„Vorn die Ostsee, hinten die Friedrichstraße“, so beschrieb 

der Dichter Tucholsky einst sein Ideal von 

utopischer Bestlage. Usedom entspricht diesem 

immerhin zur Hälfte. Doch trotz der Distanz von 

180 Kilometern Luftlinie bezeichnen die Berliner Usedom 

gerne als ihre Badewanne – und das seit Kaisers 

Zeiten. Die Schönheit der Landschaft und die wohltuende 

Weite zogen schon im frühen 19. Jahrhundert 

den Hochadel und die feine Gesellschaft an. Seinerzeit 

nahm die Kultur der Seebäder ihren Lauf. Die imposant-verspielte 

Villenarchitektur jener Zeit prägt 

bis heute das Bild entlang der Strandpromenaden von 

Ahlbeck, Heringsdorf und Bansin, den sogenannten 

Kaiserbädern. Zu diesen historischen Seeheilbädern 

zählt auch der Küstenort Zinnowitz. 

“Baltic Sea out front, Friedrichstrasse in the back,” the 

poet Kurt Tucholsky once described his utopian ideal 

of a prime spot. Usedom can make the first half of the 

dream come true. And more than that, because it is only 

180 kilometres from Berlin, and thus close enough to 

earn it the moniker “Berlin’s bathtub” – coined during 

the Belle Époque. The beauty of the landscape and its 

soothing vastness already attracted the gentry and high 

society in the early nineteenth century. It was then that 

seaside resorts evolved as an institution. To this day, the 

stately if playful architecture of the mansions built back 

then sets the scene along the beachfront promenades 

of Ahlbeck, Heringsdorf and Bansin, these being the socalled 

imperial spas. The coastal town of Zinnowitz is 

also one of the historic seaside spas.

Das Ostseebad Zinnowitz kann auf über 700 Jahre Geschichte 

zurückblicken. Die Entwicklung zum attraktiven 

Seebad kam allerdings erst 1851 in Gang, als von 

offizieller Stelle der Badebetrieb erlaubt wurde. Das 

Bad im Meer war damals erst in Mode gekommen und 

lockte zusehends all die Gäste, die zur Sommerfrische 

angereist waren. 

Am Strand wurden getrennte Damen- und Herrenbäder 

angelegt – ganz so, wie es sich seinerzeit gehörte. 

Außerdem baute man eine Seebrücke und jene Häuser, 

die charakteristisch für die berühmten Ostseebäder 

werden sollten: kunstvoll verzierte Villen mit 

Seeblick und am Strand eine Promenade über die Bewohner 

und Bewunderer flanieren konnten. 

Bis heute profitiert die Stadt von der ansprechenden 

Schönheit dieser Architektur. Liebevoll restauriert und 

gepflegt, bestimmen diese Baudenkmäler im Bäderstil 

das Bild entlang der Zinnowitzer Promenade. Heutzutage 

stehen sie einem breiteren Publikum offen, als 

Restaurant oder als Unterkunft für Feriengäste. Diese 

kommen gerne und das ganze Jahr, denn Zinnowitz 

hält den deutschlandweiten Sonnenstunden-Rekord. 

Glutrot taucht die Sonne am Morgen aus der Ostsee 

auf und verabschiedet sich abends hinter den 

Dünenwäldern. 

The spa town of Zinnowitz on the Baltic seaboard looks 

back on a 700-year history. But its development into an 

attractive seaside resort did not start until 1851, when 

bathing in the ocean was officially permitted by the authorities. 

Salt water bathing had just become a fad, and 

it was an instant hit among the guests who were spending 

their summer vacations on the island. 

In keeping with the times, gender-segregated bathing 

areas were set up for gents and ladies. Moreover, a pier 

was constructed and the kind of structures that were 

to become the signature features of the famous resorts 

on Germany’s Baltic seaboard: artfully ornamented mansions 

overlooking the sea and a beachfront promenade 

for locals and flaneurs alike. 

To this day, the town thrives on the appeal of this beautiful 

architecture. Painstakingly restored and maintained, 

these architectural landmarks in the style of the imperial 

spas still set the scene along the promenade of Zinnowitz. 

They are now open to the wider public, either 

as restaurant or holiday lodgings. Holidaymakers come 

here year-round, because Zinnowitz gets more hours of 

sunshine than any other town in Germany. Rising a fiery 

red on the sea side in the morning, the sun sets behind 

the dune forests in the evening.

In jüngerer Zeit hat sich der Reiz als Badeort kontinuierlich 

weiterentwickelt. Der Veranstaltungskalender 

der Gemeinde ist ganzjährig ausgefüllt. Spannende 

Sport- und Kulturveranstaltungen, Konzerte und inspirierte 

Festivals, jedes Alter und Interesse wird angesprochen. 

Neben der landschaftlichen Neugestaltung 

der Promenade wurde 1997 die Seebrücke wieder errichtet. 

Das Ende ihrer 315 Meter führt zu einer Tauchgondel 

über der Ostsee. In einer Art Kapsel können Besucher 

bequem und trocken unter den Meeresspiegel 

abtauchen, die Unterwasserwelt beobachten und 

vieles über sie erfahren. 

Wer das Wasser liebt, es aber wärmer mag, den zieht 

es in die Bernsteintherme. Ob Tourist oder Bewohner, 

ob nach dem Ausflug oder zur Abwechslung vom Alltag, 

der Wellness-Tempel verheißt pure Entspannung: 

Baden im temperierten Meerwasserbecken, Saunieren 

am Strand oder einfach in aller Ruhe im Strömungskanal 

dümpeln – ein Ort, um Seele und Körper 

zu reinigen. 

Zinnowitz bietet aber nicht nur Touristen, sondern 

auch Menschen, die hier ihren festen Wohnsitz 

einrichten, eine perfekte Ausgangsbasis. Eine 

Auswahl an Arztpraxen und Apotheken, Drogerien 

und Lebensmittelmärkten ist vor Ort ebenso 

zu finden wie fußläufig erreichbare Kitas oder 

Grundschulen. Weiterführende Oberschulen, etwa 

in Wolgast, in Heringsdorf oder in Ahlbeck, sind 

innerhalb von 15 Minuten mit dem öffentlichen Nahverkehr 

leicht zu erreichen. 

Da das Streckennetz der Bäderbahn die Insel mit dem 

Festland verbindet und Usedom insgesamt sehr gut 

abdeckt, sind örtliche Ziele problemlos ohne PKW zu 

erreichen. 

In recent years, the town’s charm as a seaside resort 

has continued to evolve. The municipal event calendar 

is well-filled throughout the year. Exciting sports and 

cultural events alternate with concerts and inspiring festivals 

that appeal to every age and interest. In addition 

to re-landscaping the promenade, the pier was rebuilt in 

1997. It is 315 metres long, and at its end, you will find 

a diving gondola. It lowers visitors comfortably and in 

their street wear into the Baltic Sea for a closer look at 

the marine life beneath the waves, with explainers included. 

If you love water but prefer it a tad warmer, the Bernsteintherme 

thermal baths are the perfect pick for you. 

Following an excursion or as a break from your quotidian 

cares, this wellness retreat offers pure relaxation to 

tourists and local residents alike: Swimming in a heated 

salt water pool, sitting in a beach-like sauna or just floating 

in the flow channel – it is a great place for cleansing 

body and mind. 

Yet Zinnowitz is not just a tourist destination, but also a 

great base of operations for people permanently living 

here. A selection of doctors’ offices, pharmacies, drugstores 

and grocery markets is available right in town, 

while day nurseries and elementary schools lie within 

walking distance. Secondary schools are available via a 

15-minute commute, for instance in the towns of Wolgast, 

Heringsdorf or Ahlbeck. 

The network of the island’s spa railway connects Usedom 

to the mainland and provides a generally excellent 

transportation access, so that you don’t need a car to 

get around locally.

Dünendomizil – Zuhause im Seeheilbad 

Keine 100 Meter vom Strand entfernt liegt das Dünendomizil, 

ein ebenso solides, wie kompaktes Wohngebäude. 

Mittendrin im historischen Seebad erhebt es sich als 

sachliches Zeitzeugnis. Das Gebäude aus der funktional 

bestimmten Moderne steht im ehrlichen Kontrast zur verspielten 

Ästhetik der Bäderarchitektur und ihrer Epoche. 

Dank jüngerer Renovierungsmaßnahmen präsentiert es 

sich mit aufgefrischter Fassade in einem warmen Grauton 

und mit weiß abgesetzten Fensternischen. Das Gebäude 

ist komplett mit isolierverglasten Fenstern ausgestattet. 

Besuchern wird über eine Gegensprechanlage Einlass gewährt. 

Über vier Etagen verteilen sich hier 54 Einheiten in klassischer 

Anordnung mit Wohnraum, Küche und Badezimmer. 

Die Grundrisse nutzen die vorhandenen Wohnflächen 

sinnvoll aus. Sie bieten unterschiedlichen Lebensentwürfen 

ein stimmiges Zuhause. 

Mehrheitlich handelt es sich um 2-Zimmer-Einheiten mit 

Wohnflächen von rund 45 Quadratmetern. Doch auch Einheiten 

mit Flächen bis zu 64 Quadratmeter sind dabei. 

3-Zimmer-Einheiten mit 69 bis 73 Quadratmetern richten 

sich an Bewohner, die mehr Raum wünschen. 

Mehrere 1-Zimmer-Apartments mit 23 bis 56 Quadratmetern 

richten sich beispielsweise an Singles, Pendler oder 

Inselliebhaber, die hier ein Feriendomizil suchen und weniger 

Platzbedarf haben. 

Einige Wohnungen sind bezugsfertig und bieten unterschiedliche 

Größen. Sie wurden mit schönem Parkettboden 

aufgewertet und frisch renoviert. Bäder und die 

Arbeitsbereiche in den Küchen erhielten zeitgemäß neue 

Fliesen. Die Elektrik wurde ebenfalls erneuert und teilweise 

eine Deckenbeleuchtung integriert. 

Ein Großteil der Wohneinheiten ist vermietet und eignet 

sich als Kapitalanlage oder perspektivisch als eigenes Refugium 

im Urlaubsparadies. 

UNVERBINDLICHE VISUALISIERUNG / NON-BINDING VISUALIZATION 

“Dünendomizil ” – at Home in a Seaside Spa 

Less than 100 metres from the beach lies “Dünendomizil,” 

a residential building both robust and compact. Embedded 

in the historic fabric of the seaside resort, it is testimony to 

twentieth-century sobriety. Built according to the Modernist 

adage that form follows function, it contrasts starkly with 

the playful aesthetic of Belle Époque spa architecture. 

As a result of recent refurbishment works, the overhauled 

façade presents itself in a warm grey hue with contrasting 

window recesses in white. The entire building is fitted with 

double-glazed windows. The entrance features an intercom 

system to admit visitors. 

The building’s 54 residential units, characterised by a classic 

layout of living area, kitchen and bathroom, are spread across 

four storeys. The floor plans make the most out of the dwelling 

floor area available. Accordingly, they qualify as optimal 

homes for various domestic arrangements. 

The majority of units represent 2-bedroom flats on footprints 

of almost 45 square metres. But the spectrum also includes 

units with up to 64 square metres of dwelling floor area. 

For residents who require a bit of extra space, there are 

3-bedroom flats of 69 to 73 square metres. 

Several studio flats of 23 to 56 square metres will appeal to 

singles, commuters or friends of the island who are looking 

for a holiday home but require little space, for example. 

A number of variously-sized flats are ready for occupancy. 

These were upgraded with handsome parquet floors, and recently 

renovated. Bathrooms and work areas in the kitchens 

were redone in contemporary new tiles. The wiring was also 

replaced, and ceiling lights were integrated in some places. 

The majority of the residential units are tenant-occupied and 

are therefore suitable as buy-to-let investment and eventual 

holiday retreat in a seaside paradise.
