<strong>Housing</strong> <strong>Market</strong> <strong>Analysis</strong><br />

The completion of the Mon-<strong>Fayette</strong> Expressway will make land close to this<br />

corridor ripe for housing development. Easy access to both Pittsburgh and<br />

Morgantown via the Mon-<strong>Fayette</strong> Expressway has the potential to turn<br />

<strong>Fayette</strong> County into a bedroom community for these cities. Communities<br />

along the expressway route have already begun to plan for growth and<br />

development.<br />

In <strong>Fayette</strong> County, public water and sewer lines, with some exceptions, are<br />

generally located west of the Laurel Ridge. The topography of the highlands<br />

severely increases the cost of providing public infrastructure to the eastern<br />

portion of the county. It also limits the probability of future infrastructure<br />

extensions.<br />

Based on factors such as population movement within the county, the<br />

availability of land zoned for residential use, accessibility to major routes,<br />

and access to public water and sewer service, future housing growth is<br />

expected in the following communities:<br />

• Brownsville Twp – along the Route 40 corridor<br />

• Bullskin Twp – along the Route 119 corridor, mainly in response to<br />

the state Enterprise Zones<br />

• Connellsville Twp – along the Route 119 corridor, mainly in<br />

response to the state Enterprise Zones<br />

• Dunbar Twp – along the Route 119 corridor, mainly in response to<br />

the state Enterprise Zones<br />

• Fairchance Borough – land in the borough will likely develop<br />

mainly in response to its proximity to Route 43<br />

• Georges Twp – resulting from the Route 43 interchanges and state<br />

Enterprise Zones<br />

• German Twp – along the Route 21 corridor<br />

• Luzerne Twp – in the western portion of the township near the state<br />

prison. Currently, most of the facility’s 600 employees (with<br />

average annual salaries of $35,000-$40,000) commute.<br />

• Menallen Twp – along the Route 40 and 21 corridors, because of the<br />

state Enterprise Zones, Route 43, proximity to Uniontown, and the<br />

119 by-pass<br />

• Nicholson Twp – along the Route 119 corridor<br />

• North Union Twp – growth will occur throughout the township, but<br />

primarily along Routes 119 and 51 at the Route 43 interchange<br />

• Perry Township – along the Route 51 corridor, south of Perryopolis<br />

Borough<br />

• Redstone Twp – growth will occur south of Brownsville and along<br />

the Route 40 corridor<br />
