Mountain House, CA – What’s a good race without some discourse?! Talk is<br />
already happening all over social media. Many folks already have their favorite<br />
candidates, others are holding out to decide. With eight (yes, 8) candidates<br />
vying for the initial four seats on what will be the new Mountain House City<br />
Council, along with three residents who have thrown their respective hats in the<br />
ring to be the very first Mayor of Mountain House, anticipation of the March<br />
5th election is already mounting.<br />
As has become tradition, Mountain House Matters<br />
will be holding a candidate discussion event for both<br />
of these races. Both discussion events, which are<br />
frankly still in the planning stages, are slated as of<br />
press-time to be held Sunday, January 14, 2024 at The<br />
Unity Center, located across from the library on Main<br />
St. Back to back sessions will be held, beginning at<br />
2:00 p.m. Special thanks to Umar Sear at The Unity<br />
Center for his assistance in making this happen.<br />
Time will be tight, but we want all candidates to have<br />
ample opportunity to share with their constituents a<br />
little about themselves and why they are running to<br />
serve the community.<br />
The positions being sought are not highly paid offices.<br />
City Council and, yes, even the Mayor will receive<br />
a minimum stipend for the work they will be asked<br />

SewaDiwali 2023 Food Drive Illuminates the<br />
Spirit of Giving in San Joaquin County<br />

Twelve community organizations from throughout San Joaquin County<br />
joined hands for the 2023 Sewa Diwali Food Drive. A collaborative<br />
effort aimed at making a meaningful impact in the local community,<br />
the joint efforts culminated with a closing Ceremony of SewaDiwali<br />
on December 10, 2023 at FalconX in Milpitas.<br />
The community’s response surpassed expectations, with an overwhelming<br />
total of 4,589 lbs. of food items collected.<br />

<strong>MHMatters</strong> to Host Candidate Discussion events<br />
to do, in very similar fashion as to how it works<br />
with the CSD board currently, and as mandated<br />
by state law. Basically volunteers, one and all.<br />
Entries into the Mayoral race began almost immediately<br />
upon the September 14, 2023 unanimous<br />
vote of approval from the LAFCo board to allow<br />
Mountain House to put the final decision to the<br />
voters on the question of incorporation. Dr. Andy<br />
Su, a founding Director on the MH Community<br />
Services District Board of Directors, serving<br />
since 2008, proudly proclaimed his candidacy for<br />
Mayor via social media minutes after the LAF-<br />
Co decision. Very soon thereafter, Mr. Harry<br />
Dhillon, also a current member of the MHCSD<br />
Board of Directors, and fellow major contributing<br />
community member, announced his candidacy.<br />
Just at the filing deadline with the San Joaquin<br />
County Registrar of Voters’ office, a third candidate<br />
filed to run, as well. Mr. Rajashekar “Raj<br />
Reddy” Khanna, a software engineer, made it<br />
a three-way race.<br />
The City Council race also grew as the filing<br />
deadline drew near. The eight candidates seeking<br />
to fill four seats for City Council are as follows,<br />

in deciding the fate of our town. Mountain<br />
House, which has been a Special District within<br />
unincorporated San Joaquin County since its very<br />
founding, seeks to take a major step forward in<br />
its autonomy.<br />
The reality is that, as an unincorporated Community<br />
Services District, Mountain House has faced<br />
major restrictions within its limited statutory 18<br />
powers.<br />
Now, with a decision put before the entire community,<br />
the March 5 general election looms large.<br />
As a full-fledged city, the MHCSD Board of Directors<br />
as it has stood will be no more. However,<br />
in order to exist, the new City must have a governing<br />
body from the outset. Therefore, elections<br />
for a new city council and mayor are required.<br />
In the event that the people vote down cityhood,<br />
then all would remain as it is, and the races for<br />
city council and mayor would be all for naught.<br />
A big city Mountain House will never become.<br />
But, arguably a significant and growing presence<br />
at the edge of the Bay Area seems almost inevitable.<br />
Cityhood brings with it new opportunities,<br />
as well as new challenges. The process of getting<br />
to this stage of bringing it to a vote of the people<br />
has been a long and, at times, arduous one, nearly<br />
a decade in the making.<br />
The San Joaquin County LAFCo (Local Agency<br />
Formation Commission) determined through their<br />
Comprehensive Fiscal Analysis that Mountain<br />
House is well positioned to manage this significant<br />
step. Due primarily to the fact that, from the<br />
very beginning, San Joaquin County insisted that<br />
Mountain House be self-sustaining, the Special<br />
Taxes structure put in place, which property<br />
owners here all pay, makes Cityhood possible.<br />
<strong>MHMatters</strong> applauds all of these individuals for<br />
stepping up to serve their community. We hold<br />
these candidate discussions with the intent of<br />
further educating residents before the election,<br />

DARE Graduates Recognized at<br />
December 13 CSD Board Meeting<br />
The December 13, 2023 Mountain house Community Services<br />
District Board meeting featured a presentation to students from two<br />
local schools in recognition of community service points they each<br />
earned in the DARE program.<br />
DARE, which stands for Drug Abuse Resistance Education, has<br />
a long tradition of working with youth to focus their attention in<br />
positive ways, such as by earning community service points.<br />
In this case, students from Questa School and Cordes School<br />
achieved either 500 or 1,000 community service points.<br />
Those kids who had earned 500 points received a Certificate of<br />
Appreciation from the MH Community Services District. Those<br />
who earned 1,000 points received a similar certificate, as well as a<br />
Certificate of Congressional Recognition.<br />
DARE Program Director, Steve Abercrombie, who has been responsible<br />
for coaching these young people, was on-hand as well,<br />
expressed his pride in the accomplishments of these kids.<br />

LUSD & MHCSD Boards<br />
Elect 2024 Leaders<br />

Mountain House, CA – The Mountain House<br />
Community Services District Board of Directors<br />
and the Lammersville Unified School District<br />
each held their annual officer elections for<br />
the coming year at their respective December<br />
13, 2023 meetings.<br />
Using a Rank-Choice voting process, Director<br />
Matt Disko was elected from the five member<br />
board panel to serve as President of the<br />
MHCSD Board for 2024. Following suit, the<br />
Board then voted for now past President Bernice<br />
King Tingle, who was present via Zoom<br />
while otherwise vacationing in Cabo, to serve<br />
as Vice President for the coming year.<br />
At the concurrent LUSD meeting, 2023 Board<br />
President, David Pombo, nominated Clerk<br />
Stephanie Olsen for 2024 President. All<br />
approved. Trustee Lisa Boulais was then<br />
nominated to serve as Clerk of the Board for<br />
the coming year. That vote was also approved.<br />
President Disko took the gavel as CSD President<br />
immediately following the vote and subsequent<br />
musical chairs repositioning act. He<br />
effectively stepped-in to manage the evening’s<br />
agenda seamlessly, as if he’d been at the helm<br />
for some time.<br />
President Olsen took the reins following the<br />
LUSD Board’s Closed Session. She reported<br />
on action itesm from the closed session before<br />
adjourning the meeting.<br />
These experienced leaders will now direct these<br />
two respected boards into the new year.<br />

Established in late 2012, Mountain House Matters has grown into the<br />
go-to community news source. <strong>MHMatters</strong> is delivered by the USPS<br />
Every Door Direct Mail (EDDM) program, sent to every mailbox in town,<br />
as well as the area within the sphere of influence for the Lammersville<br />
Unified School District in W. Tracy.<br />
Mountain House Matters was recognized in December 2019 with the<br />
notable CSBA Golden Quill Award for Excellence In Journalism.<br />
Now more than 10 years old, <strong>MHMatters</strong>’ mission is to provide news and<br />
information for and about the community of Mountain House, California.<br />

route for our neighbors in the von Sosten area of Lammersville School -<br />
as part of our local school district (LUSD). As of the October 2023 issue<br />

LUSD Takes Steps to Comply with Mandate<br />

Mountain House, CA – The Lammersville School<br />
District Board of Education did a little proactive<br />
procedural maneuvering at their December 13, 2023<br />
Board Meeting to make sure they are in compliance<br />
with the process of considering how whether to<br />
change from At-Large representation to a By-District<br />
system.<br />
In furtherance of the purposes of the California<br />
Voting Rights Act (“CVRA”), The Lammersville<br />
Unified School District’s Governing Board adopted<br />
a resolution October to begin the process of transitioning<br />
from an “at-large” board representation<br />
to “by-trustee” area elections. A series of special<br />
board meetings and public hearings were held in November<br />
2023 whereby they began to take action on<br />
developing representative districts, including having<br />
hired a law firm and a demography consultant to<br />
consider drawing representative district boundaries.<br />
On November 22, 2023, the District received a<br />
Notice of Violation alleging the Board was not in<br />
compliance with the requirements of the Ralph<br />
M. Brown Act with regard to the process they had<br />
taken. The Notice of Violation reportedly further<br />
demanded that the District cure and correct the<br />
District’s actions by nullifying the resolution and<br />
restarting the process.<br />
“As I understand it,” stated Trustee Colin Clements,<br />
“the board, as a group, has a choice. We can<br />
choose to fight it out and spend money doing so,<br />
which would pull money out of the classrooms and<br />
education of our children. Or, we can say alright,<br />
fine, we don’t think we did anything wrong but, in<br />
the interest of expediency and keeping money in<br />
the classroom, we’re going to go ahead and nullify<br />
the previous resolution and consider adopting a new<br />
resolution to restart the process.”<br />
So, at the December 13 meeting, they did just that.<br />
A motion was made to approve the agenda item to<br />

their intent to initiate a transition from At-Large to<br />
By-Trustee Area Board Elections commencing with<br />
the 2024 Board Election. The ensuing unanimous<br />
vote accomplished that aspect of the issue.<br />
The next item on the agenda presented a fresh start<br />
to the process. “Consider and Potentially Adopt<br />
Resolution #23-24-09, Intent to Initiate a Transition<br />
from At-Large to By-Trustee Area Board Elections<br />
Commencing with the 2024 Board Election.” This<br />
item also passed unanimously.<br />
The LUSD Board made clear their intent is to remain<br />
in compliance with state law and avoid any potential<br />
litigation that could wind up taking much needed<br />
funds out of the classrooms to cover legal expenses<br />
and, potentially, judgments.<br />
This potential threat stems largely from the recent<br />
California Supreme Court reversing portions of the<br />
Appeals Court ruling that ok’d the City of Santa<br />
Monica’s At-Large voting system.<br />
The Supreme Court’s decision didn’t refute the At-<br />
Large voting, but more clearly defined the scope of<br />
the Appeals Courts review, sending the case back<br />
to the Court of Appeals with a narrow mandate,<br />
limited to determining what a plaintiff must prove<br />
in order to establish vote dilution under the CVRA.<br />
While the ultimate decision could seemingly still<br />
come out in Santa Monica’s favor to maintain their<br />
At-Large representation, their expenses to continue<br />
this process just got more expensive. LUSD is<br />
concerned about potentially being held subject to<br />
the same or similar demands. Therefore, the LUSD<br />
Board decided to take preemptive measures.<br />
Starting fresh with the process will allow the District<br />
to fully evaluate their decision, as well as allowing<br />
the public to have a more direct voice in the matter.<br />

Three key factors distinguish the Roth IRA:<br />
• Tax-free earnings – When you invest in a Roth<br />
IRA, your earnings can grow tax free, provided you<br />
don’t begin taking withdrawals until you’re 59½<br />
and you’ve had your account at least five years.<br />
If you don’t meet these criteria, withdrawals of<br />
earnings will be subject to taxes and a possible<br />
10% penalty.<br />
• No penalties on withdrawals of contributions<br />
– You fund a Roth IRA with after-tax dollars, which<br />
means you can withdraw your contributions — not<br />
the earnings — at any time for any reason, without<br />
facing taxes or penalties. So, you could use some of<br />
your Roth IRA money for non-retirement purposes,<br />
such as helping pay for a child’s college education.<br />
• No required withdrawals at age 73 – With a<br />
traditional IRA or a 401(k), you must start taking<br />
withdrawals — called required minimum distributions,<br />
or RMDs — once you reach 73. But this<br />
rule doesn’t apply to a Roth IRA — you can keep<br />
it intact as long as you like. You may need to tap<br />
into it for some of your retirement income, but if<br />
you don’t use it all, the remainder could benefit<br />
your beneficiaries.<br />
A Roth IRA does share one similarity to a traditional<br />
IRA: It can be funded with virtually any type of<br />
investment, including stocks, bonds, mutual funds,<br />
certificates of deposit (CDs) and so on.<br />
However, unlike a traditional IRA, a Roth IRA<br />
does have income limits.<br />
For the 2023 tax year, if your modified adjusted<br />
gross income was less than $138,000 (for a single<br />
filer) or $218,000 (married filing jointly), you can<br />

put in the full amount of $6,500 and an additional<br />
$1,000 catch-up contribution if you’re 50 or older.<br />
The amounts you can contribute will gradually<br />
decline at higher income levels and are phased out<br />
entirely at $153,000 for single filers and $228,000<br />
if you’re married and file jointly. These income<br />
ranges will likely change for the 2024 tax year,<br />
so you’ll want to consult with your tax advisor<br />
for details.<br />
Still, even if you’ve contributed to a traditional<br />
IRA or a 401(k) for many years, you may have<br />
a chance to eventually “convert” some, or all, of<br />
these funds to a Roth IRA and gain its benefits.<br />
It’s not hard to do this conversion — it involves<br />
minimal paperwork from your traditional IRA or<br />
401(k) provider — but it does come with tax issues.<br />
Any money that’s converted from a traditional IRA<br />
or 401(k) to a Roth IRA will be treated as ordinary<br />
taxable income. This can trigger a large tax bill, so,<br />
unless you have the money available from other<br />
accounts to pay the taxes, the conversion may or<br />
may not make sense for you. But you don’t have<br />
to convert all the funds at once. By spreading the<br />
conversion over several years, you could reduce<br />
the effect of a large tax hit in any single year. You<br />
may want to consult with your tax advisor before<br />
converting any funds to a Roth IRA.<br />
If you can find a way to contribute to a Roth IRA,<br />
either directly or through a conversion, consider<br />
it carefully — you’ll find a lot of upsides to this<br />
investment account.<br />

Jingle All The Way 5k &<br />
10k Another Fab Event<br />
The 9th annual Jingle All The Way 5k & 10k race<br />
event, held Saturday morning, December 9, 2023,<br />
featured nearly 300 runners competing on a crisp<br />
and beautiful morning.<br />
Hosted by the Wicklund School Foundation and<br />
facilitated by a crack team headed up by Lindsay<br />
Fochler, the Jingle Run was billed as “a flat, fast<br />
Christmas themed race”. The planned start was right<br />
on time at 8:00 a.m., as runners set off from the mark<br />
along Central Parkway near Main St. 10k runners<br />
made an outside loop upon their first lap going a<br />
second time around the course to complete their race.<br />
In total, 41 competitors ran the 10k, with some<br />
229 competing in the 5k. Each runner received a<br />
custom one-of-a-kind long sleeve Tech Shirt and<br />
finisher medal. Water and post race snacks were<br />
provided, as well.<br />
All three top finishers are from Mountain House. 16<br />
year old Fernando Vera finished first overall with a<br />
time of 19:16. Second place overall went to Tirdaud<br />
Rejaly, also 16, coming in just eight seconds later,<br />
with a time of 19:24. Third place went to Connor<br />
Deleuze, 26, with a time of 19:39.<br />
First place for the women’s 5k was Ashlyn Springer,<br />
16, of Lathrop, coming in with a time of 23:40.<br />
Second place overall for the women was 15 year old<br />
Mackenzie Dorstad, of Manteca, also with a Chip<br />
time of 23:40. The difference was one (1) second on<br />
their respective Gun Times (23:43 vs 23:44). Third<br />
place overall for the women was Linh Ky, 49, of<br />
Mountain House. Lynh’s time was 24:47.<br />
10k first place winners were: 16 year old Michael<br />
Rivello for the men and Deanne Lashin, 49, for<br />
the women.<br />
Winner categories were broken out by age groups<br />
and awarded medals at the end of the race.<br />

Mountain House, CA – The Jeeps of Mountain<br />
House Club joined up with the Royal Kings<br />
organization this holiday season to host a new<br />
version of the annual Lighted & Decorated<br />
Vehicle Contest and Parade. What was two<br />
separate events last year became one. Held<br />
Saturday, December 16, 2023, folks began<br />
arriving with their dressed-up rigs around<br />
6pm. Rob Taylor, co-founder of the Jeeps club,<br />
and Harry Dhillon, MH Royal Kings leader,<br />
welcomed the gathering of both contestants and fans.<br />
Ultimately, eight contestants competed for three prizes, sponsored by Royal Kings. A select group of<br />
judges made their choices of the top three most impressive entries. Coming in first place for the second<br />
year running was Tamara Franklin, with her decked out, train-horn and snow blowing Jeep. Second place<br />
went to Santa Claus riding high Jeepster, Jeff Maier. Conrad Levoit took third place, with his Jeep adorned<br />
with Christmas presents and characters.<br />
The first place winner, Ms. Franklin, took home a cool $750. Jeff Maier, in second place, was awarded<br />
$500, and Conrad Levoit in third won $350!<br />
With the judging complete, and the Mountain House Fire Fighters on the scene - both with Engine 16 and<br />
the new rescue boat and trailer decked out with lights - the parade was good to go. Led by Matt Disko,<br />
with his DJ rig in full regalia, including dual skyward searchlights showing everyone where the parade<br />
was moving, and a small trailer with full PA sound blasting Christmas/Holiday music, group began an<br />
extensive parade route that hit every village in town.<br />
Mountain House/Rank Security joined in, as well, along with all the contenders and numerous other vehicles.<br />
Together, the parade train headed through Altamont and Questa and back, meandering through Bethany and<br />
into Wicklund, hitting numerous neighborhoods and winding through streets along the way. They headed<br />
into Cordes and all through College<br />
Park, then covered Hansen Village, too,<br />
before ending up back at Town Hall.<br />
With the Fire Department bringing<br />
Santa Claus on a parade of their own<br />
schedule for the following weekend,<br />
perhaps some of these incredibly festive<br />
folks will join in again. This was a<br />
fun event that brought many folks out<br />
of their homes to watch as the parade<br />
came through.<br />

The Mountain House Community Services District staff held a<br />
Breakfast With Santa pancake breakfast at Town Hall the morning<br />
following the Tree Lighting event, Saturday, December 2, 2023 as<br />
part of the “Mo Ho Ho Holidays.<br />
Two sold-out morning sittings, accommodating some 150 people<br />
overall, featured pancakes, scrambled eggs and sausage, along with<br />
juice and coffee, and an opportunity for the kids to sit and deliver their<br />
Christmas wishes to Santa.<br />
General Manager, Steve Pinkerton, was on-hand, along with key<br />
members of the CSD staff, including Recreation Manager, Laura Johnston<br />
and her team, including Recreation Coordinator Olivia Alvarez,<br />
Willon Bennett, as well as Community<br />
Preservation Officer Roger Alvarez.<br />
Firefighters were on-hand, as well,<br />
helping to prepare the food for the day.<br />
Breakfast was served in the pass-way<br />
area near the library entrance, with<br />
Santa set up for business in the Town<br />
Hall lobby area.<br />
On the heals of the big tree lighting<br />
event, there was a real sense of community<br />
spirit and holiday excitement<br />

Happy New Year, Mountain House Family! As we review the<br />
year’s end, let’s delve into the November/December market<br />
update. Reflecting on the past year, the Real Estate market<br />
has been quite interesting. Interest rates hit historic highs, and<br />
housing inventory stayed historically low, creating a puzzle for<br />
sellers and buyers. On a positive note, mortgage interest rates<br />
have recently improved and are now among the lowest in the<br />
past 3 months. While it’s speculative, experts are optimistic that<br />
rates will continue to improve in the first and second quarters<br />
of the new year.<br />
We’re still in a “Seller’s Market”. Our inventory has decreased<br />
since the last update, with 6 homes for sale in Mountain House<br />
compared to 8 in the previous update. The standing inventory<br />
is now at 0.46 (Less Than 1 Month), down from precisely one<br />
month in the last update. Despite this, many buyers are still<br />
searching for homes. However, some homes entering the market<br />
with unrealistic expectations are struggling to gain traction. It’s<br />
essential to note that this is more of a seller and realtor concern<br />
than a market issue.<br />
Navigating this market can be confusing for buyers, sellers, and<br />
agents. Contrary to the idea that all homes are swiftly selling<br />
above asking prices, the reality is that homes still need to be<br />
presented well and priced realistically to attract serious buyers.<br />
In a broader economic context, Federal Reserve officials have<br />
just announced their decision to leave interest rates unchanged<br />
in the final policy decision of 2023. Furthermore, they forecast<br />
that borrowing costs will be cut three times in the coming year,<br />

Seller’s Market is a term commonly<br />
applied to the property market<br />
when low supply meets high demand.<br />
A sellers market equals less<br />
than three (3) months of inventory<br />
supply.<br />
What Does Months Of Inventory<br />
Mean?<br />
Months of inventory takes into<br />
account the number of homes for<br />
sale on the market with recently<br />
sold homes and reflects the number<br />
of months it would take to sell<br />
all homes currently on the market.<br />
You can calculate months of inventory<br />
by dividing the total number<br />
of homes for sale over the number<br />
of homes sold in one month. When<br />
months of inventory are low, it’s<br />
a fast-paced market dominated<br />
by buyers and few sellers. When<br />
months of inventory are high,<br />
there are generally more homes on<br />
the market (dominated by sellers)<br />
with fewer buyers or sales.

Like many, you may have noticed that some homes<br />
in Mountain House that are seemingly similar sell for<br />
more than others and wonder why. I often get calls<br />
from out of area Realtors who have friends, family or<br />
a past client who want to sell their home here but they<br />
need help pricing it because, as they say “The comps<br />
are all over the place”. There are several factors that<br />
play a part in these price differences.<br />
Some explanations are as simple as the home faces<br />
a more desirable direction to our current pool of<br />
buyers. But what about houses that have the same<br />
direction and are the same square footage or are only<br />
2-300sf apart? The answer can be as simple as one<br />
has a downstairs bed and bath and the other does<br />
not. Or, it can come down to upgrades, or one having<br />
expensively done landscaping in the backyard. I’m<br />
going to do my best to outline what can make the<br />
difference here in Mountain House. I’m also going<br />
to talk about why some homes get bid up so high in<br />
price vs others. Here are some key factors on why a<br />
similarly sized home might sell for more.<br />
1. Front door direction. North & East are typically<br />
more desirable than South or West.<br />
2. Downstairs Bed & Bath. We have a lot of<br />
multi-generational buyers in Mountain House and<br />
having a downstairs bed and bath for some is a must!<br />

Whats the deal with the price differences & why some homes get bid higher than others<br />

Park, Cordes and Hansen sell for more than homes in<br />
Wicklund, Bethany, Altamont and Questa. Yes, there<br />
are some exceptions to this but, apples to apples &<br />
pound for pound, this rule usually proves true. Why?<br />
There could be several reasons why, depending on<br />
the buyer, but the simple answer is because they are<br />
newer. Also, Some subdivisions within a village are<br />
more desirable than others. Some are known for<br />
their awesome floor plans while some are known for<br />
having an HOA.<br />
4. Lot size. If you look at homes that have sold pretty<br />
much in any village, an exact model match of that<br />
house would have sold for far more if it backed-up<br />
to Great Valley Parkway or otherwise just has a huge<br />
lot.<br />
5. Upgrades. If a home has rich hardwood floors or<br />
oversized tiles and a newly remodeled kitchen, it will<br />
surely sell for more than the carpeted version with<br />
tiled countertops.<br />
6. Marketing & presentation. Some listings just<br />
don’t show well. Sellers don’t bother having it staged,<br />
and/or have their listing photos taken with an iPhone.<br />
Or they did one or both, but their market reach just<br />
wasn’t great. This is usually a recipe for leaving<br />
money on the table! This is why it’s important to hire<br />
a local Mountain House Realtor. We know what is<br />
needed to get top dollar.<br />
7. School rating. Although all of our schools fall<br />
under the Lammersville Unified School District,<br />
some are rated higher than others, and that can and<br />
often does play a part in your homes value.<br />
8. Sometimes, it’s as simple as this: A house down<br />
the street JUST sold and the same buyers who were<br />
just outbid on that house are now bidding on this one,<br />
and are being that much more aggressive this time<br />
around as to not lose again.<br />
Of course sometimes there are personal reasons for<br />
some, like wanting to be next to a friend or relative<br />
but the general reasons above usually apply.<br />
Now I’m going to cover the bidding question.<br />
Why do some homes sell for so much more than the<br />
asking price. As mentioned above, I often get calls<br />
from out of area Realtors wanting pricing advice for<br />
a listing. I get the same calls from Realtors on the<br />
buyer’s side wondering how far over or under asking<br />
they should bid. They usually aren’t familiar with the<br />
villages and don’t know why one house went $100k<br />
over and a seemingly identical home just a mile or<br />
two away went for asking. One reason for this can<br />
simply be because the listing agent priced it low to<br />
attract bidding.<br />
Sometimes, one was in Wicklund but the other was<br />
in College park. Other times, it’s just the time of<br />
year and amount of available inventory at the time.<br />

I once had a listing where the comps all pointed to<br />
right around $1M. We priced it just under a million<br />
but it ended up selling for about 100k over that. Why?<br />
We experienced a sudden rush of buyers during a time<br />
when there was very little inventory. So, even though<br />
the comparable sales weren’t as high, the demand<br />
was! Lastly, we get to the question of, Why do some<br />
Realtors price it for bidding and does it always work?<br />
I am often asked if Realtors do this just so they can<br />
say they just sold a home for X amount over? I’m<br />
sure there are some out there who do, but the Realtors<br />
I’ve come to know in Mountain House operate<br />

I can’t speak for every Realtor, but one reason I price<br />
a listing for bidding is so my seller has an abundance<br />
of offers to choose from and they can decide on<br />
the best price and terms for them. Sometimes, it’s<br />
because I believe the strategy will yield the best<br />
price possible.<br />
Sometimes, it’s because the demand was even greater<br />
than even I expected! I have 2 listings pending right<br />
now that are in contract for considerably more than<br />
the comps supported.<br />
Does this strategy always work? No, but more often<br />
than not it does. What do you do if that doesn’t work?<br />
It’s important to first have a talk with a potential seller<br />
and find out what their price goals are.<br />
If their goals are in line with the comparable sales<br />
and demand is healthy, the bidding strategy should<br />
work like a charm.<br />
However, If there aren’t many buyers out shopping<br />
or inventory is aplenty, I’d advise to price closer to<br />
their goal price. Sometimes a seller just wants more<br />
than the comparable sales and there is no evidence<br />
to support that expectation. Then what? If the price<br />
they want is way off, I advise them to either wait<br />
until prices get there but if we’re close on price, I<br />
would also advise for us to price closer to the target<br />
number. It might take a little longer, but is still the<br />
safer approach because even the highest bid might<br />
fall short with the underpricing strategy.

Let’s meet Ismael, one of the newest<br />
Eagle Scout in Mountain House.<br />
Sadia: Hello Ismaeel, please tell me about yourself.<br />
Ismaeel: My name is Ismaeel Malik and I am<br />
currently 17 years old. I graduated high school a year<br />
early so I am a freshman in college studying criminal<br />
justice. I’ve lived in MH for about 4-5 years now but I<br />
lived with my cousins for a bit when I first moved here<br />
from England. I have two other siblings who are also<br />
in scouting and are currently going for their eagle rank.<br />
Sadia: What is an Eagle Scout? What made you join<br />
the scout program?<br />
Ismaeel: An Eagle scout is someone who has<br />
demonstrated leadership, resilience and hard work to<br />
achieve the highest rank available in scouting. I joined<br />
scouting because I wanted to learn basic skills and to<br />
interact with others my age.<br />

Sadia: What do you believe our society expects from an Eagle Scout?<br />
Ismaeel: Society expects eagle scouts, in my opinion, to lead and step up when needed in case of an<br />
emergency like a natural disaster. They expect us to have character and to be trustworthy. Eagle Scouts are<br />
expected to serve through community service and volunteering.<br />
Sadia: Of all the patches on your uniform, which one means the most or which one of them are you<br />
proudest to wear?<br />
Ismaeel: The First Aid merit badge is an important merit badge as it teaches you basic first aid which<br />
could save someone’s life, which is why this badge means the most to me. I am also a lifeguard and the<br />
badge helped me get my license. So it is the badge that means the most to me.<br />
Sadia: If you could do it all over again, would you, and why?<br />
Ismaeel; Yes, I would, because the skills I learned from scouting have helped me and will help me when<br />
Im looking for a job.<br />
Sadia: What lessons did you learn from the Eagle process and how do you think those lessons will help<br />
you in your future endeavors? In other words, what will you take away from this experience?<br />
Ismaeel: The Eagle Scout process imparts crucial life lessons, emphasizing leadership, teamwork, goal<br />
setting, and perseverance. Through community service, individuals learn the value of making a positive<br />
impact, while adherence to the Scout Law fosters character development and ethical decision-making.<br />
Improved communication skills, self-reliance, and adaptability gained from outdoor activities contribute<br />
to a well-rounded skill set. Achieving Eagle Scout instills a sense of accomplishment, building confidence<br />
and a resilient mindset that proves invaluable in facing future challenges. Overall, the experience promotes<br />
a commitment to service, continuous learning, and the development of qualities essential for personal and<br />
professional success.<br />
Sadia: How would you describe the effort you have put into your Scouting career?<br />
Ismaeel: My Scouting career has been marked by a steadfast commitment to personal growth, leadership<br />
development, and community service. From the early days of learning fundamental outdoor skills to<br />
taking on leadership roles within my troop, I made sure to follow the principles of the Scout Oath and Law.<br />
Sadia: What will you do as an Eagle Scout to give back to Scouting?<br />
Ismaeel: I will help new scouts achieve the rank of eagle scout by giving them advice, teaching them<br />
the skills and lessons of scouting.<br />
Sadia: What advice would you give to a new Scout?<br />
Ismaeel: Work hard and don’t quit as I believe if you put the effort in you can get the rank of eagle<br />
scout. Try and show up to every meeting because it will show your commitment and help you reach the<br />
rank of eagle.<br />

Anthony Hicks, at the age of 14 years old, achieved<br />
the highest honor of scouting, becoming the youngest<br />
Eagle Scout in Mountain House. Anthony was<br />
celebrated for his achievement, commitment and<br />
excellence with a full-fledged ceremony November<br />
12, 2023 that filled the hall at Bethany School.<br />
Friends, family, and peers who have been there to<br />
support Anthony in his quest were on-hand for the<br />
ceremony, enjoying a catered buffet dinner immediately<br />
afterward.<br />
Gracious in his acceptance of the adulation, Anthony<br />
stood proud before the cheering crowd.<br />

Sadia: What would you suggest to the parents of young scouts?<br />
Ismaeel: Scouting will help your kid grow and it has the added bonus of scholarships and a better chance<br />
to get a good job if you reach the rank of eagle.<br />
Getting to know Ismaeel made me proud of our youth. Can’t wait to see more Eagle Scouts in Mountain<br />

this nationwide food drive on the occasion of Indian<br />
festival Diwali, embodying the essence of selfless<br />
service and community engagement.<br />
The participating organizations in this year’s joint<br />
cause include: Mountain House Telugu Association,<br />
Kurinji Tamil Manram, Central Valley Marata Mandal,<br />
American Desi Society of Stockton, Central<br />
Valley Gujarati Association, Mountain House Association<br />
Of Malayalis, Mountain House and Tracy<br />
Telugu Association, San Joquin Kannada Sangha,<br />
Guru Temple Manteca, Mitra USA, Global Seva<br />
Foundation, and Hindu Swayamsevak Sangh San<br />
Joaquin Chapter.<br />
This initiative places a strong emphasis on harnessing<br />
the power of individual contributions. The primary<br />
goal is to cultivate a sense of community and shared<br />
responsibility among participants. By relying on<br />
the collective efforts of individuals, the initiative<br />
seeks to foster a more inclusive and participatory<br />
approach, encouraging people to actively engage and<br />
contribute to the cause. It Highlights the importance<br />
of each person’s role in building a collaborative and<br />
interconnected community.<br />
To kick off the drive, organizers employed a multipronged<br />
approach, utilizing modern communication<br />
channels. Flyers were circulated across local groups<br />
on social media platforms, and in prominent locations<br />
like grocery stores, ensuring widespread awareness.<br />
The collection centers and drop-off locations were<br />
strategically placed in Mountain House, Tracy and<br />
Lathrop providing convenience for the donors.<br />
Additionally, a QR code was provided, offering a<br />
convenient way for people to access the list of food<br />
items that could be ordered online from major retailers<br />
like Walmart and Amazon.<br />
As residents came forward with their generosity,<br />
contributing both new and non-perishable food items.<br />
The generosity shown by individuals reflects a shared<br />
commitment to helping one another and creating a<br />
stronger, more resilient community. Such responses<br />
highlight the power of compassion and solidarity in<br />
making a positive difference in people’s lives.<br />
The campaign stood out with its distinctive Door-<br />
2Door initiative, spearheaded by elementary, middle,<br />
and high school students. This innovative approach<br />
symbolized the transfer of the service torch to the<br />
younger generation. The dedication and vitality<br />
displayed by these young volunteers infused a personal<br />
touch into the drive, creating a strong sense of<br />
community involvement.<br />
Additionally, volunteers tirelessly manned a Food<br />
Donation box outside an Indian Grocery store in<br />
Tracy, extending the reach of the campaign.<br />
The community’s response surpassed expectations,<br />
with an overwhelming total of 4,589 lbs. collected.<br />
The breakdown by city highlights the widespread<br />
support, underscoring the solidarity from Mountain<br />
House, Tracy, and Lathrop.<br />
Volunteers, fueled by passion and dedication, worked<br />
tirelessly day and night to manage the collection and<br />
distribution process. The meticulous allocation of<br />
donations to local beneficiaries ensured that the food<br />
reached those who needed it the most. Ensuring the<br />
right people received assistance was a top priority<br />
for the organizers. The collective endeavor of these<br />
volunteers exemplifies the power of compassion<br />
and community engagement in addressing pressing<br />
societal needs.<br />
The heartwarming aspect of this food drive lies in<br />
its direct impact on local beneficiaries. The collected<br />
items were distributed to various organizations<br />
committed to supporting those in need. Some of the<br />
beneficiaries include Tracy Interfaith Ministries,<br />
Modesto Love Center, Calvary Church Manteca,<br />
Stockton Emergency Food Bank, Our Lady of Guadalupe<br />
Food Bank in Lathrop, Alameda County food<br />
bank and McHenry House in Tracy.<br />
The Closing Ceremony of SewaDiwali on 10 th<br />
December 2023, in FalconX, Milpitas, was a distinguished<br />
occasion, elevated by the presence of representatives<br />
from Partner organizations, beneficiary<br />
organizations and civic officials from different cities<br />
of Bay Area. Among them were Board of Director<br />
Harry Dhillon of Mountain House Community Service<br />
District and Vice Mayor Paul Akinjo of Lathrop.<br />
Their participation not only added a touch of recognition<br />
but also symbolized the acknowledgment of<br />
the collective efforts of the San Joaquin community.<br />
Their presence underscored the significance of the<br />
event and highlighted the collaborative spirit that<br />
contributed to its success.<br />
SewaDiwali 2023 stands as a testament to the power<br />
of community-driven initiatives, showcasing that<br />
when individuals come together with a common<br />
purpose, they can make a significant impact in supporting<br />

funds to buy and donate the groceries to them, along with any other extra donations we receive through<br />
‘To Grow is to Eat’.<br />
“Our project started on December 13, 2023 and will be ending on January 4, 2024. We previously launched<br />
our Gofundme, and our plans to sell Positivity Packs (photos below). We also started an Instagram account,<br />
@togrowistoeat, to document our progress and provide updates to anyone interested,”the duo explained<br />
further.<br />
“We started this project because as students in a fairly wealthy community, we feel the struggles of others<br />

House Contest is open to all residents of Mountain House from December<br />
18-23.<br />
Participants decorated the exterior front yard and window decorations that were<br />
required to be visible from the street, and lit after 6 pm during the judging week.<br />

“I was researching Realtors in Mountain House back in April when I<br />
decided to sell my investment properties. I had already heard about him through word of mouth<br />
as his reputation preceded him. It didn’t take long to realize Mike was by far the most experienced.<br />
l asked around and read some of his reviews and, I have to say, he really lives up to the hype.From<br />
