External EnvelopeSECURING FUTURES THROUGHTHE BUILDING ENVELOPEAs the pressure mounts on the construction industry to achieve zero-carbon buildings,Vincent Matthews, Head of UK Marketing at SFS, explores how the building envelope canhelp to reduce energy usage and enhance a building’s lifespan.Arguably, the built environment is at itsmost critical juncture in its history. Datafrom the EU Energy Centre (EEC) showsthat residential and commercial buildings useroughly 40% of global energy and emit of allgreenhouse gases. The EEC warns that if nothingis done, greenhouse gas emissions from buildingswill more than double in the next 20 years.Clearly, there is an onus on every player in thebuild chain to ensure that buildings are as energyefficient as they can be. Contractors andinstallers particularly must be wise to how theycan help, given that they are often at the forefrontof project planning, construction, and materialsand component selection.The building envelope is one such example. Withgood planning and preparation, along with theright mix of components, energy consumption andcarbon footprint can be minimised. Loweringcarbon emissions starts from constructionthrough to when the building is in use, and evenin maximising the lifespan of the building itself.The role of the building envelopePut simply, a building envelope is the exterior of abuilding which repels the elements – the roof,subfloor, exterior walls, exterior doors andwindows. Although simple in principle, thebuilding envelope is a complex piece ofengineering, with different elements that mustwork together to ensure the integrity of thebuilding. Responsible for moisturecontrol, temperature control, andair boundaries, the buildingenvelope can make a hugedifference to the energyefficiency of a building – reducingenergy lost and protecting the indoorenvironment.The roof of a building is one of its main energyefficiency blackspots, accounting for 25-30% ofall heat lost through the envelope. To maximisethe thermal qualities and reduce energy loss fromany roof, it is vital that there is no break in theinsulation which can compromise its integrity.Known as thermal bridges, these weak spots arecommonly caused by breaks in the insulation,protruding joists, wall ties and bad workmanship.One weak spot often overlooked is the fastenersthemselves. A typical roof installation usesthousands of fasteners, each one a potentialthermal bridge. Flat roofing solutions such as theisotak thermally broken sleeve and fastener fromSFS will ensure that cladding is properly secured,avoiding thermal bridges and decreasing energyloss. The two-part fastener sits inside a sleevewhich penetrates below the surface of theinsulation, providing a barrier between thefastener head and the external atmosphericconditions. Rainscreencladding is one way to keep the rain out, whilealso offering an inner layer of thermal insulation,preventing excessive air leakage and protectingagainst wind.
