construction for the SJIA runway improvements. In addition, numerous steel storage boxes are located
on-site that are associated with airport shuttle bus and contractor uses. The majority of the Site consists
of the vacant interim long-term and employee parking lot with associated asphalt parking lot hardscape
areas and typical parking lot lights. Storm drain inlets are located throughout the Site and connected to
the City’s storm water drainage system located on Martin Avenue. An electrical transformer area, owned
by PG&E, is located in the central and portion of the Site adjacent to the shuttle bus parking services
mobile office along with a permanent restroom facility, also located near the shuttle bus parking services
mobile office (see Figure 2 and Appendix A).
1120 Coleman Avenue consists of a vacant lot. All structures, roads and other improvements have been
removed from the property with the exception of storm drain facilities and utility connects located along
the outer borders of the property (see Figure 3 and Appendix A). 1128 Coleman Avenue consists of
developed land that is mainly asphalt-paved. Four permanent structures are located on the property;
designated Hangars 8, 9, 10, and 11 by SJIA (see Figure 3 and Appendix A). The structures are located
in the northwestern portion of the property, aligned in a linear northeastern orientation. Several rows of
outdoor airplane tie-downs are located in the eastern portion of the property, aligned in a northwest
direction parallel to the SJIA runways. A small covered airplane maintenance area is located at the south
eastern end of the property. The hangar and tie-down areas are located entirely within the airport secured
area and accessible only by a security gate. All surfaces are paved and drain to the City’s storm drain
system. Three groundwater monitoring wells were observed during the site reconnaissance, one to the
northwest of the hangars and two just south of the security gate. These wells are associated with the
former FMC groundwater monitoring network (see Section 4.0).
2.5 CURRENT ADJOINING PROPERTY USES
West Side Parking Lot
North
The subject property is bounded by De La Cruz Boulevard to the north; commercial and light industrial
land uses are located further to the north.
East
The SJIA runways are located east of the subject property with the SJIA terminals and other aviation
facilities beyond.
South
The SJIA air traffic control tower is located adjacent south-southeast of the subject property with Atlantic
Aviation (1250 Aviation Avenue) facilities and hangars beyond. Atlantic Aviation is a Fixed-Based
Operator for private planes and jets servicing the Silicon Valley area.
West
The subject property is bounded by Martin Avenue to the west–northwest separating the Site and a mix of
light industrial and commercial businesses beyond.
1120 and 1128 Coleman Avenue
North
The subject properties are bounded by a commercial office building/aviation facility located at 1144
Coleman Avenue. Other commercial and aviation related land uses are located beyond.
East
