Lower Austria / Economy / Retail / Shopping Center
Wiener Neustadt, 23 March 2011
By the year 2013, FISCHAPARK Wiener Neustadt is to be expanded from 46 to over 100 shops to become a
shopping center of superlative dimensions. The operator, SES Spar European Shopping Centers, presented the
expansion project to its retail partners in FISCHAPARK on Tuesday, 22 March 2011. This project will create 500
new jobs. The expanded shopping center, with ca. 42,800 m² of leasable space, will offer its customers around
1800 parking spots and excellent access to public transportation.
FISCHAPARK Wiener Neustadt was opened in 1996. With 7,700 Euro in sales per square meter of retail space it
has been the second most productive shopping center of SES with only EUROPARK Salzburg achieving more. It
is the third most productive shopping center in all of Austria in terms of productivity per square meter. "The
numbers show that FISCHAPARK is of central importance for consumers in the region. This is complemented by
the fact that there is strong demand from retailers for space at the Wiener Neustadt location," explained
Marcus Wild, CEO of SES.
The manager continued: "The quality expansion of the most successful locations in our portfolio is part of our
strategy for success. When expanding highly productive locations such as FISCHAPARK, the focus is on
integrating the best retail concepts. We are going to improve the Wiener Neustadt location with attractive,
modern and functional architecture, the best shops under one roof and an urban atmosphere with relaxing
leisure opportunities."
"Business is booming in Wiener Neustadt," enthused Mayor Bernhard Müller, who has supported the project
from the beginning. "This exceptional project fits wonderfully in our dynamically growing city. The expansion
will give new life to the region and create 500 new jobs. Wiener Neustadt will become an even more
productive shopping location and local spending power will remain in the region."
Day-To-Day Business Uninterrupted by Renovations
Leasable space in the shopping mall will be expanded from around 21,200 sqm to approximately 42,800 sqm
and will provide room for over 100 shops, restaurants and service providers. SES is investing ca. €100 million in
this project. During the expansion, the Ostarrichi-Biotop that is currently found at the shopping center will be
enlarged to provide an even larger urban recreation area.
Applications for public authorization have already been submitted to the city of Wiener Neustadt and
permission to begin renovations is anticipated to be granted in summer 2011, at which point construction can
begin. During the planning stage, SES requested the government of Lower Austria to determine if an
Environmental Impact Assessment (EIA) for the project was necessary. The authorities were able to ascertain
that and EIA was not needed.
Preliminary timetables foresee completion of the project by the fall of 2013. Renovation will not interrupt dayto-day
business at the shopping center and will be performed in discrete phases.
Traffic Solutions and Parking
During the expansion, parking capacity will be increased to approximately 1800 parking spaces.

SES considers traffic solutions as a subject of central importance in the overall plan. All SES projects enjoy
effective and well-thought-out traffic solutions. Successful locations such as EUROPARK Salzburg, ATRIO Villach
and MURPARK are prime examples.
Paul Malina-Altzinger, responsible for shopping center developments in Austria for SES, explains: "The tried
and proven 'sandwich-model' will be implemented. This includes a large underground garage with a car-park
routing system below the two shopping levels and an uncovered parking area on the roof. This combination of
underground and roof parking means that automobiles are hidden from view and the distance to the shopping
area for customers is considerably less. The current parking deck will be removed."
The projects of SES Spar European Shopping Centers are known for applying international know-how to
regional and local conditions. In close cooperation with the city of Wiener Neustadt, a regional traffic
management system is being designed to provide a smooth flow of traffic and discussions are underway to
expand public transportation connections.
"I myself am a neighbor of FISCHAPARK and am aware of the concerns of my neighbors. That is why our traffic
experts at City Hall are doing everything in their power to find a satisfactory solution for all parties involved,"
explains Mayor Müller.
The Perfect Mix of Retailers, Restaurants and Service Providers
The new FISCHAPARK will enjoy an even better mix of the best regional, national and international retailers,
restaurants and service providers. The goal is to bring innovative top labels and new shops to lower Austria for
the first time.
Architecture
The foundational architectonic concept of the project was developed by a British design agency. SES entrusted
the planning and realization of this concept to the Austrian architectural firm Architekt Consult ZT GmbH.
Open Lines of Communication are Important
"Having open lines of communication with our retail partners and local neighbors is very important to us. We
will be proactive when the time comes to inform them about the milestones of the project," reported
FISCHAPARK center manager Christian Stagl. Neighbors will be provided with an e-mail contact address where
they can request more information prior to the start of construction.
The FISCHAPARK shopping center in Wiener Neustadt is managed by SES Spar European Shopping Centers. SES
develops, builds and operates shopping centers in central, southern and eastern Europe. With total leasable
space of ca. 700,000 m², approximately 1600 retail partners achieve yearly sales of over €2 billion. SES also
provides its know-how in construction management, leasing of retail space, and center and facility
management for third parties. SES shopping centers include among others the EUROPARK Salzburg, Austria
that was voted World's Best Shopping Center in 2007 and ATRIO Villach, Austria that was awarded World's
Most Sustainable Shopping Center in 2009. A section of SCS Vösendorf is also part of the SES portfolio. SES is
an enterprise of the Spar Austrian Group.
