RegulationsENERGY EFFICIENCY & NEW BUILDSThe experts at A Proctor Group ask ‘does energy efficiency only matter for new buildproperties?’Clearly regulations for energy efficiencyrelate to both new build andrefurbishment, but should they not allow arelaxation in refurbishment that takes intoaccount the difficulties of meeting this level dueto aspects such as floor zones etc? Regulationsfor acoustics take into account new buildproperties and the difficulties of existingbuildings, so why don’t we for energy efficiency?When we get to the ‘other side’ of Coronavirus,the way we come out will be different; we willunlikely go back to the ‘old norm’. The effect ofCoronavirus will have rebooted the way we thinkabout various things such as, what’s important inlife, appreciation of what we have, and the effectsof climate change.So, is it time for the government to look at theexisting housing stock and assess how theirefficiency can be improved? – the same way as PartE and Section 5 recognise, instead of hammeringthe easy target of new build properties where thetargets set provide the new minimum requirementto design down to as cheaply as possible, ratherthan a worse case minimum.As stated, Part E and section 5, acoustic regulationsare considerate of the difficulties of trying to designexisting buildings with its existing issues to thesame performance levels of new builds built fromscratch. With acoustics, even in refurbishment theacoustic measures will invariably be better thanbefore, but with thermal improvements there couldbe knock-on effects such as structural damage dueto hidden moisture issues from trying to improve thebuilding’s energy performance. Therefore, a goodunderstanding of HAMM (Heat, Air and MoistureMovement) are critical to get the balance ofimproved energy efficiency with moisture issues.The government aims to reduce green house gasemissions by 80% by 2050 and this requires achange of emphasis which goesaway from just new build tolooking at existing housing stock.This would provide not just reducedemissions, but potentially less burden onthe NHS and lower living costs to heat homes. Wemust be considerate of what the placement ofinsulation would have in old homes – one issuebeing solid wall homes.A good optionSolid walls have been a good choice through theyears for a country that lives in a climate wherethere is a lot of rain. These walls can be builtthicker, depending on their exposure to rain toreduce the amount of water penetrating the externalwall. These walls were traditionally built of stonework in such a way that they also “breathed”,thereby drying the walls when the climate allowedwhich can be effective but not efficient thermally.According to NIA, the current housing stock in theUK stands at 24.5 million dwellings. Of these, 6.6million properties have solid walls which represent31% of the total housing stock; 48% of the 326,000high rise flats in England have solid walls. Thesesolid walls are deemed hard to treat as they cannotbenefit from the easier energy efficient method ofcavity fill. They can only be treated internally withinternal wall insulation (IWI) or with external wallinsulation (EWI). Both of these options come withthe benefit of potentially improving the insulationlevels in the dwellings but with more difficulties,especially with internally applied insulation.With IWI, more does not always mean better andthere is a real case for balancing energy efficiencywith good moisture control and understanding. In itsmost simplistic form, more insulation (thicker) willcome at the expense of space internally, in somecases making double bedrooms into singles andsingles into box rooms. So we strive for more energyLeft: Spacetherm from A Proctor.efficient insulation to reduce thethickness required which can be an efficientoption, but this can compromise the vapourpermeability of the wall and reduce its“breathability”. In most cases, the strive for moreefficient thermal insulation at a lower thicknessneeds to compromise the vapour permeability andthe constant balancing of these factors becomes anever-increasing conundrum – until recently.Now you can balance improving the thermalefficiency, decrease water absorption and maintainthe intended breathability with the introduction ofnano technology called Spacetherm insulation. OurSpacetherm insulation gives high levels of thermalinsulation with a low thermal conductivity of 0.019W/mK while still offering breathability andexceptional levels of water repellence. Solid wallproperties can be transformed with thin insulationin terms of green house gas emissions, yet withouta vast reduction in room size.The Spacetherm WL board comes in just 13mmthickness including the 3mm MgO hard wearingsurface which is adhesively bonded to the wall. Thiscan reduce a solid wall U-value from 1.5 W/m²K(and in some cases 2.1 W/m²K) to below 0.7W/m²K. This is halving the heat loss through a solidwall at around half an inch thick! If the governmentwas to relax the conversion levels to this level, thennearly a third of the UK’s existing housing stock canreduce its heat loss dramatically without majordisruption to properties, whilst still maintainingthe structural integrity due to the breathing walland less risk of built-in moisture issues from vastchanges in a structure’s temperature, andtherefore in-built condensation problems.Contact A Proctor Groupwww.proctorgroup.com@proctorgroup56 TC SEPTEMBER 2020
