The second amended final plan for the
Prairie Encore project was approved at
the Feb. 21 Dardenne Prairie Board of
Aldermen meeting.
The developer, Mia Rose Holdings, has
shared a copy of the newly updated site
plan. They also offered a development
timeline, noting that the Prairie Encore
project broke ground in late 2023 and is
currently in the utility work phase. Grading
work has begun to install an intersection
at Bryan Road and Cora Marie Drive.
Hurford Architects has partnered with
Mia Rose Holdings to design the apartment
complex at the site. That plan is
expected by the end of March, with a
ground breaking in May.
A Macadoodles beer, wine and liquor
store is expected to open before Thanksgiving,
and a Sugarfire Smokehouse is
intended to open before the end of the
year. Starbucks will be built after those
projects are completed. Then, a Circle K
gas station is slated for construction at the
corner of Bryan and Feise roads.
Two more commercial spaces will be
left vacant along Feise Road until after
the apartments are opened in the spring
of 2025. The multi-family building will
feature a brick and siding mixture with
a high-end feel. The design documents
noted the developers they are catering to
young professionals and older tenants.
The median age in Dardenne Prairie
is 40, with the largest population being
made up of children ages 0-19 and the
second largest population containing
adults through the age of 44, according
to the Dardenne Prairie website. The

to a for-profit business that has provided
opportunities for its employees or
volunteers to volunteer in the community
and the Community Excellence award that
is presented to a municipality or county
that has come together on a specific service
project or ongoing service activity.
Award nominees will compete with only
those from their region in the same category.
To nominate someone who is making
a difference in the community, complete
a nomination form online at showmeservice.org.
The nomination period is now
open and closes at 11:59 p.m. on March
11. Awardees must be Missouri residents,
average family size is projected at three
people, indicating that families with children
populate the area.
The developer noted that they do not
have any additional plans to make major
changes to the Prairie Encre development
and that they do not plan to seek other
new development projects in the area.
“We will have made quite an investment
in the community with two significant
developments (The Prairie and Prairie
Encore) valued in the $150 million dollar
range,” said Tom Kaiman, founder/president
at Mia Rose Holdings. “At that point,
our focus will be owning and operating
those Class A properties as a real estate
holder and investor in the community.”
Kaiman commented on the rationale
behind the Prairie Encore project.
“The city has limited amounts of ground
to develop into a sales tax base to cover
their base expenses,” Kaiman said. “One
of the main reasons the city approved our
plan was that the amount of sales tax that
will yield out of this site will help the city
remain viable into the future.
“We are opening up much of the retail
space early to bring a sales tax base on
day one that is a substantial benefit to the
city and the residents. Also, this project
will help the city with traffic flow and
roadways on Fiese and Bryan roads into
the future. We are enhancing the flow of
traffic now by providing an intersection
with a traffic light and creating cross
access easements to Inverness through
a bridge we are building. We also are
giving up rights-of-ways on Fiese and
Bryan for future expansion of roadways
to further support traffic flow into the
future.”
and a majority of the service must have
been completed in Missouri. Nominations
should be based on service conducted in
2023.
The American Cricket Academy and
Club was awarded the Community of
the Year award last year for the community
service projects the club performed
throughout the year. The club, based in
Dardenne Prairie, worked to reduce food
insecurity by connecting resources with
organizations through a variety of drives
and teaching the youth why it is important
to have a balance of sport and giving back
to their community.
The Show Me Service Awards ceremony
presentation will be held at 2:30 p.m. on
April 23 in the Capitol Rotunda in Jefferson
City.
