construction for the SJIA runway improvements. In addition, numerous steel storage boxes are located<br />

on-<strong>site</strong> that are associated with airport shuttle bus <strong>and</strong> contractor uses. The majority of the Site consists<br />

of the vacant interim long-term <strong>and</strong> employee parking lot with associated asphalt parking lot hardscape<br />

areas <strong>and</strong> typical parking lot lights. Storm drain inlets are located throughout the Site <strong>and</strong> connected to<br />

the City’s storm water drainage system located on Martin Avenue. An electrical transformer area, owned<br />

by PG&E, is located in the central <strong>and</strong> portion of the Site adjacent to the shuttle bus parking services<br />

mobile office along with a permanent restroom facility, also located near the shuttle bus parking services<br />

mobile office (see Figure 2 <strong>and</strong> Appendix A).<br />

1120 Coleman Avenue consists of a vacant lot. All structures, roads <strong>and</strong> other improvements have been<br />

removed from the property with the exception of storm drain facilities <strong>and</strong> utility connects located along<br />

the outer borders of the property (see Figure 3 <strong>and</strong> Appendix A). 1128 Coleman Avenue consists of<br />

developed l<strong>and</strong> that is mainly asphalt-paved. Four permanent structures are located on the property;<br />

designated Hangars 8, 9, 10, <strong>and</strong> 11 by SJIA (see Figure 3 <strong>and</strong> Appendix A). The structures are located<br />

in the northwestern portion of the property, aligned in a linear northeastern orientation. Several rows of<br />

outdoor airplane tie-downs are located in the eastern portion of the property, aligned in a northwest<br />

direction parallel to the SJIA runways. A small covered airplane maintenance area is located at the south<br />

eastern end of the property. The hangar <strong>and</strong> tie-down areas are located entirely within the airport secured<br />

area <strong>and</strong> accessible only by a security gate. All surfaces are paved <strong>and</strong> drain to the City’s storm drain<br />

system. Three groundwater monitoring wells were observed during the <strong>site</strong> reconnaissance, one to the<br />

northwest of the hangars <strong>and</strong> two just south of the security gate. These wells are associated with the<br />

former FMC groundwater monitoring network (see Section 4.0).<br />

2.5 CURRENT ADJOINING PROPERTY USES<br />

West Side Parking Lot<br />

North<br />

The subject property is bounded by De La Cruz Boulevard to the north; commercial <strong>and</strong> light industrial<br />

l<strong>and</strong> uses are located further to the north.<br />

East<br />

The SJIA runways are located east of the subject property with the SJIA terminals <strong>and</strong> other aviation<br />

facilities beyond.<br />

South<br />

The SJIA air traffic control tower is located adjacent south-southeast of the subject property with Atlantic<br />

Aviation (1250 Aviation Avenue) facilities <strong>and</strong> hangars beyond. Atlantic Aviation is a Fixed-Based<br />

Operator for private planes <strong>and</strong> jets servicing the Silicon Valley area.<br />

West<br />

The subject property is bounded by Martin Avenue to the west–northwest separating the Site <strong>and</strong> a mix of<br />

light industrial <strong>and</strong> commercial businesses beyond.<br />

1120 <strong>and</strong> 1128 Coleman Avenue<br />

North<br />

The subject properties are bounded by a commercial office building/aviation facility located at 1144<br />

Coleman Avenue. Other commercial <strong>and</strong> aviation related l<strong>and</strong> uses are located beyond.<br />

East<br />
