it is not often that you can walk a<br />

couple of metres from your own<br />

front door, turn your head and<br />

come face to face with the highest<br />

mountain in Ireland.<br />

The geological giant that is<br />

Carrauntouhill, rises an impressive<br />

1,039 metres above sea level and is<br />

part of the MacGillicuddy Reeks<br />

range, formed during the<br />

Armorican period approximately<br />

250 million years ago. More<br />

recently, well, about 70,000<br />

years ago, glaciation rearranged<br />

the topography by gouging<br />

and scouring and ingeniously<br />

sculpting the sandstone rock to<br />

form the landscape as we know it<br />

today. No better example of this<br />

than Gleninchaquinn, located<br />

just a short distance from Sheen<br />

Falls Country Club, with its<br />

spectacular waterfall leading to a<br />

ribbon of lakes, log footbridges<br />

and curling mountain paths.<br />

It does seem strange, however,<br />

that it took until the 1980’s for<br />

someone to come up with the<br />

idea of a Walking Club<br />

to actually exper<strong>ie</strong>nce and<br />

appreciate this astounding<br />

landscape!<br />

The Kenmare Walking Club, now<br />

holds organised walks every<br />

second Sunday for both members<br />

and non-members. Its Whit<br />

Walking Festival, which is held<br />

annually and runs from the<br />

English holiday weekend at the<br />

end of May to the Irish Whit<br />

holiday in the beginning of June,<br />

is infamous amongst hardened<br />

ramblers. The highlight of the<br />

week has to be the ascent of<br />

Carrauntouhill and those who<br />

take part will be rewarded for<br />

their efforts with a certificate and<br />

an Ordnance Survey Map of the<br />

region. You will however have to<br />

provide your own sustenance for<br />

the journey. Oh, and don’t forget<br />

the foot lotion!<br />

Now, if you are afraid of heights,<br />

the mountain climbing might not<br />

be your cup of tea. But don’t be<br />

disheartened, with 300 acres of<br />

parkland within the grounds of<br />

Sheen Falls Country Club, there<br />

are plenty of guided walks and<br />

gentle strolls to suit all levels of<br />

fitness and ability, each carefully<br />

selected and planned with an<br />

abundance of interesting features<br />

and natural points of beauty to<br />

see.

Units registered on the ‘Register of Holiday Cottages’ will qualify for capital<br />

allowances based on the construction expenditure incurred on the units.<br />

The percentage of the purchase price of the units on which capital allowances<br />

will be available is expected to be approximately 75%.<br />

The capital allowances will be available to a purchaser at 10% over each year<br />

for 10 years for offset against Irish rental income.<br />

The units are anticipated to be completed in 2007 and the capital allowances<br />

should be available for the tax year 2007 onwards.<br />

Planning permission for the units was appl<strong>ie</strong>d for prior to 31 December 2004<br />

and certain transitional requirements in Finance Act 2006 (to extend the<br />

period in which construction can take place to 31 July 2008) have been and will<br />

be met.<br />

A clawback of the capital allowances will arise if the unit is sold within 10 years<br />

of being first let.<br />

under a ‘taxable lease’ to a marketing company which will use the unit for<br />

tourism purposes.<br />

If the lease is surrendered or the units cease to be used for tourism purposes,<br />

a liability to VAT may then arise.<br />

Stamp Duty<br />

Stamp duty at the rate of 9% is payable on the VAT exclusive cost of a unit.<br />

The Kenmare river is a long and<br />

narrow, south-west facing bay. It is a<br />

deep, drowned glacial valley<br />

characterised by anc<strong>ie</strong>nt red<br />

sandstone bedrock forming reefs<br />

along the middle of the bay<br />

throughout its length. The banks of<br />

the river are abundant with mature<br />

vegetation consisting of Alder, Willow<br />

and Ash.<br />
