Palmas tennis ladies...
Great news! Let’s celebrate Palmas 1 beginners
ladies’ team’s first place and Palmas
2 team’s third place in the beginner’s tennis
tournament held last Saturday, November
20th, at Centro de Tennis Honda in Bayamón.
Once again, Palmas’ ladies brought home
trophies and medals.
Palmas 1 and Palmas 2 made it to the playoffs--
Palmas 1 won 1st place in the finals
after beating Baldrich, who placed 2nd; and
Palmas 2 placed 3rd after winning against
CTH 2, who got 4th place.
This beginner’s 18+ 2.0 league began last
August with two flights which included Palmas
1 and 2, Baldrich, CTH 1 and 2, and San
Patricio 1 and 2.
Our two teams, Palmas 1 and 2 began
training at the beginning of the year in the
beginner’s clinic taught by Coaches Luis
Flores, William Brown and Juan Agostini.
These young women gave their all for their
team representing Palmas del Mar, and
while they trained and played, husbands
and grandparents cared for their children, or
their kids came to practice watching mom at
times.
Many of these ladies had never played
tennis, let alone played any sports and were
able to get in shape while they learned techniques
at the clinics. The new season starts
in January and there are a few spots left in
the 2.0, 2.5 and 3.0 levels for those
people who are interested in participating
in the league or just
want to learn skills in the clinics.
This is a Formal PR Tennis Association
league event with teams
competing throughout the island.

que por 23 años aportaste a PHA. Muchos no conocen
que en tus inicios PHA era un brazo del desarrollador
maestro, Palmas del Mar Properties, Inc. Hoy PHA es de
los propietarios y responde a la comunidad en un fino
balance de intereses, siempre procurando el desarrollo
y la calidad. Es esa fórmula de equilibrio
tu mayor aportación.

At the beginning of a new year, I wish all you
good health and peace. Past year 2021 was full of
challenges, but not withstanding those challenges
it was a fruitful year in which Palmas proved that
we “can do” and “do it right”. Our security team,
our team of employees at office, our providers and
associates all committed themselves for Palmas and
we enjoy the benefits of their good work.
This 2022 which is starting provides PHA with a
staring point for new projects, but also with the
opportunity to reaffirm commitments. For 2022
PHA comes motivated on service and maintaining
our compromise of having best place to live in
Puerto Rico.

PHA Palmas Dog Park ...
PHA recently inaugurated a much-needed
amenity for the community of Palmas del Mar.
In collaboration with a group of community
leaders and dog lovers, a beautiful dog park
was designed and installed by PHA in the Children’s
Park Parcel next to the Skate Park and
behind the Tennis Center. In this effort, the
ideas and support of the of the PAW group
led by Elisabeth Cusack, the landscaping design
and work by Chris Pennock and the smart
creation of dog-play stations of Roberto Martinez
from PHA, resulted in the creation of a
new and beautiful community amenity long
sought by our residents. Commenting the
new park, dog-lover John Dumas said, “This
is such a treat! The park is clean, shaded and
has great obstacles for the dogs to play on /
around. Our dog Gus absolutely loved it!”
The park is open from 7:00 am to 6:00 pm
daily. Visitors are asked to follow the posted
rules and to help us preserve this beautiful
community amenity for everyone to enjoy. If
interested in sponsoring the park amenities
such as benches, dog playing / obstacle stations,
dog waste receptacles, signs, etc., please
contact PHA at 787-285-6425. A plaque recognizing
donors will be placed at the sponsored
items.

to the Palmas Community
It is with mixed emotions that I bid farewell to the community of
Palmas del Mar as my tenure as the PHA Executive Director comes to an
end. After 23 years of service to our community, it is time for a change
and new horizons.
Ours is a vibrant and dynamic community that has consistently
evolved in a positive direction through the years. It has been a great run
as I was fortunate to have a hand in some amazing developments in our
community and to work with great community leaders in bringing about
steady progress to our beloved Palmas del Mar. Some landmarks that
took place during such a run began in late 1998 with the organization
of PHA as an Association to serve the needs of the community, improve
its properties values and enhance its quality of life. The creation of major
community amenities such as the PHA Building, the golf cart paths,
the Children’s park, the traffic circle and fountain, the Duck Pond, the
Skate Park, the recovery and reconstruction of the Pterocarpus Forest,
the creation of our Live & Life magazine and as of late, the Dog Park,
among others, followed. Also, I as fortunate enough to being given
the opportunity by the Mayor of Humacao to develop the Code of
Public Order for the Municipality of Humacao and Palmas del Mar;
something that has served our community extremely well in achieving
its outstanding security record. Additionally, I was able to incorporate
into PHA and to see first-hand an incredible change in the growth of
Palmas as major developments such as Palmas Plantation, The Woods,
Costa Verde, Flamboyan Greens, Mare Sereno, Maralago, Marbella,
Solarea, Aquabella, Palmanova Village, Plaza del Mar, Las Villas de
Palmas, Harbor Point, Harbor Lakes and Villa Franca II were added to our
community.
During my tenure, I was able to closely witness the resiliency and
closeness of our community as we tacked major challenges such as the
demise of the old Palmas Country Club and the creation of the Palmas
Athletic Club (PAC), withstanding the onslaught of hurricane Maria and
the incredible recovery that followed and, of late, the transfer of Palmas
del Mar Utilities to its community subscribers.
In tackling these challenges and opportunities, I was blessed to have
counted with the support of a great staff, the superb leadership of a Board
of Directors under the lead of great people such as Gabriel Espasas, Luis
Lomba Sr., Manuel Morales, Julio Bague, Servando Diaz, Rita Molinelli,
Sandra Gracia and Erasmo Reyes. Also, with the outstanding support of
the PHA Delgates representing the various regimes,
the regime presidents, community volunteers
on important committees such as the Security
Council and the Delegates Committee and, last
but not least, the steady backing of our general
community. To all of you, THANK YOU! It has
been an incredible and unforgettable journey.

Lighting is one element of interior design that is often
overlooked. But, when you consider it, the lack of proper
lighting can have a tremendous impact on your space.
Lighting can affect your mood and even the overall perceived
size of a space, wish is why it is an essential element
to any design scheme.
Proper lighting can drastically
alter the atmosphere
of your room it can enhance
the colors used in décor, and
it can even prove useful in
marking different areas of
your home. Essentially, there
are three types of lighting
designers use to create style
and functionality, general
lighting, task lighting and accent
lighting.
General lighting makes
a room visible, illuminating
the bulk of the area. Task
lighting is the type of lighting
used to facilitate closerange
work, such as reading,
working on hobbies or craft,
or food preparation. And finally,
accent lighting is used
to change the mood and atmosphere
of your space. This lighting is used to create
ambience and drama by delivering light to focal point
in the room and overall, it is one of the hardest types of
lighting to properly create.
To properly light your space, you must first envision
all the possible situation you will use that room for, and
how lighting will be needed. For example, in the living
room, try to envision the functionality of that space and
at different times during the day. Will your guests retire
to your living room after you’ve hosted a dinner?
Will this be your family’s Game night destination? Will
you spend time curled up reading in your favorite living
room chair? All these different scenarios require specific
types of lighting.

UNDERSTANDING THE BAREWALL...
As the end of the year approaches, we want to revise the insurance needs
of people who live and/or own an apartment in a condo or a walk-up
complex. The basic difference from the people who own houses, is the
property structural coverage. When you buy an apartment the property insurance
you pay for, forms a part of a master policy that covers the whole
building structure. As an apartment owner, there are various insurance
needs regarding your property that need to be taken into consideration.
First, you need to find out the type of master policy your condo has covering
the buildings. It could be Full Value or Barewalls coverage. Full Value
will include everything structural that came originally with your apartment,
so if you made renovations, those will need to be insured separately. If the
master policy is Barewalls, then you need to know about original private
elements. These are all the added furnishings that came originally with
your apartment. Such as: bathtubs, showers, toilets, videts, sinks, vanities,
floor and wall tiles, kitchen cabinets and countertops, closet doors
and shelves, fascias, among others.
The “Barewall” policy covers the buildings (including your apartment)
and common areas of the condominium, but excludes said original privative
elements – so it is the responsibility of each unit owner to insure the
property that is excluded in a Barewall policy.
Your condo’s resident association should have the information on the
value of the original private elements of your apartment. In order for you
to get a quote, you need to know the limit (value in dollars) that you’re
responsible for. Your condo’s association needs to have a valuation done
on the building every two years, and it should include the value of the
original private elements. Also, make sure to ask for the insurance company
name and policy number of the master policy in your condo.
There is a difference between original privative elements and improvements
(renovations). When an owner remodels and makes changes to
the original privative elements, that property must be covered under Additional
Improvements coverage. Let’s say for example that you had your
kitchen cabinets remodeled and changed the floor tiles in your living
room. Those are not considered original anymore and have to be insured
as an additional improvement.
Once you have the value of the original privative elements of your apartment,
and the master policy number and name of the insurance company,
we can offer you a quote for a HO-6 policy, designed specifically for this
purpose, or as an alternative, if you have a personal “package” policy
currently active with us, we can quote you an endorsement covering your
original privative elements with a broader coverage. Please note that both
alternatives above apply as long as your property is located farther than a
thousand feet from the coast line.

ENTREVISTA CON LA NUEVA DIRECTORA DE PALMAS ACADEMY

We spoke with Dr. Lilliam Morales González, Interim
Director of The Palmas Academy. Dr. Morales holds a
Bachelor of Arts in Psychology from the University of
Puerto Rico, a Master of Spanish Literature from San
Francisco State University, and a Doctorate in Education
with a specialization in Higher Education and School
Management from the University of Southern California
in Los Angeles. In our interview with Dr. Morales, she tells
us, “After earning my doctorate, I returned to the Island
and started working at the University of Puerto Rico, Humacao
campus as the Academic Dean. A few years later,
I was appointed Chancellor of the UPRH campus. I also
worked in the private sector in the fields of management
and marketing. Since students and children have always
been my passion, eventually, I returned to my role as a
professor at the UPR and remained working under the
Education Department for many years. In 1997, I was
offered a position at The Palmas Academy as Head of
School, a role I undertook for ten years. I really enjoyed
those years directing the Academy because I was part
of the educational foundation and values that served
as a basis for its mission and vision. At the time, there
were only three wooden casitas designed by a group of
parents devoted to the education of their children and
built with the support of PDMPI leaders who donated 21
acres of land. These wooden casitas eventually became
the symbol of our school and a reminder of our humble
beginnings. Eventually, we built the master plan for the
school which has evolved into the modern buildings we
occupy today.”
After 14 years of absence, Dr. Lilliam Morales returns
with great enthusiasm and determination to work with
the new Board of Directors for the Academy’s continued
growth. “Right now, we are in the process of evaluating
all school offerings. The Palmas Academy has an excellent
faculty and a diverse student population that has
proven to be successful in different universities in PR,
the US, and Europe. Our goal is to create a school environment
that meets the needs of the 21st century and
provides the best educational alternative to incoming
families moving to the eastern area of Puerto Rico,” said
the educator. Dr. Morales shared with us some of the
endeavors that The Palmas Academy is undertaking and
explains what makes it the perfect school for your family!

EDUCATIONAL PHILOSOPHY
“The school started with a Montessori philosophy for
preschoolers and later adapted a constructivist philosophy
for the elementary and secondary levels. The school
recognizes the differences between students’ learning
styles allowing them to flourish according to their abilities
and their stage of cognitive development. We believe
in an open school where students love to come to
learn every day while being challenged academically by
their teachers.”
THE GOAL
“The main goal is to be the number one school of choice
for residents and incoming families in the Eastern area.
The Palmas Academy is an English-speaking school but
emphasizes the proper instruction of the vernacular in
spoken and written communication. Forty- five percent
of TPA students are from the eastern area and fifty-five
percent are residents in the Palmas del Mar community.
As a college-prep institution, our faculty prepares
students to attend any competitive university in Puerto
Rico and overseas. Ever since the first graduating class
in 2001, the Academy has taken great pride in having

100% of college acceptance. The school offers electives
to all students and promotes community service and
active participation in organizations such as NHS, NJHS,
Student Council, Model UN, Red Cross, Forensics, and
Science Fair. In our efforts to prioritize the school’s extracurricular
program, we want to undertake the Green
School project to adequately respond to the climate and
ecological challenges we are facing today. Becoming a
certified Green School is one of our objectives, not only
for our students, but for the entire community creating
a learning hub for taking action and addressing the climate
crisis. The extracurricular program will be enriching
its offerings gradually starting late January 2022.”

are tax-deductible under state and federal regulations.”
SPORTS AND CLUBS
“All sports and after school activities will form part of
The Palmas Academy’s new After School Program and
enriched Extra-curricular Program. We are bringing back
robotics, chess, soccer, volleyball, and fine arts, among
others. We are also looking forward to creating a horticulture
program that aligns with our vision of becoming
a Green School in the near future. “Due to the pandemic,
many of these activities had to be postponed, but we
hope to be able to resume them for the next school year
as they enrich the curriculum and are an integral part of
our students’ holistic development.”
WHY PALMAS ACADEMY?
In addition to everything indicated in this article by Dr.
Morales, it is important to add that Palmas Academy
has small classroom groups, it has loving and competent
teachers, and they learn both languages correctly.
When students graduate from Palmas Academy, they
will be prepared with an excellent education and with
values, since these are integrated into the curriculum.
Another aspect that the educator highlighted is that the
sense of community that exists in Palmas helps children
to develop socially and emotionally, they learn to solve
their problems collaboratively because that is how they
are taught, speaking, discussing, dialoguing. There is
excellent communication with the children. They feel
very important, they enter the school, we greet them by
name, and they feel that they are part of a community…
they have a great sense of belonging

This edition’s editor’s letter goes to Tony!
I met Antonio (Tony) Maldonado 14 years ago, when I
requested to meet with him and Julio Bagué, then president
of PHA, to pitch the idea of Live & Life in Palmas
magazine. Immediately, both Julio and Tony saw the
benefit and the need to create a communication vehicle
for our community and document the history of our
“town”. From that very day we worked as a team, and I
was impressed by Tony’s willingness to work on this novel
project--Tony has military experience/discipline; he is
tireless and efficient to the extreme. In the beginning,
when I would write to Tony with questions on any aspect
of Palmas, no matter the subject, he would reply with a
two-page email explaining everything about the matter
in question. Really impressive, he is a writing machine!
Once my sister came to complain about something—
which by the way, everyone comes to me with complaints…I
guess this is part of my job. After listening to
my sister--and quite frankly a bit tired of listening to complaints--I
responded: “Write Tony and ask him, I don’t
have any information about that (I don’t even remember
what it was). An hour later she called me, impressed, to
tell me that Tony had answered
her with a three-page email
explaining all the details of her
question.
I believe that Palmas del Mar loses a great server; a tireless
and committed worker. Tony has dedicated himself,
body and soul, to Palmas del Mar. He has managed to
keep this ship afloat even in stormy times such as Hurricane
Maria and other crises along the way. I remember
when Maria’s winds were over, Tony and his team were
out in the street. He rolled up his sleeves and started rebuilding
that same day and that’s how it has been with everything.
His position is not easy--the Executive Director
of Palmas del Mar Homeowners Association, in conjunction
with the Board of Directors and Delegates, deals with
many aspects of Palmas and must harmonize and channel
the differences and interests of the different groups that
are not always aligned. A complex job that requires a lot
of knowledge of many aspects. You must consider homeowners,
PDMPU, PDMPI, school, two churches, a forest, a
Membership Club (PAC), a horse stable, several marinas,
streets repairs and signage, ornamentation, lighting, the

Turtle Conservation Program, the bond with the municipality
and the government, the beach, new constructions,
merchants, a hotel and several inns, emergencies and,
something very important that Tony masters perfectly, security.
It’s not easy but Tony handled them all with great
patience and poise. Through these 14 years I have seen
him deal with extremely difficult situations with amazingpeace
and equanimity.
His commitment with Palmas reached to the point that,
according to his wife Ilia, they arrived from a wedding
around 1 a.m. and instead of going straight to his house,
he walked around Palmas to see if his flock was in orde
My respects Tony, we will miss you very much. Chapeau!

I had the pleasure of working closely with Antonio Maldonado during the three
years I held the position of President of the PHA.
For me, Tony is one of those that one can call an unforgettable character. He is disciplined,
well structured, knowledgeable, with an incredible capacity to work and solve
problems. His people skills are excellent. I was always impressed by how he made
difficult situations easy to accomplish. His writing skills are tops.
All in all, I can truthfully say that Tony has made a positive
impact in the life of every member of this community.
Thus, I can proudly say he is my friend and one of the
few that has been and always will be an important person
