technology, but at the same
time, remind that it’s only valuable to the extent that it
makes us better at our core mission and doesn’t become
the mission itself at the expense of the people it should
be designed to serve.
I really like these quotes because the two most iconic
technology personalities who have ever walked the planet
de-emphasize technology to the point that they define
it as “just a tool” and highlight instead the importance
of “people.”
And as property management professionals, vendors,
contractors and consultants working in the built environment,
we are necessarily all about all manner of people,
all day long. No matter how much we love new apps, the
latest energy management software or the newest Apple
Emotional Intelligence
I should mention that because this is the fourth
quarter newsletter, it’s the last article I have the privilege
of offering for your consideration as my year of serving
as your President ends.
It’s been fun to opine on the quarterly theme as well as
one-off topics while I basically ignored writing about the
happenings of Houston BOMA. Tammy and the amazing
BOMA staff are so much better at that than I could ever
be, so for me at least, it’s been interesting to use my space
technology
page 2
to attempt to till new ground, spur a thought process
and to try to avoid being repetitive.
In quarter one, we covered embracing change, in
quarter two, it was various ways for members to contribute
to BOMA, and in quarter three, responsibility as it
relates to generational influences in the workplace. Many
of you were generous in your response to these missives
and I appreciate that.
So, for my last article, I’ve been thinking about logic
and common sense, the way the two intersect and relate
to people management, and why our quality of life seems
to decrease when either one is in short supply in us or in
those around us.
According to Daniel Goleman, an American psychologist
who helped to popularize emotional intelligence,
there are five primary elements involved:
• Self-awareness.
• Self-regulation.
• Motivation.
• Empathy.
• Social skills.
To me, because it’s so hard to change behavior, we can
focus on just the first two bullets to make it easier and
create an equation like:
A few underlying premises:
• Logic and common sense aren’t the same thing
• Common sense only works to the extent it is
applied with logic
• Emotional Intelligence is the linkage of logic
and common sense
So why would I be thinking about this? Many times
a day (and this is probably true for all of us) I encounter
a situation where someone around me behaves in a
way that runs counter to a common sense or logical
approach, and as a result, erodes my quality of life. It
could be the guy in traffic behind me who speeds up
when I turn on my blinker to signal my lane change
or the lady at the restaurant who cuts my breakfast
sandwich in unequal halves (I know, it still tastes the
same, but…) or the guy in the lobby talking on his
phone in speaker mode so I have to hear both sides
of his uninspired conversation.
I just think if we’re ever going to end this madness,
that we must be willing to talk openly about the need to
elevate our emotional IQs when it comes to managing,
developing and interacting with people.
self-awareness
+ self-regulation
= filter
Really, that’s about it, right? I mean, with just a little
awareness along with even, mild impulse control, the guy
behind me in traffic will let me slide over so I don’t have
to floor it while simultaneously telling him he’s number
one, my favorite breakfast chef will cut my sandwich
down the middle so both halves fit better in the little salsa
cup I have to dip them in, and the guy in the lobby on his
phone will realize he can use his headphones instead of
his speaker and talk with his inside voice to spare me and
others his after-work plans.
I’m sure we could all think of a few examples where
higher emotional IQ would be nice in our work and
BOMA committee and meeting environments as well.
Thanks again everybody for being such awesome
BOMA members in 2018. Overall membership, attendance
at member events and committee involvement were
off the charts this year which speaks loudly to the value
you place on “your” organization.
Finally, I want to extend a very public thank you to
Tammy and the stellar Houston BOMA staff. Our local
BOMA sets a high bar for all others and that is in no small
part attributable to the BOMA staff commitment to serve
our membership with across the board excellence.
As the old saying
goes, “Time is money.”
A study conducted by
SignalBoosters.com
discovered U.S. companies
lose up to $9 billion a
year due to poor cellular
reception.
Paid Desk Vacation
Employees drop nearly
10 calls a day because of
a lack of consistent
reception. They try nearly
3 times and spend 11
minutes each day to
reconnect on important
tasks and calls.
The compounding
effect of losing time
trying to find a signal,
reschedule, call back,
and generate an outcome
2018 In-Building Mobile Connectivity Report
Sponsored Article
Key Findings:
1. The average US employee spends
up to 44 hours a year dealing
with poor cellular coverage.
2. The average US employer pays
$6,375.89 per employee due to
dropped calls, slow internet,
and reconnect time.
3. Companies with a commercial
signal boosting solution are
3x more likely to have stellar
signal which leads to greater
productivity and potential
revenue.
amounts to a minimum of 44 hours lost for every employee each year.
This is especially crucial for companies with a large sales/customer
support department, because time lost is a threefold problem: salary paid
to the employees unable to do their work, a loss of potential revenue during
the downtime, and frustration toward employers who are not providing the
best environment and tools.
UnBonus Money
For 8 out of 10 companies, there is a possibility to lose potential business
due to dropped calls and poor connectivity. Over 55% of companies agree
they’re more than likely to lose potential business when employees can’t
make calls or use internet on their smartphones.
Over 93% of companies say that productivity would
increase if they had robust and dependable 3G and
4G LTE service.
Which means potential revenue gain if a company has
exceptional cellular coverage goes up to $5,335.39 per
employee. When combined with salary paid during downtime,
it’s $6,375.89 loss per employee.
Employee First
In response to improving in-building cellular coverage,
many companies are turning to commercial signal boosting
solutions provided by the carriers or reputable installation
teams like SignalBoosters.com.
Companies with a signal booster reported
the following:
1. 88% said a signal booster had high impact on their
productivity.
2. Employee complaints, poor connectivity, and dropped
calls were the top 3 reasons for installing a signal booster.
3. The average employee with an in-building wireless signal
booster potentially produces from 6 to 13% more
revenue (up to $718.36 per year). n
The Future of Houston BOMA’s TOBY Program
To better serve our members, Houston BOMA is adjusting the schedule for our TOBY Program
from being offered annually to occurring every three years. As such, the program will take a hiatus
for the 2019 and 2020 TOBY cycles, and Houston’s next TOBY Program will be held in 2021, with
applications opening in 2020. By limiting the TOBY Program to every three years, buildings will
have more time to plan and prepare for competing in this prestigious awards competition.
If any building desires entry into the International TOBY competition prior to 2021, Houston
BOMA will make the necessary provisions of entering the building for TOBY consideration, just
let us know! Interested TOBY entrants can fill out an application on our website, and BOMA
staff and local TOBY judges will help guide buildings through the competition. Although there
will not be a local awards ceremony held by Houston BOMA during the hiatus, members can still
move on to compete in regional and International competition as normal. We will continue to host
workshops each year to assist any member interested in entering the TOBY Awards Competition.
This event provides a valuable opportunity for property
management members to connect with allied professional
members while raising funds for our BAC PAC. How does
it work? Property managers and building engineers will be
seated at tables, while allied professional representatives
will rotate around the room, spending five minutes visiting
with each property management representative. It’s like
speed dating for new clients! This allows management to
quickly learn about the latest industry-related products and
services in a professional, controlled environment, while
suppliers get to visit a large number of customers within a
two-hour period.
Annual Sponsors will receive priority registration prior to
registration opening to all members. Registration will open
LOVE
For commercial real estate professionals,
there’s more pressure than ever to do more
with less. As our industry focus shifts more to
the tenant experience, property management
companies must offer amazing amenities and great
customer service to effectively compete in the marketplace.
In an increasingly connected world, that means property managers
must be ready and able to manage property from anywhere – and reduce
costs to stay competitive. How is that achieved? By implementing new
technological solutions and working smarter, not harder. According to a
new research report from BOMA International, companies who seek out
new technology and make it a priority found highly effective solutions
for over half of operational functions.* Imagine streamlining half of your
daily tasks in a way that adds tenant value and increases overall property
management efficiency.
Most of us use apps in our personal lives all the time, for everything
from managing finances to navigating traffic to online shopping, so it
makes sense to begin using apps to manage tasks in our professional lives
as well. We’ve rounded up a few of our tech-savvy members’ favorite apps
that will not only help you do more with less, but also help you become a
leader in technology for your company.
Facility Management and Tenant Services
Seth Eslami, Property Manager with 1225 North Loop Investments,
Inc., says the most used system in his building is IMPAK Solutions, a
100% cloud-based facility management system that streamlines daily
management activities and fully engages tenants. The Houston-based
company’s software is popular for its work order system, but it offers a
wide variety of features that are customizable for each property. “I think
it can be used as a 101 guide to property management. In order to completely
input all the information needed for all the features, you realize
everything you need to know about the property,” Seth says.
Restroom Management
“Onvation is the app that powers your restroom. No longer do you
spend time and resources walking into a restroom that doesn’t require
service,” says Jason Mock, CBRE. “With their powerful platform, powered
by IBM, smart sensors now tell you which exact dispensers need replenishing
and when. To make the data more powerful, it keeps track of restroom
use so that you respond to higher volume restrooms first. This allows you
to properly allocate resources which saves time and money and increases
tenant satisfaction.”
Disaster Preparedness and Management
“I have had the privilege of working with Curtis Massey,
developer of Massey Disaster Planning, ever since the
program was a hard copy binder as far back as the late
90’s. Now that there is an ‘app for that,’ I’m thrilled. My
team and I have access to the Massey app on our mobile
devices, as well as our desktops. Instant access to critical
building information is just a few clicks away. Now that
the City of Houston Fire and Police departments have
access to buildings that are on-line, we feel more secure
that should an emergency event occur in downtown
Houston, first responders will have the information they
need to act quickly.” – Cindy Magouirk, CBRE
Site Audits
Industrial property manager Kathy Carter, Stream, likes using
Site Audit Pro to make managing site audits and inspections easy.
Kathy says, “The app is customizable for each client, buildingor
tenant-specific, and can be used for property inspections,
move-ins and move-outs. The app allows you to take photos,
make comments and appoint several service providers to handle
to different issues onsite.”
Electronic Access
“KastlePresence allows us to utilize Bluetooth technology that
enables the user a hands-free building access option. When a
tenant has added the Bluetooth option to their badge profile and
downloaded the app, they can simply walk up to a building card
reader with their phone in their pocket, and the controlled door will
unlock. It’s a great way to offer our tenants convenience while still
keeping the building secure. We’re all guilty of forgetting our access
badges from time to time, but we rarely forget to take our phones
with us!” – Courtney Wilkinson, Hines
Time Management: Houston BOMA Staff Pick
Trello is your newsletter editor’s favorite app for productivity. I
love making lists and checking boxes as tasks are complete, but it’s
tough to keep up with physical paper when so much of our world is
digital. Trello allows you to create as many digital lists as you want,
all in one place. You can add documents and photos, checklists,
comments, due dates and notifications to each list, and share it
with others. Create a family grocery list and get notified when
someone adds an item, or subscribe to a project checklist to
receive a message when the due date is approaching. Best of all,
you can switch between the desktop and mobile apps seamlessly,
so your lists are always with you. – Shannon Roberts, Houston
Amazon Business gives you
access to quantity discounts,
pricing, and selection that are
only available with an Amazon
Business account.
Business Prime
Shipping
Make it easy for everyone at
work to have fast, free shipping
benefits. The Business Prime Shipping
Essentials plan is $179/year and gives
you fast free shipping on eligible items
on business accounts with up to 3
users. Have more than 3 people that
need the benefits? Amazon Business
has plans that fit companies
of all sizes.
Approvals
Need approval from a manager before
making a purchase (or maybe you are the one
doing the approving)? Amazon Business has
“Approval Workflows” where you can approve
or reject orders that any employee makes on
Amazon. You choose who does the approving
and the dollar amounts (or types of items)
that require approval. Just think about it like
submitting an expense report in real time (and
that doesn’t require any extra work)!
What’s unique about
Amazon Business?
Houston BOMA is embracing technology by teaming
up with Amazon Business. Members receive
access to the Amazon Business marketplace that
combines the selection, convenience and value
customers have come to know and love from
Amazon, with new features and unique
benefits tailored to the needs of businesses.
Sign up for a free Amazon Business
account by visiting houstonboma.org
and selecting “Amazon Business Program”
from the Service Providers menu.
Multiple Users on a
Single Business Account
Have 3 people in your company that buy
for the business? Have 100? All of them can
be on one Amazon Business account. Quit
having your purchases spread across multiple
personal Amazon accounts. An Amazon
Business account gives you the best of both:
The ease of buying like you normally do on
Amazon, but with multiple users under one
business account for better visibility (and
helps to minimize expense reports).
Business Analytics
Think Order History, but
even better. Like reconciliation
reports you can slice and dice
by things like users, product
category, and PO number. And
of course it’s all available via a
downloadable CSV file.
Line Item
Detail on your
Credit Card statement
Want more information on your
Visa and American Express statement
than “Amazon $231.65”– with
Amazon Business you get more
order details directly on your card
statement, like the name of
the item, the quantity purchased,
taxes, and PO number.
Futurama
By Tammy K. Betancourt, CAE – CEO
I had a small epiphany the
other morning at home, cozy
in my favorite chair, browsing
through news on my social
media accounts. While I was
busy catching up with overnight
world events, I had my Roomba
busy vacuuming, my Braava was mopping my kitchen
floor, I told Alexa to adjust the lights and play some
70’s rock, all while I waited on Instacart to deliver my
groceries. It was at that moment I had the realization
that life had been taken over by technology, and I
asked myself, what is wrong with this picture? Have
the machines finally taken over?
Don’t get me wrong, I wasn’t so concerned that I
leaped out of the chair and started doing housework.
…our lives had indeed
slowly and stealthily been
taken over by the machines.
Conversely, I thought that it would be fantastic if
someone invented a device that would effortlessly
clean bathtubs and toilets as well. And why hasn’t that
happened already?
Nevertheless, the moment did wake me up to the
fact that our lives had indeed slowly and stealthily been
taken over by the machines. New developments arrive almost ninja-like, and are
readily embraced as the newest and best thing to make our lives better than ever.
So too is the case with commercial real estate. I was fascinated to explore a lot of
advanced technology and innovation coming to a building near you at the BOMA
Annual Conference and Expo in San Antonio:
IoT. Internet of Things technology within building operations is changing forever
the way energy, water, heating, ventilation, maintenance and security are supplied
and utilized. Smart lighting, temperature, metering, and sensor systems improve
operational performance and lower costs. Remote monitoring creates efficiencies
and allows for failure avoidance through early detection of problems. The number
of software programs that make property management “faster and easier”
is staggering.
Wellness. Such a buzzword these days, and the popularity of corporate wellness
programs was evident in the number of exhibitors promoting nutrition and
fitness programs and services to the CRE marketplace. Corporations want their
employees to be healthy and happy and the CRE environment is key to providing
the avenues to satisfy those needs.
Robots. There a robots for everything from security patrols to floor cleaning.
Impressive were the demonstrations of these machines that literally eliminate
many “human” jobs and the costs that come with them. You may see a robot
toppled over, but you’ll never catch one sleeping on the job. You can catch the
security robots in action at our very own Brookfield Properties.
Transportation. Advances in technologies for efficient, and artsy, bicycle
storage were on display with bike maintenance stations being the stars of the
show. Commuter and transportation solutions such as solutions for integrating
rideshare into your traffic patterns were also available.
page 18
Houston Building Owners & Managers Association Q4 • 2018

Food. An odd item for a technology piece, but the availability and variety of food choices is more
important than ever to entice and satisfy tenants. The deli of the past is no longer attractive to today’s
foodies, and there are more options than ever to outsource the delivery of food and beverage to your
tenants. There were at least five different vendors providing tenant food options for CRE.
The Smell Experience. Once considered only something hotels did, CRE is quickly adopting the
experience of scent to create a sense of well-being in office buildings. Like hotels have been doing for
some time, being greeted with a pleasant fragrance when entering a property can create a positive
experience for tenants and visitors. Exhibitors were on hand that would allow you to develop your
building or company’s own signature brand scent.
Parcel Handling. Our new online retail habits are creating quite challenge for CRE managers
on how to safely handle the increasing quantity of packages entering our buildings every day. There
were several vendors on hand with new and efficient locker solutions designed to take the pain out
of package delivery issues.
It’s an exciting time to witness the advances available to the commercial real estate world these
days. And as technology evolves, tenant’s technology needs will continue to change faster than we
can reinvent ourselves and our shared spaces. So, as we march bravely forward into the future that
is ours, here’s praying that the electricity that drives it all never fails. n
Foodie Find
Fusion Eats
9 Greenway Plaza, Suite 150, Houston, Texas, 77046
Fusiontaco.com
By Shannon Roberts
There are exciting things happening in Greenway Plaza. Lifetime Fitness is adding
all-new state-of-the-art facilities, the Hub got a facelift and acclaimed tenants, and the
gorgeous new outdoor space is filled with people every day. But here at the Houston
BOMA office, we’ve been most excited about our new neighbor, Fusion Eats. After eating
at the establishment’s food truck namesake, Fusion Taco, we were hooked and anxiously
awaited the restaurant’s grand opening. Does the new brick and mortar location of the
beloved taco truck measure up to the rest of Greenway Plaza’s new features? Read on to
find out.
Atmosphere: O O O O O
The space is perfect for almost anything. Small tables accommodate many weekday
lunch patrons, while bigger tables – and wi-fi – are great for hosting mid-afternoon
meetings, and the bar is the perfect place to wait for afternoon traffic to die down.
The unique light fixtures and pops of color make it feel modern and inviting, while
floor-to-ceiling windows add plenty of natural light.
Drink: O O O O O
The cocktail menu is impressive for a space that mostly serves the weekday lunch
crowd. A wide selection of tequila, beer, wine and even whiskey makes it worth visiting
after office hours. For lunch, try the real cane sugar craft sodas for a treat.
Food: O O O O
Fusion Eats specializes in – you guessed it! – fusion cuisine, with Pan-Asian and South
American influences. Our favorites include the Chicken Tikka Masala (served on naan
bread), Tex-Mex Angus Steak, Grilled “Thai” Chicken and Tempura Local Shrimp tacos.
We only wish they’d double up on corn tortillas, which are too thin to hold some of the
heavier ingredients together. The best part about the menu is that it can accommodate
just about anyone, with tons of vegetarian options, such as the cheesy, delicious
Queso Melt tacos (available in sweet corn or cremini mushroom versions), and
flavorful, generous salads. You can even request your taco in a lettuce wrap or bowl
to make it gluten-free and low-carb.
Service: O O O O
The staff is always smiling and ready to help, but service is slow at times and lunch
lines get long. Results vary with to-go orders: sometimes they’re ready right away, other
times it’s a longer wait. We love the staff’s friendliness, but if you’re in a hurry, you may
want to avoid peak lunch times. n
