Location<br />

<strong>Deer</strong> <strong>Creek</strong> <strong>Ranch</strong> is located in the mountains of Colorado, Northwest of Denver near the town of<br />

Kremmling, which is home to McElroy Airfield. McElroy accommodates large private aircraft. The<br />

quaint town of Kremmling has all the necessities including groceries, gas, hardware, and restaurants<br />

all within approximately 10 minutes from the ranch. The ranch is surrounded by vast tracts of<br />

undeveloped public (federal and state) and private lands, providing necessary habitat and<br />

migration corridors for the many wildlife species that inhibit the property.<br />

HISTORY<br />

Seasonal cattle ranching and hunting have been the primary historic and current land uses on the<br />

property. In the most recent years, the property was used for livestock (cattle and horse) grazing.<br />

Annually, on average, you can graze 250 to 500 cattle pair during the months of mid-July to late-<br />

September. There is a log cabin from the early 1900s along the access road. Smith Ditch has<br />

historically diverted water from Red Dirt <strong>Creek</strong> (south of the property) and discharged it into the<br />

South Fork of <strong>Deer</strong> <strong>Creek</strong> for downstream use on private lands east the property.<br />

ACRES/STRUCTURES<br />

The very useable cabins and a tool shed sit on the east boundary of the ranch. One cabin, measuring<br />

25 feet by 35 feet, is a log cabin on three sides. The other cabin is a wood frame and measures 14 feet<br />

by 20 feet. The wood frame tool shed measures 12 feet by 20 feet. All three structures are within<br />

close proximity to each other.<br />

Wildlife Resources<br />

The <strong>Deer</strong> <strong>Creek</strong> <strong>Ranch</strong> is truly blessed with some of the best hunting opportunities in Colorado<br />

including, trophy elk, deer, pronghorn, and bears. In addition to these prize animals there are many<br />

other species including Bobcat, Turkey, Mountain Lion and several species of birds. Several water<br />

sources including wallows coupled with high mountain meadows, dark timber, and aspens make<br />

this a sanctuary for both animals and hunting. The ranch is also granted two deer tags and two<br />

pronghorn tags seasonally with the potential to be granted as many as four for each species.<br />

Improvements<br />

The outside boundaries of the entire property are fenced; Grand County Road 17 crosses the<br />

property in the southeastern corner of Tract 51. This is the major access road into the southern<br />

portion of the ranch. From this road, a secondary 4WD road accesses the Smith Ditch. <strong>Deer</strong> <strong>Creek</strong><br />

<strong>Ranch</strong> has also had all the necessary work done to put a conservation easement that still allows<br />

three five acre building sites, for the future land owner to exercise if he/she wanted to do so.<br />
