2.04.08. IT – Information and Technology District<br />

(A) General Purpose and Description<br />

The IT – Information and Technology District is intended for light assembly and manufacturing,<br />

research and laboratory facilities, and service uses.<br />

Uses should be located along collector-size streets or larger and/or railroads. Location should be<br />

such that trips generated will minimize commercial traffic in residential neighborhoods.<br />

Permitted uses are appropriate next to residential uses with appropriate screening.<br />

(B) Permitted Uses.<br />

Uses permitted in the IT – Information and Technology District are outlined in Subsection 3.01. Use<br />

<strong>of</strong> Land and Buildings (Page 84).<br />

(C) Area Regulations.<br />

Property and buildings shall conform to the related standards listed within 2.06.05. Nonresidential<br />

Districts Development Standards (Page 82) and the following regulations. If there is a conflict<br />

between 2.06.05. and the following regulations, the following regulations shall control.<br />

(1) Minimum District Size: Twenty-five (25) gross acres<br />

(2) Setback from Residentially Zoned Property<br />

a. Seventy-five (75) feet for buildings <strong>of</strong> thirty (30) feet in height or less.<br />

b. The setback shall be increased by an additional two (2) feet for each foot that the building<br />

exceeds thirty (30) feet in height.<br />

(3) Access to Public Street<br />

a. Each lot shall have direct access to a street.<br />

b. An access easement shall not be considered direct access.<br />

(4) Maximum Floor Area Ratio: 1:1 (excluding parking garages)<br />
