FISCHAPARK to Be Expanded<br />

By the year 2013, FISCHAPARK Wiener Neustadt is to be expanded from 46 to over 100 shops to become a<br />
shopping center of superlative dimensions. The operator, <strong>SES</strong> <strong>Spar</strong> <strong>European</strong> <strong>Shopping</strong> <strong>Centers</strong>, presented the<br />
expansion project to its retail partners in FISCHAPARK on Tuesday, 22 March 2011. This project will create 500<br />
new jobs. The expanded shopping center, with ca. 42,800 m² of leasable space, will offer its customers around<br />
1800 parking spots and excellent access to public transportation.<br />
FISCHAPARK Wiener Neustadt was opened in 1996. With 7,700 Euro in sales per square meter of retail space it<br />
has been the second most productive shopping center of <strong>SES</strong> with only EUROPARK Salzburg achieving more. It<br />
is the third most productive shopping center in all of Austria in terms of productivity per square meter. "The<br />
numbers show that FISCHAPARK is of central importance for consumers in the region. This is complemented by<br />
the fact that there is strong demand from retailers for space at the Wiener Neustadt location," explained<br />
Marcus Wild, CEO of <strong>SES</strong>.<br />
The manager continued: "The quality expansion of the most successful locations in our portfolio is part of our<br />
strategy for success. When expanding highly productive locations such as FISCHAPARK, the focus is on<br />
integrating the best retail concepts. We are going to improve the Wiener Neustadt location with attractive,<br />
modern and functional architecture, the best shops under one roof and an urban atmosphere with relaxing<br />
leisure opportunities."<br />
"Business is booming in Wiener Neustadt," enthused Mayor Bernhard Müller, who has supported the project<br />
from the beginning. "This exceptional project fits wonderfully in our dynamically growing city. The expansion<br />
will give new life to the region and create 500 new jobs. Wiener Neustadt will become an even more<br />
productive shopping location and local spending power will remain in the region."<br />
Day-To-Day Business Uninterrupted by Renovations<br />
Leasable space in the shopping mall will be expanded from around 21,200 sqm to approximately 42,800 sqm<br />
and will provide room for over 100 shops, restaurants and service providers. <strong>SES</strong> is investing ca. €100 million in<br />
this project. During the expansion, the Ostarrichi-Biotop that is currently found at the shopping center will be<br />
enlarged to provide an even larger urban recreation area.<br />
Applications for public authorization have already been submitted to the city of Wiener Neustadt and<br />
permission to begin renovations is anticipated to be granted in summer 2011, at which point construction can<br />
begin. During the planning stage, <strong>SES</strong> requested the government of Lower Austria to determine if an<br />
Environmental Impact Assessment (EIA) for the project was necessary. The authorities were able to ascertain<br />
that and EIA was not needed.<br />
Preliminary timetables foresee completion of the project by the fall of 2013. Renovation will not interrupt dayto-day<br />
business at the shopping center and will be performed in discrete phases.<br />
Traffic Solutions and Parking<br />
During the expansion, parking capacity will be increased to approximately 1800 parking spaces.
<strong>SES</strong> considers traffic solutions as a subject of central importance in the overall plan. All <strong>SES</strong> projects enjoy<br />
effective and well-thought-out traffic solutions. Successful locations such as EUROPARK Salzburg, ATRIO Villach<br />
and MURPARK are prime examples.<br />
Paul Malina-Altzinger, responsible for shopping center developments in Austria for <strong>SES</strong>, explains: "The tried<br />
and proven 'sandwich-model' will be implemented. This includes a large underground garage with a car-park<br />
routing system below the two shopping levels and an uncovered parking area on the roof. This combination of<br />
underground and roof parking means that automobiles are hidden from view and the distance to the shopping<br />
area for customers is considerably less. The current parking deck will be removed."<br />
The projects of <strong>SES</strong> <strong>Spar</strong> <strong>European</strong> <strong>Shopping</strong> <strong>Centers</strong> are known for applying international know-how to<br />
regional and local conditions. In close cooperation with the city of Wiener Neustadt, a regional traffic<br />
management system is being designed to provide a smooth flow of traffic and discussions are underway to<br />
expand public transportation connections.<br />
"I myself am a neighbor of FISCHAPARK and am aware of the concerns of my neighbors. That is why our traffic<br />
experts at City Hall are doing everything in their power to find a satisfactory solution for all parties involved,"<br />
explains Mayor Müller.<br />
The Perfect Mix of Retailers, Restaurants and Service Providers<br />
The new FISCHAPARK will enjoy an even better mix of the best regional, national and international retailers,<br />
restaurants and service providers. The goal is to bring innovative top labels and new shops to lower Austria for<br />
the first time.<br />
Architecture<br />
The foundational architectonic concept of the project was developed by a British design agency. <strong>SES</strong> entrusted<br />
the planning and realization of this concept to the Austrian architectural firm Architekt Consult ZT GmbH.<br />
Open Lines of Communication are Important<br />
"Having open lines of communication with our retail partners and local neighbors is very important to us. We<br />
will be proactive when the time comes to inform them about the milestones of the project," reported<br />
FISCHAPARK center manager Christian Stagl. Neighbors will be provided with an e-mail contact address where<br />
they can request more information prior to the start of construction.<br />
The FISCHAPARK shopping center in Wiener Neustadt is managed by <strong>SES</strong> <strong>Spar</strong> <strong>European</strong> <strong>Shopping</strong> <strong>Centers</strong>. <strong>SES</strong><br />
