The 2012 balance – a successful year for <strong>SES</strong> shopping centers<br />

• 4.4 per cent growth in Austria<br />

• EUR 2.53 billion retailer sales in five countries (+ 2.4 per cent)<br />

• Over 100 million visitors<br />

• More than 30 million euro shopping centre vouchers sold<br />

In the 2012 financial year, <strong>SES</strong> <strong>Spar</strong> <strong>European</strong> <strong>Shopping</strong> <strong>Centers</strong>, Austria’s largest shopping<br />

center operator, was able to further consolidate its leading position. Sales of EUR<br />

1.55 billion were achieved with the retailers at <strong>SES</strong>’ fifteen Austrian shopping centers,<br />

which represented growth of 4.4 per cent over the preceding year. Moreover, once again<br />

the company expanded by more than the Austria retail segment average (source: Statistik<br />

Austria 1 ) and thus surpassed the growth attained in 2011.<br />

Internationally, <strong>SES</strong> was also able to close 2012 with great success. In total, the shop<br />

partners of the <strong>SES</strong> centers in all five countries where the company is represented attained<br />

sales of EUR 2.53 billion. This constituted growth of 2.4 per cent over 2011.<br />

Marcus Wild, the <strong>SES</strong> <strong>Spar</strong> <strong>European</strong> <strong>Shopping</strong> <strong>Centers</strong> CEO, named the top quality ambience<br />

in the centers and the best possible shop mix as being two of the main reasons for<br />

this successful development.<br />

For example, in 2012 <strong>SES</strong> opened a retail park in Nußdorf-Debant/Eastern Tyrol and the<br />

“Kronenhaus” urban shopping center in Bludenz, Vorarlberg. As a result, <strong>SES</strong> now operates 26<br />

shopping centers with a GLA of 717,000 m² in Austria, Italy, Slovenia, Hungary and the Czech<br />

Republic.<br />

As a trendsetter, during the past year <strong>SES</strong> managed to contract PRIMARK for Austria and the<br />

brand’s first domestic store was launched in the Innsbruck SILLPARK during last September.<br />

Since the opening, the new anchor tenant and a range of other new shops have created an exceptional<br />

increase in visitor footfall throughout the entire center.<br />

Marcus Wild, the <strong>SES</strong> CEO: “We are more than satisfied with the course of business during the<br />

past year. In view of the current economic climate, the increase in retailer sales of 4.4 per cent in<br />

Austria constitutes an excellent statistic. It illustrates the competitiveness of our centers and their<br />

exceptional popularity among consumers. This positive development is also the result of the innovations<br />

derived from new shop partners and the perfect teamwork with our existing tenants.”<br />

For 2013, Marcus Wild has already announced a continuation of this expansion policy: “In particular,<br />

we will be focusing on urban locations and the extensive enlargement of our current centers.”<br />

Highlights of the year<br />

Best retailer satisfaction ratings for five <strong>SES</strong> centers<br />

A shopping center survey carried out by ecostra/Standort+Markt during last year confirmed the<br />

high degree of satisfaction among shop operators at the <strong>SES</strong> centers. Five of the eight bestrated<br />

centers belong to <strong>SES</strong> and apart from the MESSEPARK Dornbirn, the EUROPARK Salzburg<br />

also received a top 1.3 rating from its retailers. The ZIMBAPARK Bludenz-Bürs, the Q19<br />

Vienna-Döbling and the FISCHAPARK in Wiener Neustadt were ranked fourth, seventh and<br />

eighth respectively. 1,480 shops in 100 shopping centers were questioned for the “<strong>Shopping</strong> Center<br />

Performance Report Austria 2012” published in April 2012, which had sales performance as<br />

one of its key criterion.<br />

Further increases in the sales of shopping center vouchers<br />

During 2012, the <strong>SES</strong> centers in Austria alone achieved an increase in the sales revenues from<br />

shopping center vouchers of 7 per cent.<br />

In October 2011, the long-term success of shopping center vouchers prompted <strong>SES</strong> to launch a<br />

new gift voucher type, which was the first in the country to be valid on an inter-center basis. In<br />

the meantime, the voucher has become well established among customers in Austria under the<br />

name “Zehner” and in Slovenia as the “Desetak”. In 2012, vouchers with a value in excess of<br />

EUR 30 million were sold at the <strong>SES</strong> center information desks in Austria and Slovenia. In the<br />

2012 <strong>SES</strong> voucher sales rankings, EUROPARK Salzburg again led the way, followed by the<br />

ATRIO in Villach in second spot and the VARENA Center in Vöcklabruck, which only opened in<br />

2010, in third.<br />

The LOLLIPOP children’s adventure world own brand<br />

<strong>SES</strong> offers childcare in virtually all its shopping centers and since 2010 with LOLLIPOP the Group<br />

has had its own children’s adventure world brand. In the intervening period, this has been introduced<br />

successfully at four Austrian center locations (ATRIO, MURPARK, VARENA and Q19).


Facts and figures regarding the top <strong>SES</strong> centers by region<br />

The <strong>SES</strong> centers in Austria can point to highly successful balance for 2012.<br />

Vorarlberg<br />

ZIMBAPARK Bludenz-Bürs with 3 per cent growth<br />

Jubilee year with above-average floor space productivity<br />

During the past year, the leading shopping center in the Vorarlberg “Oberland” achieved an increase<br />

in sales of more than 3 per cent. In terms of turnover per square meter of floor space, at<br />

EUR 6,600 the ZIMBAPARK was well above the Austrian average and ranks third among <strong>SES</strong>’<br />

centers. In the “<strong>Shopping</strong> Center Performance Report Austria 2012”, the center was rated as the<br />

fourth best in Austria and in spring it celebrated its tenth birthday.<br />

The traditional KRONENHAUS location in Bludenz reopened<br />

In the November of last year, <strong>SES</strong> opened the KRONENHAUS <strong>Shopping</strong> Center in the citycenter<br />

of Bludenz, a new building with three stores (a SPAR supermarket, a dm drugstore and a C&A<br />

outlet) and a shopping area of 3,400 m2 having replaced an old department store. The<br />

KRONENHAUS shopping center is located in the heart of the Bludenz pedestrian precinct and is<br />

already contributing to the attractiveness of the town center. A special facade and roof design<br />

was prepared in close cooperation with the Heritage Office of the local authority and takes the<br />

sensitive architectural scenario in the old town into account. The location has enjoyed high footfall<br />

levels from the first day onwards.<br />

Tyrol<br />

SILLPARK Innsbruck: a supra-regional magnet for the regional capital<br />

Pulling effect generated by Primark and other shops creates an increase in frequency<br />

As a result of numerous new shop openings and the Primark launch in particular, during 2012<br />

SILLPARK immediately became a hot spot in the Tyrolean capital and was thus catapulted into a<br />

new frequency and sales dimension. Indeed, on peak days these changes resulted in increases<br />

in footfall of up to 50 per cent. The opening of Primark’s first location in Austria during last September<br />

was already highly promising and to date this potential continues to be realized. Primark<br />

serves as a supra-regional magnet and has been proven to draw in new consumers from the<br />

surrounding areas in Vorarlberg, Switzerland, South Tyrol, southern Bavaria and Salzburg.<br />

Opening of the “FMZ Nußdorf-Debant” retail park<br />

After a construction period of only 11 months, in 2012 <strong>SES</strong> opened its first retail park with a GLA<br />

of 4,600 m² and nine new shops. Roughly eleven million euros were invested in a top quality<br />

building that includes an underground garage. With the FMZ, Deichmann Shoes, the Depot furniture<br />

shop, Pearl opticians and the Northland outdoor specialist all opened their first branches in<br />

eastern Tyrol. After a successful launch, the center is enjoying enormous customer popularity and<br />

keeps purchasing power within the region. The shop partners in the new specialty retail center<br />

are extremely satisfied. Some of the shops even designated the FMZ opening as one of the best<br />

in Austria of recent years.


Salzburg<br />

In 2012, <strong>SES</strong> achieved a retail sales volume of around EUR 400 million with the EUROPARK and<br />

FORUM1 centers in Salzburg. These centers act as purchasing power magnets in the festival city<br />

and represent a major economic factor in the Salzburg retail landscape.<br />

EUROPARK Salzburg remains on a success course<br />

Sales up by 3.4 per cent and over 10.5 million visitors<br />

In 2012, the sales of the center’s more than 130 brand shops, cafés, restaurants and services<br />

suppliers rose by 3.4 per cent to a new record level of EUR 341 million. With productivity in excess<br />

of EUR 9,500 per square meter, the EUROPARK continues to be the clear number one<br />

among Austria’s shopping centers and has actually increased its lead. This value constitutes an<br />

international benchmark and within the <strong>SES</strong> Group, the EUROPARK also tops the shopping center<br />

voucher (“Der Zehner”) sales list. In December alone, vouchers worth over EUR 4.7 million<br />

were sold, which was 5 per cent more than in 2011.<br />

With Hamptons Club, Jack Wolfskin, Sneakz, Kiehls, Deichmann (flagship) and Gerry Weber five<br />

new, trendy and highly successful international brands have supplemented the long list of<br />

EUROPARK shops.<br />

In autumn 2012, the center celebrated its fifteenth birthday and as Marcus Wild comments: “Since<br />

its opening, the attractiveness the EUROPARK has put it in the happy position of being able to<br />

select the best shop operators. The long waiting list of interested parties underlines the incomparable<br />

magnetism of this shopping center in the heart of Austria:”<br />

FORUM 1 Salzburg with sales of over EUR 53 million<br />

33 per cent growth and over 4.5 million visitors<br />

In 2012, the FORUM 1, which is located adjacent to Salzburg’s main railway station, broke<br />

through the 50 million euro sales barrier. The center’s 50 shops, catering and services establishments<br />

achieved sales of over EUR 53 million, which represented an increase of 33 per cent over<br />

the preceding year. FORUM 1 thus demonstrated the highest growth rate of any of the 26 <strong>SES</strong><br />

centers. The number of visitors also rose to 4.5 million.<br />

Upper Austria<br />

In Upper Austria, <strong>SES</strong> operates the VARENA Center in Vöcklabruck and the max.center in Wels.<br />

In 2012, the retailers at both centers achieved gross sales turnover of more than EUR 200 million<br />

and the Upper Austrian centers were also outstandingly successful with regard to the sale of center<br />

vouchers. In this area, Upper Austria attained the highest growth rate within the <strong>SES</strong> Group.<br />

VARENA Vöcklabruck etablishes itself through top results<br />

Sales of over EUR 100 million and some 3 million visitors<br />

In 2012, the VARENA Center (Vöcklabruck) cemented its top position within the <strong>SES</strong> Group with<br />

an increase in retailer sales of around 7 per cent to over EUR 100 million and shopping center<br />

voucher sales growth of 21 per cent. Moreover, during the year the center brought an official<br />

Guinness world record to Upper Austria with the “world’s largest candy mosaic” (130 m²), which<br />

was created on the mall.<br />

MAX.CENTER is a powerful locomotive in the Wels shopping center<br />

Sales up by 5 per cent and EUR 5,700 floor space productivity<br />

With sales of EUR 100 million, the max.center achieved growth of five per cent as compared to<br />

the previous year. In addition, at over EUR 5,700 per square meter of floor space, the sales<br />

productivity level was among the best in Upper Austria. During the past year, 23 per cent more<br />

“Zehner” shopping center vouchers were sold at the max.center than in 2011.


Styria/Carinthia<br />

MURPARK Graz achieves the third largest growth within the Group<br />

Sales up by 9 per cent<br />

During the 2012 financial year, the MURPARK <strong>SES</strong> shopping center in Graz was able to raise its<br />

retailer sales by 9 per cent. The pleasing balance for 2012 was further underlined by a 16 per<br />

cent increase in voucher sales.<br />

In March 2012, the MURPARK <strong>SES</strong> shopping center celebrated its fifth birthday, having opened<br />

in March 2007 and undergone an upgrading in 2009, which involved a double-digit million investment<br />

by <strong>SES</strong> as the operator. Among the factors in this success is an extraordinarily good<br />

transport link with a tram stop directly at the center. Furthermore, during 2012 the MURPARK<br />

was chosen as the most cycle-friendly shopping center in Graz and the surrounding area.<br />

ATRIO Villach stays on its success curve<br />

Second in the <strong>SES</strong> center sales rankings<br />

In 2012, Carinthia’s largest shopping center celebrated its fifth birthday and once again was able<br />

to attain solid frequencies and retailer sales. Over 5 million visitors were registered. The annual<br />

sales of over 80 shops, services and catering establishments in 2012 again exceeded the EUR<br />

150 million mark. Accordingly, as was already the case in past years, the ATRIO occupied second<br />

place behind the EUROPARK Salzburg in the <strong>SES</strong> Group ratings. The flow of visitors from<br />

the neighbouring countries in the south was also of note, as on their national holidays in 2012,<br />

16.1 per cent of the day customers came from Italy and some 9.3 per cent from Slovenia.<br />

Vienna<br />

Q19 remains on the success trail<br />

Sales growth of 3.6 per cent to EUR 62 million<br />

For the seventh time in succession, the Q19 shopping quarter in Döbling achieved an increase in<br />

sales. As a result of 3.6 per cent growth, during the past financial year gross retailer sales of EUR<br />

62 million were attained.<br />

The shopping center in the 19th district of Vienna again showed the highest floor space productivity<br />

among shopping centers of less than 15,000 square meters in eastern Austria with average<br />

square meter sales of EUR 6,050.


Overview of expansion projects in Austria<br />

<strong>SES</strong> remains on an expansion course in 2013 and is currently concentrating on six projects. The<br />

focus is on the development of urban centers and the expansion of existing centers.<br />

Vienna/Lower Austria<br />

Expansion of the FISCHAPARK in Wiener Neustadt in full progress<br />

The construction work for the enlargement of the FISCHAPARK in Wiener Neustadt commenced<br />

in September 2012 and is in full progress during ongoing center operation. The opening of the<br />

first section of the building work is planned for 2014. The construction incorporates the expansion<br />

of the center to over 42,000 square meters of GLA with 100 shops and a comprehensive traffic<br />

solution. <strong>SES</strong> is investing more than EUR 100 million in the alterations.<br />

EUR 26 million for major enlargement at the Wachau <strong>Shopping</strong> Center in Krems<br />

The preparations for the major conversion of the Wachau <strong>Shopping</strong> Center commenced in October<br />

2012. The traditional INTERSPAR and LEINER location on the Wiener Strasse (B35) in<br />

Krems has proven itself for over 30 years and is now to be enlarged. INTERSPAR and LEINER<br />

are to continue to operate during the entire construction period. The completion of the Wachau<br />

Center with a total of 25 brand shops, catering and services establishments is planned for 2014.<br />

<strong>SES</strong> is the project operator along with the part-owner LEINER as a partner.<br />

The HUMA <strong>Shopping</strong> Park in Vienna-Simmering to become a modern city district center<br />

In 2012, <strong>SES</strong> announced its plans for the expansion of the HUMA <strong>Shopping</strong> Park in Vienna-<br />

Simmering. This traditional shopping center, for which <strong>SES</strong> is the general lessee, is to be transformed<br />

into one of Vienna’s most modern shopping centers with GLA of around 48,000 square<br />

meters. The start of construction is planned for 2013. In the coming years, <strong>SES</strong> <strong>Spar</strong> <strong>European</strong><br />

<strong>Shopping</strong> <strong>Centers</strong> will thus consolidate its presence in Vienna.<br />

<strong>SES</strong> as a partner of the Vienna city authority for the Seestadt Aspern project<br />

In April 2012, <strong>SES</strong> itself as one of 18 partners of the Seestadt Aspern/Vienna project, one of Austria’s<br />

largest urban development schemes. The company is responsible for the realization of a<br />

“managed shopping street” in the local supplier zone of the new suburb. The shopping areas in<br />

the main shopping street are to be sublet to enterprises from the retail, services and catering<br />

segments in a coordinated branch mix. <strong>SES</strong> is providing its know-how for the preparation of a<br />

retail concept and will complete the leasing of the business areas to the tenants as a partner of<br />

the Wien 3420 Aspern Development AG. The opening of the first shops is planned for spring<br />

2015.<br />

Upper Austria<br />

Ried<br />

Together with its project partner, Kastner&Öhler, <strong>SES</strong> is developing an urban shopping center<br />

with a GLA of around 20,000 square meters in Ried im Innkreis (Upper Austria). The initial plans<br />

were presented to the town authority in 2012 and discussions are continuing in the expectation of<br />

approval during the current year. The contracts with the most important anchor tenants have already<br />

been finalized and construction preparations at what was to date the Kastner & Öhler location<br />

in the Dr. Franz Berger Strasse have commenced.


Vorarlberg<br />

The multifunctional “Seestadt Bregenz” Center – <strong>SES</strong> as a project partner<br />

In 2012, <strong>SES</strong> became a partner in the development and realization of the “Seestadt Bregenz”.<br />

This is a multifunctional urban project, which is located in the center of Bregenz and envisages a<br />

link between the pedestrian precinct and the festival site. Together with its project partner Prisma,<br />

<strong>SES</strong> has entered into a strategic cooperation for the development, shop leasing and future management<br />

of the Seestadt Bregenz project. A joint project company, PRI<strong>SES</strong> Quartierentwicklung<br />

GmbH, has been founded for this purpose. The construction project is to be submitted for approval<br />

during this year and should open in 2016. The intention is to create a branch and shop mix<br />

with top brands and a GLA of 15,000 square meters that will match the festival location.<br />

Highlights from individual countries<br />

Hungary<br />

In 2012, the three shopping center locations managed by <strong>SES</strong> in Hungary showed an overall,<br />

exchange rate adjusted increase in sales of more than 1 per cent. Some 24 million customers<br />

visited the centers. The ALLEE Center is <strong>SES</strong>’ most successful location in Budapest in terms of<br />

frequency and sales. In 2012, the Center also won one of the coveted, international ICSC Solal<br />

Marketing Awards for the best marketing initiatives. This prize is regarded as one of the highest<br />

marks of quality in the branch. The ALLEE Budapest and KORZÓ Nyíregyháza shopping centers<br />

were taken into <strong>SES</strong> management during 2009. The EUROPARK Budapest was opened in 1997<br />

since when it has been operated by <strong>SES</strong>.<br />

Slovenia<br />

<strong>SES</strong> is the leader in the Slovenian shopping center segment. During 2012, over 22 million customers<br />

frequented the four <strong>SES</strong> shopping centers in Slovenia, which consist of two in Ljubljana<br />

(CITYPARK and Center Vic) and one in both Maribor (EUROPARK) and Celje (CITYCENTER),<br />

and have a GLA of around 140,000 square meters. During the past year, <strong>SES</strong> was able to open<br />

several new brand shops at its shopping centers in Slovenia. Some 20 shops were optimized in<br />

the Ljubljana CITYPARK alone. This is the strongest market in the country in terms of sales and<br />

is also the biggest shopping center in the entire <strong>SES</strong> Group. Owing to the effects on private<br />

households of the economy measures initiated by the Slovenian government, retailing development<br />

in Slovenia suffered a downturn in 2012. However, despite the tense economic situation the<br />

<strong>SES</strong> centers did markedly better than the market average.<br />

Czech Republic<br />

Since 2002, <strong>SES</strong> has been represented in the Czech capital with the EUROPARK <strong>Shopping</strong> Center.<br />

In the hotly contested Czech market, during 2012 the EUROPARK Prague was able to consolidate<br />

its market position and achieve an increase in sales of 1.6 per cent. 2012 also saw the<br />

arrival of the especially popular anchor tenant C&A at the center and this served to raise both<br />

frequency and attractiveness levels.<br />

Italy<br />

In spite of the deterioration in the general economic situation in Italy, the three shopping centers<br />

in the Padua area managed by <strong>SES</strong> developed in an excellent manner. The sales figures from<br />

the preceding year were raised slightly and an authorization for Sunday opening had an additional<br />

positive effect. The centers frequency figures also demonstrated a very positive trend.
