Just look around you and you’ll notice that Marbella,

like any other manmade landscape, is the product of

successive generations of architectural styling. From its

Andalusian setting, Marbella inherited a Mediterranean-

Moorish cultural tradition that has in one form or another

found its way into the region’s architecture – from the rustictraditional

properties and early modern homes to contemporary

interpretations of Spanish and Moroccan edifices, and now a return

to the sleek white-plastered geometry of modern minimalism. We

look at the trends behind this ever-evolving visual dynamic through

the eyes of some of the leading architects in the region.

MARCOS SÁINZ

Together with his son Maurice he

runs MS Design, where he remains

true to a philosophy of design as an

embodiment of art and the senses

married to the needs of housing

and functionality. “Since the 1960s,

we have lived through successive

waves of influences brought by

international developers, architects

and above all, homebuyers, which

have taken the original Andalusian

played a very important role in

shaping Marbella, and few more

so than Marcos Sáinz, who as a

young man joined Swiss - Russian

architect Noldi Schreck to create

what is one of this region’s greatest

icons: the Puerto Banús marina.

His philosophy, that architecture

is the vertical expression of

stylistic fashion and zeitgeist, is

reflected in his ability to design

the intricate detail of a classic

Mediterranean village-style

project such as Puerto Banús,

as well as being known for giving

shape to beautiful modern/

contemporary villas and

apartment complexes.

Argentinian-born Juan Salvador

Shvartzberg is also part of a

Latin American school that has

had a profound influence on the

physical shape and substance

of Marbella. “I come from a

tradition of modern architecture,

and what we see in Marbella

today is a move away from the

vernacular local Andalusian

style to minimalist, open-plan

designs in which glass, flat roofs

and strong geometric lines

feature prominently, though

still retain strong elements of

Hispano-Moorish influence and

inspiration.”

The more eccentric avant-garde

experimentation of larger urban

centres is less evident here, but

then this is a region dedicated

to luxury leisure pursuits and

characterised by second homes,

and as such it is less likely to

have the urban edge of New York

or Tokyo. “We do not have the

expansive concrete landscape and

intense land limitations of such

agglomerations, and so the homes

our clients ask us to design are

expected to reflect beauty within

a green, sunny environment on

the cusp of mountain and sea.

These are parameters within

which Marbella architects work.”

RODOLFO BALDRICH

PACHECO

Also originally from Argentina,

Rodolfo Baldrich has seen

Marbella evolve from an

Andalusian coastal settlement

into a young, cosmopolitan city

through the successive layers

of foreign influence exerted

by new waves of homebuyers

from abroad. “The early jetset

adopted local styles and

building techniques, but as the

scale of homebuilding on the

coast grew the process gradually

became more industrial.”

Foreign homeowners demanded

higher standards of comfort

and functionality, and gradually

introduced new techniques

such as insulation as well as

internationally recognised

brands of doors, windows and

appliances.

The very building materials with

which Costa del Sol homes are

made have also changed with the

years, and where those built in

the 1990s and 2000s still saw a

marriage of modern-traditional

styles and materials, the latest

trend of modern minimalist

architectural styling has been

accompanied by the replacement

of terracotta and plaster by

contemporary building materials

that offer greater durability and

ease of use. “This, as much as

automated home functions

possible,” says Ernesto, “but

what’s beneath the surface

is also very much part of a

revolution that is marking this

as a watershed in design.”

Indeed, aesthetic trends can

move back and forth, evolving

as they cross-fertilise between

different eras, but technology,

science and economic forces

are less likely to loop back to

another time. “Much of the

construction process here as

elsewhere has moved away

from the worker on the site

creating the home’s features

to prefabricated assembly, and

while this may sound negative

it actually leads to greater

precision, quality, time/costsaving

and makes homes that

are more energy efficient and

environment friendly.”

DIEGO TOBAL

The Marbella-raised son of

Argentinian architect Miguel

Tobal, Diego has made a

name for himself in his own

right, creating contemporary

villas and apartment projects

that still find local cultural

and environmental inspiration

while offering modern styles

and amenities. “Architecture

is not a free art of expression.

We work to develop the brief

of our clients and exceed

their expectations within a

given financial budget and

timeframe,” says Diego,

“so the design trends are

the result of a collective state

of mind that is ever more

strongly influenced by

international tastes and

the move towards quality

of life and sustainability.”

tend to look at external factors,

such as architectural styling,

landscaping and also the new

high-tech gadgets that make

After a period of white minimalist ‘cubism’, the region

is rediscovering the joys of tones, textures, motifs, detail

and above all, individuality. “Character and variety are

coming back into Marbella architectural design, but

they are aligned with a continued revolution of technology,

new lighting, functional and decorative tools that were

previously not available, so we are in the midst of a

dynamic process driven by new technologies and

innovations that are shaping a lot of the styling now and

in the years to come. Expect ever more hi-tech homes

and a growing focus on sustainability and quality of life.”

VICTORIA GAUNA &

FACUNDO TABORDA

More Argentinian inspiration is

provided by Victoria Gauna and

her son Facundo Taborda, who

though locally raised has

inherited his parents’ Buenos

Aires flair for design. Victoria and

her late husband, Ángel Taborda,

were renowned for their avantgarde

architecture and willingness

to experiment with modern

concepts even at times when

modern minimalism was out

of favour. That said, their style

may be vanguardist but it is not

exactly minimalist, as the Gauna

& Taborda touch proves that

modern designs can be detailed

and intricate.

“We always knew that modern

architecture would make a

comeback and that it would be

largely minimalist, but just

lately the open-plan spaces are

increasingly accompanied by a

more detailed and varied use of

textures, colours and materials,”

says Victoria Gauna. “Styles may

come and go, but our clients are

not likely to take a step back when

it comes to comfort, technical

amenities, build quality and

open living spaces. Increasingly,

however, a home – and the

architect’s role in creating it

– is about setting the tone for

special experiences, an ambience

of wellbeing and, ultimately,

quality of life – and where is this

more profoundly the case than

Marbella.”

DESIGNING

for a 360 DEGREE

LIFESTYLE

When ‘home’ could mean your luxury penthouse, super-yacht or private jet,

depending on where the day, week or whim takes you, you will be needing

an interior designer: one who can cater to your peripatetic lifestyle on land,

sea and in the air.

For the sort of person whose day

begins in a beautiful house on dry

land and finishes in a private palace

on the waves or in the clouds,

consistency in all their homes is key. James

White, co-founder of the property and yacht

design studio March & White, often works

with clients who lead a “360 degree lifestyle”,

as he calls it. “They want to feel all their

spaces relate to each other,” says White, whose

projects include the yacht-inspired interiors

at 125 Greenwich, an 88-storey Manhattan

skyscraper designed by architect Rafael Viñoly.

And where, traditionally, the world of

yacht design has been a notoriously tough one

for land-based designers to enter, dominated

by names such as Bannenberg & Rowell and

Andrew Winch of Winch Design, now the

growing overlap between luxury homes on

land and water – and for an even more rarefied

elite, in the clouds too - is leading to a raft of

big name interior architects joining the fray.

They include Philippe Starck, who has

shaken up the conventions of super-yacht

design with his futuristic vessel, Sailing Yacht

A. “I designed Sailing Yacht A in line with

the personality of the owners and the function

required. I use the same rules, the same

parameters when designing luxury properties,”

Stark comments. “I always think about how my

creation will profit the person who will use the

object or place I am creating. I want people to

feel at their best: more creative, more confident

and, I hope, more in love.”

Both types of designer –

land or sea - bring invaluable

insight to the process. Yacht

designers are skilled at

working with awkward spaces

and creating the division

between front and back of

house, for entertaining guests

and enjoying privacy. “Yacht

designers also know about

architectural finishes such as

teak, and the colours, textures

and layering that are redolent of

a yachting lifestyle,” comments

Dickie Bannenberg, partner at

Bannenberg & Rowell.

Property designers know

how to make yachts feel more

welcoming. “Some yacht

interior designers only see

the yacht. We always design

a yacht as a home,” says

Nicola Fontanella of Argent

air commissions for one client included

three properties in London and Miami,

two yachts (a 65m and 46m Benetti) and a

Gulfstream G65 jet. Common features in

the London properties and yachts included

lacquered rosewood veneers, custom-made

walling and exotic inlays. “We used classic

materials in new ways, crafting themes

to each property and, above all, creating

stunning spaces to entertain and live for an

international, multi-generation family,” says

Fontanella.

“We were looking to create the serenity that comes with connection by limiting colour

tones and materials and using details that pick up and connect the areas of the yacht

as you walk through,” says Jim Dixon, Director, Yachts and Aviation at Winch Design

“OUR JOB is to ensure that all

the PRACTICAL ELEMENTS

are TAKEN CARE OF.”

The way the wealthy use their “homes”,

including boats and planes, is changing, points

out Andrew Winch of Winch Design, who is

one of the few superyacht designers to have

made the transition the other way, into jets

and architecture. “They now often choose to

spend months at a time on their yachts and

it’s not enough to simply have all the facilities

available to them on sea as they would on

land. It must also feel like home. It is here

that the translation of yacht design to home

design, and vice versa, begins,” says Winch,

who is seeing a trend towards open-plan rooms

without corridors on yachts, to echo people’s

on-land homes.

Having this 360-degree design synergy

isn’t simply a case of the super-rich wanting

to replicate every last detail of their bricks and

mortar properties on water, though. It’s about

enjoying a “seamless living experience,” says

Karen Howes, founder of design studio Taylor

Howes, who will often design a property for

a “super busy” client, only to see them come

back and ask her to tackle their yacht and new

plane too.

“All of our high net worth clients have

access to this 360 degree lifestyle and we are

seeing a merging of all of their disciplines,” says

Howes. “They want their Private Family Office

to be more like their home, their home to have

entertaining areas like a private members’ club

and the top hotels they stay in, and their yachts

and jets to be more relaxed and homely.”

Technology is an important part of this

seamless lifestyle. The technical, security and

audio-visual side must be identical in each

property, so the owner knows they can conduct

business wherever they are or continue

watching a film from where they left off 2,000

miles ago. “Our job is to ensure that all the

practical elements are taken care of. These

people often travel with their staff, who want to

know that everything will work wherever they

are,” says Howes,

The desire to duplicate elements of the

design may apply to the furnishings too. “We

have one client who has the same desk, study

and bed in all of his homes and on his yacht

and plane,” she adds. “But then he wants a

differentiation in look and style to feel that

he has arrived in a different place. He never

travels with luggage because he has everything

he needs in each destination,” says Howes, who

is currently working on a 20,000 sq ft house

(1,858m 2 ) in Marbella for a repeat client.

Marbella – like Palma de Mallorca and

Barcelona - is one of Spain’s many soughtafter

waterfront cities that attract high-net

worth global individuals to the joint pleasures

of luxury property and the yachting lifestyle.

Barcelona-based interior architect Kirsten

Schwalgien, who spends half her time working

on Spanish projects and the remainder with

clients all over the world, describes this overlap

between property and yacht design as “very

common and generally ideal. These projects

generally start with a yacht or a residential

project. You work well together and the client

wishes you to work on their next project.”

Her clients want to feel the distinction in

design between being at sea and being in their

primary residence in a capital city or coastal

holiday home, she says. “But people are also

quite repetitive and they have routines that

affect how specific rooms are laid out. I analyse

closely how a client lives, down to where they

like to drink their coffee in the morning, and

then I create a design that fits with the property

or yacht.”

prime new developments around the world

Meanwhile, Edward de Mallet Morgan,

by Foster + Partners. It includes a triplex Knight Frank’s international super prime

penthouse that overflows with references to

the water, including in its large curving rooms

and sweeping staircase redolent of a luxury

liner. On the opposite bank, another new highend

waterfront development, Riverwalk, takes

a similar theme with its handcrafted wooden

interiors and circular entrance hall reminiscent

of a yacht.

Art is a world onto its own; an ephemeral part of life that is all about

free expression and creative impulses. Art opens a window to the

soul, and like sport, music and film provides hardworking people

with an escape into another dimension. However, it is also a unique

but important industry in its own right; a global sector in which enthusiasts,

museums, collectors and investors generate large sums in the acquisition

of priceless classics and the works of upcoming new talents. We spoke to a

selection of art experts about building art collections.

A world of art

Museums and cultural institutions are the

classic large-scale collectors of iconic artwork

from around the world and from antiquity to

the present day, but corporations and private

enthusiasts and investors have also always

been important players in this rather singular

field still dominated by prestigious auction

houses such as Sotheby’s and Christie’s.

The main international centres of this trade

are London, New York and Paris, through

which much of the world’s fine art finds its

way to collectors and cultural institutions

around the world. Here they adorn the halls

of museums and beautify luxurious homes

and mansions, sometimes travelling the world

as part of popular temporary exhibitions.

Other pieces remain shut away in the private

collections of the world’s most important

investors, but for those just starting out art is

a world waiting to be explored and discovered,

where the collector gradually grows within

a process that can be highly rewarding

financially and personally.

Fabien Fryns

Fabien Fryns has been active in the

contemporary art world since 1986, primarily

as a collector and advisor to both newly

initiated clients and established collectors.

In the early days, Fabien collected and placed

works by Miquel Barcelo, Jean-Michel

Basquiat, Louise Bourgeois, Robert Combas,

George Condo, Adam Fuss, Nan Goldin,

Anthony Gormley, Peter Halley, Keith

Haring, Henry Hudson, Richard Hudson,

Mapplethorpe, Shirin Neshat, Julian

Schnabel, and Andy Warhol among others.

After 18 years of primary gallery experience,

Fabien Fryns Fine Art now acts solely as

advisors to private collectors and institutions,

and continues to promote the established

and emerging artists they have been working

with.

“I would advise people to expose themselves

to art with an open mind. Don’t go for what’s

familiar and easy; look for exciting work and

try to understand the concept behind it.

Challenge yourself as much as possible and

take calculated risks. You’ll notice that your

tastes will change and evolve, which is good,

as the market moves very quickly. Finally,

buy for enjoyment as well as investment.”

Maite Coloma

Maite has an MA in East Asian Art from

the Sotheby’s Institute of Art in London

specialising in Chinese painting, but she is

also very knowledgeable in the general

contemporary art scene. She runs Blossoms

Fine Art, a Madrid-based art consultancy

that gives guidance to collectors interested

in Chinese contemporary works.

“At the beginning it is quite important to

have a mentor you can trust and ask questions

of, someone who can introduce you to a

sometimes, closed art world. There are things

about the artist to be taken into account too,

such as his/her consistency over time, for

which you often have to see early works or

the number of museum exhibitions and

private collections that have acquired his/

her work.”

It is equally important to ‘train the eye’ by

visiting art fairs and exhibitions. Do not

hesitate to ask the gallerist questions about

the pieces, then to learn more about them,

research the artists you like. Start buying

affordable pieces until your taste is developed

and you know what you like.

Mercedes Duerinckx

Mercedes founded the Art Wanson Gallery as

an extension of an internationally renowned

family business that stretches back several

generations. Harnessing her passion for and

know-how of art and the art world, she has

built a gallery and art consultancy that offers

inspiring collections and exhibitions in situ

but also sources artwork for her clients from

around the world. The latter include private

collectors as well as museums and other

cultural organisations.

“As advice to art investors and collectors

who want to get started, I would say that it

isn’t necessary to spend vast amounts of

money to create an interesting, rewarding

portfolio that also has great investment

potential. We know the market, what are

realistic values, and which artists are

upcoming and have a good chance of making

it big, so we use this knowledge to advise our

clients to buy wisely and create intriguing,

beautiful collections that are likely to produce

great returns, as well as give them pleasure as

they gain experience as collectors.”

There are many locations

throughout the world that

boast stirring vistas and unique

landscapes; but perhaps none so

beautiful as the mountain passes that vein out

from the heart of Marbella. Once you decide

to head north, leaving the bustling cityscape

and crystal coastline, Andalusia will reward

you with some of the most glorious, smooth,

serpentine tarmac that Europe has to offer.

And so what better place than the mountains

of Sierra de las Nieves, to get a full flavour of

Bentley’s new luxury grand tourer, the 2019

Continental GT.

Visually, the new

Continental GT is a truly

stunning piece of design that

exhibits clean, sweeping

superformed lines and a wide,

low body, evoking a sense

of speed and presence, even

when completely stationary.

This sleek styling amplifies

inside the coachwork, with the

cabin offering genuine luxury

real estate for its occupants.

Every leather-wrapped panel

is hand stitched, as is the

steering wheel, quilted leather on the seats and

the Bentley emblem delicately embroidered

into the headrest. The interior build quality is

second to none. The interior on our car was

finished in a deep Piano Black with chrome

accents, a true statement of modernism.

There’s even an option to hide the sat-nav

and infotainment system in favour of classic

chronograph dials and a compass, paying

homage to grand tourers of old.

Each piece of switch-gear is finished like

exquisite jewellery. Its headlights resemble

fine-crystal whiskey tumblers rather than

anything that should ever be found on a

motor vehicle. Every surface exhibits a superior

quality finish to see and touch. Even the inside

of the door handles, an area you’ll never lay

eyes on, is finished with a tactile machined

texture. It’s in these seemingly minuscule

details that Bentley truly outclasses many

other luxury marques in today’s market.

When the twin-turbocharged, 6-litre W12

roars to life for the first time, we’re greeted by

a bellowing soundtrack that would be chasing

us up the valleys for the next several hours.

A short drive through town cemented early

on just how usable the GT is for daily driving;

with a healthy 664 lb-ft of torque available

from just 1350 rpm, driving at low speeds is

truly an effortless and leisurely affair. You

can even enjoy some respectable fuel

economy, thanks to new variable displacement

technology that causes one entire bank of

cylinders to disengage, reducing the number

in operation to six without the driver ever

noticing. As soon as the throttle body opens to

a certain threshold, the engine then reengages

all 12 cylinders. But for the rest of the trip,

we’d be sure to let the 626bhp W12 sing.

As we begin our climb, passing several small

ventas peddling fresh oranges, the roads begin

to narrow around the wide haunches of the GT.

As the turns tighten, more opportunities arise

for the Continental to show off its new, sharper

handling. Tipping the scales at over 2244 Kg,

this heavyweight grand tourer is exactly that.

But it certainly hides its mass well at speed,

offering great turn-in, making it feel far more

nimble than a vehicle of its weight or size ever

should.

Our meandering path ahead began to

widen again, opening to long sweeping turns

that reveal more of the endless sea of layered

mountains and valleys below. With the W12

motor effortlessly surging forward, the wider

track enabled us to experience the huge levels

of mechanical grip and stability on offer. Even

in Sport mode, the ride remains supple and

feels to barely compromise damping at all.

And in comfort mode, it can hardly feel like

you’re in a 333km/h land-based vehicle at

all, with the air suspension providing a crisp,

smooth ride.

The higher you ascend, the more dramatic

and sparsely inhabited the desolate landscape

becomes, with small valleys turning into gaping

crevasses. The sunlight begins to shade distant

mountains in a dark royal blue and the rocky

passes that besiege the roads become even

more untamed. The outside air thins, tasting

clean and crisp. At approximately 750 meters

above sea level, you’ll discover the ancient city

of Ronda. Set above a deep gorge named El

Tajo, over a 100 metre sheer drop that separates

the city’s 15th-century new town from its old

town, dating to Moorish rule. Puente Nuevo, a

stone bridge spanning the chasm, has a lookout

that serves up some spectacular scenery.

Ronda wasn’t set to be our final destination

for the Bentley however, as in true grand

touring heritage, the destination is the most

inconsequential part of the journey. Instead,

we traversed Puente Nuevo, taking in the

sights and sounds of the ancient city; seemingly

worlds away from Marbella’s throngs of

glamour, and yet still only an hour away. It also

gave plentiful opportunities for the locals and

tourists to bask in the gravitas and presence

of the Continental, and certainly made for

photographs with stirring composition - a

new, brilliant feat of engineering juxtaposed

between buildings and landmarks that are

hundreds of years its senior. Before long, we

began our return journey, enjoying each twist,

apex and rolling panorama as if it were the

first time again, but now at a thrilling paced

descent, putting the GT’s enormous 420mm

iron discs to the ultimate test.

As cues of familiar civilization grew

more frequent, we knew our time with the

Continental was coming to an end. It had

proven itself as more than a brilliant grand

tourer. The connection between car and driver,

like that between horse and rider, needs to

close, emotional and purposeful, and whilst

not having the dexterity of a sports car or

the exhilarating power of a supercar, the

new Continental still manages to offer that

affiliation, whilst providing pure opulence and

an unwavering sense of majesty. The GT always

felt capable and athletic, and never left me

wanting for anything. And aesthetically, I think

it may be one of the most gorgeous realised

joint ventures of art and engineering of all

time. It’s a masterpiece.

will be transported to your door in a bespoke lift, or a condo where you can enjoy on-tap

cocktails from Ritz-Carlton, having a branded home these days is big business.

There are more than 400 new

developments with some 55,000

branded residences around the world.

Traditionally, that means a hotelled

scheme whose integrated or linked properties

come with the built-in security and reputation for

quality that the brand brings, plus access to the

hotel’s management services and luxury facilities.

“Wealthy buyers want the five-star hotel service they

experience in their travels to exist in their homes

too,” explains Knight Frank’s prime central London

development expert Ian Pidgeon of the appeal.

Leading the way among hotel-branded residences

is the Marriott, which has lent its name to a third of

the world’s branded schemes, with a further 60 in the

pipeline. But in this ever-expanding and diversifying

sphere, non-hotel brands are entering the fray – in

particular, fashion designers including Missoni,

Armani and Versace, and premium car marques such

as Porsche, Aston Martin and Bugatti.

Such partnerships are particularly loved by

property developers in Miami and Dubai. They are

both locations that love their

bling and attract wealthy, global

buyers who instantly recognise

the brand and know what to

expect, even though their off-plan

property probably won’t be built

for a few years. In the meantime,

the developer can build the hype

– such as at Miami’s Porsche

Design Tower, whose futuristic

car elevator, the Dezervator, has

become a celebrity in its own

right. And in Dubai, there’s big

excitement over the new branded

residences that will form part of

the world-famous Royal Atlantis

Resort on The Palm. “They are

set to be a new icon for Dubai,”

says Knight Frank Dubai partner Maria Morris of the

huge oceanfront residences that will enjoy the hotel’s

lavish facilities and services. Glamorous as it is to say

you have a home made by, say, Missoni – as is the case

on the Miami waterfront – it seems more logical for

a Marriott or Mandarin Oriental, who are experts in

food and beverage available 24 hours a day – but you

do need a properly trained concierge and excellent

management,” he comments.

Branded residences began in the US nearly a

century ago, when the Sherry-Netherland hotel

opened in Manhattan in 1929. The concept really

hospitality, to provide your in-house chef and turn

down your sheets at night rather than a brand known

for its colourful knitwear. But actually, says Ian

Pidgeon, having a hotel as the brand isn’t essential

to the success of the scheme. “You don’t need to have

began to take off in the 1980s, however, when Four

Seasons opened condos next to its hotel in Boston

and Aman hotels took the concept to a resort setting

in Thailand.

Now, North America claims a third of the world’s

branded schemes. But Asia – particularly Thailand,

where 40% of new developments are branded – is

following hot on its heels. Australia now claims its

first branded residences project too - One Barangaroo

on the Sydney harbour front, practically within

earshot of the Opera House. The new six-star Crown

Resort hotel will service the 82 residences, which are

available through Knight Frank.

Europe has been slower to latch on, accounting

for just 7% of branded residences globally. It’s partly

because in Europe, “there is less demand for branded

things, period,” comments Piers Schmidt from The

Luxury Branding consultancy in Knight Frank’s

Branded Residences Report 2019. “Developers

are less prone to license a brand to move their real

estate [in Europe] because they know their asset has

appeal,” he adds.

But Europe is a potential area of great growth

in branded residences – and nowhere more so than

Spain, whose luxury market is just starting to latch on

to the appeal of having five-star facilities on tap.

Madrid’s new Centro Canalejas – a high-end retail

complex housed in seven historic buildings in the city

centre, set to open in late 2019 – will include Spain’s

first Four Seasons hotel, complete with 22 private

residences on sale from €3m. Buyers so far have been

50% Spanish – mainly from Madrid – and 50% from

overseas, notably South America and the Middle East.

As an investment destination, Madrid has become

hot property. Prime prices rose by 8.1% in 2018 and

are forecast to rise by 6% in 2019, placing it at the

top of Knight Frank’s prime residential forecast for

global cities. Central to Madrid’s appeal to investors

is its relative value, attractive lifestyle and healthy

tenant demand. Yet Spain has been slower than

other countries to latch on to the branded residences

concept.

“Spain has been going through a big recovery

process since the global crisis, and Madrid, in

particular, has become a key focus for international

investment. The capital is now one of Europe’s major

cities in terms of tourism, infrastructure, education,

leisure and gastronomy. It’s encouraging many

investors to consider developing high-end schemes

with the seal of a prestigious brand, such as Four

Seasons Private Residences Madrid,” comments

Carlos Zamora, head of residential for Knight Frank

Madrid.

“We believe it is a model that will be repeated

mainly in Madrid and Barcelona. Clients in these

cities are more sophisticated and demanding, and

they have an increasingly international profile, so

prime projects must adapt to their needs by offering

all kinds of services and amenities,” Zamora adds.

“It’s a way of differentiating a prime project from

the rest of the market, making it more exclusive by

offering access to hotel services or by being

architecturally outstanding in some way.”

Prime city centre locations are favoured by

two thirds of branded residence schemes globally.

Barcelona will soon see completion of its first branded

hotel residences, the Mandarin Oriental Residences,

among the designer boutiques on prestigious Paseo

de Gracia. They will be the luxury hotel group’s first

standalone residences scheme in Europe.

Besides the right location, the essence of the

brand must flow subtly throughout the project.

“When the client enters their residence, they must

instantly feel a direct connection with the brand that

is sponsoring the project,” comments Carlos Zamora.

“In the case of the Four Seasons Private Residences

Madrid, you feel the sense of exclusivity and quality

that’s synonymous with the brand, as well as being

able to enjoy all the comforts and services the hotel

offers its guests.”

Sales at these landmark schemes in Madrid

and Barcelona show a healthy appetite for high-end

branded schemes in Spain. Now, more are set to follow

– and they are branching out beyond Spain’s key cities

to Marbella.

location for its second Spanish resort – a locallyadapted

version of Miami’s upmarket Surf Club in

partnership with the US developer Fort Partners.

The privately-owned residences will form part of the

hotel’s accommodation, earning owners significant

revenue when they are not using them.

W, the hotel chain that transformed Barcelona’s

beachfront when it opened in 2009, has also chosen

the Costa del Sol resort for its new venture, The

Residences at W Marbella, scheduled to open in

2021. The resort – part of the Starwood-Marriott

group - will overlook Real de Zaragoza beach and

include 100 W-branded apartments and villas for sale

it has slowly, discreetly taken this period of recovery

since the crisis to become a highly desirable one of

its own.

The developers of Francesc Macià 10 - whose

eight huge, lateral residences in a converted landmark

Bauhaus building are described as Barcelona’s first

super-prime residential scheme – have followed a

similar path. Rather than recruit a global brand, they

have put together a local team with local expertise

and knowledge, explains José Caireta, co-founder

of developers Squircle Capital. “Not only is this cost

saving, but it ensures independence, a more personal

service and flexibility.”

dining, housekeeping and a private pool.

Spain is also showing a talent for developing its

own brands of luxury residences. Finca Cortesín, near

the Moorish whitewashed town of Casares on the

Costa del Sol, launched just before Spain’s property

market was hit by the global credit crisis. Yet a decade

or so later, the five-star cortijo-style hotel and large,

luxury villas, set on one of the country’s best golf

courses, has built a reputation as one of the best

boutique resorts in Spain. Rather than buy into the

name and reputation of an already established brand,

For developers who do choose to partner up with

a global brand, the options are limitless. If it can work

with luxury car and clothes brands, why not with

big tech, wellness or eco brands? The Ritz-Carlton

Residences Miami Beach is setting itself apart from the

competition with facilities such as the first residential

sharing room, where residents can borrow each other’s

golf clubs, designer handbags or vintage artworks.

For buyers, it’s all about finding a place and

product that chimes with their character and lifestyle.

It’s like living with an old, cherished friend – one who

needs little introduction.

After a five-year period of sustained growth, it seems there is now a

change in the air. Whether they are early tidings of a general cyclical

shift, a result of factors such as Brexit or something more local in

nature, there are some signs that are urging us to take our foot off the

accelerator and take stock, the better to judge the prevailing conditions.

Looking ahead – what’s in store for the market?

The figures tell us that 2018 was another year in a series that started – at least in the Marbella area

– around 2013. Here the market bottomed out in 2012 and began a gradual recovery in 2013 that

had accelerated into a new growth cycle by 2015, with strong demand for the new modern villas

and apartments being built both then and now.

However, while some Spanish regions, including Andalucía, are still in full upswing, others are

beginning to see a slowing down of growth. With a drop-off in enquiries and sales in H2 of last year,

albeit with a rallying of activity towards the end of the year, this appears to apply to Marbella and

the Costa del Sol as well, which drive much of the growth in Málaga province – itself consistently

one of the most important and dynamic property markets in Spain.

Where the market is at

Sales for the so-called Golden Triangle

(Marbella, Estepona and Benahavís) had

been rising since 2011, with the exception

of a small dip in 2016 caused by the aftershock

of the Brexit referendum in H2 of the

year. The number of transactions registered

rebounded in 2017, with strong international

demand and a resurgent British market, yet

in 2018 it stabilised due to a relatively poor

showing in the second half of the year.

Growth levelling off

Agents in the region reported a pick-up in

enquiries at the end of the year, but by and

large the stabilisation has continued into

2019. What does this mean? Not necessarily

anything too ominous, as it wouldn’t be such

a bad thing if we were to hold on to the present

level of sales activity, but in reality a slowdown

in growth is usually followed by a drop,

not an extended period of level activity. It’s

therefore important to look at the possible

causes behind the latest trend.

Marbella is a bit of a national indicator, as it

tends to be ahead of the curve economically,

and it’s in part due to the fact that it is so

dependent upon and in tune with the broader

European economies. Demand from these

sources has been solid for some time now,

driven primarily by new-build modern homes

and – in spite of the fact that banks are

lending again and interest rates are at historic

The factors at play

It is tempting to look straight

to Brexit and gathering

macroeconomic clouds for an

answer, but before we do let’s

analyse things closer to home.

More specifically, let’s look

at the interaction between

the main factors at work in

our market, namely: Supply,

Demand, Price, Cost and

Planning.

We can all agree that there

has been a ‘white revolution’

of modern styled properties

on the coast since the

construction machine

cranked back into life around

2012. The first new projects

sold so well that it became

clear there was a shortage

of such homes relative to an

eager demand for the latest

styles, build qualities and

high-tech amenities, but now

we seem to be approaching

a situation where supply has

caught up with demand and

is in danger of surpassing it.

This is nothing new, as

we’ve experienced it before,

and it seems to be confirmed

by a record number of new

projects in Málaga province

being signed off by the

Colegio de Arquitectos

(Institute of Chartered

Architects) in 2017, and

then again in 2018, when it

increased by 57%.

Over-supply?

With a slight time-lag, this translates into a

record number of new projects entering the

market, and while they are mostly smaller in

scale than during the boom of the 2000s,

there is a worrying lack of variety, as many

seem to focus on the same mix of design,

amenities and price range. Feedback from

the market is that the greatest drop in sales

has been seen in the lower-to-mid range,

which appears to be suffering from a degree

of oversupply and over-competition. The

more idiosyncratic offering of the top-end

of the market looks to be more robust, and

those brave enough to veer away from the

lowest common denominator are finding

rewarding niche segments in the market,

though in Marbella, where there is in fact

a shortage of new projects, the scenario is

quite different.

Price and cost

It therefore appears that, external factors

aside, there is a strong appetite for the

lifestyle and properties of this region, but that

oversupply and high prices are beginning to

have an adverse impact on the market.

Earlier projects saw developers buy the best

plots of land cheap, build at a lower cost and

sell faster, yet now land values have risen

faster than the properties built on them,

construction costs are similarly putting

pressure on investors’ margins, and the rising

house and square metre prices are beginning

to put buyers off – especially in a market with

so much choice and the best locations taken.

Value

High prices are not sexy unless you’re in a

rapidly upwardly mobile economy, and while

top-end buyers are willing to pay a premium

for well-located modern villas and apartments

that offer true villa specifications, the recent

rise in popularity of cheaper areas such as

Manilva indicates that the lower half of the

market is coming full-circle and searching

for value in the form of repurposed, previously

unsold stock of the kind being snapped up

in and around Marbella between 2010 and

2014. The surrounding areas have recovered

more slowly than Marbella, but they are also

drawing buyers through attractive prices

in a Costa del Sol market that seems to be

losing the battle against value, as the average

price increase in 2018 ranged from 3% to

7% depending on location and property type

within the Marbella area.

Off-plan versus Re-sale

If it was modern off-plan developments that

were driving the market in recent years, they

are also the ones whose prices (especially per

m 2 ) have been growing fastest. This is partly

driven by consumer demand, partly by rising

producer costs and also by the mechanism

of raising prices between successive stages

of a project. The latter, like flipping, can

only be maintained in a buoyant market, and

adds to the latest trend away from off-plan

domination and back towards re-sales.

The latter are seen to offer more m 2 for your

euro, and often in established areas.

Modernising existing stock

Quite apart from hitherto unsold

repossessions, the market for renovating

and modernising older properties is one

that remains solid and is in fact gaining in

popularity again. This is because people are

seeing more potential value in it, and it will

remain a solid segment as long as selling

prices and renovation costs do not grow so

quickly as to render the option increasingly

unattractive. The success both private

investors/homeowners and specialised

businesses have had with updating existing

villas and even apartments, shows that the

buying public will certainly consider a re-sale

property as long as you make it sexy and

appealing. In fact, just lately there seems to

be a little fatigue with modern white

minimalist styles, so people seem to be

more open to classic-contemporary blends

than they have been for a while, yet modern

infrastructure and amenities as well as build

qualities remain high on most buyers’ wish

lists.

New versus established areas

Location is the king of real estate, so sea or

waterside views can fetch up to 25% more

for an intrinsically similar home, while golf

and country club locations like branded

properties can add 15% to the value. Limited

supply combined with a frontline beach

location and lots of pedigree makes the

Golden Mile a prime address that has recently

been capable of square metre prices in excess

of €20,000. Other established areas are

similarly still much in demand, and while

much of the recent growth has been in

up-and-coming zones such as the New Golden

Mile, Estepona West, Marbella East and

La Cala, they still have some catching up to

do in terms of intrinsic appeal, since their

recent competitive advantage has been more

about availability of land and building

licences, as well as value for money.

The Golden Triangle

While Marbella solves its planning issues,

Benahavís, Estepona, Ojén and Mijas have

stepped in to absorb much of the recent

growth in what can generally be described as

a broadly beneficial spreading of development

and investment. It has levelled the playing

field a little and given developer and buyer

alike a broader range of options than before.

For now, however, we’re witnessing a cooling

off of demand in the new areas, as they too

see prices rise perhaps more quickly than

the market can carry right now.

How the market is responding

So how does the market respond to this?

If average sales times begin to grow this will

eventually put pressure first on the phased

price increases of off-plan projects, and

ultimately result in reduced prices. We expect

prices to begin to stabilise and later drop a

little, as always starting with those properties

that feel the pinch of competition strongest

and/or are less favourably situated. So don’t

expect many bargains in prime locations

anytime soon.

For one, we will have to see a cooling off

of land and construction costs as well as an

easing of property prices if the investment

market is to regain its dynamism, as well as

a resolution of the Brexit impasse. But that’s

not to say that brave, unique and also truly

luxurious initiatives can’t be successful.

looking at less expensive ones here and

in neighbouring areas. As far as our own

demographics are concerned, they show

that younger generations (35-44) rank

first in property searches, followed by

the 45-54 age bracket and 25-34 year

olds are third on the list.

How many square metres of prime property does US$1m* buy in key cities?

Developers

Creative, innovative products offered by

developers who have the strength of their

convictions might just fill a hitherto

uncatered for niche, but that can be easily

said and not done if your costs are already

high and your margins tight. Need is the

father of invention and creativity, so new

and exciting need not always be costlier,

though naturally it is riskier than the

tried and tested formula that too many

follow.

The bottom line

Before we get down on ourselves, let’s be

reminded that though market conditions

have got a little tougher in the past few

months we haven’t officially entered

anything near a recession or downturn.

If anything, construction, sales and rising

prices will continue to grow moderately

for some time to come, but if we’re to

avoid choppy waters it pays to look

potential threats in the eye and be

prepared for them, so let’s be creative,

offer value and allow the real estate

offering to evolve and diversify, and we’ll

find the intrinsic demand for property on

this coast is as strong as ever.

MARKETS performing?

PIRI 100:

A European view

Each December, I reach out to our network

of global research teams to start collating

the Prime International Residential Index

(PIRI 100) which features in The Wealth

Report. The index is unique in benchmarking

the movement of luxury property prices

across 100 of the world’s global cities, second

home destinations and ski resorts. It’s a labour

of love and one that never fails to reveal new

trends and nuances in relation to the

performance of luxury residential market

worldwide.

The chart below confirms the results for

Europe’s prime residential markets in 2018.

Key European cities have performed strongly

– Edinburgh (10.6%), Berlin (10.5%),

Munich (10%) and Madrid (8.1%) amongst

them. Second home markets in rural and

coastal locations continue to gain traction

(Algarve 6%, Cap Ferrat 4%, Marbella 3%)

whilst some of the region’s key gateway cities

such as London (-4.4%), Dublin (-2.8%) and

Geneva (-2%) saw prime prices drift lower.

Europe’s performance may seem patchy

but we need to look behind the headline

figures to understand the variation in price

performance. The top performing cities

share a number of factors, despite slower

economic growth across the Eurozone, they

are witnessing strong rental demand, limited

supply and, in most cases, a prerequisite to

residential growth has been an upturn in

their local commercial real estate sectors.

For the region’s second home destinations,

the journey back from the 2008 precipice

has been a long one and a number are at

very different stages of their property market

cycle with Lisbon and the Algarve around

two years’ behind that of Spain’s top

destinations. Not only has excess supply

largely been reabsorbed, but low mortgage

rates and a more diverse buyer profile has

given several key markets a firmer footing.

Ski markets are seeing renewed interest

with the French Alps outperforming their

Swiss neighbours, primarily due to lower

entry level pricing and better year-round

rental provision. For London, the impact

of Brexit has been largely priced into the

market since the referendum in 2016,

but, there is growing evidence of pent-up

demand as buyer registrations build.

In Dublin, a rise in supply, Brexit uncertainty

and tighter lending rules explain the dip.

For Geneva, a strong franc and a delay to

the anticipated corporation tax led to

weaker demand.Headwinds will persist

in 2019 but for the 3.8 million new

millionaires that are forecast to be created

globally over the next five years, Europe’s

appeal as a second home destination is

unlikely to be weakened.

A lifestyle purchase, most second homes are acquired not due to their potential return,

but out of a desire to enjoy a new culture, better climate and to spend more time with

family and friends.

Europe continues to be the world’s number one destination for holiday homes. An

established market - much of which developed in the 1960’s or earlier in the case of the

Cote d’Azur – it has the social infrastructure - restaurants, leisure amenities and cultural

venues - to provide a home from home for the wealthy.

This evolution, along with its climate and accessibility has cemented Europe’s premier

status as a second home destination. Although growing, Asia’s second home market

remains embryonic by comparison and the only other pretender to the throne - the

US - despite its expanse cannot offer the mix of language, cultures and history that

Europe offers.

Over the past years German property has

experienced increasing interest from

international investors all over the world.

Actually, the German market is being referred

to as the ‘safe haven’ of Europe.

he Berlin boom for example continues:

by international standards the capital is

secure and remains affordable with an

average achieved price of 3,997€/m 2 in

2018. Residential high-rises are shooting up into the sky,

visionary neighbourhood projects engaging with questions

of future urban living, new developments fulfil client

requirements that were completely unthinkable in Berlin

some years ago. Berlin just keeps on growing and has

developed into the creative hub of Europe. Start-ups and

companies from around the world like Google, Samsung,

Pfizer and Siemens are being drawn to the capital for its

vast reserves of talent. Recruitment costs are on average

40 percent lower than in other German cities. The massive

growth in population (since 2011 Berlin grew by almost

300,000 people), the economic upturn (in the past five

years Berlin’s GDP growth outperformed the national

average) and the peak in employment levels have over

the last ten years caused justified interest from foreign

buyers. New prime locations will take shape, as along

Mediaspree and apartments with a view of the water that

cannot be obstructed are some of the most sought-after

in Berlin. There’s hardly any other major city where these

locations are still available.

Berlin’s appeal for global

unabated, precisely because

the capital’s prime locations

still cost a third of the price

of an equivalent property in

London. The key to success

now is to link up the demand

for housing, to focus on

customer requirements and

understand local conditions—

Berlin has no time to lose. Its

appeal and spirit of innovation

are drawing huge numbers of

people to the metropolitan

area and a response is

needed since the number of

apartment completions falls

below the required 20,000

p.a. year after year. The global

city of Berlin has arrived, in

both an economic, cultural

and political sense.

But Germany has much

more to offer than just

its capital. Recently we

consolidated our partnership

with Knight Frank and

have now joined forces in a

cooperative venture wholly

unique to this country. It’s

taking place in Frankfurt, and

in the approach to Brexit,

experts expect up to 5,000

new jobs to relocate to the

city. The focus of interest

is also beginning to expand

out from Berlin to the likes

of Frankfurt, the Eurozone’s

principal financial centre. Its

thriving market offers a wealth

of opportunities thanks to the

exciting combination of local

bedrock and international

growth options. Investors

have a stake in a growing

selection of very attractive

investment opportunities.

The upcoming development

FOUR, located in Frankfurt’s

CBD, is just one example of

the early signs of innovation

prevalent in Germany. It

is going to remould the

skyline by adding four new

skyscrapers.

In short, it’s impossible

not to be struck by the huge

potential for good quality, and

as Germany’s cities begin to

play catch-up with the rest of

the world and the demand for

investment continues, this is

an area primed for growth.

Wealth trends: Asia’s strong economic

performance (it hosts eight of the top ten

countries with the fastest growing UHNWI

populations) means 2019 will be the year the

number of US$ millionaires globally exceeds

20 million for the first time. India will lead

five-year growth with 39%, followed by the

Philippines (38%) and China (35%).

Weaker growth: Expect slower price

growth in key luxury residential markets,

with more markets seeing values fall this year.

As values adjust, buyers will feel the balance

of power shift in their favour.

Eurovision: European cities are

still performing strongly in our Prime

International Residential Index (PIRI),

which tracks the movement in luxury

residential prices across 100 of the world’s

most desirable cities and second home

hotspots. Edinburgh, Berlin, Munich and

Madrid all made the top ten rankings in

2018, each registering annual growth above

8%. Luxury prices in Marbella ended last

year 3% higher.
