NEW MURALS in St Albans and<br />

Redwood could be a possibility to<br />

tackle the issue of graffiti in the<br />

city’s north-west.<br />

Monthly reports provided by<br />

the city council to the Papanui-<br />

Innes Community Board showed<br />

that St Albans consistently<br />

ranked in the top five most<br />

reported suburbs for graffiti.<br />

A graffiti “hotspot” was also<br />

identified on Grimseys Rd,<br />

Redwood.<br />

Norrish said she was<br />

disappointed with the behaviour<br />

and its consistent appearance in<br />

the area.<br />

“It’s disappointing. We<br />

would like to see people looking<br />

after their community and<br />

respecting council property,”<br />

she said.<br />

In June this year, there were 55<br />

reports made by the public in St<br />

Albans through the city council’s<br />

Snap Send and Solve app.<br />

Mother’s desperate bid for family holiday<br />

DANNI RASMUSSEN fears<br />

time with her terminally ill son<br />

is quickly running out.<br />

She always dreamed of<br />

travelling all over the country,<br />

making memories as a family<br />

of four before it was too late,<br />

and now that dream is almost<br />

coming true.<br />

Last year, her eldest son Alize<br />

won a family trip to the Gold<br />

Coast in a competition run by<br />

radio station MoreFM for the<br />

kindness he showed his younger<br />

brother, Andre, who has periventricular<br />

leukomalacia – a terminal<br />

brain injury caused by a lack<br />

of oxygen to the brain – among<br />

other complications.<br />

Covid-19 ground those plans<br />

to a halt this year, which was why<br />

Ms Rasmussen believed it was<br />

the perfect time to embark on<br />

the road trip of her dreams – but<br />

sourcing funding for it was a different<br />

story.<br />

“I’ve always wanted to travel<br />

with the children and do something<br />

as a family, but I wanted<br />

to wait until they got older,” she<br />

said.<br />

“We almost lost him [Andre]<br />

– I got to his room and he was<br />

completely purple. I thought it<br />

was his time to pass away.”<br />

The life-threatening incident<br />

happened three weeks ago which<br />

she said put things into perspective.<br />

“But he eventually started<br />

breathing again. A lot of things<br />

came into realisation at that point<br />

so we’ve decided to do the trip in<br />

September before it’s too late.”<br />

She has set up a givealittle page<br />

to cover the costs of the four-week<br />

trip, needing at least $10,000 for<br />

transport, accommodation food<br />

and any costs associated with<br />

Andre’s medical equipment.<br />

She said the goal alone was<br />

at a minimum, which did not<br />

account for activities and any<br />

unexpected costs along the way.<br />

“It’s important that we can<br />

have those fun memories with<br />

him anywhere in our homeland<br />

especially when he’s not with us<br />

anymore,” she said.<br />

“There will be nothing worse<br />

than going to do those things<br />

and feeling that he missed out.”<br />

In 2015 Ms Rasmussen was<br />

overjoyed to learn she was pregnant<br />

with triplets.<br />

That joy quickly turned<br />

sour when a raft of complications<br />

arose, causing the loss of<br />

one of her babies during early<br />

pregnancy, with the other two<br />

babies born prematurely at 24<br />

weeks.<br />

The twins were “fighting for<br />

their lives” following an emergency<br />

Caesarean, but weighing<br />

in at 345gm, baby Ace did not<br />

survive.<br />

Andre clung to life weighing<br />

890gm, undergoing serious<br />

operations to keep him alive,<br />

but he developed PVL while in<br />

the neonatal intensive care unit<br />

which caused brain damage, and<br />

was also born with chronic lung<br />

disease and epilepsy.<br />

“It’s horrible watching him suffer,”<br />

she said.<br />

Raising Alize, Andre and Avie<br />

Avana as a single mother of three<br />

was “very exhausting” at times,<br />

but the love she felt for them was<br />

what kept her going.<br />

“As soon as I became a mum,<br />

I knew what I wanted to do in<br />

life,” she said.<br />

“I’m doing the best I can, I<br />

want to be a good role model;<br />

I love them so much and I’m<br />

never giving up on my children.”

“frustrated” with continued<br />

issues of speeding drivers and<br />

sunstrike on Innes Rd and<br />

pleads for action.<br />

Mr Bangma wrote to the<br />

Papanui-Innes Community<br />

Board regarding the pedestrian<br />

crossing near the school’s entrance,<br />

advocating for traffic<br />

lights instead for children to<br />

safely use.<br />

“Numerous solutions have<br />

been proposed and acted on,<br />

however, it remains a problem,”<br />

he said.<br />

He referred to the new additions<br />

of 40km/h signs and flashing<br />

orange lights at the crossing,<br />

which had “varied success” in<br />

slowing traffic down.<br />

Said Mr Bangma: “I’m not<br />

suggesting these strategies<br />

haven’t helped, but the original<br />

town planners have left us with<br />

a road that aligns perfectly into<br />

the morning and evening sun.’’<br />

requested to monitor the area<br />

for speeding and the issue was<br />

under investigation to come up<br />

with long-term solutions.<br />

Community hub ‘filling a gap’<br />

for families in Mairehau<br />

A NEW community hub will<br />

soon open its doors in Mairehau,<br />

following an increased need for<br />

physical and social support in<br />

the area.<br />

The Neighbourhood Trust<br />

is in the process of revamping<br />

their former Pay It Forward store<br />

premises to make room for The<br />

Whanau Centre.<br />

It comes at a time when community<br />

organisations have been<br />

scrambling to pivot their services<br />

to better support the increasing<br />

number of people facing unemployment<br />

and other hardships<br />

due to Covid-19.<br />

Said the trust’s community<br />

development worker Don Benn:<br />

“The Whanau Centre provides<br />

a physical presence for The<br />

Neighbourhood Trust to operate<br />

in the heart of Mairehau, which<br />

has seen an increased need for<br />

community connection since the<br />

lockdown.<br />

“Accessibility is a big factor for<br />

people needing some help, and<br />

the centre will make it easier for<br />

families to reach.”<br />

packages to families and vulnerable<br />

people in need, but Mr Benn<br />

said “hand-outs” were not a long<br />

term solution.<br />

Even though the service is<br />

essential, he believed having a<br />

permanent facility was more<br />

beneficial in the long run, such<br />

as providing the opportunity for<br />

people to build important skills.<br />

Said Mr Benn: “With support<br />

from the council, we can provide<br />

services such as food packages,<br />

a community garden project to<br />

help families be more in control<br />

of fresh fruit and vegetable production,<br />

a drop-in centre where<br />

people can share their burdens<br />

and potentially be referred to<br />

places for more specific help.<br />

“We’d love to see an opportunity<br />

for driver licensing classes<br />

to occur as well as work-ready<br />

skills like preparing CVs, interviewing<br />

skills and dressing for<br />

interviews.”<br />

The project has been in the<br />

works since January this year,<br />

which Mr Benn believed was<br />

“filling a gap” in the Mairehau<br />

community.<br />

The trust’s former Pay It<br />

Forward store previously sold<br />

locally handcrafted goods, with<br />

its proceeds being fed back into<br />

community projects.<br />

But with the premises now<br />

vacated, they believed it was a<br />

perfect opportunity to utilise the<br />

space and get the project off the<br />

ground which will be ready to<br />

enjoy by the end of August.<br />

“Covid-19 has really accentuated<br />

the need for community<br />

connection. Loss of jobs and<br />

hours of work means that people<br />

are needing extra support at this<br />

time,” he said.<br />

“Although we are at level 1<br />

again, the ongoing effects last<br />

longer, so The Whanau Centre<br />

is an ideal location to offer that<br />

support.”<br />

Ms Norrish believed it was a<br />

hotspot because it was located on<br />

the “fringe” of the city, providing<br />

more opportunities for taggers<br />

gain notoriety.<br />

The city council community<br />

partnerships and planning manager<br />

Gary Watson said St Albans<br />

has been in the top five suburbs<br />

for graffiti reports twice in the<br />

past six months.<br />

“This doesn’t necessarily mean<br />

there is a large amount of graffiti,<br />

but people in that area actively<br />

report it. The same tag may be<br />

reported several times by different<br />

individuals,” he said.<br />

“Although not in St Albans,<br />

Grimseys Rd was a removal<br />

hotspot for June. This was due to<br />

the QE II Drive underpass being<br />

heavily tagged and requiring a<br />

large area to be painted.<br />

“St Albans has not been identified<br />

as a current area to focus on<br />

as the amount of graffiti removed<br />

has been decreasing.”<br />

He said a new community<br />

group has joined forces with the<br />

city council who were “keen to<br />

adopt a spot” to keep an eye on<br />

and remove any graffiti.<br />

There were a number of other<br />

ways the community could get<br />

involved, he said, to aid the city<br />

council’s efforts, such as using<br />

the Snap, Send, and Solve app, or<br />

joining their Graffiti Volunteer<br />

Programme.<br />

“Rapid removal is the most<br />

effective method of deterring<br />

future graffiti. Taggers love to<br />

leave their mark on existing<br />

graffiti – removing it denies the<br />

recognition they’re looking for,”<br />

he said.<br />

Joint pain: Do I have arthritis or<br />

could it be mainly my muscles?<br />

The team at Physical Sense in Sydenham<br />

sees clients with a range of symptoms but<br />

many of their middle-aged and senior clients<br />

visit complaining of pain in one of their joints.<br />

Physiotherapist Ietje van Stolk suggests<br />

that a major part of the pain could be due<br />

to muscle pain rather than simply arthritis.<br />

“Even if an x-ray shows arthritis, the reason<br />

for the pain may be the muscles around<br />

the joint,” she explains. The images show<br />

how a muscle knot (the crosses) in a back<br />

muscle can give hip pain (aches and pain<br />

are the red areas in the drawings), a knot<br />

in a muscle on the back of the shoulder<br />

blade can give a deep pain in the front of<br />

the shoulder and a muscle knot all the way<br />

near the groin can give an ache in the knee<br />

(especially at night in bed).<br />

Ietje recalls one case where an 89 year<br />

old client with severe arthritis who walked<br />

with a stick, told her, “I will end up in<br />

a wheelchair, I cannot put any weight<br />

through my right leg due to pain in my hip<br />

and buttock”. “Within 4 treatments, she<br />

was walking with her stick but without the<br />

severe pain,” says Ietje. “The arthritis was<br />

one of the factors that made her muscles<br />

spasm but the other was that older people<br />

move less and the flexed position the hip<br />

is in when we sit is particularly bad for<br />

the hip.” Ietje is happy with the fact that<br />

although the client was 89 and could have<br />

been “given up on” or told to live with the<br />

pain, she made a difference to her health<br />

and wellbeing.<br />

The same lack of movement can be the<br />

reason for your knee pain or your shoulder<br />

pain and the same few treatments could<br />

make a huge difference for you.<br />

Canterbury’s resilience<br />

As New Zealand deals with the fallout<br />

from Covid-19 and its impact on the<br />

economy, Canterbury is continuing to<br />

show its resilience and strength, reflected<br />

in the latest real estate statistics released<br />

by REINZ for June.<br />

Bishopdale & Strowan, believes the<br />

reason is that, due to Cantabrians having<br />

already faced significant difficulties<br />

following the 2010 and 2011 earthquakes,<br />

they have developed their own way of<br />

getting through uncertain times, so in the<br />

current situation, they are just getting on<br />

with it.<br />

“There’s a general belief that “it is what<br />

it is”, so we are carrying on as usual, and<br />

this is reflected in the housing market,”<br />

Barry says.<br />

“While there have been predictions of<br />

doom and gloom for the New Zealand<br />

housing market, that’s not what’s<br />

happening here, with sales results over<br />

the last three months demonstrating<br />

that.”<br />

REINZ Statistics just released for<br />

Christchurch show that, as at end-June<br />

<strong>2020</strong> there has been an increase in the<br />

median sale price of 7.9 per cent over<br />

June 2019, going from $445,000 to<br />

$480,000. The number of house sales is<br />

up on June 2019, having risen from 525<br />

to 588, with the median number of days<br />

taken to sell going down from 41 to 38.<br />

“Prior to the emergence of Covid-19<br />

the property market was hot – it was a<br />

sellers’ market,” Barry says, “and since<br />

lockdown ended, it has just picked up<br />

from where it left off. We are seeing<br />

multi-offer situations, with many buyers<br />

missing out on properties they wanted.”<br />

For anyone considering purchasing<br />

property, Barry suggests that the most<br />

critical preparation you can do is to<br />

secure your pre-approval for finance,<br />

given the highly competitive landscape of<br />

the current market.<br />

“For example, we listed an ‘as is where<br />

is’ property in Bryndwr, which had a<br />

land value of $560,000, and it sold for<br />

$711,000, with 12 registered bidders<br />

attending the auction.”<br />

There are several factors now favouring<br />

buyers, he says, such as all-time low<br />

interest rates and the removal of the<br />

loan-to-value ratio (LVR) requirement,<br />

which governed the amount people could<br />

borrow to purchase property and how<br />

much deposit they needed.<br />

“Banks have also increased the number<br />

of pre-approval loans, which are at a<br />

higher level than they have been for a<br />

long time. This means buyers can have<br />

confidence knowing they have the<br />

financial capacity to buy<br />

the property they want.<br />

For those wanting to sell,<br />

now is an ideal time, Barry<br />

says.<br />

“The depth of the buyer<br />

pool is fascinating, with<br />

high interest from first home<br />

buyers, residential investors<br />

as well as people re-locating<br />

to Christchurch. These are<br />

not just Christchurch people.<br />

There are out-of-town buyers<br />

coming from other regions,<br />

and Kiwis returning from overseas. The<br />

market is ‘nuts’ at the moment.”<br />

While it was thought shortage of stock<br />

was driving demand, in fact the number<br />

of Christchurch listings has largely stayed<br />

the same as June 2019 – it is the increased<br />

buying pool that is creating the demand,<br />

Barry says.<br />

“The stock levels are similar, but<br />

properties are selling a lot quicker. Last<br />

month, for example, every property we<br />

took to auction sold on auction day. We<br />

don’t know what the future holds, of<br />

course, but we do know this is a good<br />

time to be selling. We haven’t seen a<br />

market like this for many years.”<br />

Ground moisture barrier<br />

under low sub-floor<br />

Now with the colder and wetter weather on<br />

its way, home owners are focusing on ways<br />

to make their homes comfortable, warm<br />

and healthy for their families throughout<br />

winter. Rising damp is an issue that affects<br />

many of our older properties which suffer<br />

from poor, or no, ground moisture barrier.<br />

In Canterbury especially, post-quake, many<br />

people have relocated to homes that suffer<br />

from rising damp which can be associated<br />

with health problems. Independent tests have<br />

shown that up to 40 litres of water can rise<br />

from the ground and enter a house every day,<br />

leading to mildew, mould, condensation and<br />

musty smells. Moulds can produce various<br />

allergic reactions and the frail, elderly and<br />

very young are especially vulnerable.<br />

that penetrates the structure. By avoiding<br />

underfloor condensation, foam concrete can<br />

reduce floor heat losses by up to 90%.<br />

What makes a great<br />

Heat Transfer System?<br />

There are a number of Heat Transfer<br />

systems on the market. Smooth-Air<br />

hot air has ‘stratified’ into a layer near the<br />

ceiling. So heat pumps, which circulate<br />

warm air around the room with no<br />

layering, are not suitable as a heat source<br />

by themselves. However, if you have both<br />

log burner and a heat pump, heat transfer<br />

systems with thermostat can work very<br />

well: The heat pump stops operating once<br />

the heat from the fire has heated the room,<br />

and the heat transfer kicks in above this<br />

point, once there is a layer of hot air at the<br />

ceiling.<br />

Find a salesperson (agent):<br />

Contact a few experienced local real<br />

estate salespeople (agents) and set<br />

up interviews. Potential salespeople<br />

will evaluate your property and give<br />

you a comparative market analysis.<br />

Once you find your salesperson,<br />

you will sign a contract stating any<br />

commissions due, length of the<br />

agreement, marketing costs and the<br />

estimated sale cost.<br />

Making more important<br />

decisions:<br />

Next work with your salesperson to<br />

decide how you want to sell (auction,<br />

deadline sale, price etc), types and<br />

costs of listings and advertising, open<br />

home schedules and if you will issue a<br />

price guide or ask for offers.<br />

Contracts:<br />

Your salesperson will draw up the<br />

contract of sale, which should include all<br />

details of the owners, title, conditions of<br />

the sale, what is included in the chattels<br />

(for example, oven) as well as settlement<br />

date, legal description and any tenancy<br />

details if relevant.<br />

Going to market:<br />

The length of time your home will<br />

be on the market depends on how<br />

you choose to sell. For an auction,<br />

it’s about four weeks, a price or<br />

by negotiation method is often<br />

longer. This is the time your home<br />

will be open for inspections. Your<br />

salesperson will be responsible for<br />

negotiating with potential buyers to<br />

get the best price for you. Once it has<br />

been sold, the buyer usually pays a<br />

deposit at this point.<br />

The last step is settlement day. This<br />

is when you give the keys over to the<br />

new owners and vacate the property.<br />
