The other factor that has worked in the
developer’s favour is that the entire
project team, from design to fittings
- is in-house. Having a vast range of
expertise within the team has increased
the speed of consultation and everyone
reads from the same script. It also
ensures alignment along the value
chain, as the skills are in-house, to
ensure that the ultimate focus is on the
quality of the apartments being handed
over. “Quality is one of Unity Homes’
major value propositions. For example,
we have up to 28 separate checklists for
each unit that is given over to assure
the house’s quality,” Horsey noted.
Unity Homes has gone for a low-rise
development distributed in small
blocks of 16 units each as opposed to
many developers who would ordinarily
prefer high-rise apartments to maximize
returns. “We felt it was important
to consider density per acre and
visual impact”, says Mr. Horsey. The
four-storey blocks have ample spacing
around them, with the road network
consisting of a colour-paved driveway
and parking. Because of this deliberate
layout, the whole development looks
spacious and oozes freshness.
The houses are compact and functional,
yet warm and inviting and each
one-bedroom unit has a floor area of
about 45 square metres, whereas the
two-bedroom units have a plinth area
of about 76 square metres and the
three-bedroom units have a plinth area
of about 152 square metres. Each unit
has a thick high security steel door
that opens into the living room on one
side and the open plan kitchen on the
other. The futuristic-styled kitchen is
complete with mosaic backsplash, a
standard extractor hood, and polished
Italian-style granite worktops, with
spotlights and strip lights illuminating
the space beautifully. Next to the
kitchen is a utility room with the provision
for a washing machine and plenty
of space to put up laundry cabinets and
additional pantry storage. Aluminium
sliding doors with a glass railing for the
balcony were chosen. From the living
room, one finds the shared bathroom
consisting of a water closet, shower
cubicle, and a granite vanity area. Next
is the en suite master bedroom as well
as a child or visitors room.

provided by the developer and Tatu
City as a whole. The gated community is
accessed from Ruiru-Kamiti Road where
one goes through security checks and
residents will use a card access system
to access the estate. Solar lighting and
solar water heating have been incorporated
into the design to make the development
as green as possible and ensure
that the estate is well-lit at night. Both
estates border a natural park, which will
have walking trails, picnic spots, and an
array of indigenous trees, with the area,
demarcated as dedicated green space
and therefore will never be developed.

drinks and food are operational and
open to the residents and a gym and
mini-mart are currently under construction
with an estimated completion at
the end of 2022.
