Downsizing
by
Design
Right place dictates the
right time for a Mariemont
condominium purchase
BY AMY HOWELL HIRT | Photos by Daniel Feldkamp
In the real estate market, sometimes opportunity
knocks and you have to respond. Even though you’ve
only been in your current home for four years. Even
though you weren’t looking to downsize for another
five years. And even though you already have your
hands full looking for a condo in Florida. ➻
housetrends greater cincinnati 19
2
This was the less-than-convenient situation a couple found
themselves in when they heard about plans for Hampstead Park in
Mariemont. The 18-unit project, developed by Greiwe Development,
North American Properties, and Sibcy Cline, would offer them a
walkable neighborhood, the lock-and-leave ease of condo living and
the chance to design their space with the help of their longtime
friend Douglas Greiwe, principal designer with Greiwe Interiors.
Although the timing wasn’t ideal, it was all too good to pass up.
“We thought we better seize the opportunity,” the owner says.
3
4
Getting in early
Hampstead Park was just a concrete slab
when they put down their deposit. Like
many owners in Greiwe’s five condo developments
in Mariemont, the couple was
looking to scale back on square footage but
also shift their lifestyle.
“Our kids had all left town and we knew
we were going to be seasonal (in Ohio). And
we realized we were only using two or three
rooms out of a big house,” the owner says of
their previous home in Indian Hill.
20 housetrends.com
Located on Miami Road, Hampstead Park is a short walk to the restaurants,
shops and entertainment options in Mariemont’s village square. And that’s by
design.
“Owners of our residences have purchased a lifestyle, not just a condo,” says Rick
Greiwe, principal of Greiwe Development. The developer intentionally selects properties
that are within a block of town centers so that “the community is the condo
owner’s amenity,” he says.
For this couple, the location was a key selling point, and a unit on the third floor
sealed the deal. Beyond offering beautiful views of Mariemont’s historic buildings
and mature trees, the 10 and 11-foot vaulted ceilings and expansive windows
“make it feel so much larger,” the homeowner reflects. ➻
1 The white kitchen maintains a classic
aesthetic, with furniture-like cabinetry
accented with corbels and finished with an
off-white glaze. 2 The exterior design of
the building is a modern take on English
cottage design and was inspired by the
neighboring Albert Place, which was built
in 1924. 3 The oil painting over the dining
room’s sideboard is by local artist Karen
Rolfes. 4 “The sofas and drapery in the
great room definitely set off the color
scheme,” the owner says.
housetrends greater cincinnati 21

An old friend on board
After signing on the dotted line, the
couple immediately began collaborating
with Douglas Greiwe to take their style
a little lighter and brighter. Having
worked together for 28 years on four
projects, “they really just trusted us,”
Greiwe says.
Starting with the couple’s colorful
artwork and a few furniture pieces from
their previous home, the team found
the sweet spot between traditional and
transitional. Warm wood finishes and
classic elements bring depth while powerful
patterns and simple lines infuse
fresh energy.
“It’s just a cleaner style all around,”
Greiwe says.
The power of patterns
While the couple replaced their mahogany
dining room set with a fresher
farm-style table, furniture throughout
the dining and living areas has traditional
lines. Yet, graphic elements
take the look to a transitional place.
In the dining room, ladder-back chairs
pair with a honeycomb-patterned rug
and overlapping circles on the front
of a sideboard. In the great room,
an abstract animal print and modified
paisley offer an update on classic
designs, as well as the rolled arms and
nailhead trim of two sofas and the
turned legs of an end table.
Wallpaper is a major player throughout
the home’s décor—even where it’s
barely perceptible, but it really shines
in the baths.
In the master bath, a spunky stylized
animal print winks at the poise of a
crystal chandelier while continuing an
ethereal blue hue from the bedroom.
And in the powder room—a favorite
place for statement-making wallcoverings—the
vibrant energy of an oversized
floral pattern places the elegant
vanity, gilded mirror and traditional
sconces in a playful light.
6
Traditional warmth
To balance the condo’s vaulted ceilings and calming palette, the designers introduced
warm wood and iron finishes. Engineered walnut flooring runs throughout
the living space while beams in the kitchen and great room help “bring the ceiling
down and make it feel cozier,” says Elizabeth Longaberger, associate designer with
Greiwe Interiors. The coziness continues when the Town and Country fireplace
glows on a wall opposite the two sofas.
In the white kitchen, wood paneling accentuates the glassware and serving
pieces displayed in glass-front cabinets, contributing to a furniture-like look. And
although light fixtures in the kitchen, great room and dining room have clean lines,
the iron finish gives them warmth and dimension. ➻
5 Just off the front entry, vibrant wallpaper makes the powder room pop.
6 In the study, textured wallpaper resembling wood paneling makes the space feel cozy.
A new way of life
During the construction phase, the
couple lived in their newly purchased
Florida home. When their
Hampstead Park condo was finished
last May, they settled into the
Mariemont community that’s just
as enjoyable as they’d imagined.
“We love being in an active neighborhood,”
the owner says. “We walk
to dinner quite often.”
Now that both new homes are
in place, the snowbirds plan to
split their time between Ohio and
Florida.
“It was a lot of change all at once,
but it’s been worth it,” the owner
says. 8
Mason homeowners transition
from traditional in custom build
BY SARAH J. DILLS | Photos by Connie Kimsey
When Westsiders Joe and Kim Jones decided to sell the family
home and move closer to their two children and five grandchildren,
they considered it fate that Carol Grubb came into
their lives. Carol is a realtor with Comey & Shepherd and
interior designer at family-owned ID Cincinnati Furniture and
Interior Design. She is one of a handful of interior designers
in the area who work with their clients from lot selection to
granite selection. “Carol’s been here for everything—down
to the doorknob selection,” Kim says of her first custombuilding
experience. ➻
smartest things we
did was sell everything
from our old house
and start new.
Into the woods
Joe and Kim were drawn to the wooded acreage behind a
lot they found in Kensington, where their home was eventually
built by Classic Living Homes. The couple loves the
amenities of the community and how close it is to shopping
and dining, yet tucked away from traffic and noise.
Out with the old
Kim created Pinterest pages with ideas of what she was
looking for in her custom build. The couple’s former home
was very traditional and dark and they wanted a more
open, transitional home for their family to gather, cook
and celebrate.
“One of the smartest things we did was sell everything
from our old house and start new,” Kim says. “It’s been
seamless with Carol by our side.”
“Carol would have multiple options ready for us every
time we met,” Joe adds. “Our trip to Ferguson Lighting
was probably our longest appointment just because of
all the options. Carol had it narrowed down to chrome or
black iron.”
“I’m so glad we went with the black,” Kim adds as the
three agree.
3
Spaetzle, lasagna and cookies
At the top of Kim’s kitchen wish list
was a large island where she could
bake with her grandkids. “We moved in
twelve days before Christmas, and the
island was perfect for baking with my
grandkids,” Kim says.
The light countertop surfaces and
cabinetry contrast nicely with the black
fixtures and dark accent of a paint
called Cyberspace on the coffered ceiling
and in the pantry. “They were willing
to take risks,” Carol says of her
clients. “The Ohio Tile backsplash ties
the space together perfectly.”
A favorite feature of the space is the
custom hood designed by Kim and
Carol. It is a two-tone metal, one-ofa-kind
piece. The kitchen is finished
with GE Café appliances and a Bosch
dishwasher.
Family game night
Joe and Kim couldn’t be happier with
their new home and experience working
with Carol. Their family has been
over for numerous family dinners,
where Kim often prepares her son’s
favorite meal of pot roast and spaetzle.
After dinner the family enjoys retiring
to the lower level where the grandkids
‘play’ pool and Joe enjoys his leather
recliner—one of his two only requirements
for the move.
The other? A three-and-a-half-car
garage for his sports car hobby.
20 YEARS OF
HOUSETRENDS
SHOWCASE
Iconic Images
In 2000, the first Housetrends issue was published in Dayton, Ohio. Since
then we’ve grown to include cities such as Cincinnati, Columbus and
Tampa. Over those two decades, we’ve published thousands of photos
showcasing incredible new homes, remodels, kitchens, baths and landscapes.
Whether it’s because of a strong response from our readers, or the
fact that they are just burned into the retinas of our production team, some
images stand out as iconic of Housetrends throughout the years. We invite
you to take a tour of our favorites in this 20th anniversary showcase. »
With Indy car racing in his blood, a Tampa Bay homeowner wanted his outdoor
living space to have that wow factor. His landscape designer used a floating
fire pit as the main focal point of the entire space. An entertainment wall was
designed to house four screens under the contemporary pavilion.
BLACK AND WHITE ALL OVER
A downtown St. Petersburg penthouse features a contemporary black and white eat-in
kitchen. An intricate mosaic backsplash serves as a conversation starter. The theme continues
from the backsplash to the black lacquer bottom cabinets and waterfall edge white
quartz countertops. »
SWIMMING WITH
THE SHARKS
As you walk into one family’s 20,000 sq. ft. oasis, your attention is immediately
drawn toward a massive rock waterfall and palm tree accented beach entry, resulting
in a resort like atmosphere. Wading into the tranquil waters leads to a rush of
excitement as you swim alongside an 8,500 gallon salt-water aquarium, housing
stingrays, sharks, and 160 other exotic fish. Those seeking privacy swim through
the waterfall or meander through a series of tunnels and take a relaxing dip in a
soothing hot water spa hidden in a cave.
PINK PUNCH
This pink dining room is a standout in the
Housetrends archives. This Oakwood home
was built in 1954 for a prominent Dayton
businessman, Charles Schook. New owners,
who bought the house in the mid-90s, were
careful to preserve its midcentury style.
INTO THE
WOODS
On 10 acres in Oakwood, this house
with 7,500 square feet of warm,
comfortable living space, sprang
from the homeowner’s fondness
for Colorado. In the kitchen, natural
cherry cabinets placed beneath
a soaring ceiling punctuated by
wooden trestles create an expansive,
yet inviting, space. »
BLAME IT ON MIDNIGHT
“Night Watch” was named the color of 2019 by PPG Paints and the designers
behind this Deerfield Township study wasted no time incorporating it
into their work. A daring move to paint the walls and ceiling in this dark,
jade aqua green paid off resulting in this warm, inviting space.
It can be tricky business selecting the right light
fixture for a room. Thousands of options make
the process overwhelming. A plethora of styles
and sizes in various metals, fabrics, bulb counts and
glass—tinted, etched, frosted or clear—make you
second guess yourself, sometimes even after the
purchase has been made.
Is the one from the big box store good enough, or
should you splurge on the special order creation that
caught your eye?
While many of us would lean toward playing it safe,
it appears that those who have the courage to power
things up and make a statement with lighting are setting
the stage for a show-stopping look. Like a great piece of
art, a standout fixture can really draw the eye and set
off a space.
We’ve collected some striking entries from past issues
of Housetrends, as well as some of our favorite manufacturers.
We hope they’ll help you narrow down the field
when you are selecting your own finishing touch. And
if you are hankering for even more choices, go to housetrends.com
and search: statement lighting. ➻
Real estate professional
Ellie Kowalchik shares her
approach to buying and selling
homes in Greater Cincinnati
Ellie Kowalchik
The Move2 Team, Keller Williams Pinnacle Group
Q Tell us a bit about the Cincinnati market right
now. What’s selling? What’s not selling?
A We are starting the 2020 housing market with
continued low inventory, especially at lower price
ranges. Lots of buyers are competing for a small
number of available listings, making it a great
time to be a seller!
Properties priced correctly and given appropriate
exposure to the market will sell. Today’s consumers
are so much more well-informed of housing
values than buyers of yesterday, so the overpriced
properties will not sell. Even slightly overpriced
listings will suffer a much longer market time than
their competition priced at market value.
66 housetrends.com
You cannot
go wrong with
neutral paint
and fresh
carpeting.
Q How important is staging in regard
to selling a home? Should homeowners
pay to have their home
professionally staged?
Photos by Matthew J Capps Image Services
A In order to present a listing in the
best possible way, I strongly believe
in the value of professional staging.
Our team has a talented stager with
a background in interior design
who works closely with our sellers
to best prepare their home for
photography and showings. While
we do not typically bring in furniture,
we do declutter and rearrange
existing furniture as needed.
Q What are three important tips that homeowners should consider if they
want to successfully sell their house?
A 1 Sellers need to mentally make the transition from the home they live
in, to the property they are selling. Trust that a real estate and stager’s
professional advice will help them sell for top dollar. Your house may
not feel or look like your home anymore once it is market ready.
2 Nowadays, all first showings of a listing typically occur online. Do
not underestimate the value of professional photography to help your
property stand out from others on the market and to convince a buyer
to schedule a walkthrough. You cannot go wrong with neutral paint and
fresh carpeting for added photo appeal.
3 Experience matters in any market. Make sure to select an agent with
proven expertise in marketing homes to potential buyers and negotiating
the best prices and terms.
Q Are there services you offer clients
that go above and beyond listing,
selling and finding homes?
A My team focuses on servicing the
full client experience. We have a
team concierge dedicated to helping
both buyers and sellers navigate
the many complicated details of
a purchase or sale. If repairs are
needed during the process, we
have a robust list of service providers
to recommend and the team
is available to facilitate stress-free
scheduling.
5 Kitchen Trends
You’ll See This Year
2020 KBIS proves to be big on color and style
Portrush quartz from Cambria
BY CHRISTINA KLEINER
Every January, the who’s who in the kitchen and bath industry gather together to unveil
the latest products and design trends for the coming year. This year’s Kitchen and Bath
Industry Show (KBIS) did not disappoint. Here are five design trends we are expecting
to dominate in the kitchen this year. ➻
Queensbury quartz from Cambria
Countertops resemble
works of art
Industry powerhouses like
Cambria and Neolith are
offering even more seductive
slabs aimed to take your
kitchen into the stratosphere.
Cambria’s new Queensbury
features bold gray veining,
while Portrush embraces
color, infusing navy and gold
veining into the soft white
background. Meanwhile,
Neolith is taking advantage
of the design industry’s
obsession with marble by
launching Calacatta Luxe,
which embodies all the alluring
attributes of this soughtafter
stone.
Color is the new neutral
Industry experts are hoping you will
break out of the neutral zone and add a
splash of color to your kitchen. Appliance
manufacturers, like Forza and True, are
embracing color as an alternative to stainless
steel. Cabinetry manufacturers like
Wellborn are also offering more transitional
and contemporary cabinet lines
in a rainbow of splashy colors. Whether
you’re drawn to pale blue or spicy red,
you are sure to find a color that embodies
your personality and style. ➻
Graze kitchen faucet from Kohler
Hardware and faucet design
are more important than ever
Cabinet hardware has moved well beyond simple knobs
and pulls. Manufacturers like Jeffrey Alexander are
embracing curves and chunky pieces that stand out
from the crowd. Even the shape of your faucet is contributing
to the design of the kitchen. The elegant curvature
of Kohler’s new Graze faucet makes it the perfect
fit for either traditional or contemporary design.
Tanz kitchen faucet from Isenberg
Neoroc farmhouse sink from Kohler
Farmhouse is going a little modern
Chip and Joanna Gaines brought farmhouse
design to the masses. After dominating for a
few years, farmhouse design is switching it up
a bit. Farmhouse sinks, like Kohler’s Neoroc,
are diverting away from the traditional design
and getting a little more daring. Other elements,
such as lighting and stone, are embracing
a modern look, bringing the beloved design
into the new decade.
Industrial enters the ring
Be prepared to see more of this edgy look
this year. Industrial design is all about
exposing the natural, raw elements in a
space. Think brick or wood paired up with
mixed metals and concrete. Shiny steel,
such as stainless appliances and chrome
plumbing fixtures, like the new Tanz kitchen
faucet from Isenberg, bring a hint of
coolness to the warm, earthy materials.
