<strong>The</strong> proposed development is contrary to <strong>Planning</strong> Policy Statement PPS7<br />

Policy QD1 in that it does not comply with the following criteria:a) the<br />

development respects the surrounding context and is appropriate to the<br />

character and topography of the site in terms of layout, scale, proportions,<br />

massing and appearance of buildings, structures and landscaped and hard<br />

surfaced areas;(c) adequate provision is made for public and private open<br />

space and landscaped areas as an integral part of the development;(h) that<br />

the design and layout will not cause/create unacceptable adverse impacts on<br />

existing or proposed properties in terms of overlooking, loss of light,<br />

overshadowing, noise or other disturbance.<br />

<strong>The</strong> proposed development is contrary to PPS15 <strong>Planning</strong> and Flood Risk in that<br />

it is located within the flood plain and it does not merit being considered an<br />

exception to the policy.<br />

<strong>The</strong> proposal is contrary to the Department's <strong>Planning</strong> Policy Statement 7<br />

Quality Residential Environments in that the submitted details fail to<br />

demonstrate a satisfactory internal layout in accordance with Department's<br />

Guide 'Creating Places'.<br />

<strong>The</strong> proposed development is contrary to PPS3 Policy AMP1 in that a safe and<br />

logical pedestrain movement within and between land uses cannot be provided<br />

on the Burrenbridge Road within the scope of this application.<br />

junction.
