MHMatters to Host Mayoral
& City Council Candidate
Discussions
By Bryan Harrison
Mountain House, CA – What’s a good race without some discourse?! Talk is
already happening all over social media. Many folks already have their favorite
candidates, others are holding out to decide. With eight (yes, 8) candidates
vying for the initial four seats on what will be the new Mountain House City
Council, along with three residents who have thrown their respective hats in the
ring to be the very first Mayor of Mountain House, anticipation of the March
5th election is already mounting.
As has become tradition, Mountain House Matters
will be holding a candidate discussion event for both
of these races. Both discussion events, which are
frankly still in the planning stages, are slated as of
press-time to be held Sunday, January 14, 2024 at The
Unity Center, located across from the library on Main
St. Back to back sessions will be held, beginning at
2:00 p.m. Special thanks to Umar Sear at The Unity
Center for his assistance in making this happen.
Time will be tight, but we want all candidates to have
ample opportunity to share with their constituents a
little about themselves and why they are running to
serve the community.
The positions being sought are not highly paid offices.
City Council and, yes, even the Mayor will receive
a minimum stipend for the work they will be asked
HAPPY NEW YEAR!!! MountainHouseMatters.com
MHMatters to Host Candidate Discussion events
to do, in very similar fashion as to how it works
with the CSD board currently, and as mandated
by state law. Basically volunteers, one and all.
Entries into the Mayoral race began almost immediately
upon the September 14, 2023 unanimous
vote of approval from the LAFCo board to allow
Mountain House to put the final decision to the
voters on the question of incorporation. Dr. Andy
Su, a founding Director on the MH Community
Services District Board of Directors, serving
since 2008, proudly proclaimed his candidacy for
Mayor via social media minutes after the LAF-
Co decision. Very soon thereafter, Mr. Harry
Dhillon, also a current member of the MHCSD
Board of Directors, and fellow major contributing
community member, announced his candidacy.
Just at the filing deadline with the San Joaquin
County Registrar of Voters’ office, a third candidate
filed to run, as well. Mr. Rajashekar “Raj
Reddy” Khanna, a software engineer, made it
a three-way race.
The City Council race also grew as the filing
deadline drew near. The eight candidates seeking
to fill four seats for City Council are as follows,
in alphabetical order by last name:
Matt Disko, current MHCSD Board President
and Entrepreneur; Ronna Green, Business Owncontinued
from page 1
er/Entrepreneur; Dan Harrison, Retired Law
Enforcement and former member of the MHCSD
Board; Sadia Khan, Parent and Community
Contributor to MHMatters; Bernice King Tingle,
founding MHCSD Board member, current VP of
the board, and Retired Project Manager; Waheed
Mir, Software Engineer; Tejdeep “TJ” Singh
Rattan, Lieutenant Colonel and Dentist; and
Suresh Vuyyuru, Engineer, Farmer & Parent.
All of this, of course, depends on a favorable
outcome of the monumental voice of the voters
in deciding the fate of our town. Mountain
House, which has been a Special District within
unincorporated San Joaquin County since its very
founding, seeks to take a major step forward in
its autonomy.
The reality is that, as an unincorporated Community
Services District, Mountain House has faced
major restrictions within its limited statutory 18
powers.
Now, with a decision put before the entire community,
the March 5 general election looms large.
As a full-fledged city, the MHCSD Board of Directors
as it has stood will be no more. However,
in order to exist, the new City must have a governing
body from the outset. Therefore, elections
for a new city council and mayor are required.
In the event that the people vote down cityhood,
then all would remain as it is, and the races for
city council and mayor would be all for naught.
A big city Mountain House will never become.
But, arguably a significant and growing presence
at the edge of the Bay Area seems almost inevitable.
Cityhood brings with it new opportunities,
as well as new challenges. The process of getting
to this stage of bringing it to a vote of the people
has been a long and, at times, arduous one, nearly
a decade in the making.
The San Joaquin County LAFCo (Local Agency
Formation Commission) determined through their
Comprehensive Fiscal Analysis that Mountain
House is well positioned to manage this significant
step. Due primarily to the fact that, from the
very beginning, San Joaquin County insisted that
Mountain House be self-sustaining, the Special
Taxes structure put in place, which property
owners here all pay, makes Cityhood possible.
MHMatters applauds all of these individuals for
stepping up to serve their community. We hold
these candidate discussions with the intent of
further educating residents before the election,
and in honor of these people, all of whom are our
neighbors, for the commitments they are making
for the betterment of us all.
Mountain House, CA – The Mountain House
Community Services District Board of Directors
and the Lammersville Unified School District
each held their annual officer elections for
the coming year at their respective December
13, 2023 meetings.
Using a Rank-Choice voting process, Director
Matt Disko was elected from the five member
board panel to serve as President of the
MHCSD Board for 2024. Following suit, the
Board then voted for now past President Bernice
King Tingle, who was present via Zoom
while otherwise vacationing in Cabo, to serve
as Vice President for the coming year.
At the concurrent LUSD meeting, 2023 Board
President, David Pombo, nominated Clerk
Stephanie Olsen for 2024 President. All
approved. Trustee Lisa Boulais was then
nominated to serve as Clerk of the Board for
the coming year. That vote was also approved.
President Disko took the gavel as CSD President
immediately following the vote and subsequent
musical chairs repositioning act. He
effectively stepped-in to manage the evening’s
agenda seamlessly, as if he’d been at the helm
for some time.
President Olsen took the reins following the
LUSD Board’s Closed Session. She reported
on action itesm from the closed session before
adjourning the meeting.
LUSD Takes Steps to Comply with Mandate
By Bryan Harrison
Mountain House, CA – The Lammersville School
District Board of Education did a little proactive
procedural maneuvering at their December 13, 2023
Board Meeting to make sure they are in compliance
with the process of considering how whether to
change from At-Large representation to a By-District
system.
In furtherance of the purposes of the California
Voting Rights Act (“CVRA”), The Lammersville
Unified School District’s Governing Board adopted
a resolution October to begin the process of transitioning
from an “at-large” board representation
to “by-trustee” area elections. A series of special
board meetings and public hearings were held in November
2023 whereby they began to take action on
developing representative districts, including having
hired a law firm and a demography consultant to
consider drawing representative district boundaries.
On November 22, 2023, the District received a
Notice of Violation alleging the Board was not in
compliance with the requirements of the Ralph
M. Brown Act with regard to the process they had
taken. The Notice of Violation reportedly further
demanded that the District cure and correct the
District’s actions by nullifying the resolution and
restarting the process.
“As I understand it,” stated Trustee Colin Clements,
“the board, as a group, has a choice. We can
choose to fight it out and spend money doing so,
which would pull money out of the classrooms and
education of our children. Or, we can say alright,
fine, we don’t think we did anything wrong but, in
the interest of expediency and keeping money in
the classroom, we’re going to go ahead and nullify
the previous resolution and consider adopting a new
resolution to restart the process.”
So, at the December 13 meeting, they did just that.
A motion was made to approve the agenda item to
Rescind the Governing Board Resolution regarding
their intent to initiate a transition from At-Large to
By-Trustee Area Board Elections commencing with
the 2024 Board Election. The ensuing unanimous
vote accomplished that aspect of the issue.
The next item on the agenda presented a fresh start
to the process. “Consider and Potentially Adopt
Resolution #23-24-09, Intent to Initiate a Transition
from At-Large to By-Trustee Area Board Elections
Commencing with the 2024 Board Election.” This
item also passed unanimously.
The LUSD Board made clear their intent is to remain
in compliance with state law and avoid any potential
litigation that could wind up taking much needed
funds out of the classrooms to cover legal expenses
and, potentially, judgments.
This potential threat stems largely from the recent
California Supreme Court reversing portions of the
Appeals Court ruling that ok’d the City of Santa
Monica’s At-Large voting system.
The Supreme Court’s decision didn’t refute the At-
Large voting, but more clearly defined the scope of
the Appeals Courts review, sending the case back
to the Court of Appeals with a narrow mandate,
limited to determining what a plaintiff must prove
in order to establish vote dilution under the CVRA.
While the ultimate decision could seemingly still
come out in Santa Monica’s favor to maintain their
At-Large representation, their expenses to continue
this process just got more expensive. LUSD is
concerned about potentially being held subject to
the same or similar demands. Therefore, the LUSD
Board decided to take preemptive measures.
Starting fresh with the process will allow the District
to fully evaluate their decision, as well as allowing
the public to have a more direct voice in the matter.
Questions/comments may be submitted to a special
this purpose: cvra@lammersvilleusd.net.
Know the Key Benefits of Roth IRA
Submitted by Tom Kelly, Edward Jones
Three key factors distinguish the Roth IRA:
• Tax-free earnings – When you invest in a Roth
IRA, your earnings can grow tax free, provided you
don’t begin taking withdrawals until you’re 59½
and you’ve had your account at least five years.
If you don’t meet these criteria, withdrawals of
earnings will be subject to taxes and a possible
10% penalty.
• No penalties on withdrawals of contributions
– You fund a Roth IRA with after-tax dollars, which
means you can withdraw your contributions — not
the earnings — at any time for any reason, without
facing taxes or penalties. So, you could use some of
your Roth IRA money for non-retirement purposes,
such as helping pay for a child’s college education.
• No required withdrawals at age 73 – With a
traditional IRA or a 401(k), you must start taking
withdrawals — called required minimum distributions,
or RMDs — once you reach 73. But this
rule doesn’t apply to a Roth IRA — you can keep
it intact as long as you like. You may need to tap
into it for some of your retirement income, but if
you don’t use it all, the remainder could benefit
your beneficiaries.
A Roth IRA does share one similarity to a traditional
IRA: It can be funded with virtually any type of
investment, including stocks, bonds, mutual funds,
certificates of deposit (CDs) and so on.
However, unlike a traditional IRA, a Roth IRA
does have income limits.
For the 2023 tax year, if your modified adjusted
filer) or $218,000 (married filing jointly), you can
Brought to you by
Tom Kelly
Edward Jones
As you save for retirement, you’ll want to take full advantage of the investment
vehicles available to you — and one of the best is a Roth IRA.
But what sets it apart from other accounts?
put in the full amount of $6,500 and an additional
$1,000 catch-up contribution if you’re 50 or older.
The amounts you can contribute will gradually
decline at higher income levels and are phased out
entirely at $153,000 for single filers and $228,000
if you’re married and file jointly. These income
ranges will likely change for the 2024 tax year,
so you’ll want to consult with your tax advisor
for details.
Still, even if you’ve contributed to a traditional
IRA or a 401(k) for many years, you may have
a chance to eventually “convert” some, or all, of
these funds to a Roth IRA and gain its benefits.
It’s not hard to do this conversion — it involves
minimal paperwork from your traditional IRA or
401(k) provider — but it does come with tax issues.
Any money that’s converted from a traditional IRA
or 401(k) to a Roth IRA will be treated as ordinary
taxable income. This can trigger a large tax bill, so,
unless you have the money available from other
accounts to pay the taxes, the conversion may or
may not make sense for you. But you don’t have
to convert all the funds at once. By spreading the
conversion over several years, you could reduce
the effect of a large tax hit in any single year. You
may want to consult with your tax advisor before
converting any funds to a Roth IRA.
If you can find a way to contribute to a Roth IRA,
either directly or through a conversion, consider
it carefully — you’ll find a lot of upsides to this
investment account.
HAPPY NEW YEAR!!! MountainHouseMatters.com
11
Mountain House, CA – The Jeeps of Mountain
House Club joined up with the Royal Kings
organization this holiday season to host a new
version of the annual Lighted & Decorated
Vehicle Contest and Parade. What was two
separate events last year became one. Held
Saturday, December 16, 2023, folks began
arriving with their dressed-up rigs around
6pm. Rob Taylor, co-founder of the Jeeps club,
and Harry Dhillon, MH Royal Kings leader,
welcomed the gathering of both contestants and fans.
Ultimately, eight contestants competed for three prizes, sponsored by Royal Kings. A select group of
judges made their choices of the top three most impressive entries. Coming in first place for the second
year running was Tamara Franklin, with her decked out, train-horn and snow blowing Jeep. Second place
went to Santa Claus riding high Jeepster, Jeff Maier. Conrad Levoit took third place, with his Jeep adorned
with Christmas presents and characters.
The first place winner, Ms. Franklin, took home a cool $750. Jeff Maier, in second place, was awarded
$500, and Conrad Levoit in third won $350!
With the judging complete, and the Mountain House Fire Fighters on the scene - both with Engine 16 and
the new rescue boat and trailer decked out with lights - the parade was good to go. Led by Matt Disko,
with his DJ rig in full regalia, including dual skyward searchlights showing everyone where the parade
was moving, and a small trailer with full PA sound blasting Christmas/Holiday music, group began an
extensive parade route that hit every village in town.
Mountain House/Rank Security joined in, as well, along with all the contenders and numerous other vehicles.
Together, the parade train headed through Altamont and Questa and back, meandering through Bethany and
into Wicklund, hitting numerous neighborhoods and winding through streets along the way. They headed
into Cordes and all through College
Park, then covered Hansen Village, too,
before ending up back at Town Hall.
With the Fire Department bringing
Santa Claus on a parade of their own
schedule for the following weekend,
perhaps some of these incredibly festive
folks will join in again. This was a
fun event that brought many folks out
of their homes to watch as the parade
came through.
Curious about the coming year in the Real Estate Market?
Good News: Interest Rates Continue to Improve
By Salah Salah
Happy New Year, Mountain House Family! As we review the
year’s end, let’s delve into the November/December market
update. Reflecting on the past year, the Real Estate market
has been quite interesting. Interest rates hit historic highs, and
housing inventory stayed historically low, creating a puzzle for
sellers and buyers. On a positive note, mortgage interest rates
have recently improved and are now among the lowest in the
past 3 months. While it’s speculative, experts are optimistic that
rates will continue to improve in the first and second quarters
of the new year.
We’re still in a “Seller’s Market”. Our inventory has decreased
since the last update, with 6 homes for sale in Mountain House
compared to 8 in the previous update. The standing inventory
is now at 0.46 (Less Than 1 Month), down from precisely one
month in the last update. Despite this, many buyers are still
searching for homes. However, some homes entering the market
with unrealistic expectations are struggling to gain traction. It’s
essential to note that this is more of a seller and realtor concern
than a market issue.
Navigating this market can be confusing for buyers, sellers, and
agents. Contrary to the idea that all homes are swiftly selling
above asking prices, the reality is that homes still need to be
presented well and priced realistically to attract serious buyers.
In a broader economic context, Federal Reserve officials have
just announced their decision to leave interest rates unchanged
in the final policy decision of 2023. Furthermore, they forecast
that borrowing costs will be cut three times in the coming year,
indicating a shift as inflation eases.
Looking ahead to the coming year, there’s curiosity about the
Real Estate Market we are entering. If you have any questions
about this article or our Real Estate market, feel free to reach
out to me anytime. Remember, choosing a Realtor with experience
in your local market puts you in an excellent position
to navigate these evolving market conditions. Wishing you a
smooth transition into the New Year!
Why Does Inventory Continue To Stay Low?
We are experiencing a rippling effect from the historic low-interest
rates during the past few years. Homeowners who purchased
or refinanced during that time are less motivated to sell their
current or primary home because of the low-interest rates they
have. Many of the homes we see hit the market are secondary
homes (rentals) or “life events” that are occurring i.e., an unfortunate
death, separation/ divorce, or work relocation. The
interesting part is that when you run the numbers, selling, and
buying currently do make sense in many situations. Even though
the interest rates are higher than the historic lows.
Home Values
Our Mountain House home values are continuing to rise. The
best and most accurate way to get your current home value is
to talk with a local agent. Most homeowners are in utter shock
at their current home values! In our ever-evolving digital age,
most homeowners utilize websites that have algorithms in
place to obtain their current home value. Those sites cannot
even remotely keep up with this current market and are highly
inaccurate in most to all cases. Reaching out to a local and
experienced Realtor is going to be the best approach for an
accurate home value.
What Is a Buyer’s Market?
A buyer’s market refers to a situation
in which changes to the
underlying economic conditions
that shape “supply and demand.”
It means that purchasers have an
advantage over sellers in price
negotiations. A buyers market
occurs when there is six (6) or
more months of Inventory supply
available.
What is a Neutral Market?
A Neutral market is when we have
three to six (3-6) months of inventory
supply.
What Is a Seller’s Market?
A seller’s market is a market condition
characterized by a shortage of
goods available for sale, resulting
in pricing power for the seller. A
Seller’s Market is a term commonly
applied to the property market
when low supply meets high demand.
A sellers market equals less
than three (3) months of inventory
supply.
What Does Months Of Inventory
Mean?
Months of inventory takes into
account the number of homes for
sale on the market with recently
sold homes and reflects the number
of months it would take to sell
all homes currently on the market.
You can calculate months of inventory
by dividing the total number
of homes for sale over the number
of homes sold in one month. When
months of inventory are low, it’s
a fast-paced market dominated
by buyers and few sellers. When
months of inventory are high,
there are generally more homes on
the market (dominated by sellers)
with fewer buyers or sales.

January 2024 • Issue #118
Like many, you may have noticed that some homes
in Mountain House that are seemingly similar sell for
more than others and wonder why. I often get calls
from out of area Realtors who have friends, family or
a past client who want to sell their home here but they
need help pricing it because, as they say “The comps
are all over the place”. There are several factors that
play a part in these price differences.
Some explanations are as simple as the home faces
a more desirable direction to our current pool of
buyers. But what about houses that have the same
direction and are the same square footage or are only
2-300sf apart? The answer can be as simple as one
has a downstairs bed and bath and the other does
not. Or, it can come down to upgrades, or one having
expensively done landscaping in the backyard. I’m
going to do my best to outline what can make the
difference here in Mountain House. I’m also going
to talk about why some homes get bid up so high in
price vs others. Here are some key factors on why a
similarly sized home might sell for more.
1. Front door direction. North & East are typically
more desirable than South or West.
2. Downstairs Bed & Bath. We have a lot of
multi-generational buyers in Mountain House and
having a downstairs bed and bath for some is a must!
3. Location Location Location! Homes in College
HAPPY NEW YEAR!!! MountainHouseMatters.com
Whats the deal with the price differences & why some homes get bid higher than others
By Mike Samawi
Park, Cordes and Hansen sell for more than homes in
Wicklund, Bethany, Altamont and Questa. Yes, there
are some exceptions to this but, apples to apples &
pound for pound, this rule usually proves true. Why?
There could be several reasons why, depending on
the buyer, but the simple answer is because they are
newer. Also, Some subdivisions within a village are
more desirable than others. Some are known for
their awesome floor plans while some are known for
having an HOA.
4. Lot size. If you look at homes that have sold pretty
much in any village, an exact model match of that
house would have sold for far more if it backed-up
to Great Valley Parkway or otherwise just has a huge
lot.
5. Upgrades. If a home has rich hardwood floors or
oversized tiles and a newly remodeled kitchen, it will
surely sell for more than the carpeted version with
tiled countertops.
6. Marketing & presentation. Some listings just
don’t show well. Sellers don’t bother having it staged,
and/or have their listing photos taken with an iPhone.
Or they did one or both, but their market reach just
wasn’t great. This is usually a recipe for leaving
money on the table! This is why it’s important to hire
a local Mountain House Realtor. We know what is
needed to get top dollar.
7. School rating. Although all of our schools fall
under the Lammersville Unified School District,
some are rated higher than others, and that can and
often does play a part in your homes value.
8. Sometimes, it’s as simple as this: A house down
the street JUST sold and the same buyers who were
just outbid on that house are now bidding on this one,
and are being that much more aggressive this time
around as to not lose again.
Of course sometimes there are personal reasons for
some, like wanting to be next to a friend or relative
but the general reasons above usually apply.
Now I’m going to cover the bidding question.
Why do some homes sell for so much more than the
asking price. As mentioned above, I often get calls
from out of area Realtors wanting pricing advice for
a listing. I get the same calls from Realtors on the
buyer’s side wondering how far over or under asking
they should bid. They usually aren’t familiar with the
villages and don’t know why one house went $100k
over and a seemingly identical home just a mile or
two away went for asking. One reason for this can
simply be because the listing agent priced it low to
attract bidding.
Sometimes, one was in Wicklund but the other was
in College park. Other times, it’s just the time of
year and amount of available inventory at the time.
About The Author
17
I once had a listing where the comps all pointed to
right around $1M. We priced it just under a million
but it ended up selling for about 100k over that. Why?
We experienced a sudden rush of buyers during a time
when there was very little inventory. So, even though
the comparable sales weren’t as high, the demand
was! Lastly, we get to the question of, Why do some
Realtors price it for bidding and does it always work?
I am often asked if Realtors do this just so they can
say they just sold a home for X amount over? I’m
sure there are some out there who do, but the Realtors
I’ve come to know in Mountain House operate
with integrity.
I can’t speak for every Realtor, but one reason I price
a listing for bidding is so my seller has an abundance
of offers to choose from and they can decide on
the best price and terms for them. Sometimes, it’s
because I believe the strategy will yield the best
price possible.
Sometimes, it’s because the demand was even greater
than even I expected! I have 2 listings pending right
now that are in contract for considerably more than
the comps supported.
Does this strategy always work? No, but more often
than not it does. What do you do if that doesn’t work?
It’s important to first have a talk with a potential seller
and find out what their price goals are.
If their goals are in line with the comparable sales
and demand is healthy, the bidding strategy should
work like a charm.
However, If there aren’t many buyers out shopping
or inventory is aplenty, I’d advise to price closer to
their goal price. Sometimes a seller just wants more
than the comparable sales and there is no evidence
to support that expectation. Then what? If the price
they want is way off, I advise them to either wait
until prices get there but if we’re close on price, I
would also advise for us to price closer to the target
number. It might take a little longer, but is still the
safer approach because even the highest bid might
fall short with the underpricing strategy.

Mountain House Eagle Scout Ismaeel Malik
By Sadia Khan
Let’s meet Ismael, one of the newest
Eagle Scout in Mountain House.
Sadia: Hello Ismaeel, please tell me about yourself.
Ismaeel: My name is Ismaeel Malik and I am
currently 17 years old. I graduated high school a year
early so I am a freshman in college studying criminal
justice. I’ve lived in MH for about 4-5 years now but I
lived with my cousins for a bit when I first moved here
from England. I have two other siblings who are also
in scouting and are currently going for their eagle rank.
Sadia: What is an Eagle Scout? What made you join
the scout program?
Ismaeel: An Eagle scout is someone who has
demonstrated leadership, resilience and hard work to
achieve the highest rank available in scouting. I joined
scouting because I wanted to learn basic skills and to
interact with others my age.
Eagle Scout Ismaeel Malik
Sadia: What do you believe our society expects from an Eagle Scout?
Ismaeel: Society expects eagle scouts, in my opinion, to lead and step up when needed in case of an
emergency like a natural disaster. They expect us to have character and to be trustworthy. Eagle Scouts are
expected to serve through community service and volunteering.
Sadia: Of all the patches on your uniform, which one means the most or which one of them are you
proudest to wear?
Ismaeel: The First Aid merit badge is an important merit badge as it teaches you basic first aid which
could save someone’s life, which is why this badge means the most to me. I am also a lifeguard and the
badge helped me get my license. So it is the badge that means the most to me.
Sadia: If you could do it all over again, would you, and why?
Ismaeel; Yes, I would, because the skills I learned from scouting have helped me and will help me when
Im looking for a job.
Sadia: What lessons did you learn from the Eagle process and how do you think those lessons will help
you in your future endeavors? In other words, what will you take away from this experience?
Ismaeel: The Eagle Scout process imparts crucial life lessons, emphasizing leadership, teamwork, goal
setting, and perseverance. Through community service, individuals learn the value of making a positive
impact, while adherence to the Scout Law fosters character development and ethical decision-making.
Improved communication skills, self-reliance, and adaptability gained from outdoor activities contribute
to a well-rounded skill set. Achieving Eagle Scout instills a sense of accomplishment, building confidence
and a resilient mindset that proves invaluable in facing future challenges. Overall, the experience promotes
a commitment to service, continuous learning, and the development of qualities essential for personal and
professional success.
Sadia: How would you describe the effort you have put into your Scouting career?
Ismaeel: My Scouting career has been marked by a steadfast commitment to personal growth, leadership
development, and community service. From the early days of learning fundamental outdoor skills to
taking on leadership roles within my troop, I made sure to follow the principles of the Scout Oath and Law.
Sadia: What will you do as an Eagle Scout to give back to Scouting?
Ismaeel: I will help new scouts achieve the rank of eagle scout by giving them advice, teaching them
the skills and lessons of scouting.
Sadia: What advice would you give to a new Scout?
Ismaeel: Work hard and don’t quit as I believe if you put the effort in you can get the rank of eagle
scout. Try and show up to every meeting because it will show your commitment and help you reach the
rank of eagle.
Anthony Hicks Youngest New Eagle Scout
Anthony Hicks, at the age of 14 years old, achieved
the highest honor of scouting, becoming the youngest
Eagle Scout in Mountain House. Anthony was
celebrated for his achievement, commitment and
excellence with a full-fledged ceremony November
12, 2023 that filled the hall at Bethany School.
Friends, family, and peers who have been there to
support Anthony in his quest were on-hand for the
ceremony, enjoying a catered buffet dinner immediately
afterward.
Gracious in his acceptance of the adulation, Anthony
stood proud before the cheering crowd.
Yashmit Bhaverisetti latest to attain Eagle Scout
Newest MH Eagle Scout, Yashmit Bhaverisetti
MH’s youngest Eagle Scout, Anthony Hicks
Sadia: What would your message be for the youth of Mountain House.
Ismaeel: Scouting offers endless opportunities for growth, adventure, and camaraderie as well as the
added bonus of having a better chance at getting into your dream college/job.
Sadia: What would you suggest to the parents of young scouts?
Ismaeel: Scouting will help your kid grow and it has the added bonus of scholarships and a better chance
to get a good job if you reach the rank of eagle.
Getting to know Ismaeel made me proud of our youth. Can’t wait to see more Eagle Scouts in Mountain
House. Here is the quote Ismaeel lives by;
The harder you work for something the greater you’ll feel once you achieve it.
Mountain House Matters wishes Ismaeel success in all his future endeavors.
Congratulations to Yashmit Bhaverisetti
on achieving the prestigious rank of
Eagle Scout in a special presentation
December 7, 2023.
“Your commitment, dedication, and hard
work have led you to this remarkable
accomplishment,” Yashmit’s mom,
Purnema Bhaverisetti, stated. “We are incredibly
proud of your determination and
the positive impact you’ve made through
this achievement. Your journey reflects
exceptional leadership, resilience, and
commitment to upholding important values.
We're very grateful for the guidance
and support of your leaders SM Ryan,
Ms. Kim and Ms. Karen, and we extend
our heartfelt thank you to everyone who
supported and encouraged you along this
responsibility among participants. By relying on
the collective efforts of individuals, the initiative
seeks to foster a more inclusive and participatory
approach, encouraging people to actively engage and
contribute to the cause. It Highlights the importance
of each person’s role in building a collaborative and
interconnected community.
To kick off the drive, organizers employed a multipronged
approach, utilizing modern communication
channels. Flyers were circulated across local groups
on social media platforms, and in prominent locations
like grocery stores, ensuring widespread awareness.
The collection centers and drop-off locations were
strategically placed in Mountain House, Tracy and
Lathrop providing convenience for the donors.
Additionally, a QR code was provided, offering a
convenient way for people to access the list of food
items that could be ordered online from major retailers
like Walmart and Amazon.
As residents came forward with their generosity,
contributing both new and non-perishable food items.
The generosity shown by individuals reflects a shared
commitment to helping one another and creating a
stronger, more resilient community. Such responses
highlight the power of compassion and solidarity in
making a positive difference in people’s lives.
The campaign stood out with its distinctive Door-
2Door initiative, spearheaded by elementary, middle,
and high school students. This innovative approach
symbolized the transfer of the service torch to the
younger generation. The dedication and vitality
displayed by these young volunteers infused a personal
touch into the drive, creating a strong sense of
community involvement.
Additionally, volunteers tirelessly manned a Food
Donation box outside an Indian Grocery store in
Tracy, extending the reach of the campaign.
The community’s response surpassed expectations,
with an overwhelming total of 4,589 lbs. collected.
The breakdown by city highlights the widespread
support, underscoring the solidarity from Mountain
House, Tracy, and Lathrop.
Volunteers, fueled by passion and dedication, worked
tirelessly day and night to manage the collection and
distribution process. The meticulous allocation of
donations to local beneficiaries ensured that the food
reached those who needed it the most. Ensuring the
right people received assistance was a top priority
for the organizers. The collective endeavor of these
volunteers exemplifies the power of compassion
and community engagement in addressing pressing
societal needs.
The heartwarming aspect of this food drive lies in
its direct impact on local beneficiaries. The collected
items were distributed to various organizations
committed to supporting those in need. Some of the
beneficiaries include Tracy Interfaith Ministries,
Modesto Love Center, Calvary Church Manteca,
Stockton Emergency Food Bank, Our Lady of Guadalupe
Food Bank in Lathrop, Alameda County food
bank and McHenry House in Tracy.
The Closing Ceremony of SewaDiwali on 10 th
December 2023, in FalconX, Milpitas, was a distinguished
occasion, elevated by the presence of representatives
from Partner organizations, beneficiary
organizations and civic officials from different cities
of Bay Area. Among them were Board of Director
Harry Dhillon of Mountain House Community Service
District and Vice Mayor Paul Akinjo of Lathrop.
Their participation not only added a touch of recognition
but also symbolized the acknowledgment of
the collective efforts of the San Joaquin community.
Their presence underscored the significance of the
event and highlighted the collaborative spirit that
contributed to its success.
SewaDiwali 2023 stands as a testament to the power
of community-driven initiatives, showcasing that
when individuals come together with a common
purpose, they can make a significant impact in supporting
those in need.
Aarush Narahari, a sixthgrade
student at Peter
Hansen Elementary School
in Mountain House, won
the San Joaquin County
Office of Education’s
Countywide Spelling Bee
competition for the Elementary
Division December
The Spelling Bee Champ
did Lammersville Unified
School District proud.
#SJCBee
Eighth Graders Vivian Zhang and Natalie Navarro are making a difference
Vivian Zhang and Natalie Navarro are 8th grade students in the Lammersville Unified School District.
The two are working to raise funds for the McHenry House Tracy Family Shelter through a project they
named “To Grow is to Eat”.
“We’ve utilized various fundraising
methods such as a Gofundme,
selling positivity packs, and will
be hosting a raffle soon!
Scan for the
To Grow Is To Eat
GoFundMe
“The McHenry House is a community-based
resource to help
and assist families living through
difficult situations. They provide
daily meal services to their clients
Positivity Packs are available for purchase
and previously sent us a list of groceries they often need,” they explained. “We'll be using the raised
funds to buy and donate the groceries to them, along with any other extra donations we receive through
‘To Grow is to Eat’.
“Our project started on December 13, 2023 and will be ending on January 4, 2024. We previously launched
our Gofundme, and our plans to sell Positivity Packs (photos below). We also started an Instagram account,
@togrowistoeat, to document our progress and provide updates to anyone interested,”the duo explained
further.
“We started this project because as students in a fairly wealthy community, we feel the struggles of others
are often not acknowledged. Additionally, the blessings we’re surrounded by are not appreciated enough.
As a result, we decided to use
the opportunities we are lucky
enough to have been given
to help those who need it the
most.
“‘To Grow is to Eat’ is an
attempt to strengthen the sense
of love and empathy in our
community. We appreciate
whatever support our community
might provide.”
“We had a great experience working with Mike and Janine.
Both were very responsive to all our requests and questions. Mike's real estate knowledge and Janine's staging
experience were extremely impressive.
The drone photography and video tour were amazing. The whole process from listing to selling our house was
seamless and stress-free. Mike knew far more than we ever hoped about the process of selling a home. We
won't think twice to choose them again. We highly recommend Mike Samawi and team for your real estate
needs. ”
“Mike Samawi was referred to us by one of our friends, and after
the first meeting, we knew he was the one!
His professionalism and expertise of the housing market weren’t the only things that won us over. It was
his honesty and compassion that eased our nervousness about being first-time sellers.
His team of stagers and photographers did an amazing job marketing our house. After one weekend of
Open House, we received multiple above listing offers and accepted an offer that we couldn’t believe. Mike
was always right there to answer all our questions during the process and our house closed without a hitch.
We highly recommend Mike Samawi for anyone looking for an agent they can trust and rely on. If we
ever come back to the area, we will definitely be working with Mike again. ”
“I was researching Realtors in Mountain House back in April when I
decided to sell my investment properties. I had already heard about him through word of mouth
as his reputation preceded him. It didn’t take long to realize Mike was by far the most experienced.
l asked around and read some of his reviews and, I have to say, he really lives up to the hype. From
the moment we made contact, man, he was ON IT! Now, the home wasn’t sell-ready at the time.
It needed cleaning, paint, carpet & landscape. Plus, the tenant had damaged the home quite a bit.
Within days of having signed the listing agreement, the painter was already in there masking it
off. Within a few short weeks, the house was absolutely turn-key and ready to go.
His stager, Janine, came in and made it look like a model home and his photography crew took
beautiful photos & prepared a lovely virtual tour.
Because it took a while to get the home vacated, the market had already turned but Mike knew
how to price it, how to market it and how to sell it!
Even after dealing with flaky buyers and some dishonest buyers’ agents, it didn’t taint his spirit. He
remained as enthusiastic as day 1.
I’ve bought and sold numerous properties over the years and Mike was by the far the best l’ve
worked with. If you’re in the market to sell or buy a home in Mountain House, do yourself a favor
and call Mike. He and his team will handle EVERYTHING! All I had do was hand him the key &
collect my money at closing! Thank you again Mike to you and your team. ”
