Built in 2020, the property is in pristine condition with a 20,380 (+/-) two-story<br />

industrial/office building on 8.5 acres. Approximately 3 (+/-) acres on the<br />

property is fenced. The building is divided into approximately 12,000 (+/-)<br />

square feet of industrial space and 8,000 (+/-) square feet of office space. Site<br />

improvements include concrete sidewalks, landscaping, and a large asphalt<br />

paved parking lot.<br />

The building construction includes 6"concrete with Fortafiber over 6" gravel over<br />

vapor barrier floor. The office portion of this building is two-story structure with<br />

a stone facade on the front of building exterior. The industrial portion has a steel<br />

mainframe and steel sheathing roof and metal siding. Windows and exterior<br />

doors are typical storefront with insulated glass in fixed aluminum frames. There<br />

are seven total HVAC units that are not roof mounted. There is a 1,000,000 BTU<br />

furnace in the warehouse area, Radiant Floor Heating in the Wash Bay.<br />

Interior finishes include a mix of laminate and concrete flooring, the The ceiling<br />

Head Northwest on I-79 N and take exit 14 for Route 21 toward Masontown/<br />

Waynesburg. Turn left onto Route 21, then travel 0.3 mile and turn left onto<br />

Progress <strong>Drive</strong>. Continue on this road for 0.3 mile then turn right to continue<br />

on EverGreene <strong>Drive</strong>. Continue on this road for 0.6 mile and the destination will<br />

be on the right, <strong>1600</strong> EverGreen <strong>Drive</strong>. There are two ingress and egress points<br />

onto the property can be achieved by turning right off of EverGreene <strong>Drive</strong>. The<br />

entrance offers access to a private paved parking lot with 25 (+/-) lined parking<br />

spaces. Parking is available along the front and sides of the building. The parking<br />
