Over the past few months, the <strong>Houston</strong> <strong>BOMA</strong> community<br />
has come together to mitigate the impact of the COVID-19<br />
pandemic. Many of you are essential personnel, showing up<br />
for work under these exceptional circumstances, keeping our<br />
buildings safe and community operational, and many more of<br />
you are working from home to help prevent the spread of this<br />
virus. By working together, we can help keep each other safe<br />
and healthy.<br />
As a property professional in these uncertain times, it’s more<br />
important than ever to be a member of <strong>Houston</strong> <strong>BOMA</strong>. No<br />
other organization can or has provided you with the guidance<br />
and expertise you need exactly when you need it to help navigate<br />
these uncharted waters.<br />

The COVID-19 pandemic has affected all of our lives, especially those of our <strong>Houston</strong> building owners,<br />

buildings safe, assisting tenants, and supporting their own staff - all while continuing building operations.<br />

<strong>Houston</strong> <strong>BOMA</strong> is proud to bring back our highly successful<br />
original course, Building Engineering Management 101, now<br />
online! Created by <strong>Houston</strong> <strong>BOMA</strong>’s most knowledgeable<br />
members, the course will give building engineers a high-level<br />
overview of engineering best practices, risk management, and<br />
regulatory compliance, and go beyond maintenance by<br />
providing students with a deeper understanding of all aspects<br />
of property manage-ment and effective communication skills<br />
that will help further their careers.<br />
Class is held virtually just one afternoon per week<br />
for three weeks to minimize engineers’ time away<br />
from their properties and accommodate social<br />
distancing. With just three online sessions, it's never<br />

Our members are tackling Coronavirus challenges with innovation.<br />
We’ve identified a few unique ways they’ve adapted to changes in<br />
amenities, tenant events, and even marketing.<br />

Welcome to our newest members!<br />

Restaurants have limited hours and capacity, and many have<br />
closed altogether, giving employees fewer options for meals and<br />
snacks. Granite Properties installed a new Self Check Out Market,<br />
operated by Accent Food Services, in one of their <strong>Houston</strong><br />
buildings at Eldridge. This new amenity allows tenants to pick up<br />
healthy grab-and-go meals, including sandwiches and delicious<br />
snacks, with no contact and touchless payment.<br />
Acknowledging many tenants are working from home with their<br />
children, Parkway Properties has begun offering virtual events for<br />
kids, including a popular live story time series featuring favorite characters.<br />
Including children’s events, as well as workout classes, a book<br />
club, and live music concerts, allows tenants to stay engaged no<br />
matter what their quarantine looks like.<br />

Many companies (<strong>Houston</strong> <strong>BOMA</strong> included) found their cache of<br />
stock photos suddenly outdated, with maskless faces and no social<br />
distancing in sight. Hines responded with a new line of graphics and<br />
stock photos for commercial real estate. These graphics have been<br />
updated to show personnel in masks, social distancing, and office<br />
common spaces observing COVID-19 procedures – saving the day for<br />
marketing projects.<br />

an Interview with <strong>Houston</strong> <strong>BOMA</strong> CEO<br />

You started with <strong>Houston</strong> <strong>BOMA</strong> in 2000 as our Executive Vice President, what attracted you to the<br />
job? Advocacy. I am a political animal at heart if I am being honest. Advocacy is my passion and the most<br />
enjoyable thing I do is making a difference for the commercial real estate industry, especially adding value<br />
to membership in <strong>Houston</strong> <strong>BOMA</strong>. My previous positions didn’t provide me the opportunity to utilize that<br />
passion, and, I already knew many members, so <strong>BOMA</strong> was the perfect fit for me.<br />
Do you remember your first day? Vaguely. We officed at San Felipe Plaza and had a total of four employees<br />
back then. My most prevalent memory is of boxes. Lots and lots of boxes, in my office and elsewhere –<br />
everywhere – which I assumed was the result of several leaders prior to me who had not had a lot of time to<br />
get their feet under them. I spent the better part of my first six months with <strong>BOMA</strong> going through those boxes<br />
and organizing. It was a great way to learn about <strong>Houston</strong> <strong>BOMA</strong>’s wonderful history and get a good sense of<br />
the strong community within the organization.<br />
<strong>Houston</strong> <strong>BOMA</strong> has provided the<br />
opportunity for me to work with the best of the<br />
best in the industry.<br />
How have you seen <strong>Houston</strong> <strong>BOMA</strong> change<br />
in the time you have led the organization? It<br />
is fair to say that when I joined <strong>Houston</strong> <strong>BOMA</strong> it<br />
was a much different organization than it is today.<br />
The thing that became quickly evident to me<br />
is how invested the members are in its success.<br />
I tapped into that ownership and we slowly<br />
changed direction with a strategic focus from<br />
being known as a “happy hour” organization to a business-centric organization that does a few key things and<br />
does them better than anyone else. Those things are advocacy, education, information, and networking.<br />
How is the CRE different than when you started 20 years ago? Consolidation and technology. So many<br />
small-to-midsized real estate companies were bought up by the larger entities over the years. The result being<br />
fewer but larger CRE companies in <strong>Houston</strong> and nationwide. Obviously, technology has progressed at the<br />
speed of light. If anyone would have mentioned virtual anything in 2000 no one would have known what you<br />
were talking about. We have gone from fax and snail mail as staple communication tools to a paperless office.<br />
It is amazing what technology has done for business in 20 years. Who would have ever thought we would be<br />
where we are today with “experiential” goals for our buildings including providing signature scents?<br />
What do you consider your biggest accomplishment here? With the help of many dedicated volunteers,<br />
having established <strong>Houston</strong> <strong>BOMA</strong> as the leading advocate for the commercial real estate industry in <strong>Houston</strong><br />
is something I am incredibly proud of. Bringing that value to our membership each-and-every year takes a lot<br />
of resources, and it is difficult to put a price tag on the member savings produced from those resources over<br />
the years. Quantifying what did not happen and the money our members saved because we were in front<br />
of an issue is almost impossible, yet it is one of the core benefits of <strong>BOMA</strong> membership. SB2 (Property Tax<br />
Reform) was my favorite and perhaps most impactful issue to work on. The resulting restraints on property<br />
tax growth will continue to have a positive compounding effect on property values across Texas for years<br />
to come.<br />
What have you enjoyed the most about your role? I have enjoyed the people. <strong>Houston</strong> <strong>BOMA</strong> has<br />
provided the opportunity for me to work with the best of the best in the industry. In twenty-years I’ve had<br />
the pleasure of working with eighteen different board presidents, hundreds of board and committee<br />
members and consider myself so fortunate to have worked beside and learned from some of the most<br />
dedicated people on the planet. The many resulting friendships I have made through my time at <strong>BOMA</strong><br />
will last a lifetime. I also enjoy that every single day provides yet another opportunity to make a difference.<br />
Who could ask for more?<br />
What have you enjoyed the least about your role? I love coming to work every day, so non-enjoyment<br />
never really enters the picture. If I had to pick something, I guess my worst days are when unexpected things<br />
happen in the legislature that undo months of hard work. Always disappointing, but always providing that<br />
opportunity to dust off and go back after it.<br />
What are a few of your favorite memories during your time with <strong>BOMA</strong>? Where to begin? I have so<br />
many tales. There was the time we talked our way through the gate at Southern Hills Country Club so that<br />
our President could buy a logo’d golf shirt, and were politely asked to leave (we were permitted to buy the<br />
merch, so mission accomplished).<br />
There was an excursion into “wine country” in Tucson, Arizona, where we ended up driving on a creepy remote<br />
(dead end) dirt road for ten miles with no cell service (yes, I thought death was imminent) searching for<br />
a winery that turned out to be an older couple and their grape vines (and the sweetest wine known to man).<br />
I was certain we were going to be murdered by the “nice” old couple and used as fertilizer for the grape vines.<br />
There was the nightcap at the Round Robin (Washington, DC) where we happened upon the President of<br />
Georgia (Russia) and his entourage of KGB agents that were strongly “encouraging” us to leave. We didn’t.<br />
There was the time in Fort Worth following the Southwest Region Golf Tournament when the freeway<br />
closed for hours and we had to go off road up a closed off-ramp in a rental vehicle to take advantage of a<br />
construction port-a-can.<br />
So many fond, funny and exciting memories. I have many more and have withheld the names to protect<br />
the guilty, you know who you are.<br />
You are loved and respected by the entire CRE industry and put <strong>Houston</strong> <strong>BOMA</strong> on the map. If you<br />
had it all to do over again, what would you do differently? Not one thing. I am a firm believer that mistakes<br />
made along the way (and there are many), provide for the opportunity to reimagine, revamp and most<br />
importantly learn so those mistakes are not repeated. In other words, I always try not to trip over the same<br />
stone twice.<br />
It has been a true honor and privilege to be able to serve this wonderful association for the past twenty<br />
years and it gives me great satisfaction to know that I had a small part in the success of <strong>Houston</strong> <strong>BOMA</strong> and<br />
that its greatest days are still ahead. n<br />

Event Recap: Building Automation Webinar<br />
Our long-awaited building automation webinar finally took place last month, after delays caused by<br />
COVID-19, and the panel proved to be worth the wait! Due to rescheduling this webinar, we were able to<br />
address the Coronavirus’ impact on building automation technology adoption and future growth. From<br />
key foundational building systems, to giving property management and engineering staff the ability to<br />
monitor and control property functions from wherever they are, solutions provided by building automation<br />
technology are solving some of today’s biggest challenges for property managers. Our panel addressed<br />

Event Recap: Zoom Happy Hours<br />
The bars were closed and we were apart, but that didn’t stop<br />
us from sharing a drink on three Thursdays this quarter. Our<br />
Virtual Happy Hours allowed us to pour a drink, hop online, and<br />
catch up with fellow <strong>BOMA</strong> members from the comfort of our<br />
couches. We chatted about our lives in quarantine, swapped<br />
stories about our kids and pets, and utilized our favorite Zoom<br />
backgrounds to have some fun. Thank you to everyone who<br />
participated in this new event series! n<br />

Event Recap: Virtual<br />
Business exchange<br />
With COVID-19 taking its toll on everyone in the<br />
commercial real estate industry, we wanted to help our<br />
<strong>Houston</strong> <strong>BOMA</strong> members lean on each other to find resources,<br />
rebuild, and grow together. that’s why we created<br />
our first ever Virtual Business Exchange! this event<br />
brought our members the same Business Exchange they<br />
know and love, in a new online format so everyone<br />
could participate from the socially-distanced comfort of<br />
their home or office. Adding this new event to our<br />
calendar allowed more of our members the opportunity<br />
to participate, and once again, it sold out.<br />
Instead of meeting in person, we used innovative<br />
software to allow property management personnel to<br />
meet with each allied member in 5 minute video calls.<br />
Our property managers and engineers enjoyed the free<br />
event where they learned about products, services, and<br />
offers from dozens of services providers in just a few<br />
hours, getting the same benefits as they would<br />
at our original event. We even added a few prizes and<br />
giveaways as our thank you for participating.<br />
We appreciate all of our allied members and<br />
property management personnel for joining us in this<br />
new take on one of our most popular events! n<br />
