Your rights as anOcean residentKeeping you informed andconsultedWe will seek your views before making majorchanges to your tenancy or how we manageor maintain your home. We will also consultyou before carrying out major improvements.Staying in your homeYou have the right to live in your home foras long as your tenancy lasts provided youdo not break any of the conditions in yourtenancy agreement.Making improvementsThere are certain improvements you canmake to your home but you must always askour permission first. If you leave your homeyou may be able to claim compensation forthe improvements you have made.Passing on your tenancyYou may be able to pass on your tenancy to apartner, family member or carer who is livingwith you when you die, unless you have astarter tenancy (normally the first 12 monthsof tenancy.Taking in a lodgerYou can take in a lodger as long as it will notcause overcrowding or result in more peopleliving in your home than is allowed. You cannot sub-let all or part of your home.Swapping your homeYou can exchange your home with anotherhousing association or council tenantprovided you are not a starter tenant and youhave not breached the terms and conditionsof your agreement.Accessing personal informationWe keep any information we hold aboutyou safe and secure. Safeguarding vulnerableadults and childrenAs individuals we all have a responsibility to ensure the safety of vulnerable adults and childrenand to protect them from abuse. If you have any concerns please notify the appropriateauthorities on the telephone numbers listed at the bottom of this page.Ocean Housing takes its responsibilities very seriously, safeguarding the independence, safetyand well-being of all its residents. We provide training for staff and work with other agenciesto ensure support is given to vulnerable adults and children who experience abuse or are inpotentially abusive situations.Tacklinganti-socialbehaviourDealing withdomestic abuseOcean encourages residents to try andresolve any problems they have withneighbours between themselves. Where thisapproach does not work, we will developan action plan with residents and this mayinclude mediation between all parties.Ocean have trained staff who can helpand we work with the Police and CornwallCouncil to resolve problems where possible.To report anti-social behaviour contact ourCustomer Services Team on 01726 874450,giving as much detail as you can. We takeall reports seriously and handle them withsensitivity and in strict confidence.
