Palmas tennis ladies...<br />
Great news! Let’s celebrate Palmas 1 beginners<br />
ladies’ team’s first place and Palmas<br />
2 team’s third place in the beginner’s tennis<br />
tournament held last Saturday, November<br />
20th, at Centro de Tennis Honda in Bayamón.<br />
Once again, Palmas’ ladies brought home<br />
trophies and medals.<br />
Palmas 1 and Palmas 2 made it to the playoffs--<br />
Palmas 1 won 1st place in the finals<br />
after beating Baldrich, who placed 2nd; and<br />
Palmas 2 placed 3rd after winning against<br />
CTH 2, who got 4th place.<br />
This beginner’s 18+ 2.0 league began last<br />
August with two flights which included Palmas<br />
1 and 2, Baldrich, CTH 1 and 2, and San<br />
Patricio 1 and 2.<br />
Our two teams, Palmas 1 and 2 began<br />
training at the beginning of the year in the<br />
beginner’s clinic taught by Coaches Luis<br />
Flores, William Brown and Juan Agostini.<br />
These young women gave their all for their<br />
team representing Palmas del Mar, and<br />
while they trained and played, husbands<br />
and grandparents cared for their children, or<br />
their kids came to practice watching mom at<br />
times.<br />
Many of these ladies had never played<br />
tennis, let alone played any sports and were<br />
able to get in shape while they learned techniques<br />
at the clinics. The new season starts<br />
in January and there are a few spots left in<br />
the 2.0, 2.5 and 3.0 levels for those<br />
people who are interested in participating<br />
in the league or just<br />
want to learn skills in the clinics.<br />
This is a Formal PR Tennis Association<br />

que por 23 años aportaste a PHA. Muchos no conocen<br />
que en tus inicios PHA era un brazo del desarrollador<br />
maestro, Palmas del Mar Properties, Inc. Hoy PHA es de<br />
los propietarios y responde a la comunidad en un fino<br />
balance de intereses, siempre procurando el desarrollo<br />
y la calidad. Es esa fórmula de equilibrio<br />
tu mayor aportación.<br />

At the beginning of a new year, I wish all you<br />
good health and peace. Past year 2021 was full of<br />
challenges, but not withstanding those challenges<br />
it was a fruitful year in which Palmas proved that<br />
we “can do” and “do it right”. Our security team,<br />
our team of employees at office, our providers and<br />
associates all committed themselves for Palmas and<br />
we enjoy the benefits of their good work.<br />
This <strong>2022</strong> which is starting provides PHA with a<br />
staring point for new projects, but also with the<br />
opportunity to reaffirm commitments. For <strong>2022</strong><br />
PHA comes motivated on service and maintaining<br />
our compromise of having best place to live in<br />
Puerto Rico.

PHA Palmas Dog Park ...<br />
PHA recently inaugurated a much-needed<br />
amenity for the community of Palmas del Mar.<br />
In collaboration with a group of community<br />
leaders and dog lovers, a beautiful dog park<br />
was designed and installed by PHA in the Children’s<br />
Park Parcel next to the Skate Park and<br />
behind the Tennis Center. In this effort, the<br />
ideas and support of the of the PAW group<br />
led by Elisabeth Cusack, the landscaping design<br />
and work by Chris Pennock and the smart<br />
creation of dog-play stations of Roberto Martinez<br />
from PHA, resulted in the creation of a<br />
new and beautiful community amenity long<br />
sought by our residents. Commenting the<br />
new park, dog-lover John Dumas said, “This<br />
is such a treat! The park is clean, shaded and<br />
has great obstacles for the dogs to play on /<br />
around. Our dog Gus absolutely loved it!”<br />
The park is open from 7:00 am to 6:00 pm<br />
daily. Visitors are asked to follow the posted<br />
rules and to help us preserve this beautiful<br />
community amenity for everyone to enjoy. If<br />
interested in sponsoring the park amenities<br />
such as benches, dog playing / obstacle stations,<br />
dog waste receptacles, signs, etc., please<br />
contact PHA at 787-285-6425. A plaque recognizing<br />
donors will be placed at the sponsored<br />
items.

to the Palmas Community<br />
It is with mixed emotions that I bid farewell to the community of<br />
Palmas del Mar as my tenure as the PHA Executive Director comes to an<br />
end. After 23 years of service to our community, it is time for a change<br />
and new horizons.<br />
Ours is a vibrant and dynamic community that has consistently<br />
evolved in a positive direction through the years. It has been a great run<br />
as I was fortunate to have a hand in some amazing developments in our<br />
community and to work with great community leaders in bringing about<br />
steady progress to our beloved Palmas del Mar. Some landmarks that<br />
took place during such a run began in late 1998 with the organization<br />
of PHA as an Association to serve the needs of the community, improve<br />
its properties values and enhance its quality of life. The creation of major<br />
community amenities such as the PHA Building, the golf cart paths,<br />
the Children’s park, the traffic circle and fountain, the Duck Pond, the<br />
Skate Park, the recovery and reconstruction of the Pterocarpus Forest,<br />
the creation of our Live & Life magazine and as of late, the Dog Park,<br />
among others, followed. Also, I as fortunate enough to being given<br />
the opportunity by the Mayor of Humacao to develop the Code of<br />
Public Order for the Municipality of Humacao and Palmas del Mar;<br />
something that has served our community extremely well in achieving<br />
its outstanding security record. Additionally, I was able to incorporate<br />
into PHA and to see first-hand an incredible change in the growth of<br />
Palmas as major developments such as Palmas Plantation, The Woods,<br />
Costa Verde, Flamboyan Greens, Mare Sereno, Maralago, Marbella,<br />
Solarea, Aquabella, Palmanova Village, Plaza del Mar, Las Villas de<br />
Palmas, Harbor Point, Harbor Lakes and Villa Franca II were added to our<br />
community.<br />
During my tenure, I was able to closely witness the resiliency and<br />
closeness of our community as we tacked major challenges such as the<br />
demise of the old Palmas Country Club and the creation of the Palmas<br />
Athletic Club (PAC), withstanding the onslaught of hurricane Maria and<br />
the incredible recovery that followed and, of late, the transfer of Palmas<br />
del Mar Utilities to its community subscribers.<br />
In tackling these challenges and opportunities, I was blessed to have<br />
counted with the support of a great staff, the superb leadership of a Board<br />
of Directors under the lead of great people such as Gabriel Espasas, Luis<br />
Lomba Sr., Manuel Morales, Julio Bague, Servando Diaz, Rita Molinelli,<br />
Sandra Gracia and Erasmo Reyes. Also, with the outstanding support of<br />
the PHA Delgates representing the various regimes,<br />
the regime presidents, community volunteers<br />
on important committees such as the Security<br />
Council and the Delegates Committee and, last<br />
but not least, the steady backing of our general<br />
community. To all of you, THANK YOU! It has<br />
been an incredible and unforgettable journey.<br />

for Eately in Dallas. Yia returns to her hometown, Puerto Rico, after<br />

Lighting is one element of interior design that is often<br />
overlooked. But, when you consider it, the lack of proper<br />
lighting can have a tremendous impact on your space.<br />
Lighting can affect your mood and even the overall perceived<br />
size of a space, wish is why it is an essential element<br />
to any design scheme.<br />

your home. Essentially, there<br />
are three types of lighting<br />
designers use to create style<br />

General lighting makes<br />
a room visible, illuminating<br />
the bulk of the area. Task<br />
lighting is the type of lighting<br />
used to facilitate closerange<br />
work, such as reading,<br />
working on hobbies or craft,<br />
or food preparation. And finally,<br />
accent lighting is used<br />
to change the mood and atmosphere<br />
of your space. This lighting is used to create<br />
ambience and drama by delivering light to focal point<br />
in the room and overall, it is one of the hardest types of<br />
lighting to properly create.<br />
To properly light your space, you must first envision<br />
all the possible situation you will use that room for, and<br />
how lighting will be needed. For example, in the living<br />
room, try to envision the functionality of that space and<br />
at different times during the day. Will your guests retire<br />
to your living room after you’ve hosted a dinner?<br />

you spend time curled up reading in your favorite living<br />
room chair? All these different scenarios require specific<br />

UNDERSTANDING THE BAREWALL...<br />
As the end of the year approaches, we want to revise the insurance needs<br />
of people who live and/or own an apartment in a condo or a walk-up<br />
complex. The basic difference from the people who own houses, is the<br />
property structural coverage. When you buy an apartment the property insurance<br />
you pay for, forms a part of a master policy that covers the whole<br />
building structure. As an apartment owner, there are various insurance<br />
needs regarding your property that need to be taken into consideration.<br />
First, you need to find out the type of master policy your condo has covering<br />
the buildings. It could be Full Value or Barewalls coverage. Full Value<br />
will include everything structural that came originally with your apartment,<br />
so if you made renovations, those will need to be insured separately. If the<br />
master policy is Barewalls, then you need to know about original private<br />
elements. These are all the added furnishings that came originally with<br />
your apartment. Such as: bathtubs, showers, toilets, videts, sinks, vanities,<br />
floor and wall tiles, kitchen cabinets and countertops, closet doors<br />
and shelves, fascias, among others.<br />
The “Barewall” policy covers the buildings (including your apartment)<br />
and common areas of the condominium, but excludes said original privative<br />
elements – so it is the responsibility of each unit owner to insure the<br />
property that is excluded in a Barewall policy.<br />
Your condo’s resident association should have the information on the<br />
value of the original private elements of your apartment. In order for you<br />
to get a quote, you need to know the limit (value in dollars) that you’re<br />
responsible for. Your condo’s association needs to have a valuation done<br />
on the building every two years, and it should include the value of the<br />
original private elements. Also, make sure to ask for the insurance company<br />
name and policy number of the master policy in your condo.<br />
There is a difference between original privative elements and improvements<br />
(renovations). When an owner remodels and makes changes to<br />
the original privative elements, that property must be covered under Additional<br />
Improvements coverage. Let’s say for example that you had your<br />
kitchen cabinets remodeled and changed the floor tiles in your living<br />
room. Those are not considered original anymore and have to be insured<br />
as an additional improvement.<br />
Once you have the value of the original privative elements of your apartment,<br />
and the master policy number and name of the insurance company,<br />
we can offer you a quote for a HO-6 policy, designed specifically for this<br />
purpose, or as an alternative, if you have a personal “package” policy<br />
currently active with us, we can quote you an endorsement covering your<br />
original privative elements with a broader coverage. Please note that both<br />
alternatives above apply as long as your property is located farther than a<br />
thousand feet from the coast line.<br />

We spoke with Dr. Lilliam Morales González, Interim<br />
Director of The Palmas Academy. Dr. Morales holds a<br />
Bachelor of Arts in Psychology from the University of<br />
Puerto Rico, a Master of Spanish Literature from San<br />
Francisco State University, and a Doctorate in Education<br />
with a specialization in Higher Education and School<br />
Management from the University of Southern California<br />
in Los Angeles. In our interview with Dr. Morales, she tells<br />
us, “After earning my doctorate, I returned to the Island<br />
and started working at the University of Puerto Rico, Humacao<br />
campus as the Academic Dean. A few years later,<br />
I was appointed Chancellor of the UPRH campus. I also<br />
worked in the private sector in the fields of management<br />
and marketing. Since students and children have always<br />
been my passion, eventually, I returned to my role as a<br />
professor at the UPR and remained working under the<br />
Education Department for many years. In 1997, I was<br />
offered a position at The Palmas Academy as Head of<br />
School, a role I undertook for ten years. I really enjoyed<br />
those years directing the Academy because I was part<br />
of the educational foundation and values that served<br />
as a basis for its mission and vision. At the time, there<br />
were only three wooden casitas designed by a group of<br />
parents devoted to the education of their children and<br />
built with the support of PDMPI leaders who donated 21<br />
acres of land. These wooden casitas eventually became<br />
the symbol of our school and a reminder of our humble<br />
beginnings. Eventually, we built the master plan for the<br />
school which has evolved into the modern buildings we<br />
occupy today.”<br />
After 14 years of absence, Dr. Lilliam Morales returns<br />
with great enthusiasm and determination to work with<br />
the new Board of Directors for the Academy’s continued<br />
growth. “Right now, we are in the process of evaluating<br />
all school offerings. The Palmas Academy has an excellent<br />
faculty and a diverse student population that has<br />
proven to be successful in different universities in PR,<br />
the US, and Europe. Our goal is to create a school environment<br />
that meets the needs of the 21st century and<br />
provides the best educational alternative to incoming<br />
families moving to the eastern area of Puerto Rico,” said<br />
the educator. Dr. Morales shared with us some of the<br />
endeavors that The Palmas Academy is undertaking and<br />
explains what makes it the perfect school for your family!<br />

EDUCATIONAL PHILOSOPHY<br />
“The school started with a Montessori philosophy for<br />
preschoolers and later adapted a constructivist philosophy<br />
for the elementary and secondary levels. The school<br />
recognizes the differences between students’ learning<br />
styles allowing them to flourish according to their abilities<br />
and their stage of cognitive development. We believe<br />
in an open school where students love to come to<br />
learn every day while being challenged academically by<br />
their teachers.”<br />
THE GOAL<br />
“The main goal is to be the number one school of choice<br />
for residents and incoming families in the Eastern area.<br />
The Palmas Academy is an English-speaking school but<br />
emphasizes the proper instruction of the vernacular in<br />
spoken and written communication. Forty- five percent<br />
of TPA students are from the eastern area and fifty-five<br />
percent are residents in the Palmas del Mar community.<br />
As a college-prep institution, our faculty prepares<br />
students to attend any competitive university in Puerto<br />
Rico and overseas. Ever since the first graduating class<br />
in 2001, the Academy has taken great pride in having
100% of college acceptance. The school offers electives<br />
to all students and promotes community service and<br />
active participation in organizations such as NHS, NJHS,<br />
Student Council, Model UN, Red Cross, Forensics, and<br />
Science Fair. In our efforts to prioritize the school’s extracurricular<br />
program, we want to undertake the Green<br />
School project to adequately respond to the climate and<br />
ecological challenges we are facing today. Becoming a<br />
certified Green School is one of our objectives, not only<br />
for our students, but for the entire community creating<br />
a learning hub for taking action and addressing the climate<br />
crisis. The extracurricular program will be enriching<br />
its offerings gradually starting late January <strong>2022</strong>.”<br />

“All sports and after school activities will form part of<br />

enriched Extra-curricular Program. We are bringing back<br />
robotics, chess, soccer, volleyball, and fine arts, among<br />
others. We are also looking forward to creating a horticulture<br />
program that aligns with our vision of becoming<br />
a Green School in the near future. “Due to the pandemic,<br />
many of these activities had to be postponed, but we<br />
hope to be able to resume them for the next school year<br />
as they enrich the curriculum and are an integral part of<br />
our students’ holistic development.”<br />
WHY <strong>PALMAS</strong> ACADEMY?<br />
In addition to everything indicated in this article by Dr.<br />
Morales, it is important to add that Palmas Academy<br />
has small classroom groups, it has loving and competent<br />
teachers, and they learn both languages correctly.<br />
When students graduate from Palmas Academy, they<br />
will be prepared with an excellent education and with<br />
values, since these are integrated into the curriculum.<br />
Another aspect that the educator highlighted is that the<br />
sense of community that exists in Palmas helps children<br />
to develop socially and emotionally, they learn to solve<br />
their problems collaboratively because that is how they<br />
are taught, speaking, discussing, dialoguing. There is<br />
excellent communication with the children. They feel<br />
very important, they enter the school, we greet them by<br />
name, and they feel that they are part of a community…<br />

Wyndham Palmas celebrated its<br />
Christmas lighting ceremony in the<br />
new pool area. And as part of the<br />
activity Mr. Sam Hugli, Chief Executive<br />
of the Wyndham Hotel, made some<br />
important announcements: including the<br />
investment of 2 million<br />
dollars in hotel improvements,<br />
a first class Food & Beverage division<br />
with new concepts and<br />
culinary offerings, such as a<br />
sushi tapas cafe. He also presented<br />
the new Executive Chef, Chef Yia, who<br />
comes with a vast experience in<br />
international cuisine. (we have already<br />
tried some of their excellent dishes!)<br />

This edition’s editor’s letter goes to Tony!<br />
I met Antonio (Tony) Maldonado 14 years ago, when I<br />
requested to meet with him and Julio Bagué, then president<br />
of PHA, to pitch the idea of Live & Life in Palmas<br />
magazine. Immediately, both Julio and Tony saw the<br />
benefit and the need to create a communication vehicle<br />
for our community and document the history of our<br />
“town”. From that very day we worked as a team, and I<br />
was impressed by Tony’s willingness to work on this novel<br />
project--Tony has military experience/discipline; he is<br />
tireless and efficient to the extreme. In the beginning,<br />
when I would write to Tony with questions on any aspect<br />
of Palmas, no matter the subject, he would reply with a<br />
two-page email explaining everything about the matter<br />
in question. Really impressive, he is a writing machine!<br />
Once my sister came to complain about something—<br />
which by the way, everyone comes to me with complaints…I<br />
guess this is part of my job. After listening to<br />
my sister--and quite frankly a bit tired of listening to complaints--I<br />
responded: “Write Tony and ask him, I don’t<br />
have any information about that (I don’t even remember<br />
what it was). An hour later she called me, impressed, to<br />
tell me that Tony had answered<br />
her with a three-page email<br />
explaining all the details of her<br />
question.<br />
I believe that Palmas del Mar loses a great server; a tireless<br />
and committed worker. Tony has dedicated himself,<br />
body and soul, to Palmas del Mar. He has managed to<br />
keep this ship afloat even in stormy times such as Hurricane<br />
Maria and other crises along the way. I remember<br />
when Maria’s winds were over, Tony and his team were<br />
out in the street. He rolled up his sleeves and started rebuilding<br />
that same day and that’s how it has been with everything.<br />
His position is not easy--the Executive Director<br />
of Palmas del Mar Homeowners Association, in conjunction<br />
with the Board of Directors and Delegates, deals with<br />
many aspects of Palmas and must harmonize and channel<br />
the differences and interests of the different groups that<br />
are not always aligned. A complex job that requires a lot<br />
of knowledge of many aspects. You must consider homeowners,<br />
PDMPU, PDMPI, school, two churches, a forest, a<br />
Membership Club (PAC), a horse stable, several marinas,<br />
streets repairs and signage, ornamentation, lighting, the<br />

Turtle Conservation Program, the bond with the municipality<br />
and the government, the beach, new constructions,<br />
merchants, a hotel and several inns, emergencies and,<br />
something very important that Tony masters perfectly, security.<br />
It’s not easy but Tony handled them all with great<br />
patience and poise. Through these 14 years I have seen<br />
him deal with extremely difficult situations with amazingpeace<br />
and equanimity.<br />
His commitment with Palmas reached to the point that,<br />
according to his wife Ilia, they arrived from a wedding<br />
around 1 a.m. and instead of going straight to his house,<br />
he walked around Palmas to see if his flock was in orde<br />
My respects Tony, we will miss you very much. Chapeau!<br />
Julio Bagué, who believe in me and share the Live & Life in Palmas dream wrote:<br />
I had the pleasure of working closely with Antonio Maldonado during the three<br />
years I held the position of President of the PHA.<br />
For me, Tony is one of those that one can call an unforgettable character. He is disciplined,<br />
well structured, knowledgeable, with an incredible capacity to work and solve<br />
problems. His people skills are excellent. I was always impressed by how he made<br />
difficult situations easy to accomplish. His writing skills are tops.<br />
All in all, I can truthfully say that Tony has made a positive<br />
impact in the life of every member of this community.<br />
Thus, I can proudly say he is my friend and one of the<br />
few that has been and always will be an important person<br />
