Subsection 2.03. Residential <strong>Zoning</strong> Districts<br />

2.03.01. AG – Agricultural District<br />

(A) General Purpose and Descriptions<br />

The AG – Agricultural District is intended to provide a location for principally undeveloped or vacant<br />

land situated on the fringe <strong>of</strong> an urban area and used for agricultural purposes, but may become an<br />

urban area in the future.<br />

Generally, the AG – Agricultural District, will be near development; therefore, the agricultural<br />

activities conducted in the AG – Agricultural District should not be detrimental to urban land uses.<br />

The types <strong>of</strong> uses and the area and intensity <strong>of</strong> uses permitted in this District shall encourage and<br />

protect agricultural uses until urbanization is warranted and the appropriate change in district<br />

classification is made.<br />

(B) Permitted Uses<br />

Uses permitted in the AG – Agricultural District are outlined in Subsection 3.01. Use <strong>of</strong> Land and<br />

Buildings (Page 84).<br />

(1) Barns or Stables<br />

Barns and stables shall not be considered an accessory building or use and shall be treated<br />

according to Subsection 3.02 Use Chart (Page 85) under the definition Farm, Ranch, Stable,<br />

Garden, or Orchard (Page 286).<br />

(C) Area Regulations<br />

Property and buildings shall conform to the related standards listed within 2.06.04. Residential<br />

Districts Development Standards (Page 81) and the following regulations. If there is a conflict<br />

between 2.06.04. and the following regulations, the following regulations shall control.<br />

(1) Front Yard Coverage<br />

The cumulative area <strong>of</strong> any driveway plus any impermeable surface area located between the<br />

front property line and any front building wall shall not exceed fifty (50) percent <strong>of</strong> the area<br />

between the front property line and any front building wall, as shown in Figure 9.01.01.4: Front<br />

Yard Coverage (Page 317).<br />
