Owners worried about
future of Airbnb in city
• By Bea Gooding
CHRISTCHURCH Airbnb
owners are concerned about
the future of home-share
accommodation as the city
council mulls changes to its
rules for short-term
accommodation.
Proposed changes to the City
Plan would allow whole unit listings
in some areas but not others,
and would not allow listings in
multi-unit dwellings or on rear
sections.
Another option on the table
enables listings up to a specified
number of days, such as 60, 90 or
120 days per year.
City council head of planning
and strategic transport David
Griffiths confirmed a council
committee would ultimately
decide what to do with the
proposals next month.
But Christchurch Holiday
Homes director Sue Harrison,
who manages homes in
Addington, Sydenham and
Woolston, said there were fears
a change would “put big hotel
profits ahead of what’s best for
the city.”
“For many of us, these rules
would mean putting away our
welcome mats for good.
“We can’t pretend it hasn’t
been hurtful at times when our
intentions have been wilfully
misrepresented. We’re members
“Hiring Cameron to sell our home was by far the best decision we could’ve made
for selling our home. He’s not just a face on a bus. His communication throughout
our campaign was excellent, as was his honest and professional advice. We were in
safe hands from the moment we signed him as our agent, right through to handing
over the keys. We were singing his praises prior to auction day and then, wow!
Auction day was fantastic and it was great to see him and the auction team work.
We’ll be using Cameron and his Harcourts gold team again in the future. 10/10!”
Award honours nurse’s achievements
CASSIE SCAIFE had a wide
smile as she absorbed the news
that she’d been named Ryman
Healthcare’s nurse of the year.
It was no small achievement
– Christchurch’s Ryman Healthcare
is New Zealand’s largest
retirement village operator and
employs 620 nurses at 36 villages
in NZ and in Australia.
Anthony Wilding Retirement
Village has been a big part of life
for the Halswell registered nurse.
She first started at the village
as a 17-year-old school student,
working in the laundry and then
the kitchen teams when it first
opened in 2007.
Scaife first trained as a
paramedic in Wellington after
leaving school, filling in her time
with shifts as a caregiver at Rita
Angus Retirement Village while
she was studying.
It was while working as an ambulance
officer that she attended
an emergency and realised that
her destiny lay in working as an
aged-care nurse.
“We went on a callout to look
after an older woman who was in
trouble. It was when I was caring
for her that I realised that looking
after older people was what I
really wanted to do,” said Scaife.
“I think my workmates were
surprised, but that’s what I
DELIGHT: Ryman Healthcare’s nurse of the year Cassie Scaife (left) with Anthony Wilding
Retirement village caregivers Ubbie Kooma, Raziya Nisha and Sharma Vasu.
wanted to do.’’
She returned to Christchurch
to begin a three-year nursing
course at CPIT and later returned
to where it all started at
Anthony Wilding to work as a
registered nurse on the afternoon
team.
No one was more delighted
with her win than her mother
and sister, who were on hand
for her awards night celebration
along with daughters Phoebe, 5,
and Hazel, 3.
“It’s an amazing place and
team to work with,’’ said Scaife.
“You never hear them complain
no matter what is going on.
They just get on and put in the
effort to care for everyone and to
do their best for them.’’
She was also grateful for
Jeannie Sales, Anthony
Wilding’s clinical manager,
and Sharon Armstrong, village
manager, for their backing over
the years.
Said Scaife: “Jeannie has been
a great mentor. She’s always there
and makes time for those long
conversations you need about the
lessons you’re learning and the
problems that come up.
“She told me early on to
listen carefully and to ask the
right questions to guide conversations,
particularly with
families.
“It’s been great advice and
something I try to pass on.
“Sharon’s always efficient and
supportive, no matter what the
problem is.’’
Scaife was brought up in
Leeston and a lot of residents
are retired farmers from the
district.
“I’ve grown up knowing them
and their families so there’s a
real community feel to what we
do,” she said.
“Talking to them, seeing
that they are happy and
knowing their quirks is all part
of the job.’’
KEEN MOUNTAIN bikers
may no longer have to put up
with the frustrations of a flat
tyre.
Cashmere cousins Josh
Baker and Zak Shearer, both
year 11, recently launched Flatless
Tyres, a company that uses
a foam product that sits inside
tyres to stop sharp objects
puncturing the rubber and
damaging rims.
The foam acts as a spacer
between the tube and the tyre
and requires no maintenance
once it is installed.
The project began when
Josh was spending his weekends
mountain biking at the
Christchurch Adventure Park.
But as he started doing bigger
jumps and rougher trails,
his tyres would puncture every
two days, which was a frustrating
and an expensive process
to regularly replace them.
“I’ve been riding pretty hard,
but I kept getting a lot of flats,”
he said.
“After trying other options,
like going tubeless, I got together
with Zak and we started
designing and figuring out a
better way.”
The 15-year-olds are homeschooled
together and make
the products themselves.
Said Josh: “We tested many
types of foam as we tried to
find the perfect type for the
flatless tyre.
“This was fun, we smashed
foam, struck it with hammers,
stretched it and smacked it
until it gave in.
“We only chose the best foam
that didn’t yield to our abuse.”
The pair won $500 from the
University of Waikato’s Seed
Fund programme for young
enterprise start-ups which
helped to start the project.
The venture was part of the
Young Enterprise Scheme
where high school students
nationwide got a taste of what
it was like to run their own
business.
Josh said replacement tyres
would usually cost anywhere
between $15 to $25 each which
added up and could rise over
time to costing as much as
$2000.
Because of this, they believed
the innovation would be
a game-changer in the cycling
world by reducing costs and
waste associated with tyre
maintenance.
This was already evident
“We haven’t had too many
orders yet as it’s early days, but
we’ve had a lot of people ask
about it,” said Josh.
“We haven’t seen any products
like this in New Zealand,
so it feels pretty good that
we’re on to something.
“We’re aiming to be at the
Tucked away down its own driveway this post quake built home will be a delight
come to the market.
My client has decided to downsize so it is time to let a new owner enjoy
the benefits of modern living. Warm and inviting this home offers 3 double
bedrooms, 2 bathrooms and two living areas. The master bedroom is particularly
spacious with an ensuite and walk in robe that are sure to delight.
Built in 2015, you have the security of a post-quake build and the convenience of
an easy care section only minutes from the local shopping and an easy drive to
Concerns outlined to community boards
• From page 1
Policies to restrict nonresidential
activities in residential
zones made consent more
difficult to obtain.
Said Harrison: “We don’t
support discriminating between
hosted and unhosted
short-term rentals. Whether a
host is present or not doesn’t
form a sound basis for regulation
as there’s many variables
involved to police this.”
Airbnb owners did not support
the proposals due to the
growing need for self-catering
homes for groups and families
that many motels, hotels and
hostels did not cater for.
They have outlined their
concerns to community boards
ONE OF several resident
waterfowl species in our estuary
is the New Zealand native
shoveler or kuruwhengi.
It is easily mistaken for the
Mallard duck but if you look
carefully you will notice that
the shoveler has an enormously
large bill which is very
handy when sieving water and
BIRDS OF THE ESTUARY
Tanya Jenkins is the manager of the Avon-Heathcote Estuary Ihutai Trust,
a non-profit organisation formed in 2002 to protect one of New Zealand’s
most important coastal wetlands. Each week she introduces a new bird
found in the estuary. Her column aims to raise the understanding of the
values and uniqueness of the area.
Good honest
homestyle food
Authentic hand
shaped sour dough
(no yeast & preservatives)
mud for insects, plankton and
small fish.
There have been as many as
2000 counted in and around
our estuary and all this time
you may have thought they
were all just common mallard
ducks. It is a tough job for the
female laying a many as 10
eggs which she will incubate
across the city.
They favoured the option
which removed restrictions on
whole unit listings and treated
home-share accommodation
as a residential activity.
“This option allows for
better regulation by registering
homes. All other options leave
you with an impossible compliance
issue.
“If you restrict self-contained
homes, visitors will limit their
time in Christchurch,” Harrison
said.
They supported a nationwide
approach to regulations which
did not “geographically distort
the market,” and a mandatory
code of conduct for owners,
managers and guests enforceable
under a three-strike rule.
AirDNA data shows
Christchurch hosts earned
about $50 million between
August 2018 and 2019.
It is estimated about 250,000
guests were hosted last year.
Griffiths said some regulations
could be approached
from a nationwide perspective.
“A nationwide code of
practice would be possible for
short-term accommodation,
but would require agreement
of all listing platform providers,
council and other regulatory
agencies,” he said.
“However, a nationwide
code of practice could not be
the only regulatory mechanism
in spite of this being a
on her own and then bring up
the youngsters all by herself.
Not likely we will see mum
and her brood in our estuary,
as she prefers to keep them
hidden during the day and
instead feed them at night to
protect the family. These birds
only live up to seven years –
not very old for a bird species.
preferred option. City council
has responsibilities under
the Building Act, Resource
A new era for long-established Opawa retirement village
Chatswood Retirement Village is
about to say farewell to its grand old
lady with the demolition of the original
1890s’ villa their residents have called
home for many years. The villa was
one of the originally built houses in the
Opawa area and part of the initial startup
building of Chatswood Rest home.
To meet changing market
expectations, the long-established and
privately owned Chatswood Retirement
Village has been undergoing significant
redevelopment in recent years and is
now about to undertake the demolition
and redevelopment of what was part of
the old rest home site.
Originally built to accommodate 37
rest home residents the architecturally
designed replacement building will
soon house 18 spacious care rooms with
full en-suites and mini- kitchenettes,
taking in stunning views of the Port
Hills, along with a brand-new spacious
reception and administration area. The
building will be ready for occupation in
2021.
At a minimum of 29sqm, each care
room will be able to cater for residents
through the full continuum of care,
meaning they will not need to move
rooms to receive any higher level of
care. Each room will cater for residents
from those more independent to those
requiring hospital level of care.
“We are conscious that families as well
as potential residents want appealing
space and surroundings when they are
looking for care for loved ones,” says
sales and marketing manager Rhonda
Sherriff.
“Chatswood village has been
developed sympathetically to appeal
to the local residential surroundings,
with single-storey, villa-like buildings
and beautifully landscaped grounds.
Chatswood has been awarded
community garden awards for the last
number of years in recognition of the
care and attention the gardens receive
throughout the year.”
Chatswood Retirement Village prides
itself on being a boutique care complex,
close to many local amenities, and with
the reputation for delivery of good
quality care. Management and staff
ensure that residents and their family
members needs are individually known
and catered for, with personalised
packages of care.
Chatswood is privately owned by very
experienced aged care facility owners,
so this means management, staff and
owners can react quickly to situations,
be responsive to residents’ needs and
deliver personalised quality care.
“Our staff consists of very experienced
Registered Nurses on site 24 hours a day
along with well-educated and trained
care staff. Our clinical staff are some
of the most skilled and experienced
in Canterbury and go well above the
call of duty to ensure residents receive
Consider Chatswood
for your
“Forever Home”
comprehensive care.”
Chatswood offers a homely
atmosphere and friendly people that
work and reside on the site.
“Residents express that they belong
to one large extended family at
Chatswood. This was endorsed during
our Covid-19 lockdown when families
were able to keep communicating with
residents via IT technology each day,
when they could not meet their loved
ones in person,” Rhonda says.
Chatswood has 36 superbly
appointed, warm spacious one and
two-bedroom apartments and studios,
which take in the sun and beautiful
garden aspects. They welcome enquiries
from anyone who would like to
consider Chatswood as a new home
for themselves or their family member.
Their care rooms, apartments and suites
are popular so don’t hesitate to give
them a call on (03)332 7323 for more
information and a tour.
Come join our family at Chatswood
and enjoy the benefits of a small
boutique village with award
winning gardens in the heart
of Opawa/St Martins. We have
spacious north facing sun filled one
and two bedroomed apartments
and a studio available now”.
Specialists advise a vehicle
check as winter sets in
Winter weather can present a range of tricky driving
conditions for motorists – from wet, slippery roads and heavy
frosts to fog and driving rain. That’s why it is important to make
sure your vehicle is in tip-top shape and ready to deal with these
hazards.
The team at Roses Auto Electrical in Cranford Street
recommends checking that your lights and windscreen wipers
are in working order, and to ensure your vehicle will start on
cold mornings they offer free battery and alternator and starter
tests, and free battery fitting.
Their well-equipped workshop includes specialised diagnostic
equipment designed to find any faults with vehicles’ electronics,
air bags or ABS braking system, which the qualified and
experienced auto electrical specialists will repair quickly and
efficiently.
Roses Auto Electrical provides full electrical services for all
makes and models of European, Japanese and light commercial
vehicles. Any time a warning light flashes up on the dashboard,
they advise calling into their workshop to have it checked out.
Roses Auto Electrical has been in business for more than 20
years, and the workshop team are constantly updating their
knowledge with industry training, as well as having the latest
state-of-the-art equipment in the workshop.
The customer comes first for the friendly, professional team
at Roses Auto Electrical, and motorists having their vehicle
serviced there can have confidence in its performance and
safety, especially in cold weather when driving is often more
hazardous.
Roses Auto Electrical is located at 518 Cranford Street,
Papanui. Phone 352 5090 to book in for service or repairs,
or visit their website www.roseselectrical.co.nz for more
