Roof Condensers - We note that the current design of the project requires the placement of
approximately 500 condensers on the roof into to provide HVAC for the units. We agree with
the placement of these units on the roof, but are concerned that, without adequate rooftop
screening, the condensers may be viewable from atop the apex of the South Van Dorn Street
Bridge. Considering this will be the first major development that can be seen when traveling
northbound on South Van Dorn Street and will set the tone for the rest of the redevelopment in
the area, we strongly recommend that the City ensure the screening for the condensers shields
them both from the street level as well as from the Van Dorn Street Bridge apex.
Activating the Street -With the loss of ground level retail, it is our desire to ensure that the
housing units facing South Pickett Street have active entrances in order to maintain pedestrian
activity. Our experience in Cameron Station speaks to this desire. In our own community, the
primary entrance for most of the homeowners is their garage, located in the exterior of the
townhomes. This results in those owners only infrequently using their front entrance and, as a
