Establishing Manufacturing Facilities<br />
The procedures for establishing manufacturing facilities resemble those for founding any<br />
other commercial establishment. Manufacturing enterprises benefit from duty-free<br />
imports, long-term land leases, and a tax-free environment with no personal or corporate<br />
income, no withholding, and no VAT. When establishing a manufacturing facility in<br />
<strong>Bahrain</strong>, it is advisable to have a local partner with the ability to navigate the<br />
incorporation procedure and make necessary arrangements with local authorities.<br />
In principle, private entities may freely establish, acquire, and dispose of interesting<br />
business enterprises, subject to the limitations noted in this chapter.<br />
<strong>Bahrain</strong> permits 100 percent foreign-ownership of new industrial entities and the<br />
establishment of representative offices or branches of foreign companies without local<br />
sponsors. Wholly foreign-owned companies may be set up for regional distribution<br />
services and may operate within the domestic market as long as they do not exclusively<br />
pursue domestic commercial sales. Private investment (foreign or <strong>Bahrain</strong>i) in petroleum<br />
extraction is permitted only under a production-sharing agreement with BAPCO, the<br />
state-owned petroleum company.<br />
Ownership of Land<br />
Since January 2001, foreign firms and GCC nationals may own land in <strong>Bahrain</strong>. Since<br />
March 2006, non-GCC nationals may own high-rise commercial and residential<br />
properties, as well as property in the following sectors.<br />

- Education and Training<br />
Foreign investors may own commercial property in the following areas:<br />
- Ahmed Al-Fateh (Juffair) district<br />
- Hoora district<br />
- Bu Ghazal district<br />
- Seef district<br />
- Northern Manama, including the Diplomatic Area where the main international<br />
corporations are located<br />
Foreign investors may own residential property in the following tourist areas:<br />
- Durrat Al <strong>Bahrain</strong><br />
- Dannat Hawar<br />
- Riffa Views<br />
- Villamar<br />
- Al Amwaj Islands<br />
- <strong>Bahrain</strong> Financial Harbor<br />
- <strong>Bahrain</strong> Bay<br />
- Diyyar Al Muharraq<br />
- Norana<br />
