<strong>The</strong> proposal is contrary to Policy QD1 of the Department's <strong>Planning</strong> Policy<br />
Statement 7: Quality Residential Environments in that; (a) <strong>The</strong> development<br />
does not respect the surrounding context and is not appropriate to the<br />
character and topography of the site in terms of layout, scale, proportions,<br />
massing and appearance of buildings, structures and landscaped and hard<br />
surface areas. (b) Adequate provisions has not been made for public and<br />
private open space and landscaped areas as an integral part of the<br />
development. Where appropriate, planted areas or discrete groups of trees<br />
will be required along the site boundaries in order to soften the visual impact<br />
of the development and assist in its integration with the surrounding area<br />
<strong>The</strong> proposal is contrary to the Department's <strong>Planning</strong> Policy Statement 7 -<br />
Quality Residential Environments in that the submitted details fail to<br />
demonstrate a satisfactory internal layout in accordance with the Department's<br />
Guide Creating Places'.<br />
<strong>The</strong> proposed development is contrary to <strong>Planning</strong> Policy Statement 3, Policy<br />
AMP 1, in that a safe and logical pedestrian priorty to facilitate pedestrian<br />
movement within and between landuses cannot be provided on the Shrigley<br />
Road within the scope of this application.<br />
