The UK’s stamp duty holiday, which benefits buyers up to the tune of £15,000, finishes on 31st March 2021 and all house purchases must be completed by that date. Most people who are selling a house are buying another house and obviously want to take advantage of this tax break. This leaves you six months to benefit – that’s ages away right? In fact, the average time taken to sell and buy a house in the UK is…six months, so if you want to take advantage of the stamp duty then you need to get a wriggle on. The single most important piece of advice I would give anyone who is hoping to sell their house and buy another in this time frame is this; Make sure your house is up for sale at the right price. Rightmove has recently completed a study on how important it is for sellers to price their house currently. The internet property platform analysed 300,000 newly-listed homes across four months and the data showed those houses that were reduced in price had a 33% chance of finding a buyer within the 4 month timeframe, compared to a 63% chance if priced right from the start. Furthermore, Rightmove say homes priced right first time are on average getting an offer accepted 26 days more quickly than those that have had to have at least one reduction before they get an offer accepted. The average time to find a buyer if a property is priced right is currently 21 days, rising to 47 days if it needs to be reduced. Believe it or not, there are some estate agents who will deliberately overvalue your house just to get their hands on your business. It’s a self-centred strategy that is all about the agent and not about the customer, and it can have a disastrous impact on your ability to move quickly. For most people, selling a home is the largest financial transaction of their life. It’s essential to go through the process with an agent you trust to achieve the best price. Ask yourself these questions: Does your Agent have a website full of properties that have had their prices reduced? Out of the Agents who have valued the property, has this agent given you the highest valuation? Choose your agent carefully, it could make the difference between you being able to complete on your dream house by 31st March, or not. Up to £15,000 is at stake. Top Tips for Selling 1 List the house at a realistic price 2 Make sure the marketing photos are as good as they can be and ensure exterior shots are taken on a nice day. 3 Employ the services of a solicitor immediately - bringing together the legal paperwork of the property you are selling will save weeks between the sale agreed and completion. 4 Galvanise your Agent – If your agent has a 4, 6 or 8 week notice period, serve it immediately and get them to work even harder to find you a buyer quickly. 5 Kerb appeal – paint the front door, gravel the driveway if needed, use hanging baskets or potted plants to make your house stand out.
