First impressions always count, and it will certainly matter when potential buyers come to view your home. Before potential customers have set foot inside your house, it’s likely that they have already formed their first impression of your house. If you want your house to stand out then you will need to work on what your house looks like from the outside first. What does this mean though? Imagine you are the buyer as you walk through your front yard, look at all the things that you think are unappealing – a hard to unlock or open gate, broken fence palings, weeds growing through the cracks in the footpath. There are so many little things that could turn off potential buyers, so it’s best to go through and fix those little things up. • Mow and edge trim your lawns, fertilise them ahead of time so they are nice and green for the marketing campaign • Waterblast your paths and driveway • Wash down your house or give it a touchup coat of paint if required Check Your Insurance Policy! Insurance policies, like any legal document tend to have a lot of ‘fine print’ which a lot of us tend to ‘speed read’ over – but what are you missing? It is important to check your policy to find out what your requirements are when you have a rental property. You must have insurance on both the dwelling and the contents as this covers fixtures and fittings, like carpets, curtains, and even internal walls, and even if the tenants have insurance their own policy will not cover these things. One thing that is very important is the frequency of inspections, and what is required. I know my own insurance policy Recently Sold! • Trim any hedges and importantly any bushes or plants that might be covering windows and blocking light into the home • If you have outdoor lighting have this in good working order with some nice bright bulbs, this is very important during a winter sale • Tidy up any sheds, playhouses, sandpits, fishponds, water features, clotheslines or vege boxes that you have in your yard. If there time has come it might be better to take these away altogether before going to market otherwise a lick of paint or wood stain will go a long way • Add some greenery by your front door with a nice pot or planter box • A new letterbox is an inexpensive way to make your place standout from the street. To get some inspiration have a walk around your neighbourhood and see which homes standout as giving a great first impression and make some notes as to what makes them appeal without evening setting a foot inside! for my rental properties stipulates that an inspection must be done at least every three months, and I must have a documented and dated report to show that the inspection has been done. I for one don’t want to find out what the consequence of not complying is. It was also brought to my attention that if there is problem at the end of the tenancy and you have not carried out all the due diligence on checking the tenants before they move in, this could pose a problem for you to make any claims on damages, either accidental or intentional, not to mention if the property was contaminated by meth!
